On Site Completion of Construction of Manufactured Homes Frequently asked Questions

inspecting houses foreclosure-support crThis HUD issued document deals with all the aspects the title implies: the monitoring contractor who oversees the PIAs on site work, identification of DAPIAs (Design Approval Primary Inspection Agency), site construction and alternate construction, is there a preferable format for a DAPIA’s approval or rejection, the level of detail to be included in monthly reports as well as inspection reports for the final inspection, and dimensions of attic space as it relates to how much weight the attic floor can handle.

There is a whole section on Alternative Construction (AC) versus On-Site Construction and what that entails. Another section deals with the load of trusses and where in the construction process is the home in relationship to March 7, 2016.

Another section deals with inspection provisions for adding solar panels, basement doors, a fireplace hearth crossing the marriage line, carports, and other amenities that are best added on-site.

One section deals with whether a company can “bundle multiple aspects site of construction that would be site completed under one site completion approval request.

The following is one passage from the 16-page document:

Please clarify the site-installed or completed appliances that would require an SC approval and those that would not require an SC approval.

Examples of siteinstalled or completed appliances that would require approval and inspection under Site Construction (SC) include but are not limited to:

Site completion of the installation of a water heater, including site completion of venting, which complies with the standards in all other respects.

Site completion of the installation of a heating system internal to the manufactured home, including site completion of venting.

Site completion of the installation of a range or cooktop if no other source of cooking is factory provided.

Site completion of the installation of an optional appliance such as a fireplace when on-site completion requires connection of exhaust/venting.

Site completion of a home shipped with electric appliances, but factory constructed with optional gas risers provisioned for the possibility of gas appliance conversion before retail sale.”

NBC News Today Show report shows Manufactured Home did as well as Conventional On-site Construction in hurricane high winds test

homes-vs-hurricane12-winds-test-credit=nbc-today-show-posted-mastheadblog-mhpronews-com-Regarding this previous portion of the test, IBHS indicated: “When one of these high wind-rated HUD-Code homes is installed on a permanent foundation, in most of the country, it would end up resisting wind storms better than surrounding site-built homes.”

So stated a MHI President and CEO, Richard “Dick” Jennison in a longer report to MHProNews. While part of the test was to show how superior a Wind Zone III home is to a standard HUD Code manufactured home in durability, Jennison said: the director of the IBHS (Julie Rochman, President) told the crowd how impressed she was at the performance of the Zone I home itself.”

Big Apple Sees Rise of First Modular Apartments

Near the tip of Manhattan Island in New York City is rising the Big Apple’s first modular residential structure, a seven-story apartment building of concrete and steel. The Stack, as builder Gluck+ Architects calls it, is being assembled at the rate of four modules a day. All 56 of the 45-foot modules are expected to be set by next week, with a projected October, 2013 completion of the interior finish work. Counting off-site building, the entire project will require ten months, six months less than on-site construction in this town called Inwood. As MHProNews has learned from fastcodesign, the modular units are assembled in a factory in Penn. and trucked to the site. “Normal construction is a nightmare,” say chief architect Peter Gluck. But in a factory situation, “You can easily supervise what’s being done, whereas in normal construction, that’s really hard to maintain.”

Modular Builder Holding Workshops on Construction

According to northbaybusinessjournal in Calif., Santa Rosa-based HybridCore Homes is designing the first phase of an 81-unit modular apartment complex in Williston, North Dakota, where the Bakken Oil Field has created a large demand for housing. The second phase calls for an additional 324 apartments. The name refers to the melding of off-site and on-site construction techniques for building a home, beginning with a module. Other modular projects HybridCore is working on include a 24-unit apartment in LaCrosse, Wis. and three single homes in Austin In California, the company has two projects with Calistoga Affordable Housing, a 60-plus townhome development, and several individual homes around the state. Otis Orsburn, vice-president of construction, says, “As new home construction gets back on the radar, we are getting calls daily about using the HybridCore Homes methodology of homebuilding.” The firm won the Best New Home Design in the 2,200 square foot category awarded by the National Modular Housing Council in April. MHProNews understands the company is holding a two-day workshop for builders May 22 and 23 in Santa Rosa to learn the technology.

Celebs, Public Accepting Pre-Fabs

bob-dylan-david-copperfield-wikimedia-mhpronewsMarketWatch tells MHProNews that pre-fab builders such as Home by Vanderbuilt and Cabin Fever are seeing the easing of the stigma of modular and factory-built homes. “Modular homes can provide features that lower energy bills; the materials are factory-made, which cut production costs; and the time it takes to build a property is incredibly short in comparison to on-site construction methods.” said a statement by Vanderbuilt. In addition to cost-saving potential, modular homes are also safer than consumers expect. The report states that Cabin Fever’s products can withstand Florida hurricanes, California earthquakes, provide cool temperatures in the hot desert and stay warm in cold mountain regions. As evidence of the claim that outdated stigmas are easing, name entertainers such as Bob Dylan and David Copperfield have requested prefab homes. ##
