A New Manufactured Home Community Brings Excitement

How exciting it is that we are having a new community being built in Oklahoma!   We have existing communities that have expanded their communities, but it’s been over 30 years since a community of this scale has broken ground for a MHC in the state, let alone Oklahoma County.

Per the Oklahoma County Planning department, their permit will not be revoked. They have done everything the county has/is asking for.  The development will be built.

Even though a special use permit was granted in 1980’s, they have to comply with “today’s” requirements with setbacks & paved streets.  They will be hooked up to a Water District for their water/sewer. and they will be using a aerobic system for their greenbelt.

Plans for a community center, community shelter(s), fencing the perimeter are also projected.  This is going to be a fabulous community bringing forth an affordable lifestyle for hundreds of families!

Currently they are working on erosion control.

This development does come close to estate homes in the Edinborough Point Addition (west side) which is in the Edmond city limits.  This MH community is not in the Edmond city limits, which is considered a “bedroom community” a bedroom community suggests that residents sleep in these neighborhoods, but normally work elsewhere; also that there is little commercial or industrial activity beyond a small amount of retail, oriented toward serving the residents.   Edmond residents traditionally protest any large development that infringe on their “bedroom community” lifestyle.  Edmond residences recently protested having a huge upper end apartment complex with a green-belt, Wal-Mart Supercenter and a Warren Theater, all would of put forth “curb appeal”….but the residents said no and won.

There will be a barrier between the MHC development and the Addition.  On MHC east side boundary it is unincorporated land zoned  industrial…so I’m sure a strip mall of some type will probably go in there….or a huge gas station.    Yes, those that live in those estate homes are upset but there is NOTHING they can do about it….unless they want to buy out the developer…..which I doubt will happen….since approved MHC zoning is liquid gold and once they see this community being developed by local developers who care about their neighbors they should be good neighbors.   If not MHAO does have studies available showing existing homes next to a community does not depreciate their homes.  Our industry has studied ourselves extensively over the past several decades.   Plus, comps are already established  in the subdivision.

The only unpleasant problem the industry will see is the County staff are now currently going through their files finding unexpired permits…they have found several for parks.  MHAO will continue our working relations with the Oklahoma County Planner and monitor any proposed changes in their zoning.

I closed the office early (Tuesday, May 20) so Corlis and I could run home. We have no shelter here at the office. By the grace of God the tornado stopped 3 miles west of my home…I live just east of Stanley Draper Lake where the tornado lifted. So my family, dogs, horses, chickens and dwelling are all safe. My heart and prayers are going out to a lot of my friends who were not so lucky. Bad thing about this is that we can’t get into the zone to help them with their horses, needs, etc.

Tony, I was in the process of composing a letter to a reporter from Channel 9 that was bashing the industry and the park, Steelman Estates, that got leveled several days ago. Lance the reporter, said "this is what to expect from a trailer park…you can't recognize anything, when I reported about the Piedmont damage a while back at least you can still see steel frames and partial homes made of brick." What Lance forgot to remember is that the Piedmont disaster leveled homes to the foundation and killed several children taking shelter with their mom in a bathtub in their $300k home. The pond behind the leveled homes was full of lumber. He also is clueless about the high density of a manufactured home community…compared to a rural estate homes on an acre or as in Moore on a city block(s).

Well now Lance is reporting from Moore and now is saying the same thing "you can't recognize anything, homes are leveled."

The park on Sunday was in the direct path of a F4. The homes in Moore yesterday were destroyed by an F4 (might get upgraded to an F5).

Today I decided that I wouldn’t waste any more time on this reporter who obviously likes sensationalism….the media is now focused on Moore and the elementary school. Our hearts and prayers are going out to everyone who lost loved ones and their homes these past several days. ##

Marking Our Growth Going Into DC

deanna-fields-mhao-industry-voices-mhpronews-com-100x100-It’s been awhile since I played with the numbers…and it’s been awhile since we’ve seen an increase in shipments.5 years to be exact. So I thought you might like a copy of “Statistically Speaking 2012.” 

MHAO's Director and MHI Certified Representative Doug Gorman from Home-Mart, Inc., in Tulsa and I are headed to D.C. next week to champion our industry in Oklahoma and to rally support from our Congressmen and Senators for some relief on the Dodd-Frank, energy credits, etc., thought I better bring some fresh data!

Oklahoma is currently number 8 in the nation in manufactured home shipments. Here is what our association will be presenting as part of our meeting with legislators.

More Companies Commit to the 2011 Great Southwest Home Show!

Let me take this opportunity to share some more exciting news about the Great Southwest Home Show! We now have another plant confirmed! Southern Energy (SE) of Texas has committed, along with Southern Energy of Alabama. Currently our lineup is: Sunshine, Legacy, Skyline, Palm Harbor, Oak Creek, American Homestar, Fleetwood, Clayton, SE of Alabama, SE of Texas, Franklin Homes and KABCO… a couple more plants are still on the fence! However, only a couple slots are still available in the current site-plan. Naturally we can always add more rows. The Expo holds 100 homes and we do have access to the lower level that will accommodate 50 more homes!

Just three months out and already our supplier/service booths are filling up! Not only will we showcase “industry related” products that only do wholesale business with our manufacturers and retailers/community owners, we also have a large number of booth exhibitors that are showcasing their products during both “Trade” and the two and a half “Public” days. We have wine vendors, specialty food vendors, roasted nut vendors, household decor vendors, healthcare vendors, amusement/lodging vendors, sheds/landscape vendors. There will be no bad locations/areas for home displays at the Great Southwest Home Show! [same] Both the North and South ends of the Expo will be open for public days. At both ends of the entrance, we will have some cool exhibitors (Branson & Southern Journey) showcasing vehicles (trucks/cars) for drawings, plus other vacation giveaways both for Trade & Public Days! The Show will have a “wow” presence unlike any other “industry” show you have ever been too! And again we are only three months out, so it’s continually building momentum!
