ROC-USA Resident Owned Communities - Better Together

Selling your community?

Have you considered the buyers in your backyard?

Over 110 resident corporation purchases completed!

ROC USA™ has the capital and expertise to make community ownership a
reality for the homeowners in your community.

We Own It - Ryder Woods - ROC-USA

Resident ownership starts with you and an opportunity. We provide MH Community financing and expertise to interested resident groups enabling them to take advantage of the opportunity you provide.

We have successfully transacted resident purchases for as small as 8 sites and as large as 400 sites; 55+ and all-age; and, A to C communities (and a D or two, too).

We know and work well with community owners. We work for homeowners and we know what they can do with our technical support!

We can execute a purchase contract and close on a sale in 90 - 120 days! Our average contract to closing period is 62 days (through 12/31/10).

We know how to close. We are experienced with 1031 exchanges and various state tax incentives. We are paid by the co-op buyer, not the seller.

"This is the second community I have sold to a co-op of the homeowners," stated Phil Johnson, a Minnesota seller. "Both co-ops used NCF [a ROC USA affiliate] and from my end, the process was professional and efficient - it's not anything like what some community owners think - it's really no different than a sale to any third party," he said.

Our process is professional and efficient:

  1. We look for 'for sale' communities in the 27 states we currently serve. We look for communities that have a predominance of homeowners, strong occupancy, and market rents.
  2. We respect the seller's need for confidentiality and efficiency.

We will work with you first to review the community's income and operating expenses to make an expeditious assessment of the community's viability as a resident-owned community. Our initial confidential review will tell you whether resident ownership is right for you.
  3. If it's viable, with your permission, we will educate the homeowners on the opportunity and the resources (both technical and financial) that are available to them. We will gauge their interest in purchasing.

Homeowners appreciate the opportunity. Who doesn't like being shown respect? In our experience, 9 out of 10 homeowner groups vote to buy when presented with a viable opportunity. Bottom-line: they want the security of ownership. With know-how and credibility demonstrated firsthand, homeowners can and will move forward on viable purchase opportunities.
  4. Our on-the-ground expert coaches work with them to do everything they need to do execute a legally binding purchase contract, conduct the appropriate due diligence, engage an attorney, secure financing from our financing facility, and close on the purchase. Our certified, experienced coaches work in offices in ten states around the country.
  5. ROC USA does not leave resident corporations after the closing! Our lender requires expert coaching support for the life of the loan term, or 10 to 15 years generally.

Community owners attest to ROC USA's quality of service:

"ROC USA Capital is the only lender I have dealt with in 25 years that actually understands the MHC business," noted Marc Seigle, the seller of a 170-site community in Elbridge, NY who sold his community to the homeowners in December of 2008. "They told me what they were going to do and they did it, I was extremely impressed," he added.

The 2010 seller of a Montana community, George Everett, a long-time local REALTOR® noted, "I was happy to see them buy it; I have come to know and like the homeowners, they're hard-working and decent people and I wanted to provide them an opportunity."

"You completed the project on time under a difficult schedule," said Richard Lannan, seller of a Ware, MA community in 2010.

For a confidential conversation, give me a call. I am glad to answer any questions and help you consider if resident ownership is right for your community.

Paul Bradley, President, ROC USA, LLC
