Reports to: Director Of Operations

Department: Operations
Salary Range: $60,000 to $75,000 plus bonuses, commissions and benefits; 6 figure opportunity for the motivated, self-disciplined performer.
Essential Duties & Responsibilities to be performed:
Drive Operations/Sales, Profitability and Gross Margin Growth
Responsible to drive area operations/sales and profit plans to budget through successful leadership, organizational planning, customer service and execution of all field operations policies and procedures.
Manage regional portfolio operations by effectively using operations/sales reports, assessing operational results, developing specific actions directly related to community development and growth, consistently across the entire portfolio.
Lead and direct the development of operational action plans and sales goals are directly tied into measurable results and executed in a timely manner.
Accountable to ensure that trends of underperformance are formally addressed, with clear and documented performance improvement plans.
Responsible to consistently and effectively communicate the Company objectives to all store
Recruitment/Hiring/Training and Retention of Top Talent:
Ensure the overall portfolio staffing plan/succession reflects the goals of the Company and coupled with consistent mentoring and staff development.
Financial Reporting and Control:
Review monthly budget reports, utility logs, and weekly sales reports and keep track of monthly write-offs and expenditure approvals.
Assist with preparation of annual operating/sales budget, as needed.
Assists with reviewing monthly property accounting reports, as required.
Maintaining the Physical Asset:
Assist with the monitoring and maintaining community assets and equipment on a continuous basis.
Prepare community wish list and capital improvement recommendations.
Determine priorities and authorize bidding/solicitations for community improvements. Bids forwarded to the Operations Coordinator for approval.
Ensure that the overall community’s appearance is well maintained and groomed.
Carry a pager/cell phone for emergency situations that may require your attendance after normal working hours.
Handle emergencies that may arise on site in the absence of the community manager ensuring adherence to standard operating procedures.
Perform routine site inspections as required.
Knowledge, Skills, Abilities:
Experience with rent collections and evictions.
General knowledge of maintenance of modular homes.
Experience with MS Word, Excel, Outlook.
Some experience with property management/Accounting software is necessary.
Excellent verbal and written communication skills.
Excellent organizational skills.
Thorough knowledge of federal, state and local laws pertaining to fair housing and employment law.
Good negotiation skills.

Education and/or Experience:
Minimum of 5 years experience.
A proven track record of strong performance in driving performance and key field operations management.
Revenue and profit making experience
Outstanding leadership skills. Inspiring interpersonal effectiveness to lead team, train staff.
A minimum of Associate’s degree required.
Must have valid driver’s license. Must be able to travel between locations and drive the communities assigned.
