“What’s Happened to the HUD Code Manufactured Home Industry?”

Many years ago, a famous Movie Cowboy, Mayor of Beverly Hills, Editor of the Saturday Evening Post and Entertainer, Will Rodgers said, “If Stupidity got us into this mess, then why can't it get us out?”

Manufactured housing has seen its media image perpetuated and the public perception remains consistently tarnished for quite some time. The HUD Code manufactured home (MH) appears too often to be viewed by government, Realtors  ® and the public as not being desirable. The MH Industry has seen its home production decline and new MH Communities (MHCs) have declined as well. Many of these existing communities are tired with no “Innovation” or “Cool” factor for prospects.

On this date in 2014, along comes the “Tiny House,” a version of the factories “RV Park model.”

The “Tiny House” is less than 400 square feet. It sits on a trailer frame; it has wheels and a hitch. It appears to be of the same type of construction as a RV Park Model or a small HUD Code manufactured home. Media professionals like “Tiny Houses” for stories and about those who live in them. See example below.

Wow, the media’s attention is so positive to the “Tiny House” that it far exceeds that of the old and tired HUD Trailer/Mobile Home industry. TV shows with Bob Vila endorse it and A+E TV Network will begin showing “Tiny House Nation” July 9, 2014 at 10 ET/11PT on their home product.

The articles point to how “Cute” and functional this small single wide home is; and how they even have a “Cool,” “Hip” factor with “NO” negative publicity. It's astonishing. These homeowners and their tiny houses brag about the size and in some cases folks live in 120 square feet, which is no bigger than a backyard shed. A woman in the article below left a MHPark to live one, ouch!

I understand “Four Lights Tiny House Company” will be attempting to build a “Village” for people to live in a community of them. What? How? Is this not an RV Community? If you are part of the HUD Code Manufactured Home Industry, I am sure you are not aware of this image change nor have the leaders of the industry addressed or invited these competing folks to their convention. Are they part of the HUD Industry or do they prefer NOT to be? It sure makes me wonder?

Most Manufactured Home Lenders Facing Major Changes Revenue Cliff for Some; Business As Usual for Others

Wall Street calls this a “revenue cliff.” A sudden drop in cash flow. Dodd-Frank regulations that are set to take effect in mid-January 2014 will result in major changes in guidelines for most of our industry’s major Manufactured Home (MH) personal property lenders.

Among the non-captive lenders, the hardest hit will likely be 21st Mortgage Corp. This lender is expecting a decline of up to 47% in loan volume.

MH Retailers who rely on 21st Mortgage should brace for a sudden revenue loss of 50% – 75% including overall loan volume and an adjustment in origination fees.

This will be devastating for many.

An informal survey of our four credit facilities who primarily bankroll the MH chattel financing aide of the MH industry has revealed major changes expected by most, and business as usual for one lender.

Our lender headquartered in San Antonio, CU Factory Built, is at present reviewing their loan products and origination fee policies. Committees have been assembled, reviewing the new regulations and their guidelines.

Informed industry sources tell MHProNews, who advised us, that CU’s very popular “Step Rate” loan product will likely remain intact, surviving the new regulations.

However, this lender’s origination fee schedule could be cut by up to 50%, more closely resembling the origination fee guidelines of their competitor, Triad Financial Services. The final outcome is yet to be determined.

Thus MH reatailers and loan officers who rely upon CU as their primary lender need to brace for a “revenue cliff.”

Our office has learned that Triad, based in Jacksonville, FL, is expecting “business as usual.” Apparently their loan products and origination fee guidelines have been in compliance with the expected changes in regulations.

Our industry’s other major lender, US Bank, with their regional office based in San Diego, is being very tight-lipped about any changes. Their spokesperson recently declined to comment to us.

The anticipated changes in loan products and origination fees will impact everyone in the MH industry. As loan brokers, quite a few of our employees will be devastated.

Analyzing the changes at this juncture is like shooting a bullet at a speeding train. The best advice we can give you is to dig in and redouble your efforts in support of HR 1779 and related.

If each of us contacts our Congressional Representative and two U.S. Senators in favor of HR 1779 and its planned companion bill, there is still time to avoid this fiscal/financial cliff our retailers and communities who sell are heading towards. ##

Are You Ready to Grow?  Ready to Do What it Takes?

It’s been a tough decade and more for manufactured housing. Before the residential housing meltdown of 2007-08, manufactured housing had it tough already. Half of the homes the industry produced in 1999 to 2000 have since been repossessed. That devastated those customers but also the flood of repos tanked new home production and the number of factories and retailers plunged.

The challenges we face today are in stark contrast to the assets the industry still possesses—excellent products, land zoned for use by MH and market hardened professionals.

So, how do we take those assets and turn the industry around?

Veteran retailer Mike Evans of Centennial Homes of Aberdeen, SD recently laid out his vision to LA Tony Kovach of MHProNews:

  • Identify opportunities that no one else will pursue or they don’t see. (Are you a general contractor or are you giving your margins away to others?)
  • Set your goals within your values.
  • Determine the strategic and tactical plans needed to capture that opportunity.
  • Develop a business plan that uses the 3 resources business owners and managers have to accomplish the task: Capital, Technology and Human Resources.

My only addition to his list is to expand your resources by identifying others that can be your strategic partners. You don’t need to do it all yourself, but you have to be able to fill in the gap between your capabilities and what is needed.

In talking to members, they have product and customers but lack financing. Yes, Dodd-Frank was a blow to installment sales, but there are other ways to finance purchasers. This is an example of where there is need for networking for new finance sources. Successful members are expanding their business by relentlessly talking to bankers, credit unions, and mortgage brokers. One member said, he finally broke through by just being a pest regarding the opportunity that MH finance can be for a local lender.

The days of faxing a loan application and getting an answer by noon are over and are not coming back. If we have all of the elements to rebound, then we need to do what it takes to make it happen. ##

Manufactured Housing Institute CEO Richard Jennison’s letter to Princeton’s WordNet requesting Definition Correction

Research can be valuable and informative if it approaches its subject in a non-biased, factual manner.  Your recent definition of "manufactured home" however immediately casts your research intentions into serious doubt with such prejudicial, outdated, and uninformed terminology.

Official, legal, definitions are available on many state and national government websites and will provide you a more balanced and timely reflection of the state of manufactured homes in 2013.  I request that you update your own definition using one of these, without the insertion of your flawed and outdated misunderstanding of today's manufactured homes.

Should you need any additional assistance in defining manufactured homes, please contact me and I will be happy to provide you with correct information.

Georgia Manufactured Housing Association’s Executive Director Sounds off on Princeton WordNet’s “Definition” of Manufactured Homes

Good Afternoon,
I have always appreciated the consistency and accuracy of www.wordnet.com but recently I read an industry article concerning your definition of Manufactured Housing. A recent industry article informed me that your definition of "Manufactured Home" is as follows:  "Mobile home: a large house trailer that can be connected to utilities and can be parked in one place and used as permanent housing."

I would certainly like to think someone with the IQ, life experiences, and test scores required to be accepted as a student at Princeton or to gain employment on the prestigious Princeton Faculty could certainly come up with a more comprehensive term for Factory Built Housing or Manufactured Housing. As a matter of fact, I am 100% convinced people of your intelligence can certainly challenge themselves to a higher level of vocabulary development than what you have demonstrated thus far. People like me that have committed their entire adult lives to the success of this industry would be so appreciative.

I will leave you with a few facts. In Georgia where I am located 43% of our residents live in Manufactured Housing. All of our homes are built to the Federal HUD Code, the International Building Code (IBC) or the International Residential Code (IRC). The latter two codes are accepted worldwide. Over 70% of our homes are installed on a permanent foundation and never moved again for the life of the homes. The National Home Builders Association recognizes that our housing has recently been rated by an independent engineering and architectural firm as having an average lifespan of 53 years. That we build homes on a daily basis that exceed 2500 square feet.

To whom it may concern,
Far be it from me to take issue with a definition published by such an esteemed institution as yours, I still must.

A recent industry article informed me that your definition of "Manufactured Home" is as follows:

"Mobile home: a large house trailer that can be connected to utilities and can be parked in one place and used as permanent housing."

I am sorry, but referring to modern manufactured homes as a "trailer" or "mobile home" is akin to calling a 2013 Lexus sedan a "horseless carriage" or Princeton as a "school."

It is a disservice to our proud industry who serves as housing for 8% of Americans including the poor, lower-middle class, and even millionaires (at least one in my community).  

The definition belies how far our industry has come in the areas of quality and craftsmanship and subjugates us to the level of redneck/hillbilly shacks.

RV/MH Hall of Fame Celebrates Inductees

Surrounded by more than 300 family, friends, and colleagues from across the country, the Class of 2012 was inducted into the RV/MH Hall of Fame (Hall) at a gala ceremony last week in Elkhart, Indiana.

Barry Cole (Manufactured Housing Insurance Services), chairman of the board of directors for the Hall, said, "What a joyous occasion with all past legends and present leaders of our great industries to honor the ten new inductees. There is no industry function that can equal the emotional feeling and happiness when mingling and networking with so many greatest of the great."

Cole believed it was an incredible evening supported by both RV and Manufactured Housing segments.  

Inductees and family members accepting on behalf of deceased inductees include: First Row (L-R): Doug Gorman, 

Stan Sunshine, Gerald "Jiggs" Meuret, Kaki Williamson, Jeanne Mize, Rachel Gandy, Mary Irene Younkin,

"The cocktail party was fun, the huge group picture with all attending was charming, the dinner as always was incredible and best of all was the touring of the RV/MH Hall of Fame itself." Cole continued. "Wandering through the exhibits, theater, library and museum surprised some new guests. They were shocked at the unbelievable greatness and beauty of the building plus discovering their heritage for the first time. All comments from everyone referencing the Hall were in superlatives."

Keynote Speaker David Humphreys, former president of the Recreation Vehicle Industry Association said, "The Hall of Fame serves many purposes for the industry.

Noting the solid financial footing the Hall of Fame has achieved through the leadership of President Darryl Searer, Humphreys urged audience members to give the same priority to the Hall of Fame they give to industry unity."

In a behind-the-scenes look at the financial status of the Hall and its recovery from near insolvency just a few months ago, Searer declared, "The Hall of Fame has never been in better shape than it is today."

Overall debt owed by the Hall has been cut by $2.5 million in the four months since Searer assumed the Hall presidency.

Cole added, "It was a special evening you just did not want to end. You are invited next year."##
