An employee in this position is responsible for property management program for each manufactured housing community. The employee is expected to have a thorough knowledge of all aspects of property management and especially Sales & Leasing for a manufactured housing community. This position is based in Pleasanton/Dublin,CA. You are expected to travel to communities in Northern & Central California.
This should also include knowledge and experience of the following items: management and training of staff, resident relations, property maintenance, marketing, operational duties, adherence to policies and procedures. This individual must have the ability to make critical decisions and exude leadership qualities to help drive a positive corporate culture.
REPAIR & MAINTENANCE
Inspect Properties on a regular basis and follow up on inspection issues
Review and sign off on work orders and & MHC inspections
Work with onsite staff and supervise to ensure any park owned homes are rehabbed in a timely manner to have sold and or leased without delay
Help set goals for onsite management to ensure progress is being made
Make sure that managers abide by and meet expectations set by governing authorities
Enforce lease terms, rules & regulations
Help build and provide a sense of community for park residents
Create and build trust to engage residents to help refer additional tenants
Troubleshoot and resolve tenant related issues as they arise
Help staff retain and recruit responsible tenants
Occasionally work with legal counsel to evict problematic tenants
Work with new and existing vendors to obtain bids from vendors/contractors that provide high quality workmanship at the lowest cost possible.
Advise and assist onsite managers on how to properly screen and manage vendors/contractors including coordination of setup
Supervise staff to ensure tenants pay any late charges and issue default letters to delinquent tenants when necessary
Approve expenditures for the individual MHC’s
Submit regular reports including expense reports
Supervise the onsite resident manager on their duties
Develop and manage records and lists by property
Develop and maintain a relationship with each onsite staff member
Find and inspect manufactured homes that are available for sale
Participate in training and staff meetings as well as communicate with corporate office on a daily basis
Perform special projects as requested not limited to evaluating other MHC’s being considered for acquisition
Assist onsite mgr with retaining residents and attracting new tenants to achieve a 100% occupancy goal
High School diploma, prefer Bachelor’s or Master’s Degree
5-7yrs Experience working as part of a property management team
Clean DMV record and reliable transportation
Solid written and verbal communication skills
Must be able to lift up to 75lbs and pass a physical exam
