Manufactured Housing Industry Facts, It’s About More, Per Economic Expert’s Insight

The top right graphic is an example of a useful MHI data point. The “Wheat and Chaff” is the wise way to a approach any information source. Keep the good, reject what’s not.

There appears to be considerable confusion about a variety of facts regarding modern manufactured homes, as well as the manufactured housing industry. Why?  Let’s tee up this topic, before diving into this relevant research, and today’s timely fact check.

Accurate Information Matters

When reading mainstream media reports, or research being done by third-parties at non-profits, universities, etc., there are often modest to significant errors found about manufactured homes.

During live presentations, hundreds of industry professionals have been asked by our publisher a variation of this question. ‘Does misinformation about manufactured homes (MH) hurt our MH industry’s sales?

Routinely virtually every hand in the room will go up.

So, by an almost universal acceptance by those motivated enough to attend a seminar, accurate information about MH matters.

The reputation of the MH industry – and to an extent, its integrity – can be influenced by the accuracy of the data about manufactured homes.  Rephrased, inaccurate information logically hurts sales, and harms our industry’s image.

Before diving into the focus of this particular fact-correcting analysis, the Daily Business News will remind readers about this potent fact check about tornadoes.  If the general public realized that the odds of not dying during a tornado in 2017 were over 1 million to one in favor of the MH resident, wouldn’t people feel more confident about buying a manufactured home?  Just think, only 1 out of a million died during a tornado in 2017.

Per room after room of raised hands by industry professionals during live seminars, thousands of industry pros believe more of the public would by a manufactured home, based upon accurate information.

“Even When We Had a Hurricane, It Wasn’t This Bad,” Profitably Decoding Post-Windstorm, Survivor of Possible Tornadoes Statement, Impacting Manufactured Home Community, Manufactured Housing Industry

Nevertheless, to date, only MHProNews and MHLivingNews have routinely promoted that kind of data, which is based upon National Weather Service’s reporting.

CompareMobileHomeTrailersPastManufacturedHomesSaferMoreDurableQuoteScholasticiaGayCororationPhotoSmallPercentageDamagedDuringHUrricanesMHProNews

The good news is that some state associations and the NAR (see above) have started to address this, as the report linked above noted.

So, accurate information matters. It matters to:

  • Investors,
  • Bankers,
  • Public officials,
  • Professionals in or considering the manufactured home industry,
  • Affordable housing advocates,
  • Economists,
  • Media,
  • Policy makers, staffs, politicos,

and the public at large.  Accurate information is presumably why MHI wants members to fly-in once  a year to Washington, D.C.  and hand out information packages to staff and members of the House and Senate in the Congress.

Why Is There So Much Misinformation About Manufactured Housing?

What contributes to, or is the origin of, some of those factual questions and concerns from third parties?

Let’s note for accuracy and fairness that no one source is fully responsible, nor is any one professional exempt, from striving to learn and accurately share the facts about the modern manufactured home industry.  We value input from our readers, and when an error is spotted, we want to correct it.

Each person reading this is to some degree, is either part of the solution, or part of the problem. That’s reality.

The Daily Business News will look at what should be a simple issue, which regrettably is being mistakenly proclaimed in error to the public, policy makers, influencers, and the media.

Let’s look at a recent data-dispute, and the facts about manufactured housing’s contribution to the U.S. Gross Domestic Product (GDP).  The GDP of an industry helps others measure its significance.  The larger the GDP, the more important the industry.

The Manufactured Housing Institute (MHI) has said that manufactured housing’s contribution to the United States of America’s (USA) Gross Domestic Product (GDP) is “almost $3 Billion dollars.”

Others, depending on MHI’s data, then repeat that claim.

But is that MHI figure, previously disputed several times by MHProNews, accurate?

We asked the National Association of Realtors (NAR) Scholastica ‘Gay’ Cororaton, Certified Business Economist (CBE), to explain how GDP is calculated.

Does GDP use wholesale or retail sales figures?  Note, ICYMI, the report linked below reflects corrections made about manufactured housing by Cororaton in a NAR report.  She as an economist understands accuracy, and has made corrections as needed herself, and thanked those who helped with those corrections.

Realtor University, Journal for the Center of Real Estate Studies, Makes Corrections– “The Market for Manufactured Homes,” by Scholastica ‘Gay’ Cororaton, CBE

Here was her on-the-record reply was to MHProNews.

GDP is measured at the retail price because the retail price determines what  the FINAL user spends.  Not wholesale price because wholesalers still sell to retailers, who then sell to consumers (as the final users),” said economist Cororaton.

She added that “The final users can be consumers, businesses (for fixed investments and inventory), the government, and foreigners (exports).” What that means in part is the sale of FEMA units to the federal government is part of the GDP.

However, the price of imported goods are excluded (GDP is a measure of domestic production),” NAR’s Cororaton said.

Composite information from LinkedIn.

She then pointed us to additional authoritative evidence, in the form of the Bureau of Economic Analysis (BEA).

The BEA recently provided MHProNews with the latest GDP data, cited by the Trump Administration in saying that the GDP in Q2 was up 4.1 percent. It doesn’t get more official than the BEA, does it? Cororaton emailed a BEA primer on the issue, available as a download, linked here.

Many who first explore manufactured housing say or wonder, “this sounds too good to be true.’ Manufactured housing professionals must understand and anticipate that reality. Part of the secret is accurate information, not hyped or error plagued information. For newcomers to the website not familiar with modern manufactured homes, learn more by clicking the image above or the link here.

Why Does this Matter to MHVille? Just the Facts…

For some time, MHI has been publishing information that far undervalues the industry’s contribution to the GDP.

Using MHI’s own information, which has rounded up in some cases, the correct GDP – per the BEA’s and CBE Cororaton’s formulas – would be over $6.5 billion a year, not “almost $3 billion…”

GeneralINdustryProfileManufacturedHousingIndstiutteMHIDailyBusinessNewsMHProNews

This is “updated” in June 2018, but still has errors. Note, there are improvements from some prior fact-checks by MHProNews, but still several errors. How are third parties to know what is accurate about the MH Industry?

Not only is that a more accurate total, but isn’t $6.5 billion more than twice as impressive as “almost $3 billion” for the manufactured home industry?

Then why does MHI use an arguably flawed, and inaccurate total for the industry? Remember, MHProNews has published a higher, more accurate estimated GDP previously and brought that figure to MHI’s attention.

Now that an respected economist with NAR is confirming the correct formula, will MHI finally change that erroneous, embarrassing, and industry diminishing, claim? Will MHI check their math, and make the necessary corrections?

Only Two Possibilities

1)        MHI can ignore the error, as they have other mistakes and apparent spin or hypes about some of their claims (think S 2155, for a regulatory example). An example is the correct count on communities. Once more, it’s MHI’s own members, past and present, that have said their current manufactured home community count is too low.  Their June 2018 data, reflects a change that is still inaccurate.  Why?

Frank Rolfe, Dave Reynolds, George Allen, Manufactured Home Community Controversy Continues

Note that when we published that article linked above, MHI said that the count was “37,524 land lease communities.” In their June 2018 updated graphic, shown above, they now say almost 40,000.”  Why not make a more complete and accurate correction?

As a result of their ongoing unwillingness to correct such data points, not only media and researchers, but corporations have published incorrect information to potential investors.

So, based upon past experience, it is entirely possible that MHI will ignore the facts, and keep claiming a data point that’s debatably embarrassing to the industry. Or:

2) MHI can do what’s right, and make the correction, which is the minimum that they should do. But will MHI do as NAR’s Cororaton did, and credit the sources for the correction?

ScholasticaGayCororatonCBENARRevisionsRealtorUniversityDailyBusinessNewsMHProNews598x493

Accuracy matters, and giving credit to sources matters to third parties. “The time is always right to do the right thing.” – Martin Luther King, Jr.

Adults make mistakes.

But don’t mature adults admit error, make corrections, and then move on? What will MHI do? What will their action or inaction say about the organization? How will MHI’s actions reflect upon the industry?

Two state associations have broken ranks with MHI, over their stated concerns that MHI has failed to represent their interests.  More recently, they’ve launched a new national communities association (see related reports, linked further below).

State Associations, Companies Quit Membership in Manufactured Housing Institute, (MHI), One Explains in Writing, ‘Why?’

Why would MHI understate, after they’ve been informed previously about the error?  How can they claim it is accidental?  What other reason might make sense?  Could it be that they are trying to understate the industry’s size, to discourage new entries into the industry? Isn’t that similar to what MHI President, Richard ‘Dick’ Jennison did by understating the industry potential for more rapid growth? What CEO of a national association argues for slower growth? It sounds pretty to say ‘sustainable,’ but the industry sustained several times this sales level in the past. Who benefits from slow growth?  What normal non-profit organization rewards a CEO like that, with a bonus, contract extension and more pay?

A respected non-MHARR industry voice has challenged retailers to organize and leave MHI, similar to what communities are starting to do. He believes that the majors have “weaponized” certain aspects of national association’s work, using these words:

“…If retailers would bow up and tell the MHI manufacturers they want dues paid to a new association rather than MHI there will be change. I do believe the majors have weaponized regulation that further entrench their companies or widens and deepens their moat. Keep my name off it please but I’ll support the efforts if [there] is enough backbone out there.”

MHI members are encouraged to get MHI to change their incorrect reporting of data, just as they are encouraged to get them to be more transparent on other past errors.  See the Howard Walker related report, linked below.  Is there any excuse for repeatedly making the same mistakes?  “We Provide, You Decide.” © ##(News, analysis, and commentary.)

Freedonia Group’s Comprehensive Incursion into Manufactured Housing

The Freedonia Group is one of several deep incursive dives into manufactured homes (MH) and other types of prefabricated housing. This Daily Business News analysis uses their public data, and is not to be construed as an endorsement – or questioning – of either their statistics or methods.

Rather, what this Daily Business News report will do is examine what Freedonia said about the manufactured housing industry in their own words, along with what they see as MH potential, and trends.

Manufactured Housing Industry Continues to Consolidate – “Destabilizing

The name of their article – which was brought to the attention of MHProNews last year by several emails and other electronic tips – is “Manufactured Housing Industry Continues to Consolidate.”

They pointed to the Manufactured Housing Institute (MHI) as their source for saying:

Manufactured housing is a significant portion of the US housing market, making up about one-tenth of new single-family housing in recent years.  However, the industry’s slow recovery from the economic recession and decreased access to credit for buyers has limited growth in demand for new units and created a competitive environment among producers; one that is destabilizing for many small manufacturers,” wrote Mariel Behnke.

Behnkeis an Industry Analyst at The Freedonia Group, where she covers the US and global construction and consumer products industries,”  stated Freedonia’s brief bio of their author.

As a result of the “destabilization,” Freedonia said, “Consequently, the industry has become increasingly concentrated as small producers close or are acquired by larger manufacturers.  In 2015, the three largest producers of manufactured homes controlled over 70 percent of the US market, a share that has grown in recent years.”

As MHProNews has previously reported, with the recent merger/acquisition of Skyline and Champion – the top 3 producers in the summer of 2018 – reportedly hold some 80 percent of the HUD Code manufactured housing (MH) industry’s production capacity.

Cavco Industries Market Share Expansion

In 2015, Cavco Industries acquired Fairmont Homes, a significant producer of manufactured homes in its own right.  The acquisition helped Cavco Industries expand its position in the Midwest market through Fairmont Homes’s manufacturing locations in Indiana and Minnesota.  Because of its visibility in the industry, Fairmont Homes continues to operate as an independent brand.  Cavco Industries also acquired Chariot Eagle, a smaller producer of manufactured homes and recreational vehicles with operations in Florida,” said Behnke.

These acquisitions have allowed Cavco Industries to position itself as one of the country’s largest producers of manufactured homes.  Additionally, they have allowed Cavco Industries to become more horizontally integrated, expanding its offerings of both modular homes and recreational vehicles,” according to Freedonia’s research.

Clayton Homes Acquires Producer and Retail Locations

Clayton Homes, a subsidiary of Berkshire Hathaway, made several small acquisitions during 2016, expanding both its leading market position in manufactured home production and its network of company-owned retail locations.  In April 2016, the company purchased River Birch Homes.  Its plant became Clayton’s 37th operating manufacturing facility and offers a strategic location in Alabama, near several of the country’s largest state markets for manufactured homes.  In 2016, the company also acquired two distributors, adding a total of seven retail locations to its network of over 300 company-owned outlets,” per Freedonia.

Freedonia’s Projections for MH?

Growth in manufactured home shipments is expected to lag that of the overall single-family housing market. While single-section manufactured homes,” said Behnke, “which saw their share of manufactured housing shipments rise during the economic downturn can expect stagnant change through 2020, shipments of double-section manufactured homes are expected to see relatively healthy gains, and will account for over three-fifths of all manufactured housing shipments in 2020. Manufactured homes with three or more sections will remain a marginal share of the market.”

While one can debate the projections, Freedonia said: “Ongoing growth in the housing market will support rising demand for prefabricated housing – the penetration rate of prefabricated housing units in the general housing market is expected to decline slightly going forward.

They said much more, and for $4,600 someone can purchase their full ‘deep dive’ report. Why does Freedonia say their research should be trusted?

The above is from Scholastica “Gay” Cororaton’s newly updated NAR research report, to learn more, click here. What Freedonia’s research, NAR or others should spark is this question. With facts so strongly in favor of manufactured housing, and the need is so great in almost every market, why are new manufactured home shipments still so low?

Why Does it Matter to MHVille, or Investors?

The short answer is that Freedonia’s data largely parallels the conclusions of distinct and similar information previously researched and reported by MHProNews.

Nor are Freedonia or MHProNews alone.

  • GuruFocus went a step beyond, and pointed to Berkshire Hathaway and their manufactured housing brands Clayton Homes, et al, as being examples of Warren Buffett’s “strategic Moat” as a means of creating a monopoly.
  • The Seattle Times expressed it differently, but likewise thinks their brands behave as a monopoly.  The Seattle Times said several federal investigations against Clayton and Buffett’s Berkshire brands are underway.

The Atlantic reported on and projected years ago the continued consolidation of the industry, which Freedonia now recaps.

The Nation cited Warren Buffett and Clayton Homes as monopolistic, as has CFED turned Prosperity Now in calling their lending arms 21st Mortgage Corp, and Vanderbilt Mortgage and Finance (VMF). monopolies in American Banker.  That’s one MHI’s Lesli Gooch leapt to defend against. So why hasn’t so Gooch or anyone else at MHI tried to publicly defend or debate that claims and allegations published here?

Progressive “Nation” Reports on Monopolies Cites Buffett, Clayton, Others – MH Industry Impact?

No guts, no glory.  The Urban Institute asked some of the same questions we do, only they came to a slightly different conclusion.  They also failed to mention their ties to Buffett, or that MHI and Clayton had taken part as undisclosed sources in their report. Coincidences?

Urban Institute Ask for Correction in Analysis of their Manufactured Housing Research, “Follow the Facts,” “Follow the Money”

Maxine Waters and other Congressional Democrats called Clayton and their lenders a “near monopoly,” and leveled charges of racism, the later charge Clayton denied.

What all of these threads – knowingly or not – point to similar conclusions to what MHProNews has been independently analyzing reporting and for MH industry readers and researchers for some time now.

Thus, the growing number of such reports makes it increasingly difficult for those in MHI or with a Berkshire brand to deny what so many see as the self-evident truth.

While several media outlets have reported on the apparent monopoly so many a allege, to date, only MHProNews has documented how that Berkshire strategic moat has worked in practice. Tim Williams, Warren Buffett and Kevin Clayton – and MHI – supplied the evidence, using their own words. http://www.mhpronews.com/blogs/daily-business-news/was-the-urban-institute-misled-duped-or-part-of-a-manufactured-housing-industry-scam/

While some outside media and sources in or out of the HUD Code manufactured home industry have called the Manufactured Housing Institute (MHI) a tool of Berkshire, what they have not yet done is verify that most state association executives are unwilling to publicly contradict any MHI dictum.

The reasons, later confirmed by additional industry sources, are in the Gold Rules report linked above.

The Bottom Lines?

While the Manufactured Housing Association for Regulatory Reform (MHARR) has raised similar issues, most of the industry’s trade media are largely silent on the topics of consolidation and control of the industry.

Only MHProNews has provided the documents and videos that spell out in

   Warren Buffett’s,

   Clayton CEO Kevin Clayton,

21st Mortgage CEO and former MHI Chairman Tim Williams

each in their own words – describe how choking off capital and credit arguably forced the consolidations that Freedonia or others cited above have noted.  See the charts, videos and links from this article for more insights, evidence, and details.

Hiding in Plain Sight

So isn’t all of that the uncomfortable truth, hiding in plain sight?

MHVillage, has debatably become a de facto publishing mouth piece for MHI.

Frank Rolfe, who previously criticized MHI, stopped doing so. Did it have anything to do with Berkshire Hathaway brands upping their financial connections with “Frank and Dave” Reynolds trade communications, and related operations. Was it a coincidence that more cash brought about their silence?

Frank Rolfe Blasts MHI for Poor Media Engagement, Industry Reactions

Other trade voices have been previously examined by MHProNews. One trade publisher frankly admitted to the Daily Business News that what we publish is what others of thousands are talking about, but no one else will write about as we have.

Another publisher said just last week that he liked our new format. But they’re getting apparently paid by MHI, and so they too are largely silent on the topics which matter to independents.

Two state associations, not as beholden to Berkshire as others, quit MHI last year, and are now formalizing a new national trade body for communities.  That’s a vote of no confidence.

New Manufactured Home Industry National Association Related Statements

Isn’t the truth about MHI acting as a tool for domination – by what MHI award winner Marty Lavin called “the big boys” – increasingly self evident?

‘Tip of Iceberg’ – Rick Rand; Marty Lavin, Communities have ‘No Confidence’ in Manufactured Housing Institute, New National Trade Group Announced

That’s a question Freedonia didn’t publicly answer. But isn’t it a reasonable conclusion, based on growing consolidation?

Note again how their research put it, ”…decreased access to credit for buyers has limited growth in demand for new units and created a competitive environment among producers; one that is destabilizing for many small manufacturers,” wrote Behnke.

Isn’t that Smoking Gun 3 in a nutshell? Isn’t the consequence of Buffett’s strategic Moat?

What is Leadership?”

In 2009 and 2010, the manufactured housing industry hit bottom. What that means is that thousands of professionals and investors in the industry today have never personally experienced an era of high performance.

Some believe that the only reason that manufactured housing hit a total of some 372,000 (+/-) new home shipments in 1998 think that was because of “easy financing.” While easy financing played a role, the reality check is that 372,000 (+/-) consumers believed that a manufactured home was the solution to their housing needs.

In several markets, one in three Americans who bought a new home, were buying a manufactured home in 1998.  Financing made that possible, but real people still made that choice.

About 6 million new or resale conventional housing units will be sold in 2018, according to the most recent National Association of Realtors (NAR) data.

Trading Economics said that the seasonally adjusted annual rate (SAAR) of multi-family housing starts in May 2018 was 404,000. So multifamily alone is about 4 times the number of HUD Code manufactured housing units, based upon recent data.

Trading Economics also said that new construction is running at an eleven year high.

Meanwhile, manufactured housing – while up from its bottom – is lagging far behind.

MHProNews established the #1 audience in the industry by not shying away from tough topics. Thinkers come here, and then the doers get busy based upon new insights.  We believed the MH Industry would respond to actionable reality over platitudes.  Vision became reality.

The reasons are many. The Masthead post linked below looks at that in more detail. But here and now, let’s name a few.

  • A lack of objective analysis and critical thinking as to the causes and cures for the industry’s low market penetration.

IfIHadAnHourToSolveAProblemIdSpend55MinutesThinkingAboutthePRoblemAnd5MinutesThinkingAboutsolutionsAlbertEinsteinquoteMHProNews

  • A widespread failure to recognize what kind of thinking and behaviors led manufactured housing to this relatively low point. Think about the Einstein quotes, above and further below.

  • Trusting in the wrong “leaders.”

Eternal principles matter. For those who make up their “own morality,” the result is inevitably chaos. Imagine if everyone made up their own “rules of the road” in driving. Driving would become far more hazardous and slow. A common set of authentic core principles is necessary in a just and productive society.

Another version of that same passage is translated as “My people perish for a lack of vision.”

There are needs for absolute principles in society, just as there are in math or science. Moral relativism doesn’t work in practice. The most just society imaginable would follow the 10 Commandments.

Phase Two is about to begin, a future based upon realistic potential. More about Phase Two in the days ahead.

Trivia: If you look carefully, the screen shot of the iPad above often looks like the MHProNews home page did on that Sunday morning.

Mensch

We’re preparing an article about a Jewish gentleman known by scores in the Manufactured Home (MH) industry.

In mentioning our research to a Jewish MH industry colleague, he said, “Make sure you say that he was a mensch.”

Google’s online dictionary defines the word “mensch” like this.

MenschNobelPrizeofWordsTitleYouCantBestowOnYOurselfmensch

men(t)SH/

noun NORTH AMERICAN informal

  1. a person of integrity and honor

The Urban Dictionary says, “A mensch is a someone to admire and emulate, someone of noble character. The key to being “a real mensch” is nothing less than character, rectitude, dignity, a sense of what is right, responsible.”

Dictionary.com says a mensch is a “person of strength and honor,” 1907, from Yiddish, from German Mensch, literally “man, person,” from Old High German mennisco “human,” from Proto-Germanic adjective *manniska- “human” (see mannish

Everyone, including we non-Jews (“the goyim”), can learn much from the mensch we are fortunate enough to encounter in life.

Divisions

Among the things Tony and I discuss from time to time is how governments, by accident or design, can divide people who otherwise can joyfully coexist side-by-side, absent irksome meddling.

RC Williams, Daily Business News MHProNews

RC Willaims.

As R.C. Williams put it about a year ago, there are professional race-baiters. It’s a term used by others besides R.C., to describe individuals who literally make money stirring up racial discord, often using a non-profit, or other operation to collect money.

Political parties are useful in some ways, but it must also be acknowledged that political parties and their advocates have the tendency to divide people into “us vs. them.”

That can happen in professional groups too.

HowToBeAModernDayMenschThoughtcoDailyBusinessNewsMNProNEws

Scriptural scroll for rabbinic reading.

We’re not among those who believe that every religion is equal.  There are for example, Satanists, not many believers would put them on the same level as other groups. But we acknowledge that if God-Who-Created all gave man free will, then we must respect other’s right to choose.

That doesn’t imply that in politics, religion, economic or other distinctions that dialogue should be avoided.

Robust, frank dialogue that seeks truth in all its forms is to be celebrated.

So, respectful dialogue on issues that divide people ought to be embraced.

Absent absolute standards of right and wrong, how can we recognize what’s criminal, okay or what soars to the level of what is honorable?

To be a mensch – an honorable person who acts with integrity – whatever one’s personal or demographic data might be – requires standards.

Back to Basics

Many a coach has taken a struggle team “back to basics,’ Tony says. When something is awry, the basics ought to be among the first its to examine.  When the industry is still at historically low levels of sales, everything that contributes to that should be evaluated.

When Tony and I met nearly 15 years ago, Tony was working in the Houston metro area. He described an impressive manufactured housing retail operation that had lots of traffic. It had leading edge tech at that time. The display made every home look as if it was ground set.  Every home was staged to the 9s.

That retailer had multiple outlets.

But as impressive as that retail operation was, as high as their traffic was, their conversion ratios were low. Their sales were low.

They ended up going bankrupt.

Tony said much of their plan was fine, but when people aren’t buying in sufficient numbers to sustain a business, it’s an obvious sign that one or more things are either missing or are not sufficiently emphasized.

That retailer never became a client of his. For a fraction of the cost of their monthly overhead, they could have invested and won. They pinched pennies, and it cost them millions. It’s but one of numerous examples of ways that a firm can fail.

The word “integrity” has several meanings. One is “the state of being whole and undivided.”

HonestyIntegrityWordCloudEthicsTrustRespectSincereMonsoonLeadersManufacturedHousingMHProNEws

Honest people can fail. Dishonest people can succeed for a time, as some criminal enterprises prove.

But ultimately every operation that has integrity – in a free enterprise system – learns to serve the public in ways that benefit the buyer, while profiting the seller. It must be a mutual victory.

That win-win requires a foundation, the basics. Every company or organization needs it.

When there’s one or more mensch in the mix, a person of integrity and honor, the odds for sustainable success arguably goes up.

We salute all people who are honorable, and who act with integrity.

With no further adieu, let’s look at the week that was, in over two dozen headline reports.

Factoid. If you look at the home page of MHProNews on Sunday Morning, it will look like what you see on this tablet screen shot, above.

Meshuggeneh

We were checking out at Walmart last night after dinner.  The woman who was ringing up our order was lightly conversing with my husband and family.  She was commenting on something the previous lady in line had said before leaving with her new goodies.  The lady at the register said to us, “What would my rabbi think about that?”  Without missing a beat, Tony said, “He’d likely think it would be Meshuggeneh.”

The woman looked with surprised delight, but apparently made the quick judgement that we were not Jewish.  “Yes, you’re right.  But how do you know what that means?”  “Because we have a number of Jewish friends and colleagues,” Tony replied, and in moments he and our son Tamas were both singing a few lines from Fiddler on the Roof to that woman’s amazement and joy.

The word “Meshuggah” is defined by the Free Dictionary like this: “Adj. 1. meshugga – senseless; crazy. meshuga, meshugge, meshuggeneh, meshuggener. Yiddish – a dialect of High German including some Hebrew and other words; spoken in Europe as a vernacular by many Jews; written in the Hebrew script.”  It’s use was perfectly suited for the occasion, and the exchanged clearly lifted the spirits of that woman — who doesn’t know us, and we did not know her save for those few minutes at a register.

There are times when the right words – including lyrical words – can bring joy, inspiration, comfort, or insight to others. Words can harm, and words can heal.

As trade publishers, it is never our intent to harm another, quite the opposite is true.

Journalism and trade journalism are relatives, but they are not precisely the same thing.

There is journalism for a cause, so-called agenda journalism.  Many in media try their hands at that, and to a degree, in as much as we advocate for this or that as a means of advancing manufactured housing in an editorial way, it would be fair to say that MHProNews and MHLivingNews have an agenda too. Every genuine trade media is a kind of de facto advocate for their respective cause or industry.

Ours agenda is out in the open. We want to see manufactured housing advance. Everything else, as my spouse might say, are details and commentary. During an affordable housing crisis, when the industry has done as much as 5 to 6 times higher levels of new manufactured home sales in the past, why isn’t the industry doing much better today?

For newcomers to the website not familiar with modern manufactured homes, learn more by clicking the image above or the link here.

Day by day, article by article, we strive to provide insights that address those kinds of opportunities and concerns.

Life can take surprising turns.

Neither Tony nor I imagined at the start of our studies and early careers that the course on our lives would bring us into manufactured housing.

My training was in medicine, and I’d been certified here in the U.S., and in a European nation, and my motherland too. Tony began his years of college studies in history, with a journalism scholarship, and a minor in business. As a medical scientist, I strive to look at things clinically. Tony uses decades of hands-on industry involvement in retail, communities, with lenders and producers, all aided by the lens of his education and other life experiences.

We naturally influence each other, as we aim to inform (and be informed by) you and the thousands of industry professionals, investors, and researchers who will check in today to read this among the total of 6.7 pages they will read on average before they go.

DisneySpringsTamasKovachPoliceSheriffsFirstRespondersDailyBusinessNewsMHproNews

A child with serious medical conditions will altar your life’s paths. But what a joy it is to embrace life, including the challenges that life will always bring.  As thousands in MHVille know, Tamas travels with us to trade shows and other industry events.

Depending on the time of year, and what’s going on in the industry, page views per reader can go as high as 9 per visit.

But even our most recent third-party data demonstrates that our readers are twice as engaged as the average mainstream media news site (by comparison, mainstream news gets about 3.3 page views per reader). Wow, we have double the engagement – or more – than mainstream news readers get. Our sincere thank you to all who make that possible.

Webalizer and Alexa are among the sources of our traffic insights, and third-party data tells us that no other trade publication even comes close to us in the manufactured housing trade media field. Again, thank you. By the way, it was a challenge from George Allen who suggested that we generate this third-party data report.  We listen to a wide range of readers, and often respond to, readers comments, though not always instantly.

There are a handful of bigger websites than ours in what Tony likes to fondly call MHVille or HUDVille. But no one even comes close in MH trade media websites, or apparently in published MH media too.  These are facts. No one else in MH media even bothers to share their trade site or readership data. NOTE: It’s not how many of what you print, it is what gets read that counts.

That’s one of several ways that third-party data comes in handy.

Why are we successful, and have a MH Professional audience as wide and deep as we do?

Fair questions.

First, we provide professional services to the industry, so we aren’t sitting in some ivory tower. We know factory-crafted homes from the ground up. Tony began award-winning, record-setting work in MH retail in the 1980s.  He later shifted to working with lenders on remarketing, and then with land-lease MH Communities (MHC) and producers.  In the industry’s trade media, it’s unlikely that anyone in MH history has interviewed more people than we have: actual manufactured home owners, numerous industry professionals, experts, and others who touch or connect with manufactured and modular home building.

Next, we curate topics that ought to have meaning for you, industry professionals, investors, policy advocates, and other kinds of researchers.  Thus, it should be no surprise when a number of articles here get over ten thousand hits or more in their first month online on MHProNews. Millions of page-views in a year can yield the kind of statistics that generated the following factoid.

The industry needs inspiration as well as fair warnings, and de facto morality tales. We are guided day-by-day with input from industry readers from across the range of businesses of all sizes.  The Daily Business News gathers input from a variety of sources, including:

  • insights and interactions with members and staffs of trade associations,
  • the federal government,
  • state or local officials,
  • mainstream media,
  • experts in various fields, and much more.

Yes, we have typos, as detractors like to note, but we also bring the industry’s most read, most discussed, and hardest-hitting articles. Tony says, “chaff and wheat.”  Keep the good grain, please pardon any keystroke or autocorrection-caused glitch.  Please pardon as needed, and keep in mind that for me, English is my third language.  Keep in mind too that we are doing more articles than all others combined between doing other services for various members of the industry.

We’re not aiming for the politically correct. We call it as we see it, but not for the sake of mere clickbait.

We are willing to expose what is necessary – the underlying factors that are holding our great industry back from achieving its potential for solving the massive, and growing affordable housing crisis.

We are willing to name-names, and point fingers, when there is evidence to make a claim.

We are evidence- and principle-based writers, with analysis informed by decades of hands-on experience in manufactured housing.

We’re mindful that every article gets read by thousands, many of whom will make decisions about manufactured housing related issues.

When third-party researchers, the federal government, others in mainstream media read, cite or quote our work, that all says something.  When certain voices in MHVille attack us (usually, quietly), that says something too. When the naysayers won’t debate publicly, that definitely tells you something’s amiss.  If they thought the facts were on their side, why not discuss them publicly?

Doing anything less than giving you actionable insights based upon reality – when during this U.S. affordable housing crisis our potential as an industry could be 5 to 10 times more business  – could debatably be called Meshuggeneh.

If you want to sign up for our industry leading headline news, delivered twice weekly, you can sign up in seconds at this link here or after the end of this article.

That said, let’s dive into this week’s tops headlines.

HUD’s Operation Breakthrough, Promoting Factory, Industrialized Building – Mobile Home Era to Modern Manufactured Homes.

June 1st, 2018 Comments off

ToddRichardsonActingGenDeptyAstSecPolicyHUDUserEdgeOperationBreakThroughManufacturedHousingIndustryDailyBusinessNewsMHProNews

Factory production can be achieved not only by complete factory production of housing units as in manufactured housing, but also with factory production of increasingly sophisticated building components that are then assembled in the field into traditional single and multifamily housing,” – Todd M. Richardson in Operation Breakthrough (reproduced below, including a video).

It’s an example of your federal tax dollars at work.

The project was deemed a failure, but it also provided lessons to be considered today.

It was likely Barry Cole, past chairman of the RV MH Hall of Fame – and himself a Hall inductee – who first brought Operation Breakthrough to the attention of MHProNews. Cole’s exclusive interview is linked here.

HUDOperationBreakthroughStillManufacturedHousingIndustryVideoDailyBusinessNewsMHProNews

From time-to-time since Cole’s head’s up, Operation Breakthrough pops up as the Daily Business News is researching various topics.

LevittBuildingSystemsHUDOperationBreakthroughFactoryHomeBuildingModularManufacturedHousingDailyBUsinessNewsMHProNEws

One can summarize the Housing and Urban Development (HUD) test in various ways. The way HUD’s Richardson summarized it, along with a video produced at the time, are shown below in its entirety. So, “We Provide, You Decide.” ©

These are among the keys MH Industry professionals and investors should consider.

  • There was a public/private effort made to create more affordable housing.
  • The project began in during the mobile home era; meaning, prior to June 15, 1976.
  • The quality of housing then was different than today. That’s true for conventional housing, or comparing the mobile homes of that era to the contemporary manufactured homes built today.
  • The logic of all forms of factory- and industrialized-building is affirmed in the report that follows.

Industry professionals and investors ought to be mindful that HUD Secretary Carson has sung the praises of manufactured homes, saying the evolution from the mobile home era until today has been “amazing!”

The manufactured and modular housing industries should not denigrate mobile homes. They must be understood and portrayed as they were. They were a step from the evolution of trailer houses, to mobile homes, to the early HUD Code manufactured housing units, to contemporary manufactured homes.

EvolutoinCrankBagCellSmartPhonesDailyBusinessNewsMHProNews

It’s arguably as foolish and short-sighted to condemn mobile homes, as it is to condemn the bag phones used decades ago, that evolved into the smart phones hundreds of millions use daily.

Evolutionary American Dream, from Tiny Trailer Houses, Mobile Homes, to “Amazing” Modern Manufactured Homes

There is an affordable housing crisis that’s so obvious that no one on the left-right political divide denies it.

Conventional builders can’t touch the manufactured housing price-point. Nevertheless, manufactured homes are outsold by conventional builders by a huge margin.

The HUD Code manufactured home industry’s top 4 builders by volume – soon to consolidate into 3 companies – produce 80 percent of all the industry’s homes. Those three builders are all members of the Manufactured Housing Institute (MHI). Where is the leadership to address the underlying issues that have held the industry back?

Clearly, the MHI videos and social media have not moved the needle, no matter what they tell you about clicks (have you ever heard of click farms?). The facts remain, new home shipments are only advancing marginally, and at nothing like the pace needed or possible.

For those who point to the Ducker Worldwide research as the reply to what MHI is doing, state association executives commenting to the Daily Business News, and industry veterans like Marty Lavin pooh-poohed that MHI effort before it was launched.

The fact that reportedly 2/3 of MHI’s own Congress and Expo attendees left the presentation before it was over should speak volumes.

Manufactured Housing Institute “Walk Out,” “Cover Up,” and Shock at their Vegas Event

  • Is MHI’s failure due to institutional incompetence?
  • Arrogance?
  • An unstated agenda?
  • What explanation can be given for the gap between what Harvard Eric’s Belsky, a GSE and others expected from manufactured housing and the realities today?

MultipleReasonsExpectManufacturedHousingDoBetterThanSiteBuiltHousingEricBelskyEecDirJointCenterHousingStudiesHarvardUnivDailyBusinessNewsMHProNews

At the time Belsky made this prediction, manufactured homes were selling over 250,000 new units per year. This year, MH won’t reach 40 percent of that total. What happened?

Is it any wonder that the AZ and NV associations stated in writing why they’re launching an alternative to MHI? Or why MHARR has promoted a post-production association for retailers, lenders, and other industry segments?

While the bulk of the industry’s arguably spin-filled, and weaponized messages from MHI spews forth an endless stream of vomitus mass, HUD and Congress have periodically help set the foundation for industry growth. They did so largely through the efforts of independents.

Read the full article by HUD’s Todd M. Richardson, reproduced below.  Keep in mind that HUD Secretary Carson said “I hear you– the industry –  and pledged a “new era of cooperation.”

As a professional or investor – ask yourself the following. Why isn’t manufactured housing producing 500,000 to a million units annually?

HousingIndicatorsNARSept2017DailyBuisnessNewsMHProNews

MobileHomeShipmentsManufacturedHomeShipmentChartMHIAShipmentsMHIndustryChampionSkylineHUDCodeDailyBusinessNewsMHProNews

Of course, modular construction and other methods ought to be part of the mix where appropriate. But part of the point in our flashback reports is to demonstrate that what has been done and envisioned before, could be done once more, and more effectively today.

There is no other ethical way than to build our way out of the housing crisis.

NAR’s Lawrence Yun Raises Alarm for New Housing Crisis, MH Import?

Robust factory-building requires vision, commitment, and a clean break with those inhibiting forces that have held the factory-built housing industry back.

With that commentary, here’s HUD’s Operation Breakthrough.

—————– Operation Breakthrough —————–

ToddMRichardsonHUDUserEDGEManufacturedHousingINdustryDailyBusinessNewsMHproNEws

Periodically, I find it helpful to look back at the early days of the Office of Policy Development and Research (PD&R). You may recall my post on the Housing Allowance Experiment that inspired what is today’s Housing Choice Voucher program.

Today’s post is about a very different PD&R demonstration, a massive effort to change how we build housing in the United States. In the late 1960s and 1970s, PD&R ran a demonstration called Operation BREAKTHROUGH. According to then-Assistant Secretary for PD&R Michael Moskow in 1974, “The Department of Housing and Urban Development launched Operation BREAKTHROUGH in 1969 to stimulate volume production of quality housing for all income levels. Factory building offered a logical means — then as it does now — for the housing industry to grow and progress. We set ambitious objectives for that growth. BREAKTHROUGH tested many techniques of industrialization.” The demonstration is well documented in this report from our archives that we have posted on HUDUSER.gov.

This demonstration involved complex partnerships with multiple “Housing System Producers” (including General Electric and Alcoa) and “Prototype Site Developers” (including the Boeing Company). The report states that between 1971 and 1973, “on the nine prototype sites are 2,938 housing units, 2,794 representing BREAKTHROUGH systems…. Those producers, assigned to 44 separate parcels or micro-sites, erected a variety of single family and multi-family dwelling types. There are 45 different combinations of producer and type….

Probably almost as interesting as the technology and site plans was the financing. Some of the financing tools used in the 1970s were different from the ones used today, although some have remained the same. This report provides some reminders of past practice. HUD contributed in multiple ways, such as providing mortgage insurance and housing subsidy contracts. Notably, in 1971 Congress funded $30 million ($192 million in 2017 dollars) toward PD&R’s Research and Technology Account to subsidize various aspects of the demonstration.

If you are interested in how these developments look today, I have linked to their approximate location in Google Maps. The report noted above provides site plans so that you can compare their current state to the 1970s site plans, including which housing system producer was associated with each section of the development. Unfortunately, not all the sites have Google Street View images, but for those that do, it is interesting to take a virtual walk through the community. The St. Louis site seems to have been demolished. The Sacramento site appears to be partially demolished, probably because of the many problems with the units documented in the HUD report. The other sites appear to have fared very differently over the more than 40 years since they were developed. In most of the sites, the architecture is notably different than that of other housing in the community.

  • Kalamazoo, Michigan. New Horizon Village (245 units by 7 producers): No Street View available.
  • St. Louis, Missouri. LaClede Town (464 units by 4 producers): As best as I can tell, this site was demolished in the late 1980s, and it looks as though St. Louis University has redeveloped the site.
  • Macon, Georgia. Crystal Lake (287 units by 6 producers): Partial Street View available.
  • Sacramento, California. Greenfair (407 units by 7 producers): Street View available.
  • King County, Washington. Lendemain (178 units by 4 producers): Street View available.
  • Memphis, Tennessee. Edison Park (518 units by 4 producers): Satellite view only.
  • Jersey City, New Jersey. Summit Plaza (486 units by 3 producers): Street View available
  • Seattle, Washington. Bryant Manor (58 units by one producer): Street View available.
  • Indianapolis, Indiana. Park Lafayette (295 units by eight producers): Street View available.

When the National Academy of Sciences reviewed PD&R in 2008, it summarized the core lessons from Operation BREAKTHROUGH as follows:

A series of demonstration houses were constructed, but most of the proposed systems did not advance to commercialization. Overall, the initiative proved ineffective and ended in the late 1970s. In citing Nelson and Langlois (1983), the National Research Council (2000, p. 7) noted: “the lessons learned from Operation Breakthrough and other federal R&D projects are that successful programs have the following characteristics: association with government procurement or some other well defined public-sector objective; support of defined, nonproprietary research guided by a scientific community; and an institutional structure that allows potential users to guide the program.” Operation Breakthrough’s failure was attributed to the attempt by government to introduce technologies in an arena in which it had no procurement interest.

However, one generally unrecognized success of Operation Breakthrough is the recent marketplace acceptance that increased factory production of housing improves construction efficiency, quality, and affordability. Factory production can be achieved not only by complete factory production of housing units as in manufactured housing, but also with factory production of increasingly sophisticated building components that are then assembled in the field into traditional single and multifamily housing. The latter concept of factory production has grown dramatically in the last two decades. The structural building component industry consisting primarily of factory-built wood trusses and walls has grown in sales in a decade by over 120 percent, from approximately $6.9 billion in 1996 to $15.3 billion in 2006 (SBC Legislative, 2007). The leadership shown in developing an idea that has continued to grow in the housing industry can be viewed as an Operation Breakthrough success. But, it is important not to overlook the lesson that the government’s role in sponsoring research and technological leadership has boundaries that must be compatible with marketplace conditions.

The video originally produced back during the Operation Breakthrough era – referenced above – is posted below.

Proud to be an American

As we watched the release of Josh Holt and his Venezuelan wife, the ‘sound track’ of the Lee Greenwood song that includes the lyrics above was playing in our heads.

First, the events of last night, courtesy of the White House press room to the Daily Business News.

America is making a come-back.

The White House provided us the letter below, the day it was released to North Korean leader Kim Jong Un.

PresidentDonaldJTrumpLettertoKimJongUnNorthKoreanLeaderMay242018MHProNews

To see this letter full size, click here.

If you recall, 3 days ago, the president got tremendous push back from numerous talking heads for cancelling his summit with the North Korean leader via that letter.  But events since then have once more proven that POTUS Trump was correct.  It was walk-away power. It was the art of the deal.

Make no mistake.  On the international stage, this American revival is due in part because the 45th president is willing to flex U.S. muscle. That muscle is due to the military and their supportive services, including intelligence.

That muscle would not have much meaning, absent the history of sacrifice of those who gave their life for American freedom, and that of other nations. That’s what Memorial Day commemorates, the fallen who gave their life. Recall that Memorial Day is distinct from Veteran’s Day.

President Donald J. Trump’s leadership is why we saw the signing of the S 2155 bill last week that gave the manufactured housing industry relief.

Here’s that Lee Greenwood video, the lyrics are found on this page, and the video has a few screen shots of manufactured homes. Can you spot them?

MHProNews, the Daily Business News, and MHLivingNews in Mainstream Media News

The Daily Business News, MHProNews, and MHLivingNews have all been mentioned on mainstream media sites in the past couple of weeks, the most recent was yesterday.  We’ll have a report on some of that next week.

We craft our articles in a way that attempts to take a 360-degree view.  Websites such as this one can be accessed by anyone. While the primary audience is industry professional, investors, public officials and advocates – and third-party data shows that’s who our main readers are – we strive never to forget that others can drop in and read here too.  The media, public officials, and advocates have for years.

It is part of what makes us the runaway #1 read manufactured housing industry professional trade media.

The week ahead will have reports about the community sector, and on topics that will evolve on all other aspects of factory built housing.

Shifting Momentum, Demographics, Women, the 2018 Midterms, and Manufactured Housing

May 23rd, 2018 Comments off

POTUSDonaldJTrumpWhiteHouseShiftingSuisanBAnthonyWomenMomentumManufacturedHousingDailyBusinessNewsMHProNews

If one takes candidates at their word – which is never a given once they are elected  – it must be noted that candidates Secretary Hillary Clinton, and businessman, builder and media maven Donald J Trump each made a range of stated policy positions.

Last night, the House passed S. 2155, see that report linked below. The bill gives manufactured housing professionals some benefits and relief from Dodd-Frank.  It fulfills part of the 45th presidents pledge to undo what he said was the economic damage wrought by the CFPB and the Dodd-Frank regulatory regime.

That bill which has now been passed by the House and Senate would not have been signed had Ms. Clinton been the president, per her own statements.

By contrast, there is every expectation that President Donald J. Trump will sign the measure that provides relief for the industry on the MLO rule and other fronts.

Also last night, President Trump, addressed the conservative, pro-life women’s group gala, the Susan B. Anthony List. He was welcomed like a rock star.

The video posted will reflect several things that industry leaders, investors, and strategists should consider. Note that the female population is slightly larger than that of men. Note to the charts that will follow.

First, the president is repeating a theme, that the group also spotlighted – “promises made, and promises kept.”

Next, the pro-life group is pledging a serious voter mobilization effort for the fall.

Note that the NRA – the National Rifle Association – has made a similar pledge to the president for supporting candidates that he and his party will back. The president and Vice President Mike Pence are signaling that they will be very active on the campaign trail in much of the rest of 2018.

Reuters’ latest generic ballot has now tipped the midterm race slightly ahead for GOP candidates over Democratic ones. It is a tidal shift from the end of last year.

According to Vote Run Lead, exit polls reported that 53 percent of voters in the 2012 election were women.

In every presidential election year from 1980 – 2008 women have outnumbered men in voting Democratic and the same is true for men outnumbering women voting Republican,” says Wikipedia.

The U.S. Census Bureau tells the Daily Business News that, “Voting rates have also historically varied according to age, with older Americans generally voting at higher rates than younger Americans (Figure 4). In 2016, this was once again the case, as citizens 65 years and older reported higher turnout (70.9 percent) than 45- to 64-year-olds (66.6 percent), 30- to 44-year-olds (58.7 percent) and 18- to 29-year-olds (46.1 percent). However, in 2016, young voters ages 18 to 29 were the only age group to report increased turnout compared to 2012, with a reported turnout increase of 1.1 percent. All older age groups either reported small yet statistically significant turnout decreases (45- to 64-year-olds and those age 65 and older) or turnout rates not statistically different from 2012 (30- to 44-year-olds).”

VotingByAgeCensusBureauDailyBusinessNewsMHProNews

There is every indication that the president’s popularity is rising among blacks, Hispanics, and women. He already had a strong lock on Evangelicals, and white men.

MHProNews cited the New York Times polling, our own yard sign straw poll of a Florida manufactured home community, and a straw poll of industry professionals at an MHI event as part of our pre-election projections in 2016 that Mr. Trump would do well among manufactured housing residents and professionals.

ChangeInVotingPatternsAgeRaceCensusBureauDailyBusinessNewsMHProNews

It was part of our MHProNews broader analysis. These were among the reasons for our projecting that he could pull off an upset on election night.

There is no other known group or media in manufactured housing that made similar projections. We editorially supported the Trump candidacy, as being better for business, workers, investors, and our industry.

12ReasonsEducatedIranianAmericanWomanSupportsDonaldTrumpPostedMastheadBlogMHProNews954x846

While the Manufactured Housing Institute (MHI) paid for two pro-Clinton speakers in the closing days before the 2016 election, the Kovach family and MHProNews supported Donald J. Trump’s candidacy as the best for the industry, small business, and hundreds of millions of Americans. One of those stories ended up on the president’s campaign website, and hundreds of conservative and pro-Trump websites.

Washington Insider Info

While MHProNews doesn’t claim much advantage over anyone else that is willing to dig for data and insights.  We have not yet personally met the president, but we do get several daily media and other briefs from the White House.

There are good reasons to believe that baring the unexpected, the GOP under President Trump’s leadership could pull off yet another surprise in the upcoming midterms.

The president himself is predicting it.

When you listen to the enthusiasm of this crowd from last night, does it remind you of the rallies from his campaign? No ‘entertainment’ was needed.

The theme is “Promises Made, Promises Kept.” It’s a powerful message for a campaign.

Step-by-step, President Donald J. Trump has undone in less than 18 months, much of the 8 year legacy of President Barack Hussein Obama. The Heritage Foundation claims over 60 percent of his agenda is already accomplished.  While that statistic might be debatable, what is certain is that his steady and relentless pace is getting voters to respond.

Look for our Daily Business News latest U.S. economic report, and how that will play into the manufactured housing industry’s calculations. That surprising snapshot will be published later this morning.  We Provide, You Decide.” © ## (News, analysis, and commentary.)

Millions could care less about politics. Many don’t want to talk about religion either. Especially those in business, who want to be able to serve as many people as possible, topics like that are almost a taboo.

Then there is “industry politics.”  Some only want to hear ‘good news.’  ‘We keep it positive’ was part of a longer thread of messages from an industry blogger.

Isn’t that like not wanting to know when it will rain, hail, snow – or if a hurricane is coming your way?

When the industry was on its heels in October of 2009, the year what’s known as MHProNews launched, there was a need then to get industry professionals to rally.  That required cheer leading, but it also required the facts that supported the reasons to be confident in our factory-built home – notably HUD Code manufactured home – industry.  But modular, prefab, conventional – all housing slid in those days

The automotive, RV, and conventional housing industry recovered more rapidly than manufactured homes did.  Why?  Document and fact laden Smoking Gun 3 will help answer that question.

MHProNews waited to see who among the industry’s trade voices would let the thousands who didn’t go to Las Vegas know that the MHI event was repeatedly disrupted by protestors. It’s on video. See that on the Masthead, because who else in the industry among industry trade talkers will bring you what is real?

We don’t want disunity,’ or ‘But we don’t want to hear negative things,’ some say.  Sure, we get that on the Daily Business News, but as an MD by training, I can tell you that patients don’t want to hear that they have a serious illness either.  Early treatment is the path to the cure.

The doctor, attorney, or account who tells you only what you want to hear can get sued for malpractice.  Don’t you want reliable information, not just happy talk?

As an MD and as a mother-to-be, I didn’t want to hear that our son Tamas wasn’t going to live.  But thank God, by prayer and daily action, he did live and while it required a complete change of plan for me personally, look at what a child who spent much of the first years of his life in a hospital looks like today.

Tamas Kovach (pronounced like “TahMash CoVatch), is part of the MHProNews/MHLivingNews family, with a Tunica Show attendee. Numerous such photos are taken during the course of the event.

Sacrifices were made in my career for the sake of our son.  Because we faced a tough reality in the face – through that combination of action and prayer – the payoff with our son was priceless. Almost everyone who meets him rapidly says, how special he is.  At the affordable housing focus group, our son went from table to table, telling joke after joke, to the delight of the attendees, while the video cameras, mics. and lights were being set up.

Every child is special.  Every adult is too.

On MHLivingNews, where the industry truly needs something positive, we do that better than anyone ever in the history of the industry.  But we also use that site to disprove time and again the false and misleading concepts that are held by millions.  It is done factually, based upon evidence, using as often as possible third party research, actual home owners, or other experts. No one else in the history of the industry has produced more such research, useful, and positive content.

The industry still needs a level of confidence building.  But it also needs reality checks and fact checks so that those who hide the facts – who hide the real news, and what’s going on behind the scenes – are shown to be who they are.

In the real world, people do bad things to each other, like it or not.  You have to be ready for that, as a mature adult.

In medicine, you change the prescription and the treatment according to the evidence and to suit the case of the patient.  We pivoted on our format here on MHProNews several times, to suit the evolving situation and to follow the evidence, while following the money.

There’s an affordable housing crisis, and manufactured housing might break the 100,000 shipment mark this year.  That, to borrow HUD Secretary Ben Carson’s phrase, is “ridiculous.”  See Greener and Stylish to better understand just how ridiculous some of what’s been going on in MHVille truly is.

Or on the Masthead, see a report you have yet to see anywhere else in manufactured housing industry trade news or commentary.

Or look at the modular survey for a different reality check.  Some want to run to mods as the solution.  We embrace all kinds of factory built housing.  But if someone thinks that “going modular” alone is the answer, that survey is a wake up call.

The latest MH Industry BIG DEAL is below, with details not found in the official press release.

Not just those, but every story we publish is carefully curated to inform – and yes, inspire – industry professionals.

That’s why you made and keep us the runaway #1 trade media in the industry. That’s what third party facts reveal. Thank you for that confidence.  We don’t ever intend to betray it, even if it means tell you some tough realities. From the biggest names in the industry, to the mom-and-pops, and all in between – plus public officials, investors and others – they all flock to read here by the thousands daily. That’s just a fact.
