Manufactured Home Taxes due Aug. 1

mhmsm Mfg home stock photoMHProNews has learned from logandaily that the Hocking County, Ohio second half 2015 real estate tax and 2016 manufactured home tax statements have been mailed. Hocking County Treasurer Diane Sargent says her office will continue to accept applications for the treasurer’s pre-payment escrow plan until June 30 for real estate and manufactured homes.

Mail postmarked with the due date of the taxes will be accepted without penalty, although the treasurer’s office is now accepting debit and credit cards, either at the office or online.

The closing date for real estate is Fri., July 15, while the closing date for manufactured homes is Mon., Aug 1, 2016. Hocking County is in south central Ohio. ##

Stunning 2 Million dollar manufactured home, but TMZ and media struggle to ‘get it’

TMZ and other media outlets both raved and ranted. “On top of the nearly $2 million price tag, the HOA fees will run the new owner a whopping $3,565 a month. That’s another $42,780 a year.” The media has little notion of the advantages that millionaires such as Russell, or more millions of owners of more modest means have with modern manufactured homes, including those placed in land lease communities. What sounds like a lot of money for site fees (aka “lot rent”), in many jurisdictions means you have little or no real estate taxes, and may have little or no personal property taxes. This is why the listing agent can correctly boast that it is the most amazing home-with-a-view value under 2 million dollars in Malibu, CA. Manufactured Home Fees Due by Month’s End

The 2013 manufactured home (MH) statements and the second half 2012 real estate tax statements have been mailed from the Hocking County Treasurer’s office in Logan, Ohio. The MH remittance must be postmarked by July 31, 2013 and by July 12, 2013 for the real estate taxes. As logandaily informs MHProNews, late payments may result in penalties.

NAHB to Congress: Keep Housing Tax Incentives

During testimony before the House Ways and Means Committee on residential real estate and tax reform, Robert Dietz of the National Association of Home Builders (NAHB), noting 40 percent of renters pay more than 30 percent of their income for household rent, urged Congress to maintain the mortgage interest deduction, the Low Income Housing Tax Credit (LIHTC), and real estate tax deductions. He says LIHTC is the most effective tool for creating affordable housing, but the demand exceeds the financing capability of the program. “The solution is not to eliminate the most successful affordable housing program in the country, but to provide it with the resources necessary to address the shortage of affordable housing options in our cities and towns,” added Dietz. He said 70 percent of homeowners with a mortgage claimed the mortgage interest deduction in 2009; and homeowners pay $300 billion each year in real estate taxes, but that is not something in the federal tax debate. As MHProNews has learned, building 100 single-family homes creates more than 300 full-time jobs and generates $8.9 million in federal, state and local tax revenues that feeds into local communities and schools. “Housing provides the momentum behind an economic recovery because home building and associated businesses employ such a wide range of workers. With the right policies in place, housing can be a key engine of job growth that this country needs,” said Dietz.

Ohio Town Taxes Real Property and MH the Same

The ADA Herald in Ada, Ohio, says real estate tax bills have been mailed this week, and the last day to pay manufactured home tax in Hardin County without penalty is July 27.  In 2000, the county began taxing manufactured homes at the same rate as real property.  In a conversation with MHMSM, the auditor’s office says the manufactured homes are assigned a value.  That figure, say $50,000, is multiplied by 35 percent for depreciation, which equals $17,500, which is the depreciated market value (dmv).  Forty percent off the dmv equals $10,500. This figure multiplied by the individual township tax rate equals the amount owed by the manufactured home owner.
