Russians Build Truly Mobile, “Mobile Home” – Lighter Side Videos Spark Serious Topics

In a matter of days, the first video below of a Russian designed and built “mobile home” cottage has widely surprised the total of all the views of all the videos that the Manufactured Housing Institute (MHI) produced and published in late 2017.

 

The videos are in Russian with an English voiceover.  As of the time the Daily Business News on MHProNews started this article on 2.8.2019, in just about a day, the “Bathhouse – First Drive” video published on 2.7.2019 had already had some 28,629 views.

 

Part one of this video “Building a mobile home on an UAZ platform – will it drive?” was published on published on Feb 4, 2019, and it already has 61,224 views.


 

Outside of the U.S. or Canada, there are many possible meanings to the term “mobile home.”  In Canada, they have Z240 standards for manufactured homes.  That’s their version of the U.S. HUD Code for manufactured housing code, which went into effect on June 15,1976.  Before that date, millions of mobile homes were built. Some of those pre-HUD Code mobile homes in the U.S. were built to ANSI, UL, or other inspections and standards – or were absent such standards – depending on the jurisdiction that they were crafted.

The genius of the HUD Code – on paper – is that manufactured homes offers numerous consumer safeguards.  Those consumer protections are not found in far more costly conventional housing.  A sense of that reality is found by clicking on the text/image box and the report linked from it.

HUD Code manufactured homes are built in a controlled environment.  So long as you can get to the factory or production center, weather has little impact on building.

Building materials don’t sit outside for days or weeks on end, getting rain, snow, wind, or other weather impacts.  Loss of materials to theft is dramatically reduced.  Waste in building is cut down to as little as a pair of 55-gallon drums, much ‘greener’ than conventional building.

You can find commentary like that pointed towards the trades from MH publishers and bloggers. Post that on Facebook, and dozens or hundreds of industry pros will ‘like’ it.

But where are such points found promoted by MHI are their own website? To the mainstream media?  Where are the viral videos about how manufactured homes are answer to the affordable housing crisis that promotes the good being done by the industry?

Instead, MHI spends thousands of dollars on hiring attorney(s) to rattle sabers against a pro-growth publisher. MHI surrogates ponder “boycotts” and plot ‘what can we do to stop them [MHProNews]?’

These low viewer level MHI videos – vs. what is occurring with these new Russian mobile home videos – are a stark reminder of the potential vs. the realities that exist in manufactured housing.

  • Tiny houses have a serious following. 
  • Mobile home lovers do too.
  • RVs – there are clubs galore.

Where’s the love for manufactured homes?  What is the Omaha-Knoxville-Arlington axis and their allies doing to promote real solutions beyond the silo of the industry’s modest numbers of professionals?

Sears Prefab Home Initiative

 As 2018 draws towards a close, Sears is a company struggling to survive. Creditors, courts, and a hunt for more customers are past of the once great retailer’s grim future. Walmart, Amazon, and others have taken big bites out of Sear’s market share.

 

But a century ago, it wasn’t so. Sears arguably did its part to helped launch the prefab housing revolution in the early 1900s. What happened?  

Sears is a timely reminder that time marches on. Change, be it slow or rapid, impacts businesses and industries or all sizes. For manufactured, modular, and prefab housing professionals, investors, and advocates changing market drivers and dominators are at stake in our industry too. 

Because Sears catalogs, like a foreshadowing of pre-internet Amazon, was its own marketplace of almost everything in its heyday. 

In this firsts video are some Sears homes that date back 90 years, with interviews comments from an architect and actual contemporary home owners woven into the narrative about Sears’ pre-cut “jigsaw puzzle” housing.  These curated videos are informative as well as entertaining. 

 


 

From Sears and Roebuck catalogs, someone could order precut kit homes. Those homes were part of the insatiable demand for affordable housing in America and beyond. From the early 1900s to about 1940, Sears sold tens of thousands of homes in this fashion.

 

 

As part of our Christmas pause to reflect, it’s important to realize that some of those old Sears kit homes are still around. There are still numbers of other old prefabs, shell homes, kits housing, and modular homes too. 

Some classic older trailer houses, about 2 million mobile homes, and roughly 6.6 million federally regulated HUD Code manufactured homes are all still serving their residents.

Some 22 million in the U.S. will celebrate Christmas in one of those mobile or manufactured home dwellings. On Christmas Eve, Christmas Day, and December 26, talk radio shows often use “’best of’ repeats. At this time of year, the mainstream media traditionally includes ‘year in review’ news stories.

Mayor Sounds Off on UMH Properties – Data, Documents, & More

Mayor Dean Dickey of Columbia, Tennessee was asked to comment via video about Countryside Village location of UMH Properties.

 

As a housekeeping note for this report, recent data and information from UMH Properties (UMH) will be laced between some other commentary which may not be directly related to the slide/illustration shown.

 

 

The video comment by Mayor Dickery are pleasant, but frankly it isn’t compelling dialogue.  The video is grainy, so the Daily Business News on MHProNews shrank the image to make it appear better. Full size, it is not very clear, which may reduce its impact for possible viewers.

 

 

That said, the idea to ask a mayor for comments can be prudent. Done professionally, it can be powerful.  This UMH video thus provided a ‘compare and contrast’ ‘teachable moment’ opportunity that public officials can be asked for statements, but also reveals how that can best be done. An example of how that is accomplished is found on MHLivingNews, and is also shown in the video below. Compare the two videos, and then push onto the latest UMH data.

 

 

These videos provide a backdrop to new data, documents, and images from UMH Properties, one of the largest manufactured home community operators in the U.S.  The video below is from their 50th anniversary annual meeting last year.

 

 

UMH is headquartered in a state that is not currently too manufactured housing friendly. Most of UMH’s locations are in other states. With a GOP contender Bob Hugin in surprisingly in striking distance in the deep blue “Garden State” of a scandal-ridden Senator Bob Menendez (NJ-D), this is also a reminder that the midterms are the time to vote for pro-business, pro-growth politicos.

Speaking of MHI, almost a week has gone by since MHARR published an update from HUD about an issue that MHI was also advised of by HUD.  Why didn’t MHI email their own members?  They’ve sent out other messages, why not on this topic of interest to retailers and communities?  ICYMI, or need a refresher, see the linked report, below.

One network commentator said that Hurricane Michael coming on shore was like the force of an E4 Tornado that lasted for 30 minutes, instead of 30 seconds. It’s not a perfect analogy, but paints several images that many don’t realize. Among them, that tornadoes typically only stay on the ground for a few minutes or less, while a major hurricane rumbles slowly over the terrain, with the ability to create storm surge, flooding, as well as wind damage.  That’s why the hurricane losses are rapidly into the billions, instead of millions, of dollars.

Just west of the bulls-eye in the Florida Panhandle – near Mobile, Alabama – a manufactured home community operator told MHProNews that there was no damage at all to his property.  He thanked us for checking in.

A manufactured home retailer in Panama City, Florida told the Daily Business News on MHProNews yesterday afternoon that they had not yet been able to access their location, but expected serious problems. Most in the directly impacted areas are still without power. By contrast, the same company has a location north-north west of the Villages that suffered no reported problems.

Several factories we heard from said that they had not heard from FEMA, but one HUD Code builder said that they had been contacted by a FEMA supplier.  They informed MHProNews that they declined to participate in supplying homes.

Still from the WaPo video posted further below. It is not entirely clear if this is conventional housing, commercial, or something else.

Sources are telling MHProNews that there seems to be a shift at FEMA towards using more RVs, and using fewer Manufactured Housing Units (MHUs).  But there are still thousands of such units in FEMAs inventor. There is an expectation that they will be put to work in the Carolinas and Florida too.

We checked video footage from various media outlets.

 

One of the hardest-hit spots in Florida is Mexico Beach, where Michael crashed ashore Wednesday as a Category 4 monster with 155 mph winds on Oct. 11. It shows damage to conventional housing and commercial buildings too.

 

 

Some videos appeared to show what looked like manufactured home communities in the distance, but the views were too brief to be useful. This one below isn’t an inspiring video, but it shows what apparently was an older pre-HUD Code mobile home (MH), or perhaps an early HUD Code manufactured home. The MH was twisted, but the problem was a tree falling on it.

 

 

A still in the cheesy video above shows extensive damage along a stretch of beachfront property, where block-after-block of conventional housing was leveled.  They source for that video cites the family in that ‘mobile home’ with the tree toppled on it telling CNN that they planned to continue in their ‘mobile home,’ even after the storm damage.

We found video of an RV park with overturned recreational vehicles, but no manufactured homes visible in it.

This next video by the Washington Post shows block after block of conventional housing and commercial construction that is damaged. Boats washed up, piers, and other forms of destruction are evident. There is a glimpse of a manufactured home in this video below, which seems to be in good shape.

 

Time is reporting that, “An insurance company that produces models for catastrophes is estimating Hurricane Michael caused about $8 billion in insured losses.”

MHProNews has had numerous tips, messages, calls and comments this past week. Among them are some items that could prove to be a bombshell for people focused on the finance topic.

We’ve been trained by the media to think that things are always getting worse – including on subjects like poverty,” said Visual Capitalist in comments to the Daily Business News on MHProNews.

The United States and the West has played a role in spreading rising incomes to much of the world, through trade, investments, grants, and aide. That doesn’t mean that there hasn’t been corruption or waste in those efforts. But it does reflect that conditions have steadily improved.

The U.S. Labor Department’s Job Openings and Labor Turnover (JOLT) Survey reported a new high this week, approaching the 7 million mark.  Those in manufactured housing are all-too-familiar with this number in a practical way, because factory-builders and others tell the Daily Business News on MHProNews that competition for labor is growing more intense.

 

 

CNBC’s breakdown of the Labor Department data revealed the following highlights:

 

  • Vacancies outnumbered those classified as unemployed by 659,000 for the month, an unprecedented trend that began earlier this year. Openings rose by 117,000 from June, to 6.94 million, and are up 737,000 over the past year, a nearly 12 percent increase, the department said in its monthly Job Openings and Labor Turnover Survey.
  • The “quits” rate, an indicator of worker confidence as it measures those who left their positions voluntarily, also hit a record of 3.6 million, a gain of 106,000, according to Bureau of Labor Statistics records that go back to December 2000. The quits rate of 2.4 percent is the highest recorded since April 2001 and was up one-tenth of a percentage point from a month ago.
  • Professions registering the biggest gains in job openings were finance and insurance at 46,000 and nondurable goods manufacturing, with 32,000. Openings decreased in retail (-85,000), educational services (-34,000) and federal government (-19,000).
  • New hires totaled 5.68 million, a marginal increase from June but also a series high and an increase of 3.3 percent from the same month a year ago.

What MH Associations, Trade Groups Say

Manufacturing has also reported new records.  The National Federation of Independent Business (NFIB), a trade association of some 325,000 members – which sources there say includes hundreds from the manufactured housing industry – has also hit new highs in business confidence.

Regrettably, while many sectors are hitting new records, manufactured housing is still struggling to crawl back to the 100,000-shipment level.  This is one of many reasons why the Manufactured Housing Association for Regulatory Reform (MHARR) – an independent-producers (HUD Code home production) trade association – has for years said that a new post-production association is needed.

The Manufactured Housing Institute (MHI) is the industry’s self-proclaimed umbrella trade group – including production and post-production – members.  Their own claim puts the onus on them to lead a more robust retail sales recovery.  MHI messages to their affiliates and members routinely take credit for almost anything that might appear to be good coming out of Washington, but the bottom line numbers are a metric that they can’t – or shouldn’t – ignore.

The new manufactured home shipments data tell a different story than the one that the overall U.S. economy is experiencing.

Why?

It’s an important issue for every independent, some of whom never experienced the industry’s higher producing glory days.  As a recent MHProNews report reveals, RV’s went from trailing manufactured housing in 1998, to surpassing manufactured housing only a few years later.  Today, RVs outsell manufactured housing by some 5 to 1.

The good thing about mobile home parksthat piqued my interest is it’s affordable housing and there’s such a growing demand for it,” said Kirk to WSFA.

The only way I can describe it is that it felt like walking into a third-world country,” Kirk said to the Montgomery Advertiser. “It was kind of left behind and forgotten.”

Q) What has he invested, and what is he doing?

WSFA says he’s invested $1.2 million, and an average of only about $2500 home per doing repairs.

So crews are trying to salvage wood where they can, installing used and refurbished appliances, putting down new vinyl flooring instead of hardwood.” Kirk told the Montgomery newspaper.  He says other upgrades are modest — a picnic pavilion, a playground for families, a small game room, free WiFi. “The simple things of life,” he said.

Kirk told MHProNews that he found it through a “real estate broker advertising it,” online.

Note that he’s raised rates since the takeover.  Residents not only seem to understand, because they see improvements, they welcomed the improvements. Rentals start at a mere $350 a month. It’s a balancing act, Kirk said. Pour in too much money, and you take it out of the price range of the people who need the lower cost homes.

That’s a comment that many mom-and-pop operations who are close to their residents have told MHProNews over the years.

 

Q) What has been the biggest surprise for Kirk in the mobile/manufactured home community business so far?

Without hesitation, “Finding good help to add to the maintenance team,” he told the Daily Business News on MHProNews.

Q) What’s your vision for the future?  Do you plan to do more communities, or do you already have other communities?

This is my first park and I plan on adding more to my portfolio as I go for the cashflow and accelerated depreciation,” he said to MHProNews.

 

Takeaways for Pros, Investors, Affordable Home Advocates 

The takeaways are obvious to those who realize that there are thousands of smaller, aging properties from coast-to-coast that aren’t of the kind that the big real estate investment trusts (REITs) are seeking.

While those less expensive properties are of interest to people like Kirk, the competition isn’t as intense for 50 sites or less, as for those who want 150-200 sites or more, per many community operators.

Kirk is an example of urban renewal without taxpayer dollars.  He’s profitable enough were he sees the opportunity to recoup his investment in a projected 18 months. He wants to do more.  “We Provide, You Decide.” © ## (News, analysis, and commentary.)

The ABC News videos help tell the dramatic tale of reportedly two dozen tornadoes that ripped through central Iowa yesterday.

 

 

Forecasters that morning admit they didn’t expect tornadoes later that same day.  Fortunately, there were no initial reports of fatalities, though many were injured.

 

Conventional houses, commercial buildings, and vehicles were damaged or destroyed. There are no immediate reports about any pre-HUD Code mobile homes or any manufactured homes that suffered damage.

We are not aware of any damage to mobile [homes] or manufactured housing in Iowa resulting from the tornadic events yesterday,” according to Joe Kelly, with the Iowa Manufactured Housing Association, said to MHProNews.

No Above Ground Housing Is Completely Safe

The videos shown underscore a point that MHLivingNews has made for the public, and MHProNews has for professionals, numerous times over the years.  Namely:

  • Above ground conventional building isn’t completely safe against a tornado, nor are pre-HUD Code mobile homes or post-HUD Code manufactured homes.

Is this only MHProNews viewpoint?

Hardly.

New design features and multi-section homes are increasingly giving them the look of traditional site-built homes. These safety standards and improved features should lead to the increasing acceptance of manufactured homes as a safe, durable, and affordable type of housing.”
