“…the Water’s Edge”

The 1980s was the first full decade that HUD Code manufactured housing – as distinguished from pre-code mobile homes – existed. 

 

It was during the early 1980s that manufactured housing – even with interest rates often as high as 21 percent on an adjustable rate loan – that new HUD Code manufactured home sales were more than double the rate nationally that occur today.

The 1980s witnessed the S&L crisis.  They were the years of the Reagan Administration. And in those years the brother of the prior president – Jimmy Carter’s sibling Billy Carter – became a professional promoter of manufactured homes.  Imagine the stir that would occur if the brother of Barack Obama were promoting manufactured housing?

What’s noteworthy in the recent Democratic presidential debates is that very little was said about affordable housing, much less, manufactured homes.  See the report linked here. By contrast, the Trump Administration has specifically included manufactured homes in their recent executive order, see that, linked here.

 

One could go further to identify other direct and indirect impacts and connections between former President Carter, affordable housing, and manufactured homes. One example that should leap to mind is the Habitat for Humanity program.

But none of those are the focus today. Rather, they are the backdrop to the latest example of the erosion of yet another long-standing American principle that politics stopped at “the water’s edge.”

Hillary Clinton wasn’t the first to say it, but AZ Quotes cites her, which is fine. Presidents William Taft and George W. Bush are among others who have said similarly. 

What the expression of ‘politics stopping at the waters edge’ meant in part was that when the American president was overseas, there were no cheap shots or efforts to undermine his – or potentially, her – administration. Years before Donald J. Trump said “America First,” Democrats and Republicans largely agreed that each must put the national interest over partisan gameplaying.

That mantra of politics stopping at the waters edge largely held for decades between Democrats and Republicans. Even news media toned it down when a president of either party was overseas.  Why?  Because it was in the best interests of the country to do so. To do otherwise would give fodder to political and economic opponents overseas. 

Much has happened since those somewhat more collegial days in our industry and others, or in American politics.

While President Donald J. Trump is in Japan for the G20 Summit meetings, former President Carter alleged on 6.28.2019 that the 45th president is in the Oval Office because of election interference by the Russians. The video clip is below.

 

 

Jimmy Carter suggesting that President Trump is somehow illegitimate because of Russian election meddling is absurd on several levels. Not the least of which was Special Counsel Robert Mueller’s recent findings to the contrary. There was no collusion, said Mueller’s investigation and others in Congress.  They reflected a total lack of evidence that Russian interference changed any votes. Russians were indicted in 2016 election meddling, but not one American was indicted for that cause.  But the issue begs a larger question.  How common is election meddling historically?

 

Election Meddling U.S. Politics, and Policy

The idea of interfering in the foreign affairs of other nations is hardly new. The U.S. and Russia – including the old Soviet Union – have each ‘interfered’ in the internal affairs of each other’s and numerous other country’s internal affairs for decades. Right or wrong, that’s part of what a given nation’s spy services do. 

There was U.S. involvement in Russian elections. One example?  Per Wikipedia,The first Russian president Boris Yeltsin won his second term in the 1996 presidential elections.

A team of private US citizens, campaign experts organized by Felix Braynin, provided assistance to the Yeltsin campaign.[40] The team consisted of Steven Moore, Joe Shumate, George Gorton and Richard Dresner, who worked in Russia four months and received $250,000, plus payment of all costs and unlimited budget to conduct surveys and other activities.[41]

Simultaneously the US administration ensured a US$10.2 billion IMF loan to Russia[42] as it was drowning in the economic and social disaster, to keep the national economy and pro-Western liberal government afloat.[43] The loan funds were fraudulently misused by Yeltsin’s inner circle, and the IMF knowingly turned a blind eye to these facts.[44] Although the aggressive pro-Yeltsin campaign boosted his approval rate from an initial 6%[45] to the 35% that he got during the first round of elections, and later made him win the second round against the left-wing competitor with 54% to 40%, there were wide speculations that the official results were rigged.”[46]

Former President Barack Obama’s Administration allegedly interfered with Israel’s election in 2016, notes Wikipedia.

During the administration of President Barack Obama, the U.S. State Department sent $350,000 to an Israeli organization, OneVoice, which used the funds to try to oust Israeli Prime Minister Benjamin Netanyahu.”[28]

The overview of how Wikipedia introduces the notion of electoral interference in the elections of foreign nations is even more sobering, and therefore, more important to be aware of on this hot-button topic.

Theoretical and empirical research on the effect of foreign electoral intervention had been characterized as weak overall as late as 2011; however, since then a number of such studies have been conducted.[1] One study indicated that the country intervening in most foreign elections is the United States with 81 interventions, followed by Russia (including the former Soviet Union) with 36 interventions from 1946 to 2000—an average of once in every nine competitive elections.”[2][3][4][5] 

The bottom line is that none of this election tampering concerns are new. Are millions in this nation going to be so naïve as to believe that the Chinese or other nations aren’t doing the same as the Russians?

The 2016 instance of Russian ‘election meddling’ has been arguably overblown because one political party and their media allies didn’t like the outcome of the 2016 U.S. presidential election.

 

Then President Barack Obama Said It

Left-of-center Poltifact, in it’s narrative about voter fraud, cited this quote from former President Obama in the weeks before the 2016 election: “But the larger point that I want to emphasize here is that there is no serious person out there who would suggest somehow that you could even rig America’s elections, in part because they’re so decentralized and the numbers of votes involved. There’s no evidence that that has happened in the past, or that there are instances in which that will happen this time. And so I’d advise Mr. Trump to stop whining and go try to make his case to get votes.”

Frankly, while the first phrase has some merit, what followed in that quote from former President Obama claim is obviously dubious, as the election interference study referenced by Wikipedia cited above reveals.

Richard Nixon was convinced that there was domestic election cheating in key states in 1960 that gave the White House to John F. Kenney. Nixon, right or wrong, kept largely silent about the matter.

Thus, what former President Carter did yesterday was just the latest example of a more openly polarized political climate. Carter’s was a political claim, demonstrably misleading, and not worthy of an elder statesman who has debatably done more outside of the Oval Office than during his years in it.

Former Democrat turned Republican President Ronald Reagan was able to get legislation passed during a Democratic dominated Congress. Similarly, House Speaker Newt Gingrich (GOP) likewise found common ground with former President Bill Clinton (D).  Bipartisan bills were passed even as impeachment hearings for Clinton’s lying under oath occurred. For those lies, Clinton was disbarred, not just impeached. Indeed, the First Step Act is but one of several examples of bipartisanship that is occurring even in the current political climate.

Follow the facts, follow the evidence, and follow the money. Ask, who benefits?

 

It was during the waning days of the Clinton administration that the Manufactured Housing Improvement Act of 2000 (MHIA) was passed into law. These historic lessons are reminders to us today of reality vs. spin and narratives.  Spin or deception occur with a desire to influence people.  Ironically, those who claim that Russia – which by all accounts did meddle, only their vote-changing efforts were unsuccessful – interfered with the 2016 election are guilty of attempting to manipulate people and their votes too. Put differently, Russian meddling – while real enough – is in it practical impact largely a head fake. 

That’s why fact-checks and historic context are useful gauges to see who is being accurate, and who is spinning a web of deception. Which then begs the question, why? Why the ongoing lies and deceit?

The 45th President Donald J. Trump won the 2016 election because he campaigned in key states that Secretary Hillary Clinton largely or completely ignored. Wisconsin, Michigan, and Pennsylvania went Republican for the first time in years as a result. There are those who disagree with President Trump’s style, sense of humor, negotiating tactics, and policy perspectives. Failure to admit reality betrays an impression of weakness by Democrats and their allies, whose policies the Trump Administration are challenging day-by-day. Rephrased, there apparently are Democratic strategists who believe that it is safer to lie or attempt to deceive in order win votes than it is to debate issues on actual historic outcomes and the merits. 

There is an ongoing effort by some to obscure history.

There are several factors that should be understood to explain the rises and falls in the sales, production, and shipments of new factory-built homes during the varied mobile home and manufactured home eras. One should not be overly simplistic. That said, the historic trend was far higher before Berkshire Hathaway acquired Clayton Homes and their affiliated lenders. Political and other factors enter into the mix as well.

Having covered several topics last week through the lens of left-of-center media, we’ll turn this evening to a right-of-center business news source first before providing some balance from left-of-center CNBC.

Fox Business interviewed co-founders Bernie Marcus and Ken Langone on the challenges they faced getting the retailer off the ground to become the success it is today and the potential pitfalls of socialism.

The co-founders of Home Depot spoke in part about Bernie Sanders (VT-I) who caucuses with Democrats and is running for the 2020 Democratic nomination for president.  If the self-described Democratic Socialist Sanders were president when they tried to open their business in 1978, the home-improvement retailer may never have existed, said billionaires Marcus and Langone.

Home Depot is the poster child for capitalism,” Marcus said.

 

 

Langone agreed, “if the people in America today … if they want to know what the future holds for them following Bernie Sanders, go to Cuba, Venezuela, Russia, Eastern Europe. Guess what? It doesn’t work.”

The pair also weighed in on the vexing tariffs and trade issue and related issues that Kevin Clayton, President and CEO of Berkshire Hathaway owned Clayton Homes tackled in May on left-of-center CNBC.

The 45th President of the United States (POTUS), Donald J. Trump deserves his own F35 White House flyover as part of his birthday celebration.

 

It was a creative step in many ways, to let allies and potential allies know the value of working with the U.S. It also sent a clear message to the nation’s adversaries, not unlike dropping a massive bomb – the MOAB, Mother of All Bombs – on Afghanistan during a dinner with Chinese President Xi Jinping.  Subtle.

 

 

The president is unorthodox.

IGNITING A HISTORIC ECONOMIC BOOM: President Trump’s pro-growth policies are unleashing economic growth and providing opportunities to workers across the country.

·        Due to President Trump’s pro-growth policies, real gross domestic product (GDP) growth exceeded 3 percent over the last four quarters.

o   Real GDP grew at annual rates of 3.4 percent in the third quarter of 2018 and 4.2 percent in the second quarter.

·        More than 5 million jobs have been created since President Trump’s election and the unemployment rate remains below 4 percent.

o   This is the eighth time this year that the unemployment rate has been below 4 percent.

o   Prior to this year, the unemployment rate had fallen below 4 percent only five times since 1970.

o   The unemployment rate for African Americans in May fell to 5.9 percent, which is the lowest rate on record.

o   Asian and Hispanic-American unemployment rates have reached record lows this year.

·        Initial weekly jobless claims have hit a nearly 50-year low under President Trump.

·        Under President Trump, job openings outnumber the unemployed for the first time on record.

·        Recently, more than two-thirds of Americans rated “now” as a good time to find a quality job, tying a record high in a poll by Gallup.

·        Americans are seeing more money in their pockets thanks to the booming economy.

o   In recent months, workers have seen their largest nominal year over year wage growth in nearly a decade.

o   In 2017, real median household income rose to a post-recession high.

·        President Trump’s policies are helping to lift Americans out of poverty.

o   African-American and Hispanic-American poverty rates reached record lows of 21.2 percent and 18.3 percent, respectively, in 2017.

o   Since the election, 4.6 million Americans have been lifted off of food stamps.

·        Consumer confidence has soared under President Trump, recently reaching an 18-year high.

·        President Trump is delivering on his promise to bring back American manufacturing.

o   The National Association of Manufacturers’ Outlook Index had the highest annual average in its history over the past year.

o   Manufacturing added 284,000 jobs in 2018, the most added in a year since 1997

·        Small Business optimism jumped to a record high under President Trump, according to a survey by the National Federation of Independent Business (NFIB).

o   The NFIB’s Small Business Optimism Index broke a 35-year record in August.

·        President Trump signed the Tax Cuts and Jobs Act into law, ushering in the largest package of tax cuts and reforms in American history.

·        These tax cuts are delivering real results for American families and workers.

o   More than 6 million workers received tax cut bonuses and benefits.

o   More than 100 utility companies have announced lower rates.

·        President Trump is ensuring American workers receive the training and education they need to compete in today’s economy.

o   President Trump signed an executive order establishing the National Council for the American worker.

o   More than 185 companies and associations have signed our “Pledge to America’s Workers,” promising more than 6.4 million new training and career opportunities.

o   The President signed legislation that reauthorized the Carl D. Perkins Career and Technical Education Act, making more than $1 billion available for career education programs.

·        President Trump has prioritized the economic empowerment of women.

o   The women’s unemployment rate recently reached its lowest rate in 65 years.

o   The Small Business Administration lent approximately $500 million more in capital to women-owned businesses in 2017 compared to 2016.

o   The Administration helped launch the Women Entrepreneurs Finance Initiative, which could leverage more than $1 billion to support women entrepreneurs.

ROLLING BACK RED TAPE: President Trump is rolling back costly regulations that have burdened hardworking Americans and stifled innovation.

·        President Trump has followed through on and exceeded his promise to roll back two regulations for every new one created.

o   President Trump’s Administration surpassed the 2:1 ratio in 2018, eliminating 12 regulations for every new one in 2018.

o   In 2017, the Trump Administration eliminated 22 regulations for every new one.

·        Since taking office, President Trump’s deregulation efforts have achieved $33 billion in regulatory savings.

o   In 2018, these efforts alone delivered $23 billion in benefits to American families and business owners.

·        President Trump has signed 16 Congressional Review Act resolutions into law, eliminating burdensome Obama-era rules and regulations.

NEGOTIATING BETTER DEALS FOR THE AMERICAN PEOPLE: President Trump is negotiating fair and balanced trade deals that protect American industries and workers.

·        President Trump negotiated a new trade agreement between the United States, Canada, and Mexico to replace the disastrous and outdated North American Free Trade Agreement.

o   Once enacted by Congress, the United States–Mexico–Canada Agreement (USMCA) will better serve the interests of American workers and businesses.

o   USMCA will incentivize billions of dollars in auto and auto parts production in the United States and create a freer and fairer market for American agriculture.

o   The Administration has streamlined Liquefied Natural Gas terminal permitting.

EXPANDING OPTIONS FOR QUALITY AND AFFORDABLE HEALTHCARE:President Trump is expanding access to affordable healthcare choices and taking action to lower drug prices.

·        President Trump’s Administration is working to provide Americans with affordable alternatives to Obamacare.

·        The Administration expanded short-term, limited duration health insurance plans that are expected to be nearly 50 percent cheaper than unsubsidized Obamacare plans.

·        President Trump has expanded association health plans, allowing more employers to join together across State lines and affordably offer coverage to their employees.

·        The Administration proposed a reform to Health Reimbursement Account (HRA) regulations that will give consumers more freedom to purchase benefits that fit their needs.

o   Roughly 800,000 employers are expected to provide HRAs for more than 10 million employees once the rule finalized.

·        The President signed the landmark SUPPORT for Patients and Communities Act, the largest and most comprehensive legislative package addressing a single drug crisis in history.

·        The President helped secure a record $6 billion in funding to fight the opioid epidemic.

·        The Administration provided more than $2 billion in grants in 2018 to help States, territories, tribes, and local communities prevent and treat opioid abuse.

·        The Administration pursued scientific solutions to prevent and treat addiction through the Helping to End Addiction Long-term (HEAL) Initiative.

·        The President launched a national public awareness campaign about the dangers of opioid addiction and youth opioid usage.

STANDING UP FOR THE SANCTITY OF LIFE AND PROTECTING RELIGIOUS LIBERTY: The President is committed to defending the right to life and religious liberty.

·        Shortly after taking office, President Trump reinstated and expanded the Mexico City Policy.

·        President Trump signed an executive order to restore State and local law enforcement’s access to surplus equipment that can be used to help keep our communities safe.

·        President Trump enhanced and updated the Project Safe Neighborhoods program.

·        The DOJ announced the creation of the National Public Safety Partnership in 2017, launching a cooperative initiative with cities to reduce violent crime.

·        President Trump signed legislation to improve the Federal firearm background check system and keep guns out of the hands of dangerous criminals.

·        President Trump signed the First Step Act, which includes bipartisan reforms to make our Federal justice system fairer and our communities safer.

o   The First Step Act will help prepare inmates to successfully rejoin society, reducing recidivism and improving community safety.

o   This legislation includes commonsense sentencing reforms that will make our Federal justice system fairer while keeping violent criminals and sex offenders off our streets.

ENFORCING OUR LAWS AND SECURING OUR BORDERS: From the first day of his Administration, President Trump has worked to uphold the rule of law and secure our borders.

·        President Trump released an immigration framework that would fix our broken immigration system through merit-based reform and provide the resources needed to secure our border.

o   This includes closing the legal loopholes that enable illegal immigration, ending chain migration, and eliminating the visa lottery.

·        President Trump secured funding to begin building the wall and construction has already begun in areas along the southern border.

·        President Trump deployed the military to assist in securing the southern border.

·        President Trump and his Administration took action to require aliens seeking asylum to go to a port of entry to make their claim.

·        Customs and Border Protection (CBP) apprehended 17,256 criminals and 1,019 gang members in FY 2018.

·        ICE’s Enforcement and Removal Operations (ERO) arrested 158,581 aliens in FY 2018, an 11 percent increase from FY 2017.

o   90 percent of those arrested had criminal convictions, pending charges, or had been issued final orders of removal.

·        ICE ERO increased removals by 13 percent in FY 2018 to 256,086, the majority of whom were convicted criminals.

o   Removals of convicted criminal aliens increased by 14 percent from FY 2017.

o   Nearly 6,000 known or suspected gang members were removed in FY 2018, a 9 percent increase from FY 2017.

·        The Department of Justice prosecuted a record number of criminal immigration offenses in FY 2018, and increased the number of prosecutions for illegal entry by 84 percent over FY 2017.

·        Immigration courts are now completing more cases than at any point since 2011

·        President Trump kept his promise by launching the office of Victims of Immigration Crime Engagement (VOICE) within the Department of Homeland Security.

·        The Administration has more than doubled the number of jurisdictions participating in the 287(g) program, which enables State and local law enforcement to aid immigration enforcement.

·        President Trump has made our country safer by ordering the enhanced vetting of individuals entering from countries that do not meet our security standards.

o   These procedures were upheld in a June 2018 Supreme Court ruling.

REBUILDING AMERICA’S MILITARY FORCE: President Trump is rebuilding our military and defending America’s interests across the world.

·        President Trump ended the devastating defense cuts of the past Administration and has secured historic investments to rebuild our military.

o   President Trump signed legislation providing $700 billion for defense in FY 2018 and $716 billion in FY 2019.

·        President Trump is supporting America’s men and women in uniform, securing the largest military pay raise in nearly a decade.

·        The President issued a new National Security Strategy to keep America safe from all threats.

o   The Administration has also released new strategies specific to cybersecurity, biodefense, counterterrorism, and weapons of mass destruction terrorism.

·        President Trump directed the first whole-of-government assessment of United States manufacturing and defense supply chains since the Eisenhower Administration.

o   ISIS has lost nearly all of its territory, more than half of which has been liberated since President Trump took office.

o   All of ISIS’ territory in Iraq was successfully liberated.

o   ISIS’ self-proclaimed capital city Raqqah has been recaptured.

·        ISIS’ territorial caliphate has been defeated and President Trump has announced that he is bringing America’s troops in Syria home.

·        President Trump announced a new Iran strategy to confront all of Iran’s malign activities and withdrew from the horrible, one-sided Iran nuclear deal.

o   All sanctions that had been lifted or waived under the Iran deal have been reimposed.

o   The Administration has sanctioned more than 160 individuals tied to the regime’s support of terrorism, ballistic missile program, human rights abuses, and more.

·        President Trump took decisive military action to respond to the barbaric use of chemical weapons by the Assad regime.

o   President Trump directed strikes in response to the regime’s chemical weapons attacks in April 2017 and April 2018.

o   The Trump Administration has also rolled out sanctions targeting those tied to Syria’s chemical weapons program.

·        President Trump is strengthening America’s cyber defense and directed the elevation of the United States Cyber Command into a major warfighting command.

·        The President announced that the Department of Defense will work to create a Space Force to serve as an independent branch of the United States military.

RESTORING AMERICAN LEADERSHIP ABROAD: President Trump is restoring American leadership on the world stage and advancing an America first agenda.

·        President Trump held an historic summit with Chairman Kim Jong-Un, bringing beginnings of peace and denuclearization to the Korean Peninsula.

o   Since the summit, the leaders have exchanged letters and high-level officials from both countries have met.

o   Because of the President’s actions, North Korea has halted nuclear and missile tests.

o   The remains of POW/MIA service members from the Korean War are being returned to the United States.

The song addresses a popular theme, which is one reason we’ve raised it today on the Daily Business News on MHProNews. 

But it is also potentially a problematic notion. Why? 

For those who have politicized so much, having millions of voters ‘turned off’ or ready to ‘tune out’ politics entirely is a victory.  In a close election, those that didn’t vote obviously would have made a difference, one way or the other.

Dodd-Frank and the Safe Act are just two of numerous possible examples of bills that were passed into law, catching thousands of manufactured home industry professionals unaware.  The consequences of them have been, and continue to be, costly ones.  So it is better to have a prudent level of engagement.  Staying up to date on what’s happening is likewise critical.

New bills that could upend significant portions of the manufactured housing industry are just over the horizon at the state and federal level.  So this isn’t a hypothetical discussion.

Furthermore, numbers of 2020 presidential hopefuls are advocating plans that may sound good, but a closer look at the details will reveal that it often could make our already struggling part of the affordable housing industry even more under duress than it already is.

By contrast, understanding state and national issues early on can empower you to act in ways that defend your or other’s interests. More fully understanding how the federal system is supposed to work – vs. how it has for decades – is likewise useful.  That’s an essential part of the article linked from the text-image box below.  ICYMI, circle back to that report later.

So, while there may be times that someone wants to avoid a political conversation with this or that person, strive not to let that tempt you to avoid politics altogether.

Whether you agree or disagree with the person quoted below, that quote – reportedly made prior to the time the 45th president formally entered politics – it captures a key concept.  Without understanding how politics and ‘the system’ can impact your business, and working to avoid getting blind-sided, successful operations can be outflanked by those who manipulate politics at the local, state, or federal level.

The ubiquitous Drudge Report linked up an interesting report from France 24 that said that there is another surge in interest in George Orwell and his writing, including the classic novel, 1984.

 

Interesting, because MHProNews has recently used quotes from Orwell in various reports to spark thoughts that insightful soul previously pondered that should speak to our times.

The classic line about Big Brother from Orwell’s novel, 1984. In an era when CCTV cameras are proliferating, smart phones track you, your car may track you, social media platforms track you, these are among the reasons that a new generation are turning to ponder Orwell’s insights.

Orwell’s point here was a subtle one, where people are asked by Big Brother to believe something clearly contradictory, and yet accept it as true. It’s akin to Warren Buffett supporting candidates that passed or protected Dodd-Frank, while 21st Mortgage’s Tim Williams and MHI postured efforts to repeal or amend portions of the regulations from Dodd-Frank. Two contradictory positions, yet thousands of MH professionals went along.

 

Ready Player One  features as part of its dark backdrop images of pre-HUD Code mobile homes, or older manufactured homes. It is arguably an example of how the good news about manufactured homes has been blurred by certain movies, or TV shows like the Trailer Park Boys.  These are examples of what should be considered as reverse product placement.

On 5.28.2019, U.S. Senator Elizabeth Warren (MA-D), a rising 2020 Democratic presidential hopeful, issued letters to numerous manufactured home communities (MHCs).

 

Among those manufactured home (MH) communities she has named and taken aim at? Apollo Global Management/Inspire Communities, Blackstone, Brookfield Asset Management, Federal Capital Partners/Horizon Land Company, Havenpark Capital, Stockbridge, The Carlyle Group, and TPG Capital/RV Horizons, the later of which is associated with Frank Rolfe and Dave Reynolds.

 

Manufactured home community owners and independent industry members should mark your calendars. Because what is taking shape isn’t not just ‘coming,’ its advanced wave is already here. In several ways, it is shaping up as the community-sector’s version of the MH industry’s Dodd-Frank style moment.

About the Consumer Financial Protection Bureau (CFPB), Wikipedia says that “The agency was originally proposed in 2007 by then Harvard Law School professor and current US senator Elizabeth Warren.”  The same source added, “On September 17, 2010, President Obama announced the appointment of Warren as Assistant to the President and Special Advisor to the Secretary of the Treasury on the Consumer Financial Protection Bureau to set up the new agency.”

Manufactured home industry members are then reminded that the Dodd-Frank legislation gave birth to CFPB regulations reportedly cited by U.S. Bank, and other lenders in manufactured housing, to cease or curtail making manufactured home loans. Against that backdrop, a routine connection between the firms Warren has addressed are direct or indirect ties to the Manufactured Housing Institute (MHI).  Several are listed as MHI members, others have different apparent connections to the Arlington, VA based trade group and its prime institutional backer, Warren Buffett led Berkshire Hathaway.

Another connection is that some firms addressed by Senator Warren were specifically mentioned in Last Week Tonight with John Oliver’s errantly named “Mobile Homes” viral video. As of this morning, that video has 6,029,326 views on YouTube.

The firms were also among those routinely targeted by Manufactured Housing Action (MHAction), including, but not limited to the co-authored white paper featured by the Washington Post.

Each of these are topics previously covered by MHProNews and/or MHLivingNews.  Each of these same issues are topics have largely been avoided – or have arguably been misleadingly, improperly and inadequately covered by bloggers in the industry’s trade media.

Recall that Warren Buffett, via dark money nonprofit channels, has funded the Tides, which funds MHAction.  Since MHProNews made that point in the in-depth report, linked below, MHAction’s website homepage footer was changed to reflect that fact.

Rephrased, Buffett and Berkshire Hathaway’s various companies money have been backing both MHI and MHAction. Buffett is paying both sides.  For whatever reasons, the MHAction side seems to routinely obtain more effective media coverage in support of their stated goals than MHI does. That’s arguably obliquely reflected by the industry’s new home shipment levels, which have had 7 months of year-over year declines.

Manufactured housing professionals must also bear in mind that she has made strong statements about antitrust activity, which if pursued, could prove useful for manufactured housing’s independents. That’s been spotlighted by reports like the one, linked below.

MHProNews sources in Washington, D.C. and beyond said weeks ago that a new storm is brewing for the industry. Aren’t these indicators of how it is shaping up?

In Senator Warren’s letters to corporate leaders for the organizations named above, Warren cites MHI statistics, and then cites the “Private Equity Stakeholder Project, MH Action, and Americans for Financial Reform Education Fund, “Private Equity Giants Converge on Manufactured Homes: How private equity is manufacturing homelessness & communities are fighting back,”” Newer or first time readers here are reminded that MHProNews often turns quoted text bold and brown to make it pop, but otherwise leaves the cited quote unaltered.

The letters from Senator Warren’s office have been obtained by MHProNews, and are available as a download, linked further below.  Some are co-signed by Dave Loesback, a member of Congress from Iowa.

Gannet-owned newspapers, including the Des Moines Register, have done a series of reports that have blasted Havenpark Capital, one of those firms addressed by Warren. In the prior report, linked below, MHProNews noted that a Berkshire Hathaway firm brokered the deal that resulted in the bruhaha over MHI member Havenpark Capital.

 

Gannett Media Exposés, MH Community Owner Moves Sparks Outrage – IEDs of Manufactured Housing

 

There is word sources in Iowa that the office of Senator Bernie Sanders (VT-I), another Democratic 2020 presidential hopeful, also contacted residents impacted by Havenpark’s aggressive “predatory” hikes in site fees or ‘lot rent.’  It was announcement by Havenpark to residents of steep increases in site fees that sparked residents to organize and ‘resist’ those increases.

Iowa legislators took up possible measures that aimed to counter such aggressive tactics by community investors, but failed to pass it during their legislative session.

With those items in the backdrop, the letters from Senator Warren largely follow a similar format.

For example, beyond citing MHI statistics, they then pivot and routinely cite statistics and claims from the MHAction co-branded “Private Equity Giants Converge on Manufactured Homes: How private equity is manufacturing homelessness & communities are fighting back” white paper.  That document is available linked here as a download.

What isn’t cited by Warren are statistics that MHI claims to have generated about resident satisfaction.  That purportedly positive research the geniuses at MHI have hidden behind a login on their website.  By contrast, MHAction makes their attack white paper available as a free download. Those factoids about MHI are reminiscent of what Mark Weiss, JD, President and CEO of the Manufactured Housing Association for Regulatory Reform (MHARR) called “The Illusion of Motion.”  MHI meetings and activities appear to be doing something, but in fact appear primarily for show.

Manufactured homes, sometimes referred to as “mobile homes,” are factory-built structures that are transported and anchored on a plot of land. 1 Individuals who purchase manufactured homes can place those homes on plots of land they already own, or they can place their homes on rented land. Nearly 3 million manufactured homes in the United States are located in ” land-leased communities,” or MHCs, in which MHC owners rent out the land where individuals place their manufactured homes.2

Manufactured homes provide a critical avenue to affordable home ownership for millions of Americans. Compared to “new or existing site-built housing,” manufactured housing ” is 35 to 47 percent cheaper per square foot.”3 Manufactured home purchasers typically spend no more than $200,000 on housing, and sometimes can find homes for less than $10,000- a price

“substantially lower than typical housing.”4 These low prices make manufactured homes attractive purchases for low-income and rural Americans. 5 Around 22 million Americans live in manufactured homes. 6

Twenty years ago, small, local, “mom and pop” businesses were the primary owners of MHCs. 7 In recent decades, however, ownership patterns have shifted. Today, “there is a growing trend among some of the largest private equity firms and institutional investors to acquire assets in the manufactured housing sector.”8 The largest 50 MHC owners own a cumulative 680,000 home sites, which represents a “26% increase between 2016 and 2018. “9

Investment companies are attracted to MHCs, in large part, because MHCs are “stable source[s) of revenue, including during economic downturns.” 10 This stability stems from residents’ lack of economic mobility. Manufactured homes can be difficult to resell, and the low-income homeowners who reside in manufactured homes often do not have access to more affordable housing options. 11 As a result, investment firms can expect a consistent revenue from the manufactured home owners renting land in MHCs.

MHC residents’ lack of economic mobility also makes them vulnerable to exploitation- and investment firms often engage in predatory management practices that boost profits at the expense of manufactured home owners. Investment firms exploit residents’ ” limited mobility” by “dramatically increase[ing] rents to quickly increase profits.”12 According to a recent report in the Des Moines Register, residents in two Iowa communities learned that their lot rents would increase 69% and 58% after a private firm purchased their MHC. 13 Though investment firms claim to use rent increases to pay for maintenance and community improvements, residents report drastically different experiences. [C]laims that they’ve spent over $100,000 on capital improvements in our community, and justifies rent increases because of that. But we don’t see what improvements they’ve made … What we do see is that they’ve promised their investors a return of 7-8%. The same amount our rents went up. 14

Unable to afford moving, and unable to sell their manufactured homes, some residents report that they are forced to choose between “paying for increase[ed] housing costs and other basic necessities, like food and medicine, or abandoning their homes.” 15

Havenpark Capital is an active investor in the manufactured home community market and owns over 25 mobile home communities. 16 Havenpark Capital has reportedly “racked up complaints related to its business practices with consumer protection officials and housing advocates in several states,” including Ohio, Iowa, Michigan, and Indiana. 17 To help us better understand the management practices that your company engages in, and the impact of those practices on the MHCs it owns, please provide answers to the following questions no later than June 18, 2019:

    c. The total number of community residents; and

Recall that Nathan Smith, a partner in scandal-plagued SSK Communities, while MHI Chairman, told MHProNews that the association had to be honest with itself and admit that it had not always been proactive.  That’s demonstrably accurate, as even then MHI Chairman Tim Williams, President and CEO of Berkshire Hathaway owned 21st Mortgage Corporation, said that the “horse left the barn” on issues related to the Safe Act and later CFPB woes.

 

Where is MHI’s response or reaction to the issues being raised?  Why is MHI standing by apparent ‘black hat’ behavior?

Recall too that MHProNews exclusively reported several weeks ago that the John Oliver hit video “Mobile Homes” was causing a stir among some on Capitol Hill and in the federal bureaucracy.

There are calls for rent control by residents in Iowa and elsewhere. Rent control measures can be viewed as more readily endurable by larger firms, but pose an increased burden on especially mom-and-pop independents.

Never mind that rent control has proven to be ineffective, just as the Nixon era ‘wage and price controls’ failed to achieve their goal. Economic principles work – or don’t – regardless of partisan labels.  Democratic President John F. Kennedy’s tax cuts worked as did GOP President Ronald Reagan’s.

To wrap this report, bear in mind that roughly 1/3 of new manufactured home shipments have in recent years gone into manufactured home land-lease communities.  What happens in communities reverberates through several parts of the industry.  Rephrased, this could foreshadow an impact on not just communities, but producers and suppliers, among others. During the recent downturn, that’s an additional challenge that the industry and those seeking affordable housing does not need.

Americans “Lost Faith in Washington,” Politics Threatens Economic Recovery

The top headline on the ubiquitous Drudge Report this morning read, “So Crazy!” It featured the photo at the image above.

 

It linked to a story by the left-of-center Associated Press (AP), which began as follows. “The enmity between President Donald Trump and House Speaker Nancy Pelosi deteriorated Thursday into rude-and-then-some questioning of his fitness for office and her sanity, with personal attacks flowing from both the nations top elected officials after a dramatic blow-up at the White House.

The AP continued, “However intended, the exchanges left uncertain ahead of the 2020 election whether Trump and the Democrats will be able to work together on serious, must-pass tasks, such as funding the government and raising the federal borrowing limit, let alone thornier issues such as immigration, national security and more.

Now, the reality is that from the perspective of both Speaker Pelosi and President Trump, each wants to protect their political base. While some cite the 1990s, and then President Bill Clinton (D) working with then Speaker Newt Gingrich (GOP), there are both similarities and differences. Former POTUS Clinton in fact had done what he was alleged to have committed, and was disbarred among other things for having lied under oath, covered-up, etc.

By contrast, POTUS Trump has had four investigations into alleged Trump-campaign-Russia collusion. The Mueller Report makes it clear that no such collusion occurred. Yet, polling suggests that after some 2 plus years of misleading reports, millions on mostly the Democratic voting base still believe that the 45th president has done what the evidence has said did not occur.

Against that backdrop, which indeed threatens the otherwise sound and growing economy and thus industries like manufactured housing and others, there is a battle royale in Washington. The likelihood is that the two parties will come together for the debt limit and other must-pass legislation.

But as the AP reported, thornier issues that have become highly polarized like immigration or trade may flounder. With Russia, China, North Korea, and Iran among the nations waiting and plotting their own moves, the national stakes are high. Discord at home means greater risks abroad.

Why Americans lost faith in Washington 

It’s little wonder why 77 percent of Americans across the political spectrum disapprove of Congress’ job performance, according to the latest survey from Gallup.

On January 3, Rep. Nancy Pelosi (D-CA) took over as Speaker of the House for the second time in her career. In the four and a half months since, Americans have gotten another close look at what career politicians do best: anything but solve real problems.

For more than two years, Congressional Democrats excused inaction by attacking President Donald J. Trump every day for a crime he did not commit. The Mueller Report—a 400-page document that cost American taxpayers at least $35 million—recommended no charges against the President. That should have ended the matter.

InsteadDemocrats have a new obstruction strategy: weaponize the subpoena powers of Congress to fish for political ammunition to use against the Trump Administration.

It’s a cynical ploy and a dangerous precedent, but cynical ploys make for good TV drama. So while President Trump asks Congressional Democrats to set politics aside and work with him on infrastructure, immigration, stronger trade deals, and more, Democrat leaders know they can keep the media focused on political theater, not policy.

Washington loves the distraction tactic because it works in the short-term. The mainstream media always plays along, and it denies any accomplishments or progress that could risk making an opponent look good. The price tag—broken trust—comes later.

Here is the real cost of Washington’s never-ending obstruction drama:

  • Today, 4 percent of Americans say they have a great deal of trust in Congress.
  • In 2016, Americans’ confidence in mass media hit its lowest level in history.
  • Between 1958 and 2015, public trust in Washington plunged from 73 to 18 percent.

Congress now has a decision: perpetuate the cycle of broken promises, or put aside the stunts and work with President Trump on areas of bipartisan agreement. What Democrats choose to do next will shape Americans’ faith in Washington for a generation.

First Lady visits wounded warriors at Walter Reed

Yesterday, First Lady Melania Trump traveled to Walter Reed National Military Medical Center to spend time with wounded American service members.

She had the honor of presenting the Purple Heart to a wounded warrior recently injured in combat. The service member’s family was on hand to witness the moment. “I want to thank the service members I met today,” Mrs. Trump said. “As each of them recovers, we are reminded of the cost of our country’s security.”

Americans are grateful for that sacrifice, she added. “The President and I will always stand with our men and women in uniform.”

President Trump stands up for America’s farmers 

Today, President Trump took more action to defend our Nation’s farming community. In the face of China’s years-long trade war on America, the President has authorized the Department of Agriculture to provide up to $16 billion to support America’s farmers.

“We’re taking swift action to remedy all of the injustice that’s been done over the years,” the President said today, and “will help keep our cherished farms thriving.”

The National Association of Realtors (NAR) reported a slight dip in the sales of existing homes, which will be part of a planned upcoming report.  But real estate in general is seen as strong.  But the need for housing is strong, which is a factor fueling the steady rise of prices in most parts of the country.

 

Against that backdrop, the Daily Business News on MHProNews shares the recent speech by President Donald J. Trump to the NAR in Washington, D.C.  HUD Secretary Carson was in attendance too, and we’ll link his relevant and related address to manufactured housing professionals, at this link here.  The 45th president references the HUD Secretary’s work several times during a roughly one hour speech.

The president – who spent decades in real estate, developing, and building – very much has the feel of a professional talking to a group of friends.  He’s clearly comfortable.  The president kids with them, and the audience applauds – or boos – in a friendly, joking manner.

This address is useful to understanding the Trump Administration’s approach to many issues, and how much he respects the housing industry.

Opening Comments from President Trump

“Home is where our hearts are. And all of you, as Americans, you find a home for the ones that you love the most. So today, I want to thank all of you. This is a time of extraordinary opportunity for our country. And as I said, I think our country is doing better now than we’ve ever done before, as an economy. And I think it’s going to get even better. (Applause.)

We’re the envy of the world. There’s only — truly never been a better time, in my opinion, to build and break ground in America. People are making a lot of money and they’re doing well. And jobs are so good. And so many positive things are happening.

We’ve added nearly 6 million jobs since my election, including more than 120,000 real estate jobs. You believe that? (Applause.) See, I view that as a negative. I say, “120,000 more people that we have to compete with.” Right? (Laughter.) What do we need that for?

We’ve also gained more than 650,000 new construction jobs. (Applause.) And, you know — and if you remember, when I first came here — and if you remember three years ago, four years ago, five years ago, it wasn’t so good. But right now, America really is, once again, a nation of builders. We’re building again. (Applause.)

More than 5 million Americans have been lifted off food stamps, and we’re getting Americans off of welfare and back into the workforce. That’s a great thing. (Applause.) Great thing. That’s a great thing. I mean, you think of that: Five million people off of food stamps. You know what that costs? First of all, it’s a tragedy. But you know what that costs? So they’re off and now they’re working. So they’re actually paying taxes instead of — really, it’s costing a lot of money. Food stamps is very expensive.”

 

Improving Economy, Draining Swamp

“And after years of stagnation, wages are rising fast, with the quickest growth for blue-collar workers. The best statistic of all — and people don’t know. Everyone is doing great. The rich are doing great. The not-so-rich are doing great. The middle income is doing the best. But the best of all: The blue-collar worker has the biggest percentage increase of anybody. And that’s beautiful. (Applause.)

And these things didn’t just happen by accident. They happened because we are taking out this power out of Washington — these bad people — and returning it to the American people, where it belongs. Just think about Comey and these characters. Think about Comey and the gang. (Applause.) Drain the swamp. Drain the swamp.

Comey, Brennan, Clapper — we’re draining the swamp, folks. (Applause.) And you think it’s easy? It’s not easy. It’s not easy, but we’re doing it. We’re getting rid of a lot bad ones.”

 

Realtors, Farmers, Ranchers…

And we’ve also done something that, for this room, and for farmers, and for ranchers, and for, you know, small businesses — fairly big businesses, actually — we’ve virtually eliminated the very unfair estate tax, also known as the death tax. So — — (applause) — so, if you want to leave your real estate company to your child or your children — they like real estate, they have an aptitude, and you love them, and they love you; otherwise don’t do it. To hell with them. (Laughter.)

But what we have now is you don’t have to pay any estate taxes. You know what that is? That’s a big deal. Because a lot of times — and it happened with the farmers, where in some cases, they’re land rich, but not income rich, but the farm has been in the family for 150 years, and they love it, and they do well, and that’s what they do, and they love it. They wouldn’t want to do anything else. And they die and it would taxed on the value of the land, and all sorts of things happened. Then they go to the banks and they borrow money. And then they have a little down spell and they end up losing the farm, losing the business. You have no tax to pay anymore. And nobody talks about it, but to me that’s a big thing. That’s a big thing. (Applause.)

 

Opportunity Zones, HUD Secretary Ben Carson

“And thanks to the Opportunity Zones — where Ben Carson has been working so hard — (applause) — right? — made possible by tax reform, we’re making enormous investments in distressed communities. Tremendous.

I will tell you this — and, Ben, I think you can agree with me. He has to agree. (Laughter.) By the way, if he doesn’t, he will tell me. I guarantee. He’ll stand up and say, “Sir, I disagree with you there.”

It’s amazing the way it’s worked out. Do you agree? I had no idea. Tim Scott was very much involved. And we did it. And, you know, I’ve been hearing about these things for 40 years. “Oh, we’re going to do this; we’re going to do that.” Nothing works. These things have become tremendously successful. Tremendously successful in areas where money was never invested.

Very, very big, powerful, rich people are spending tremendous amounts of money. They have certain tax advantages, but we’ve got them to open their wallets, and the jobs that are being created in neighborhoods where people wouldn’t go before.

The Opportunity Zones — and it’s starting to be seen, and it’s starting to be written about — it’s a great achievement for Tim Scott. It’s a great achievement for Ben Carson. It’s really a — some of the people that those — the early people, Ben, that worked. Who else would you say, Ben? Four or five people that really were in the front — the forefront. But you two, I’d say, in particular. I’m going to get myself in trouble with the other three, but I’m not going to bother because you people don’t care who the hell they are. (Laughter.)

But they know they did a good job. Right, Ben? (Laughter.) They know they did a good job. (Applause.)”

Bob, opportunity zones

  1. TURNER: Thank you, Mr. President. What an honor to be here today.

AUDIENCE MEMBER: Yeah, Bob!

  1. TURNER: (Laughs.) Thanks. Thank you so much for this great economy. When you were elected, in Memphis, the cloud lifted off of Memphis and the economy took off. It really did. (Applause.) And the Opportunity Zones are creating so many opportunities for everybody across this country. And you came to Millington, Tennessee, a couple of years ago.

THE PRESIDENT: That’s right.

  1. TURNER: About a mile from where you landed, we own 47 acres that are in the Opportunity Zone. We’re developing 247 units of apartments, and we’re building 71 single-family home lots on this 47 acres. We will create about $40 million of economic development in Millington, Tennessee. (Applause.)

Millington has not seen any new developments for over 10 years. No new apartments, very few houses, and it’s home of the naval air station — naval base — with your fine patriots. And it’s going to make a change in that town.

We’re also developing a large development in Memphis. It’s 1,500 apartments, a hotel, and about 3,500 square-foot of retail space that will create about $400 million in economic development. It’s not in an Opportunity Zone, but it’s creating a tremendous amount of jobs in Memphis. (Applause.)

THE PRESIDENT: Great. Great place.

  1. TURNER: Yep. So, as realtors across this country, we’ve been talking about this all this week, and I’ve told them they are the catalyst for this Opportunity Zone with Mr. Carson and President Trump. And without it, we would not be able to revitalize these communities that need help.

I had the opportunity to come to the White House and represent our realtors in your economic summit for the Opportunity Zone, and I thought it was all about real estate. But it’s about workforce, it’s about housing, it’s about every kind of economic development you can do in these zones. And it’s really going to make a difference.

As you said, the money is flowing. The day that you all released those rules, the faucet turned on. There is hundreds of millions of dollars looking for a place to invest in your communities. And this group here, Mr. President, is in the center of it. (Applause.)

Our realtors are going to create this situation in every city and town across the country and be the catalyst for building these Opportunity Zones out to put people to work and put people in homes, and revitalize our nation. And we — on behalf of the realtors, we want to thank you. (Applause.)

THE PRESIDENT: Thank you very much.

  1. TURNER: And I want to say one more thing. (Applause.) Thank you, Mr. President, for making America great again. (Applause.)

THE PRESIDENT: Thank you, Bob. Wow. That’s from the heart. No notes, no nothing. That’s from the heart.”

 

Lifting Undue Regulations Leads to Growth

So as our economy booms like never before, we’re lifting millions of our citizens from welfare to work, dependence to independence, and poverty to prosperity.

But as everyone in this business knows, nothing kills economic growth faster than government bureaucrats, regulation. With all that power and not enough common sense, lots of bad things can happen quickly. And that’s why we’re waging a historic deregulation campaign that especially affects the real estate business. And that’s liberating our citizens from bureaucracy and freeing our economy to soar higher than ever. And it can continue to go up.

To see the disastrous results of over-regulation, you take a look at what’s going on in California. Housing costs are among the highest in the country. Development restrictions make it sometimes impossible to build. What they do — I mean, years and years of turmoil. I have one job, it’s called the Coastal Commission. Oh, they’re fun to deal with. (Laughter.) If you’re really good, you’ll have your permits within 20 years, or not have them within 20 years. “We vote no.” “Wait a minute, we’ve been looking at these things for 20 years.” “We vote no.” How about that?”

“How about when you’re looking at a permit, you’ve devoted millions and millions of dollars, and you go into that hearing, after years, and you have no idea if they’re going to vote yes or no? And oftentimes, they vote no. So we’re trying to end that.

State and local regulations can easily add $200,000 to the price of a single home. And it’s no surprise that in California — and I don’t want to single them out, but they have a train going up now — you know, this fast train? You heard about this disaster? (Laughter and applause.) I mean, you people know how to build on time, on budget — preferably ahead of time and under budget, right? This is a train that’s not working out so well. It’s a fast train, but not a bullet train. So it’s not that fast. (Laughter.) And it was going to go from San Francisco to Los Angeles. And then, a thing called cost overruns happened. And many of you know about it — well, it’s in the thing today because I said, “We’re not paying any more money for it. California has lost control.”

 

California and the Bullet Train

“What a minute, what are they doing? You got an airline that goes from San Francisco to Los Angeles much faster, and it’s less money. So how does this work?”

And again, it’s not that really fast train; it’s just a fast train. (Laughter.) Meaning, it’s slow. (Laughter.) Meaning — meaning, it’s obsolete, right? You know, it’s obsolete before — if you’re going to do it, you do the bullet train. You do the really fast deal. So it’s obsolete before they start.”

 

Global Warming vs. Forest Management 

“But they had a way of doing it. They were going to show me — the [CA] Governor — a nice guy. A nice, young guy. (Laughter.) Talking about forests — clean up your forests; you won’t have forest fires. Clean them up. He blames it on global warming. I said, “No, try cleaning the floor of the forest a little bit so you don’t have four feet of leaves and broken trees that have sit there for 25 years.” (Applause.) “Try cleaning the floor of the forest. You won’t have forest fires.” (Applause.) And I got killed for that. It’s called “forest management.” I got killed for that. And then, about three weeks later, they announced I was right. (Laughter.) Because I was out there last year and what I saw was so horrific with some of the fires — so many people killed. The fire was — you talk about bullets, the fire was like a bullet.”

 

Developing, Regulatory Story Telling and Corrupt, “Rigged System” Example

The president told a story about a development of his that never took place, and why he thinks it failed to come to fruition.

“And how did [environmental/regulatory] people find out about the lake? My consultant told them. Because, this way, you have to use your environmental consultant longer, pay them more money to get you out of the jam. Isn’t that nice? (Laughter.) I fired his ass so fast. (Laughter and applause.) True story. It’s a true story. A true story.”

 

Low Unemployment, High Employment

“The unemployment numbers are great, but the employment numbers are even better. We have the most people working today than at any time in the history of our country. We have almost 160 million people working. (Applause.)

And many of those people are going to go out and buy a house. Right, Tracy? They’re going to use you as the broker. (Applause.) They’re going to call — “Tracy, I want to buy a house. And I won’t pay you 6 percent, Tracy. I won’t.” (Laughter.) “I’ll pay you 1 percent.” I was famous for that. (Laughter.)

AUDIENCE: Booo —

THE PRESIDENT: No, no. Don’t worry. Nobody accepted it. Don’t feel — (laughter) — but I tried like hell, I’ll tell you. (Laughter.) No, but I’d get it down to 4 or 5; that’s not so bad.”

 

Having a Good Seller/Broker

“But, really, there’s nothing like a good broker. I mean, you’re no different than a great surgeon, a great anything. I mean, it’s true. (Applause.) It’s true. And you’re not all brokers; you’re realtors, and you build, and you rent, and you lease. But you sell.”

 

As President, Still Thinks About Real Estate

“So, even as President — and that’s why I tell you — even as President, I ride down those streets, and I say, “Wow, is that place nice. Wow, what could you do with that? Look at that site.” And then I said, “Wait a minute. I have to deal with China. Forget about this now.” (Laughter and applause.)

So I love your business, and we’re here today because realtors play a special role in the American economy. And that’s true. I would think it’s the largest business in this country, when you add it all up. You add up all the family firms and the big real estate firms, and the single-family homebuilders, and the ones that do a lot of homes — I mean, thousands and thousands.

But you add it all up, and it’s the biggest business. There’s nothing close. It’s bigger than oil and gas, which is big. It’s bigger than cars. Bigger than anything. You know, as a group — as a group, you’re a tremendously big business and a very powerful business, politically, because you have numbers. Numbers is power.”

 

Trade, China, WTO, NAFTA

“So we’re reversing years of calamitous trade policies that gutted the American middle class. Nearly two decades ago, politicians in Washington placed China into the WTO — the World Trade Organization — one of the great catastrophes in the history of our country as far as trade is concerned — between that and NAFTA, you had two real beauties — allowing it to largely do whatever they want to do to the American marketplace.

During that time, we lost nearly one in four manufacturing jobs and racked up trillions and trillions of dollars in trade deficits. But those days are now over, folks. (Applause.) And we’re taking action.”

“And also, you take a look at what’s happening: If we build here, there are no tariffs. You know, people don’t realize that. If we build here — you know, right now we’re — you become dependent on buying things from outside. If we put a little factory or whatever, to make whatever product they’re buying — and a lot of people are now looking at it. And the other alternative: You buy from another country where they’re not tariffed, where they’re treating us more fairly and we don’t tariff them.

So it’s hundreds of billions of dollars. And out of that, we’re going to give a portion of it to our farmers, because these are great patriots. These are people that don’t want anything. They just want a fair playing surface. And our farmers are doing — going to do really well. I mean, they’re doing well, but they’re going to do really well. (Applause.)

Between that and the USMCA, our farmers are going to be very happy, very shortly. But you’re talking about maybe $15 billion to our farmers, out of $125 billion. And they’re really — you have to understand: They’ve taken the brunt because China, to negotiate with us, said, “Well, we’re not going to buy any of your farm products.” So I called Sonny Perdue, our great Secretary of Agriculture, and I said, “Sonny…” — (applause) — I said, “Sonny, what’s the biggest amount they’ve ever spent in this country?” He said, “About $15 billion. People could say 18, 19. But basically $15 billion.” And I said, “So let’s take $15 billion, set it aside out of the 100 or 125 billion, whatever it may be, and what we’ll do is, the farmers will sell at a lower price because of competition. And what we do is we make up the difference. We have a little bit of a difference. We make up the difference.”

 

Farmers better than Realtors 

“But you can go back 18 years, and you see what’s happened. How has it worked out? NAFTA has been bad for the farmers. A lot of people don’t realize it. They get stuck on it, out of habit. But we’re taking care of our farmers, and everybody is happy about it. I’ve never heard a complaint, literally.

But these are patriots. I watched some people on television today, because some of them don’t even know what I just told you. They said, “Yeah, we’re hurting, but I know that China is doing terrible things to us for many, many years. And we want our President to fix it, and this is the only President that’s had the courage or the guts to fix it. And we’re behind our President all the way.” (Applause.) That’s the farmers say that. That’s the farmers. That’s the farmers. Farmers are incredible.

I don’t know, they may even be better than the realtors, as far as I’m concerned.

AUDIENCE: No!

THE PRESIDENT: I think they’re better than the realtors.”

 

No Subsidies

“What do you mean by that?” “We don’t want that. We want to produce — I’ve been on this land with my family for 150 years.” He said, “My family has been here for 152 years,” or something. He said, “We just want a fair playing field. It’s not fair what they’ve done to us with Canada charging us 285 percent tariffs.” We took care of that.

With all of the things that happens — and then China, every time they want to negotiate with the United States, they stop buying farm product. And China is massive. You know, they can buy a lot or stop buying a lot. And they use the farmers to negotiate — and especially with me, because they know I love the farmers. And they know the farmers — you look in the middle of this country; that whole thing is beautiful Republican red. That whole thing. (Applause.) So they use them…

But I thought it was incredible. They said, “We don’t want subsidy. We don’t want a handout, sir. We don’t want this. We want just a level playing field. Let us do what we do better than anybody in the world.” I said, “Man, is that nice.” And every single person in that room agreed with him. It was great. So I had to tell you that story. It’s not a real estate story, but it’s a — (applause).”

 

NATO and EU

“After years of building up other countries, we’re finally building our country. (Applause.) And I’ve directed federal agencies — thank you. (Applause.) Thank you.

AUDIENCE: USA! USA! USA!

THE PRESIDENT: You just — you know — smart people. (Laughter.) Aren’t we — hey, seriously, aren’t we tired of being ripped off? (Applause.) We’re being ripped off by everybody.

You know, I tell people about NATO — NATO is fine. But I got them to spend $100 billion more. We were paying, essentially, for most of NATO. I got them to pay $100 billion. And believe it or not, that’s not nearly enough. You know, it’s big stuff.

But the European Union treats us, I would say, worse than China. They’re just smaller. Can you believe it? They have trade barriers. They don’t want our farm products. They don’t want our cars. They don’t want — they send Mercedes Benzes in here like they’re cookies. (Laughter.) They send BMWs here. We hardly tax them at all, John. We hardly tax them at all. Yet, you want to send our cars over there? Forget it. You want to send our agricultural products over there? “Oh, I’m sorry. We don’t want them. We have our own farmers.” It’s a very unfair situation…

So we protect them. We spend hundreds of billions of dollars protecting them. And then they take advantage of us on trade. It’s not — it’s not fair. We lost $180 billion with the European Union. And we all love Europe. We love Europe. I think they got to be careful with Europe, frankly. But we all love Europe. But it’s not fair the way they treat us. So I just tell you that.”

 

Transportation, Roads Speed Up

“I’ve directed federal agencies to drastically accelerate the approval process for new roads and bridges so that our families can get where they want to go, safely — (applause) — and our economy can keep running full speed ahead.

I mean, highways that were taking 21 years to get an approval. There’s a highway in a state not so far away — took 20 years to get it approved. And they had an opening, fairly recently — not a big road — it’s, sort of, not even a highway. It’s less than a highway. But by the time it ended up, it was 20 years late. They spent tens of million dollars on environmental impact statements. The road was a dead-straight road — the first road, dead straight — so that, if you had a rough night, you can go straight. (Laughter.)

Now it’s a road that goes this way — (laughter) — because of nesting — different things. Nesting. Who the hell knows what’s nesting? But whatever it is — (laughter). So the road ends up being twice as long and curving like hell. And unless you’re 100 percent sharp, you’re in deep trouble. (Laughter.) They got these barriers, right? You know, the barriers? These — bwah, wah. (Laughter.)…

So we’re stopping that. We’re trying to get it down. It takes 17, 18 years to get a highway approved. We’re trying to get it down to one. We have it down to two. We think we can get it down to one. (Applause.)”

 

Approvals from 17 Years Down to 2 Years

“And we’re getting rid of the quadruples. You know, you have many quadruples. You have some where you need 10 agencies to approve the exact same thing. So let’s say you’re doing really well; you get Carson to approve it, you get all these different people to approve it. And then you have one agency you can’t get. That’s the end of that project.

So we’re simplifying it. And we’ve done, I think, Ben, a great a job on that. And we have it down to a much lower number. Probably two years. We’d like to get it down to one.

And it may get rejected. You know, if it’s not environmentally good, if it’s not good, we’re going to get — we’ll reject it very quickly. But at least you know.”

 

Local Lenders 

“We’ve freed local lenders from the heavy-handed regulations also — you know what was going on there — (applause) — that were crushing community banks and threatening the housing market. Pocahontas had an agency that was — (laughter) — I mean, she was a disaster. She was — she enjoyed destroying these local lenders. I mean, I think she got pleasure out of destroying beautiful local lenders who have been lending to your clients, and probably yourselves, for years. And they were going out of business and they were living in fear. Pocahontas — that’s another beauty. (Laughter.) She’s doing really well so far, isn’t she? Her and her beer commercial. (Laughter and applause.)”

“By some estimates, under the previous administration, CFPB regulations cost credit unions a stunning $6 billion. Well, that’s what we’re talking about. That was her baby. And she had the man that was in charge of that running in the great state of Ohio.”

 

Credit Unions and Dishonest Media

“Last year, we rolled back the Dodd-Frank regulations that were crippling local banks — (applause) — that millions of homebuyers and small businesses rely on. I didn’t know this was a banking convention. I thought this was — this is a real estate convention.

But, you know, you know what was happening to bankers, right? John — I mean, you know what was happening to bankers. The bankers were being crushed and they were being threatened. And these are people that were phenomenal. They were being destroyed.

Now, small lenders are once again thriving. They’re free to invest in our communities and help more families experience the joy and the pride of homeownership. And I’ll never get credit for this. The press doesn’t give me any credit for anything, no matter what I do. (Laughter.) No, it’s true. Doesn’t matter. Look, who cares. The people know. The people know. That’s why I have to go through a different source. It’s called: Do speeches and go with our social media stuff, which is quite powerful, I must say. (Applause.) But they’re very dishonest.”

 

Iran, BS, and Fake News

“And, you know, we’re right now dealing with Iran. And they put out so many false messages that Iran is totally confused. I don’t know, that might be a good thing. No, they put out — the fake news — they put out messages — these people right back here. (Laughter.) They put out messages that I’m angry with my people. I’m not angry with them. I make my own decisions. But I’m “angry with my people.” I’m “not angry with my people.” I’m “worse than they are; they’re worse than we are. They’re more militant.”

Mike Pompeo is doing a great job. Bolton is doing a great job. (Applause.)

But they make it sound like it’s a conflict. And the good news — I was thinking today, I said, “Gee, what must our adversaries think?” And then I look and I say, “You know, it’s probably a good thing because they’re saying, ‘Man, I don’t know where these people are coming from.’” Right? (Laughter.) But they put out false — you know, they say, “confidential sources.”

Do you ever notice they never write the names of people anymore. Everything is “a source says…” There is no source. The person doesn’t exist. The person is not alive. It’s bullshit. Okay? It’s bullshit. (Laughter and applause.)

“Three people who were at that meeting” — you know, a meeting of like seven — “three people have confirmed that this happened and that happened.” There were no three people. They make it up. These are bad people. These are people — that’s why I came up with the term “fake news.” It’s a good term. I’ve had better, but that’s a good term. “Fake news.” (Applause.) It’s a hoax.”

 

Housing Finance Reform

My administration is also committed to reforming our housing finance system. So important. More than a decade after the financial crisis, Fannie Mae and Freddie Mac are still in conservatorship. Fannie and Freddie still dominate the market with no real competition from the private sector. And taxpayers are still on the hook if another crisis should happen.

And this is a pretty urgent problem. We’re doing well with it now. It’s well managed now. We have great people, but it’s a pretty big problem. And it’s really a problem that other than government should be doing, so we’re looking at different alternatives. We have many geniuses looking at it and we’ll figure something out. But Fannie and Freddie can do a lot better than they’re doing, although now they have some very good people running it.

And that’s why I recently directed the Department of Treasury and HUD — Ben — to develop a framework for a modern housing finance system. And you’re working on that, Ben. I know you have some incredible talent from Wall Street coming in. (Applause.)

We actually call on very smart people. You know, somebody said, “Why are you using Wall Street?” I said, “Because I want to get very smart people.” I want to get people that do this and one that welcomes the private sector, competition, protects taxpayers, and preserves homeownership for future generations to come. (Applause.)

So we will be working closely with Congress to pass these critical reforms, and we will consider taking other administrative actions to modernize our housing programs and to ensure more affordable housing to get rid of ridiculous regulations so you can build and build quickly and build beautifully. Actually, you’ll put more money into the house, because instead of spending on a ridiculous paperwork, you’ll be able to buy better lumber and better flooring and better windows. (Applause.)”

 

Give Every American Opportunity to Own 

And just as we believe that every American should have the chance to own a home if they work hard and follow the rules, we’ll also believe that every American should have the right to choose their own healthcare. We’re going to become, really, the party of healthcare. (Applause.) That includes our newly created “association health plans” that a lot of you are using. (Applause.)

 

Association Health Plans

“We recently went — a couple of colleagues and I went and met at the White House with the Department of Labor because association health plans are under attack. And we’re working with the Department of Labor to ensure that this critical need for our realtors is allowed to continue. It’s critically important to our realtors to have choices to fully affordable and full-coverage health plans.

Thank you again, Mr. President. It’s a great honor. (Applause.)

THE PRESIDENT: Thanks, Teresa. It’s a great state, too. Great. And it is under attack — you know, these health plans are — because they want to keep the public deal going. And it’s a shame. And they’re fighting it so hard. But we’re going to win, and we are winning. And it’s saving a tremendous amount of money for firms, but it’s also getting great healthcare like you haven’t had before. And we also have to protect the 180 million people with private healthcare. They want to destroy that.”

 

Democrats Want to Take it Away

“I must tell you, we have an election coming up that’s going to be very important for you people, because they want to take it away. They want to bring your taxes up to 80 or 90 percent. They started, a couple of months ago, at 70. But they really mean 80 or 90 or 95 — and that won’t pay for it, by the way. That won’t — you’d need twice that. So you have to be very careful. But we’ll always be defending America’s rights to have low-cost, high-quality healthcare of your choice. So important.”

“I mean, they’re promoting the biggest socialist takeover in the history, really, of the world. Because, if you think — I mean, this is the United States. And they have a hundred-trillion-dollar Green New Deal. Nobody has any idea what the hell it is. (Laughter.) They know that you can’t take a plane anymore; you have to take a train to Hawaii. Train. (Laughter.) A train to Australia and a train — hey, if they can’t build from San Francisco to Los Angeles — (laughter and applause) — what’s going to happen when they say, “Let’s build a train to Europe”? “Let’s build one up to Europe. We’ll do a fast train.” (Laughs.) A hundred miles an hour. Let’s see. Well, a plane goes six [hundred], so you got a long trip on a train, I’ll tell you.

This is crazy. This is crazy. But I don’t want to hit it too hard. I want to save it for the election, because I don’t want them to change. (Laughter and applause.) You know? I don’t want them to change. I don’t want them to have time to pivot. I want them to go with this stuff.

But we still have to be careful. And it’ll never happen as long as I’m President, so you can bet on that. (Applause.)”

 

Home Ownership 

“So, just to finish up — you’re friends of mine; I know a lot of people in the room. And homeownership and what you do as realtors and as real estate people, this is a part of Americana. This is a great, great thing you do. You work hard. You love people. You love this land. You love this country. You take care of employees. In some cases, you are employees, and you love the person that takes care of you. But you’re very, very special people.

I know so much about what you do because I did the same thing. Can you believe it now? It’s almost three years. Can you believe this? Who knew this was going to happen? (Applause.) It just shows how smart you are when you can go and do this. And they say, “But he doesn’t have any experience.” But, you know, intelligence is a very, very good substitute sometimes. (Laughter and applause.)

And I’m gaining a lot of experience very fast. I have a lot of experience. And I had a lot of experience because I was in your business. And you do everything. You build, you lease, you rent, you negotiate, you deal with foreign people, you deal with people that live right next door — you do everything. You’re very smart and you love your business. And I loved being here. And John and everybody, thank you. And Ben Carson, thank you. (Applause.) And this was great.

And go and enjoy your lives and keep building, and we’ll keep the economy strong so that you will go on and on and on. (Applause.)

Senator Cory Booker – ‘We Need a President…to Enforce Antitrust Laws,’ Digging Warren, POTUS Trump

I don’t care if it’s Facebook, the pharma industry, even the agricultural industry. We’ve had a problem in America with corporate consolidation that is having really ill effects,” New Jersey Senator and 2020 Democratic Nomination contender Cory Booker said in an interview for ABC News “This Week.”

 

It’s driving out the independent family farmers. It’s driving up prescription drug costs. And in the realm of technology, we’re seeing…one or two companies controlling a significant amount of the online advertising.” he continued.  Booker’s comments come on the heels of Facebook’s co-founder and former chief executive Chris Hughes’ publicly calling for the breakup of Facebook, see that and other former FB insiders comments, linked here.

Tens of thousands of manufactured home industry professionals use Facebook daily.  But the issue of controlling wide swaths of media, or other antitrust concerns that impact manufactured housing, are far broader.

It should be noted that Big Tech, including Facebook’s Mark Zuckerberg are more routinely saying to federal officials, ‘regulate us.’ But as deeply-focused, regular, and longtime MHProNews readers know, that call for ‘regulation’ can be akin to big banks getting ‘regulated’ by Dodd-Frank.  The consequences of Dodd-Frank and the regulations that flowed from it were that smaller lenders got driven out.

Rephrased, a giant firm can better handle regulations, which pushes out smaller ones.  Thus FB’s and Zuckerberg’s – or any other similar call for regulation vs. antitrust law breakup – can properly be seen as a ruse that simply won’t work in practice as it is being promoted.  It’s a false flag solution to a real and pressing issue of the growing monopolization of America.  It is possible to posture opposing a big company, but de facto take an action that helps it, rather than controls or breaks it up.

 

Booker on Antitrust, President Trump and Elizabeth Warren

If I’m president of the United States, I will have a Justice Department that uses antitrust legislation to do the proper investigations and to hold industries accountable for corporate consolidation,” Senator Booker said to ABC’s Jonathan Karl.

Booker said he believes in “process,” and in this ABC News video delivered a not too subtle elbow at both fellow Democratic contender, Senator Elizabeth Warren (MA-D) as well as GOP President Donald J. Trump.

In early March, fellow 2020 Democratic candidate Sen. Elizabeth Warren called for the breakup of Facebook, Amazon and Google. MHProNews and MHLivingNews have spotlighted Warren’s more aggressive posture on antitrust than some of her fellow Democrats.

As these companies have grown larger and more powerful, they have used their resources and control over the way we use the internet to squash small businesses and innovation, and substitute their own financial interests for the broader interests of the American people,” the Massachusetts Senator Elizabeth Warren wrote. “To restore the balance of power in our democracy, to promote competition and to ensure that the next generation of technology innovation is as vibrant as the last, it’s time to break up our biggest tech companies.”

The arguments being made by these and some other Democratic and GOP voices could be applied to Berkshire Hathaway, Clayton Homes, and their top manufactured home lenders.  It could be applied to Microsoft.  Thus an apt battle cry could be #DeFaangBM. Break up the FAANG companies, plus Berkshire and Microsoft.  These are important places to start the restoration of a more truly free marketplace in the U.S.

Booker said he doesn’t “think that a president should be running around, pointing at companies and…breaking them up without any kind of process here.”

It’s not me and my own personal opinion about going after folks. That sounds more like a Donald Trump thing to say, like, ‘I’m going to break up you guys, I’m gonna break’ — no.” He deflected the point that it was Senator Warren saying that, not President Trump. “Well, that’s what she’s saying. She’s the one that’s saying that,” ABC’s Karl said.

Booker deflected, saying it was up to Senator Warren to discuss her positions.

I’m telling you right now, we do not need a president that is going to use their own personal beliefs and tell you which companies we should break up,” he said. We need a president that’s going to enforce antitrust laws in this country, and I will be that person.”

 

 

Given the crowded nature of the 2020 field, with about 21 Democrats currently in contention, and Howard Schultz possibly moving towards an independent run, hopeful’s like Booker are looking for media oxygen as well as financial support to sustain their White House ambitions.

 

The Issue of Antitrust, America, and MHVille

Both sides of the major party political aisle have allowed antitrust laws to languish, certainly since the 1990s.  As it is becoming obvious to both the left and the right, there are increasing calls to act in a way that will benefit the economy, jobs, and ultimately the vast majority of the people. President Trump’s White House let it be know that an executive order on antitrust was drafted last year. His campaign manager has also talked about the threat posed by big tech. See more on that, in the related reports, below the bylines, notices, and offers.

While POTUS Trump has not yet acted, in fairness, it was only recently that the Mueller report came out, which lifted the cloud of baseless ‘Russian collusion’ that acted as a drag on his presidency, especially during his first year in office. It now remains to be seen what he will do with the remaining two years of what he hopes will be his first of two terms at the helm in D.C.

Given the significant extent to which consolidation has been impacting manufactured housing independents and manufactured home community residents in recent years, the interest in this issue is and should be high among industry professionals.

It is difficult to imagine how an investor or professional in manufactured housing can begin to properly grasp the market without having a firm handle on the trends toward monopolization.  That means one must also understand what are the root causes of that trend.  The related reports reveal that it is an issue that spans the left-right divide.  There is oddly no one else in manufactured housing trade media that focuses on this issue, perhaps because they are de facto mouthpieces for the Omaha-Knoxville-Arlington axis?

Let’s be clear.  It is far too early for these polls to be a true indicator of who may win the election in 2020.  There are way too many possible surprises that can take place.

That said, polls like this are useful as a sense of what investors – in the case of the Barron’s poll – are thinking.  It produced a result similar to a one-on-one poll between Joe Biden (D) vs. POTUS Donald J. Based on poll results, America’s money managers are pretty pleased with President Donald Trump. A plurality of managers responding to our spring poll gave the president a B grade for his performance since November’s midterm elections. A strong majority of 63% graded him C or better.”
