Job Title: Area Supervisor

Reports to: Director Of Operations

FSLA Status: Exempt

Department: Operations

Salary Range: $60,000 to $75,000 plus bonuses, commissions and benefits; 6 figure opportunity for the motivated, self-disciplined performer.

Summary: Assists with overseeing of the day to day property management/sales and leasing for a manufactured home community portfolio including but not limited to administrative activities, marketing, leasing, property maintenance and resident relations to ensure that they are staffed and fully operational at all times, meet operational, sales, CSI goals, and train entire staff to adhere to policies and procedures. Decision making is a critical component of this position and is governed by the Company’s polices and procedures.

Essential Duties & Responsibilities to be performed:

Administration

Drive Operations/Sales, Profitability and Gross Margin Growth

  • Responsible to drive area operations/sales and profit plans to budget through successful leadership, organizational planning, customer service and execution of all field operations policies and procedures.

  • Manage regional portfolio operations by effectively using operations/sales reports, assessing operational results, developing specific actions directly related to community development and growth, consistently across the entire portfolio.

  • Lead and direct the development of operational action plans and sales goals are directly tied into measurable results and executed in a timely manner.

  • Accountable to ensure that trends of underperformance are formally addressed, with clear and documented performance improvement plans.

  • Responsible to consistently and effectively communicate the Company objectives to all store

Recruitment/Hiring/Training and Retention of Top Talent:

  • Ensure the overall portfolio staffing plan/succession reflects the goals of the Company and coupled with consistent mentoring and staff development.

Financial Reporting and Control:

  • Review monthly budget reports, utility logs, and weekly sales reports and keep track of monthly write-offs and expenditure approvals.

  • Assist with preparation of annual operating/sales budget, as needed.

  • Assists with reviewing monthly property accounting reports, as required.

Maintaining the Physical Asset:

  • Assist with the monitoring and maintaining community assets and equipment on a continuous basis.

  • Prepare community wish list and capital improvement recommendations.

  • Determine priorities and authorize bidding/solicitations for community improvements. Bids forwarded to the Operations Coordinator for approval.

  • Ensure that the overall community’s appearance is well maintained and groomed.

  • Carry a pager/cell phone for emergency situations that may require your attendance after normal working hours.

  • Handle emergencies that may arise on site in the absence of the community manager ensuring adherence to standard operating procedures.

  • Perform routine site inspections as required.

Knowledge, Skills, Abilities:

  • Experience with rent collections and evictions.

  • General knowledge of maintenance of modular homes.

  • Experience with MS Word, Excel, Outlook.

  • Some experience with property management/Accounting software is necessary.

  • Excellent verbal and written communication skills.

  • Excellent organizational skills.

  • Thorough knowledge of federal, state and local laws pertaining to fair housing and employment law.

  • Good negotiation skills.

Education and/or Experience:

  • Minimum of 5 years experience.

  • A proven track record of strong performance in driving performance and key field operations management.

  • Revenue and profit making experience

  • Outstanding leadership skills. Inspiring interpersonal effectiveness to lead team, train staff.

  • A minimum of Associate’s degree required.

Must have valid driver’s license. Must be able to travel between locations and drive the communities assigned.

We can execute a purchase contract and close on a sale in 90 - 120 days! Our average contract to closing period is 62 days (through 12/31/10).

We know how to close. We are experienced with 1031 exchanges and various state tax incentives. We are paid by the co-op buyer, not the seller.

Our process is professional and efficient:

  1. We look for 'for sale' communities in the 27 states we currently serve. We look for communities that have a predominance of homeowners, strong occupancy, and market rents.
  2. We respect the seller's need for confidentiality and efficiency.

    We will work with you first to review the community's income and operating expenses to make an expeditious assessment of the community's viability as a resident-owned community. Our initial confidential review will tell you whether resident ownership is right for you.
  3. If it's viable, with your permission, we will educate the homeowners on the opportunity and the resources (both technical and financial) that are available to them. We will gauge their interest in purchasing.

    Homeowners appreciate the opportunity. Who doesn't like being shown respect? In our experience, 9 out of 10 homeowner groups vote to buy when presented with a viable opportunity. Bottom-line: they want the security of ownership. With know-how and credibility demonstrated firsthand, homeowners can and will move forward on viable purchase opportunities.
  4. Our on-the-ground expert coaches work with them to do everything they need to do execute a legally binding purchase contract, conduct the appropriate due diligence, engage an attorney, secure financing from our financing facility, and close on the purchase. Our certified, experienced coaches work in offices in ten states around the country.
  5. ROC USA does not leave resident corporations after the closing! Our lender requires expert coaching support for the life of the loan term, or 10 to 15 years generally.
