Warren Buffett’s Profitable Lessons for Manufactured Housing

“”We can afford to lose money – even a lot of money. But we can’t afford to lose reputation – even a shred of reputation,” wrote Warren Buffett to managers,” according to a post on the Wall Street Journal’s Facebook page.

 

Now contrast that with the investment-focused Motley Fool’s citation of the famous Buffett quote: “Rule No. 1: Never lose money. Rule No. 2: Don’t forget rule No. 1.

Do these two fabled Buffett quotes complement or contradict each other?

We deliberately avoid answering that today.

Ladies and gentlemen professionally involved in manufactured housing land – what we lovingly refer to here on MHProNews as MHVille – those Buffett quotes bear close scrutiny.

Beyond the words, so too does the actual behavior of Buffett and Berkshire Hathaway’s brands.

It is not that Mr. Buffett is necessarily wrong.  As one of the top four wealthiest people in the world, he’s proven his ability to attract investment capital and make money for the long term.

The question is, how has Buffett achieved that wealth in recent years? Say the last two decades?

No two people agree on everything. We need others in our lives as reality checks. If Marty Lavin never gave MHProNews any more on-the-record quotes than those already given, the ones we have from him are highly valuable to those wise enough to grasp and apply them routinely. It isn’t that Marty invented these sayings; he did not. But as a significantly successful person in manufactured home financing – with real manufactured home (MH) community and high-volume MH retail experience –  what he said is as useful – perhaps more so – as those Buffett quotes are.  Once more, with gusto…

  • Pay more attention to what people do than what they say.
  • Follow the money.

These Lavin tips have been used by detectives, serious reporters, and other researchers for decades.

What they point to, without saying it, is the value of authentic history.

Let’s pair that with what pro-manufactured housing investor Robert Robotti said about investing. “In order to outperform the market, you have to have a contrarian point of view,” Robotti said to the Motley Fool investment media.

In an organization, one needs a significant degree of compliance by team members. No factory could function successfully without team members doing their jobs well. No financing operation could profit, unless team members do their jobs well.  I know, because I’ve seen and experienced these things first hand.

But in order to achieve a breakthrough, one has to be able to step out of the box. If someone stays only inside the box, by definition, no progress is ever made.

We need to be able to celebrate the good that someone has done, while recognizing that they are bound to have flaws. Let’s give some examples, and then return to the profitable MH theme.

We like many of the quotes that the Reverend Martin Luther King, Jr. has given us to ponder. He was surprisingly successful, but that success was not overnight. It took time, persistence, a kind of urgent patience. King was wise, but he was reputedly also a womanizer. Can’t imagine that his wife liked that reputation, can you?

A couple in the White House today have a similar challenge. But unlike the defense that much of the mainstream media gave Bill Clinton while he was president, or the cover for womanizing given to John F. Kennedy while he was president, Donald J. Trump’s past womanizing is treated quite differently. Before he ran for  president, Mr. Trump was celebrated for the same thing he is now denigrated for doing. What’s up with that? That’s not to attack the other 2, nor to defend the 45th president on that score. It is only to reflect that a double standard exists.  It is also to reflect how helpful history is.  Now, let’s take that back to MHVille.

People have to be able to discern reality, to find what is true, and separate the ‘wheat from the chaff.’  There are things Mr. Buffett has said that are insightful, useful, and true.  That doesn’t mean I have to agree with Buffett’s reputed business practices. Wheat from chaff.  Discern what is useful, then act upon that, and your odds for success go up.

Before diving into our weekly headline review, and we have some doozies for you, let me make one more observation. There have been some famous – but later convicted – con men in our nation’s history. People who were so respected, until they were found out.  Once exposed, they where then reviled. Let’s mention only one to make the point.

Bernie Madoff is described like this by Wikipedia, “Description: Bernard Lawrence Madoff is an American former market maker, investment advisor, financier, fraudster, and convicted felon, who is currently serving a federal prison sentence for offenses related to a massive Ponzi scheme.”

Madoff was celebrated, until he was vilified.  By the way, not all cons are alike.

Now will the day may come that fans of Buffett — or an infinitely lesser light in MHVille, part-time magician George F. Allen — feel the same about them as they do now about Madoff?

Some sing the praises of the Manufactured Housing Institute (MHI). But look at the fact that every one of the corporate industry embarrassments in MHVille named by John Oliver’s “Mobile Homes” video was connected to a firm connected to MHI. Pray tell. What exactly are the leaders at MHI being celebrated for accomplishing?  Other than the increasing consolidation occurring in MHVille?

Cons are often celebrated, until they are finally understood, and then they are fully exposed. Some cons, like Madoff, go to prison.

To grasp those highly profitable lessons, one needs the perspective of history. That requires real history, not fake history. Discerning the truth requires real analysis, not fake analysis.

To be sustainably successful in MHVille, one needs to know when to duplicate – as in a training the line workers in a factory – and when to innovate. The later – innovation – means you have to be willing to be a contrarian at the proper times.

Before closing, let me tip the hat to Jim Ayotte for a statement he made that applies to everyone, not just top-tier association executives. “As an association executive, my job is to assess the situation and seek the best possible outcome based on the facts as I know them.”  Publishers, writers, sales professionals, business owners, line workers – everyone could apply this principle Ayotte made to themselves.

None of us don’t know what we don’t know.  That’s why we need others! But once we begin to suspect something different than what we thought we knew, it becomes parament to pivot to whatever that liberating – and often profitable – truth is.  Albert Einstein was right in saying you don’t keep repeating the same mistakes over and over if you plan to progress.

The reason that a con like Madoff’s or others arguably succeeds for as along as they do is because people are not willing to admit that they have been conned.  They are in denial. They may be embarrassed. Or they may have some other fear.

But the mature, secure adult admits an error.  If the error is that they were conned, one must make that admission, but then the solution is to move beyond the error.  That’s how profitable learning is done.  Objective history is a vital part of that process.

To my knowledge, there is no other manufactured home industry publisher that has the degree of historic and practical insights into manufactured housing reality than we do.  Not bragging, it is what it is.

Earning More Honest, Honorable Manufactured Home Industry Profits in 2019

Every business professional or account worth their salt does a financial analysis.  Serious investors in the equity markets or who want to risk money in a property or enterprise want data and evidence too.

 

Two articles on varied topics posted today on the Daily Business News each have a kind of lesson learned.  Those lessons could be summed up like this. The opportunities for affordable housing are immense in the U.S. Yet, manufactured housing (MH) is underperforming.

Why?

In fact, the MH industry is hovering near historic lows by several measures. This is despite the fact that there have been several generally positive, third-party reports on manufactured housing in 2018 alone.  As usual, we’ve covered those good reports on the Daily Business News on MHProNews, along with hundreds of other topics.

MHProNews has done extensive fact-checks in 2018.  We’ll finish the year with this one more, for the sake of the industry’s business professionals, investors, advocates, officials, and policy wonks.

For the purposes of this report, we are not going to dispute the claims of MHVillage (MHV) shown below.  We’ll simply take their own claims at face value.  The data was pulled from their MHV site on 12.30.2018 at about 3:30 PM ET.

Similarly, for the purposes of this analysis, MHProNews won’t dispute the claims of Alexa.  Generally, to get this level of data from Alexa, as is shown below, one must register a site.  So presumably, MHV and/or their sister operation registered their website.

This reflects several points that MHProNews has made for years, including, but not limited to the following:

  • The vast majority of those who consider a manufactured home never buy one. It is, per MHV’s data, over 99½% that don’t buy from them. Of course, they may buy elsewhere, but other statistics demonstrates that #nettlesome point that manufactured homes are not being bought at the rates or percentages in numerous years past.
  • While that is a problem, it is also an opportunity in disguise for those who learn how to convert lookers and visitors – online, as well as at sales centers and communities – into paying customers.
  • Those that buy a manufactured home on MHV are predominately used home shoppers, MHVillage Co-President Darren Krolewski said as much in Tunica before a live audience of dozens of industry professionals in 2018, in response to a question from MHProNews.
  • Krolewski also admitted publicly at that same event that he doesn’t know why the conversion ratios are so low.
  • As low as MHV data revels its conversion ratios are, if one takes the Manufactured Housing Institute (MHI) claims seriously about reaching an audience of tens of millions in 2018, their pathetic conversion ratio data makes MHV look like superstars. Sadly, when MHI’s own claims are properly understood, they arguably make MHI “promotional” efforts look foolish at best — or exaggerated, deceptive, and ignorant at worst.
  • In fairness to MHV, they likely are – because they are a predominately publicly-focused website – higher in total traffic than MHProNews, which is laser focused on professionals. Meaning, their traffic data-points and MHProNews would be apples and oranges for those who are targeting a Business to Business (B2B)  vs. a Business to Consumer (B2C) audience.

ICYMI, it is also worth noting that on the last day of the Tunica Show, just shortly before the show closed, the following photo was taken. There are others like it for more racks, as the insert reveals. MHVillage’s “MH Insider has not resonated with the B2B audience. They have advertisers, to be sure, but the readership – based upon the clear visual evidence below – is lacking.

One could go deeper, but this is sufficient to make the following points.

  • Whatever MHI and MHV are doing, it is insufficient to dramatically move-the-needle in new manufactured housing results.
  • The same point could be made about Berkshire Hathaway owned MH industry giant, Clayton Homes. Why they do, what they do, their data for 2017 claims they were 47.7 percent of the industry’s total sales. They’ve arguably spent millions on promotion. But the entire industry is still only going to finish 2018 with about 100,000 (+/-) total sales for the year, as suggested by MHI’s own most recent SAAR forecast.

This leads us to inexorably the following conclusion.

 

Without Changing the Behavior, the MH Industry Won’t Improve Enough to Achieve its Potential

It is no secret that MHI and some of their surrogates have worked for some years to derail and undermine MHProNews, for whatever reasons one may wish to speculate. That began prior to MHProNews’ serious fact-checks and investigations, which began when an MHI member gave a news tip about Richard ‘Dick Jennison and Lesli Gooch, so one shouldn’t think that MHI tried to derails us to ‘retaliate.’  If anything, MHProNews was frankly slow-to-respond.

The video below could be seen as a mainstream media summary of recently reported scandals.  The video news is from Kevin Clayton/Clayton Homes’ own base of operation headquarters, in Knoxville, TN.

 

 

The video above lays out facts, allegations, and federal investigations that MHProNews – and numerous others in mainstream media – have independently reported on.  So, no one can claim with a straight face that MHProNews is making up news, rather, we are the primary news source that can be trusted to report-on and thereby hold the powerful to account.

The Manufactured Housing Institute leadership, and the Berkshire brands operating in manufactured housing, objectively have their own image problem.  While Clayton says they’ve paid no fines lately, they’ve previously admitted in public to paying fines and having to refund money on home loans in the not-too-distant past.

The last MHI chairman who had no public scandals was Don Glisson Jr. MHI’s prior president left with a series of statements that all pointed to similar problems MHProNews has also reported. While Clayton’s Tom Hodges has had no negative news tided to his name, Clayton Homes has had numerous issues reported in mainstream media over a period of more than a decade. See the video posted above as but one example, from 2018.

Today’s groundbreaking numbers are demonstrative of what I’m hearing everyday from small business owners – that business is booming. The details came in a series of statements to the Daily Business News on MHProNews.  As long-time readers may recall, NFIB has hundreds of members in manufactured housing, but they have a total membership of some 325,000.  They’re a serious force in Washington, D.C., and have had the President of the United States (POTUS) Donald J. Trump, and Vice President Mike Pence personally address their trade group.

A net 10 percent of all owners (seasonally adjusted) reported higher nominal sales in the past three months compared to the prior three months, up two points, stated the NFIB. They said that August is the ninth consecutive strong month of reported sales gains after years of low or negative numbers.

The net percent of owners planning to build inventories rose six points to a record net 10 percent, the 14th positive reading in the past 22 months.

The frequency of reports of positive profit trends rose two points to a net one percent reporting quarter on quarter profit improvements, the second highest reading in the NFIB survey’s 45-year history.

At the beginning of this historic run, Index gains were dominated by expectations: good time to expand, expected real sales, inventory satisfaction, expected credit conditions, and expected business conditions,” said NFIB Chief Economist Bill Dunkelberg. Now the Index is dominated by real business activity that makes GDP grow: job creation plans, job openings, strong capital spending plans, record inventory investment plans, and earnings. Small business is clearly helping to drive that four percent growth in the domestic economy.”

As reported in their recent NFIB’s monthly jobs report, a seasonally adjusted net 26 percent of owners plan to create new jobs.  38 percent of owners reported job openings they could not fill in the current period, both survey highs.

Sixty-two percent of owners reported trying to hire, with 89 percent of those owners reporting few or no qualified applications for their open positions.

Sugary Sweet Reports on Manufactured Housing Industry

You don’t have to be a doctor of dentist to realize that a person who relies on a diet of sugar, sweets, and fails to balance or brush will end up with rotten teeth and other health issues.

 

That is an analogy for manufactured housing professionals to ponder.

Businesses and industries use baselines, market-share, and other metrics that are fact-based. That data is used to determine how healthy – or not – a business or industry actually is.

Certainly, one metric is dollars and cents. How profitable is a business?  By the way, this is today’s Monday Morning MH Sales/Marketing meeting post.

Rising profits are obviously good. But a ‘sugar high’ can feel good for a while too. It is only later that the health issues manifest themselves.

Profits may be rising, and that’s good.  But if other metrics signal an imbalance or problem, then part of those profits ought to be allocated toward treating underlying issues that keep a business from rising even higher.

At the MHEC meeting, one of the discussions was reportedly about the “unconstitutional taking” of property. It’s a subject that the Daily Business News on MHProNews on that very topic. Where are the others in trade publishing on that or other vexing issues?

From the outset, MHProNews has spotlighted good news, but also problem areas and how those can be dealt with. Reality is based on facts, not mere wishes, hopes, and day dreams that lack substance.

At the local, state, or federal level there are challenges. Those challenges exist outside of the industry, as well as inside.

Ignoring reality may have delayed consequences, but like that analogy of a diet of sugar, those health – and business – outcomes eventually surface.

Let’s be blunt. There are controversial topics we cover that no one else in MHVille has or will touch. Perhaps in time, others in the industry’s trade media will realize that the world won’t end if they tackle real issues with something more than sugar-coating?

 

Cost and Benefit

There is a cost to even fact and evidence-based publishing, when it raises issues that are unpopular in certain quarters.

But benefits exist too.

There are precisely three ways to influence any organization of whatever size.

Influence can only occur:

  • From within an organization,
  • from outside of a given group or
  • from a combination of both.

That’s the clarity of applied logic or common-sense reasoning.

Pain, Pleasure, Persuasion, Honesty, and Sustainable MHVille Profits.

Day by day, MHProNews and MHLivingNews presents facts, figures, evidence, analysis, reasoning, and specific stories.

Why?

Because it works. Reasoning and stories influence people.

Let’s be clear. Some will run from reason or will avoid topics that make them uncomfortable. But the subconscious mind, once exposed to a fact, doesn’t readily forget it. Facts and evidence may get drowned out for a time, but reality has a way of making a comeback.

Pain in the body is a signal that something is wrong. Pleasure and pain can both be manipulated. Emotions used correctly motivates, used incorrectly, can be tricked and manipulated. Humanity was created with both emotion and the ability to reason.

Carrots, sticks, and repetition are how people get attracted, maneuvered, or manipulated. But a cogent presentation of facts and evidence can cut through the noise with some, and those people can in turn influence others.

Let’s start with an example outside of professional associations, but that still matter to everyone in MHVille. Manufactured home (MH) resident groups.

MH resident groups can be right, wrong or a combination of those.

But right or wrong, MH resident groups clearly have influence. Here are a few examples:

  • For years, the Manufactured Housing Consensus Committee (MHCC) has had one or more resident group members on it. The MHCC, which meets again this week, has legally established influence at HUD, under the Manufactured Housing Improvement Act of 2000 (MHIA).
  • You may or may not give the MHCC a second thought. But the Manufactured Housing Association for Regulatory Reform (MHARR), and the Manufactured Housing Institute (MHI), some companies, and state association certainly do. So do resident groups. Because the MHCC can influence several things that impact the HUD Code manufactured homes that are sold by the industry.
  • At state legislatures, at the local governments level, or in congressional hearings, resident groups have and can make a difference for or against a pending law or other administrative actions.

Knowing this about resident groups, there are state associations that work with them as best they can.

MHARR has had contact with them too, on issues like the Duty to Serve (DTS) Manufactured Housing mandated for the Government Sponsored Enterprises (GSEs or Enterprises) of Fannie Mae or Freddie Mac by the Housing and Economic Recovery Act (HERA) in 2008.

As those who have sat in MHI meetings know, MHI leaders have often cursed resident groups. But like them or not, NMHOA, MHAction and their state affilates are a reality. Better deal with them, or one must find a way to replace their influence with something better.

MH Resident groups matter.

As community owners in numerous states have learned, resident groups can’t be ignored. If they are ignored, it is only at a cost. So, you don’t have to like MHAction or NMHOA to realize they’re a reality that influences bottom-lines literally from coast-to-coast.

But up until recently, who has thought to challenge them in publicly in a debate? Or what about supplanting/replacing them when they won’t see reason on issues that can improve the lives of residents they claim to care about, as well as businesses like yours?

Let’s look at another example, from outside or MHVille. Political parties and candidates.

What government at all levels does or doesn’t do absolutely influences businesses of all sizes. That’s true in and beyond manufactured homes.

You ignore politics at the risk of your investments of time, talent, and treasure.

You might have the best product, service, value, and the happiest customers. But government action or inaction on an important issue can strengthen, weaken, speed, slow or destroy your business.

The power to tax, and the power to regulate involve are the power to destroy. That’s based on a Supreme Court justice’s famous statement, shown below. That’s reality.

Like it or not, political parties, resident groups, associations, and media all influence government.  Government in turn sets the rules that can make or break your business.

So, if you want to be successful long-term in business:

1)    you have to go beyond product, service, marketing, sales and technology. You have to be aware of, and hopefully influence those, that influence others.

2)    If you don’t pay attention to those outside factors, others are and will set the rules of the game in ways that will help or harm your business.

3)    The same is true for homeowners. Whatever the intent of their members, NMHOA and MHAction arguably advocate for things harmful to manufactured home owners and businesses alike. Proving the harm of radical activists by a cogent use of facts, evidence, and reasoning is thus useful to all.  By all, that means the vast majority of MH home owners, as well as to MH businesses of all sizes and types.

4)    The same is true of both major parties. As political independents, we can say there is one thing about the Democratic platform that – on paper – is good for independent businesses. What is it? Their antitrust/anti-monopoly plank could, if used properly, make a difference for small businesses. But we frankly don’t see Democrats using it yet. Republicans – the so-called Grand Old Party or GOP – tends to be more pro-businesses.  But the GOP has for years done, or failed to do, certain things that harm independents of all sizes. But now, at the federal level and in dozens of states, the GOP has a modest edge in the branches of elected government.

5)    Thankfully, under President Donald J. Trump’s leadership, he is addressing issues in the GOP like the border, immigration, regulatory relief, tax cuts, tax reform, attracting more capital, putting solid Constitutionally minded justices on the Supreme Court, protecting religious liberty, job creation, helping wages rise naturally, education, etc. These are all pragmatic.  They are useful to people and businesses alike. Thus, Pro-Trump candidates are thus getting our vote and editorial support.

But the point of this analysis and commentary is this.

You may be the most honest or ethical person in your town. You may have great value and service. But as ELS’ Sam Zell observed, others with no investment in your company or profession others can make, break, minimize or maximize your business, profits, and results.

Understanding the Modern Realities of MHVille – Winners, Losers, Profits, and Loss

There have been voices within manufactured housing (MH) who from our earliest years in publishing advised and informed the leadership of this pro-industry trade media site. Industry voices, then and now, from across the spectrum, of political or business sizes, provide insights, inputs, and news tips.

 

Then, there are ‘competing’ industry voices.  Some of those blog, while others publish more sophisticated looking industry-related materials. Some articles in slick magazine-like look publications are demonstrably thinly veiled advertising.

But even ads can at times be revealing, and may provide nuggets of insights.

MHProNews strives for and encourages transparency. However, it requires industry experts – and students of human nature – to discern the realities behind the headlines and content that one reads elsewhere in MHVille.

For example, in our recent in-depth look at George Allen, and Spencer Roane, some of the insights about them are straight from among their own “followers” and “members.” Some are from former clients of Allen’s. Some are from people in associations, including MHI.

When one looks at MHInsider, that’s an interesting name for a pro-MHI publication. Perhaps never in the history of the industry have more ads been given to a new publication. Yet the publication is demonstrably unpopular among the rank-and-file members of MHVille.

There are several sites and trade media that are de facto surrogates for MHI ‘news.’  They all have demonstrably far less engagement from the industry than our hard-hitting coverage. Racks like this posted near the entrance of the exhibit hall looked untouched, on the last day of the show.  MH professional readers vote with their time, browsers, and engagement – or lack a of engagement.

So ads don’t mean that the publication is read, or trusted by the rank and file.

Is it possible that HUD code manufactured housing industry professionals – a.k.a HUDVille or MHVille – instinctively know pablum? In a number of cases, it seems so.

MHInsider has featured George Allen. It’s an interesting, even unusual, choice.

Sources say that Roane, Allen and an Allen ally, Ken Rishel, have to a certain extent been brought back towards MHI.  That’s an uncomfortable scenario for all involved, per those sources.

Allen and Roane are now both former MHI members. Both were declared, per sources, personanna non-grata at MHI.

But Manufactured Housing Institute (MHI) backers have told MHProNews that MHI connected companies have found Allen and Roane, and their respective COBA7 and SECO meetings, to be useful as “counterweights.”

Similarly, while her following is reportedly tiny, Suzanne Felber is arguably openly a surrogate for MHI. Felber is respected in her design work. But her and Bruce Savage, who together launched a little known and lightly followed website some years ago, are per third party reports, actively used by MHI and “insider” member companies in various ways. Felber reportedly “volunteers” for certain “duties.”

She isn’t alone.

MHR has featured some articles by the Manufactured Housing Association for Regulatory Reform (MHARR), and one article by MHProNews publisher L. A. “Tony” Kovach.  MHR struggled in certain ways, until a decision was made by sources connected to Arlington-based MHI to use MHR more aggressively. Again, it was a call by the ‘powers that be’ as a “counterweight” to this industry leading publication.  Ads for MHI events, and arguably weaponized reports by MHI EVP Lesli Gooch or others tell the tale.  It must be noted that their publisher is a genuinely nice, and a respected man.

But it seems that even nice guys can be turned into de facto MHI and “big boy” surrogates. Add dollars talk.

 

The Lavin Method

Part of the secret to “reading” those industry trade sources is to use the Lavin method.

Marty Lavin, as a state executive recently told MHProNews, has long been followed by informed industry readers. Lavin is an MHI award winner. He served on MHI boards, task forces, and committees. Lavin served a GSE. He’s been successful in finance, retail, and commuters. Lavin knows the industry at the street level, and the view from the ivory towers too.

With that backdrop, it is Lavin who has said:

  • Follow the money.”
  • Pay more attention to what people do than what they say.” And that:
  • So the association [MHI] is not there for the “industry,” unless the interests of the Big Boys join the industry’s.”

Those three sentences from Lavin speak volumes.  Those three thoughts are a key to decoding what is actually taking place in HUDVille.

Besides his varied, decades of successful interests in manufactured housing, the Lavins have other real estate investments.

 

Breaking Up Is Hard to Do?”

As MHProNews exclusively reported, two state associations broke ranks with MHI, because their members believed MHI routinely failed at representing their interests.

Those two states have begun the formal process of launching their own independent, land-lease communities focused national association.  Susan Brenton, who is playing an important role in that process, has a long history in the industry. Brenton’s background is quite useful to understand. She once served residents, before going to work for the Manufactured Housing Communities of Arizona (MHCA).

Brenton also served for years on the Manufactured Housing Consensus Committee (MHCC).

The MHCC is about to become more important again, now that Pamela Beck Danner has been removed from her role at HUD as the administrator over the Office Manufactured Housing Programs (OMHP). While Danner was at OMHP, that legally established body was partially, and debatably unjustly, neutered.

 

What will happen at the MHCC?

While it remains to be seen if newly confirmed Brian Montgomery will be more like a President George W. Bush man, or more from the new mold of President Donald J. Trump, one ‘tell’ will be if Danner is kept out of the OMHP.

Another ‘tell’ will be who gets assigned to administer the OMHP, and will that person be a non-career administrator s the Manufactured Housing Improvement Act of 2000 (MHIA 2000) requires?

If the MHCC is run by the book, per the MHIA, then a spot on the MHCC is potentially useful and important to the industry.

 

Remaining MHI Affiliated State Associations

The bulk of the remaining state association executives are of necessity stuck with MHI at this time.

There are some state associations executives who, per sources, are genuinely enraptured with MHI.

But many are in MHI under various constraints. The exclusive Gold Rules report explained the details. More state association executives have since confirmed the Gold Rules Report in direct communications  to the Daily Business News on MHProNews.

That’s a long lead up to say the following about industry information sources.

Most state association executives have little-to-no choice about sending to their members MHI’s arguably weaponized, spin-filled reports. When an MHI affiliated state association – in ‘their’ message to members – sings the praises of MHI, it’s not necessarily because they believe what a report might say.

Underscore that point. Just because a state association sends an MHI report, for example praising MHI for the passage of S. 2155, that doesn’t mean the executives actually believe it.

This is where decoding a source like George Allen can be useful. As publisher L. A. “Tony” Kovach said yesterday, one must use a “wheat and chaff” approach with Allen. Separating the wheat from the chaff is useful with others in MHVille too.

State executives can literally lose their jobs if they don’t do what Lavin calls “the big boys” want.

That’s been made clear to the Daily Business News by state association directors themselves.

Richard “Dick” Jennison, Lesli Gooch, or even Rick Robinson are in a sense “mouthpieces” – per sources – for the big boys, who must march as directed by the MHI Executive Committee.  That executive committee for years has included two Berkshire Hathaway members. The other two often have ties to Berkshire Hathaway companies through finance, or other ways.

 

Follow the Money, Darkly….

As MHLivingNews and MHProNews publisher Kovach has noted, another important part of the puzzle of MHVille are often politically driven resident groups. There are two noteworthy organizations, the NMHOA, and MHAction. While both have similar views, at the state level, NMHOA affiliates have at times been able to work with manufactured housing state associations. The Ohio and Florida MH associations are two examples where dedicated state executives have been able to find common ground with NMHOA affiliates.

By contrast, MHAction is newer, and more radical. Following the money with them is a must.

The Center for Popular Democracy, which was founded in 2012, consists of old chapters of ACORN,“ said the Washington Free Beacon. That same D.C source reported last year that, A new $80 million anti-Trump network is being led by an organization whose top funder is liberal billionaire George Soros and which employs former members of the controversial and now-defunct Association of Community Organizations for Reform Now (ACORN).”

The MHAction roots are found in the Obama-era ACORN. Per Wikipedia, “The Association of Community Organizations for Reform Now (ACORN) was a collection of community-based organizations in the United States and internationally that advocated for low- and moderate-income families by working on neighborhood safety, voter registration, health care, affordable housing, and other...”  ‘social justice’ causes. Read, “progressive,” or socialist-leaning organization.

ACORN was disbanded in a scandal, but spun off New York Communities for Change (NYCC), where MHAction executive director Kevin Borden hails from.

Manufactured Home Community Owner Alert, Rent Control, MHAction Plans Organized Action in Several States

In an ironic twist, it was former MHI Chairman, and 21st Mortgage Corp President Tim Williams who warned MHI members in a meeting about the radical “progressive agenda.”  Again, one must be open to getting keen insights from a wide range of sources, and then sift the meaning behind their messages.

What Williams did not say in that meeting is the obvious connection between Berkshire Hathaway Chairman Warren Buffett, former President Barack Obama, and two-time ‘wanna be’ presidential candidate, Hillary Clinton.

Rephrased, Berkshire is in bed with radical progressive causes.

It is no secret that MHProNews did not support the re-election of President Barack Obama in the 2012 election cycle. As the cite from left-of-center media outlet, Mother Jones noted at the time, Buffett was a strong supporter of Obama. Obama in turn was a strong support of Dodd-Frank, and not changing the CFPB. Berkshire owned companies like Clayton Homes, Vanderbilt Mortgage, 21st Mortgage, Berkadia, Shaw, NAI, and others dominate MHI and/or most state associations.

Then there are heavily influenced companies, where Berkshire holds large chunks of stocks, like Wells Fargo.  It is interesting to note that Wells and Clayton affiliated lenders have all had scandals that have made headlines in the mainstream media. And the affable Warren Buffett has come to their defense, every time.

Buffett supports left-wing causes. Buffett opposed Donald Trump for president in a very public way.

The Soros-and progressives funded “Center for Popular Democracyis likewise anti-Trump. They are for more taxes, more regulations, and for the redistribution of wealth.

With that background, it’s arguably utter nonsense to believe that MHI had anything significant to do with the passage of S. 2155.  A barely pro-Trump Congress passed, and the president signed the bill. POTUS Trump pledged to do this during his campaign, just as Secretary Hillary Clinton promised to block any bill rolling back parts of Dodd-Frank.

As the Daily Business News repeatedly reported, and the Masthead said more recently, MHI taking credit was to be expected. It’s also taking credit where it’s not deserved.

Manufactured Housing Institute (MHI) Asks Industry Members to Ask Senators to Support S 2155, Behind the Scenes Details

History reminds us that MHI said “no” to that very same MLO deal – that could have been made with NMHOA, other non-profits and Richard Cordray – years ago. That’s per sources within MHI, and from federal, and some other nonprofit group sources.

Lesli Gooch’s predecessor told MHProNews via an MHI sanctioned email the following.  When you line up all the facts – including those from MHI sources – it’s apparent that S 2155 was a CYA, a look for a victory-lap -which is what sources have said.

The reality published in the Washington Post that Lesli Gooch admitted that MHI did not do anything to remove Pamela Beck Danner from her role at HUD spoke volumes.  MHI, per sources, is hoping that fanfare over S 2155 will distract people from the disastrous harm caused by Danner’s heavy hand at HUD to hundreds upon hundreds of operations in MHVille.

 

Experts, Following the Money

It often takes an expert who knows these various sources, and to accurately discern which way is up.

Again, the fact that dozens of state associations will send messages of praise about MHI is evidence of how controlled those states are. But that doesn’t necessarily mean those executives believe it. Some of those executives are among those who are sources for MHProNews.

  • Follow the money.
  • Follow what the big boys really want, because their interests may be to gobble up smaller companies, so the interests often don’t align. That’s why MHARR exists, and why a new community-focused association is about to come into existence. One or more other independent national associations could follow.
  • Pay more attention to what people do, then what they say.

The proof that MHI has been weaponized isn’t that Lavin, or we, or others say so. Their track record debatably proves it.

When America needs 8.3 million new housing units, and manufactured housing shipments this year might break 100,000, the evidence should speak for itself.

HUDVille, MHVille. It’s sad that a great industry like manufactured housing was reduced to such low levels by the failures and machinations of a relatively small group of so-called “leaders.” Keep in mind what Kevin Clayton said in this video.

Even if Buffett’s Berkshire MH brands lost money, but could expand their Moat, Buffett is okay with losing money. Isn’t that’s their recipe for monopoly?

 

Rigged MH System?

The system in manufactured housing has arguably been rigged.  It’s designed to pick winners and losers.  It can be navigated, but the fact that so many companies have been squeezed out of business during an affordable housing crisis speaks volumes.

Sales Up, but Profits Fall

RVBusiness says real estate investment trust (REIT) Sun Communities, Inc. (SUI) reports an increase in sales for the third quarter 2012 of $83.1 million versus $74.7 million for the same period 2011. Sun incurred a third quarter net loss of $275,000 as compared to Q3 2011 when the company lost $21,000. Sales for the first nine months of 2012 totaled $248.6 versus $212.7 for the comparable period last year. Net income for the nine months 2012 was $8.6 million versus $1.6 million for the first nine months last year. As MHProNews learned from the Securities and Exchange Commission (SEC) filing, same site net operating income rose 4.4 percent, and home sales increased by 7.4 percent. Chairman and CEO Gary Shiffman said, “The $300 million of equity we raised during the year has allowed us to reposition our balance sheet, significantly reduce our leverage ratios, improve our liquidity position and acquire six high quality communities.” Based in Southfield, Mich., Sun operates over 55,000 homesites in 15 states.

Warren Buffett Opines

NASDAQ reports in a TV interview this morning, Oct. 24, on CNBC, Warren Buffett says the housing market has turned a corner and home construction is improving, and he expects Berkshire businesses tied to that industry to pick up. Despite the global economy slowdown, the Oracle of Omaha says the U.S. is doing better than either Europe or Asia, and has high praise for Fed Chairman Ben Bernanke, saying he “has done an absolutely superb job,” although he questions his policy of quantitative easing. Buffett says he expects Berkshire’s carpet business to double its profits this year, and Clayton Homes will see an increase of 15 percent in production. As a result he expects Berkshire to add 8,000 employees to the roughly 270,000 employed at the beginning of the year, MHProNews has learned.

Middle East Modular-Profitable

Modular builder Red Sea Housing Services in Jubail, Saudi Arabia reports profits for the first nine months of 2012 rose 32 percent over the same period 2011, according to ConstructionWeekOnline. Year-over-year profits for the three months since June nearly doubled compared to last year. The company said the net income increase is due to the growth of rental income for the period. Gross profit margins also grew to 24.2% from 19.4% in the same period as last year. Located on the Persian Gulf, the company builds modular housing compounds for workers, but intends to enter the residential modular market. MHProNews has been informed the president of Red Sea, Dr. Majid bin Abdullah Al-Kassabi, has just resigned his position to serve His Highness the Crown Prince.

Mortgage Fraud Charges Lodged Against Wells Fargo

CNNMoney tells MHProNews a lawsuit filed by the U.S. government against Wells Fargo accuses the giant lender of intentionally concealing bad loan information on 6,320 risky loans which eventually cost the government $190 million for defaulted home mortgages. Filed in the Southern District Court of New York, the complaint alleges the “extremely poor quality of Wells Fargo’s loans was a function of management’s nearly singular focus on increasing the volume of FHA originations — and the bank’s profits — rather than on the quality of the loans.” Wells Fargo has denied the allegations. Citigroup paid $158 million in Feb. 2012 for defrauding FHA; Deutsche Group paid $202 million in May 2012 to settle charges it lied to qualify risky mortgages that also defrauded FHA.
