One of those areas of agreement is on this quote that follows below.

Kevin, it seems to me that the problem of your industry is resale.” – Warren Buffett, Chairman of Berkshire Hathaway, parent company to Clayton Homes, Vanderbilt Mortgage, 21st Mortgage Corp, and several manufactured housing industry suppliers.

That quote hails from Kevin Clayton, who shared the quote stated by Buffett – “the Oracle of Omaha.”

Among the several areas that leadership at MHProNews attempted to urge and move leaders at the Manufactured Housing Institute (MHI) ahead on was precisely those that impact the issue of resale.

Resale values are important to:

> Lenders, as industry finance pro, Titus Dare has quipped and elaborated on;

> Manufactured Home owners, as belief in stable/rising resale values would be good for owners, thus buyers, and therefore the broader industry;

> Policy makers, advocates, and thus the media. If they believed in the stable/rising values of manufactured homes, numerous policies would more readily change.

Because even though conventional housing is routinely seen as appreciating in value, it is widely known that appreciation or depreciation of conventional housing is relative to the same kinds of factors as impact appreciation, stable values, or depreciation in manufactured homes.

Long time, regular readers will recall that as MHLivingNews.com and MHProNews have both periodically spotlighted, the examples and causes of appreciation.

Conventional housing and manufactured homes have several things in common.

But there is a difference between the understanding and acceptance of conventional housing, and the the proper understanding of manufactured homes.

That difference in understanding is thus part of the potential cause of rising/stable/falling values – in manufactured homes.

Because the homes are misunderstood, that in turn causes issues with appraisals, lenders, public officials, media, and others.

Resale of homes is clearly a post-production issue.

Resale of homes is obviously an educational issue as well.

Warren Buffett is right that about the fact that the issue of resale is a problem for the industry. But that doesn’t mean resale is the only problem.
