Puyallup RV Show will Include several Manufactured Homes

Washington__puyallup_RV_show__MHRV__creditWhile the emphasis is clearly on recreational vehicles at the 42nd annual Puyallup (Wash.) RV Show, April 28 thru May 1 at the Washington State Fair Event Center, several manufactured homes will also be on display, as pressreleaserocket informs MHProNews.

A product of the MHRV Show Association, opening day will be Manufactured Housing Day sponsored by DeTray’s , Lakeview Meadows, Palm Harbor Homes and Skyline Homes.

DeTray’s Custom Housing of Puyallup will exhibit Skyline Corp.’s “Ramada” home and Kit Homebuilders West’s “Cedar Canyon” home, two rustic homes very suitable for waterfront vacation property.

DeTray’s Manufactured Housing of Olympia, WA will display two Palm Harbor Homes: a 1473 square foot home with the latest cutting edge features, and a 586 square foot tiny home.

Lakeview Meadows is a 55+ manufactured home community in Lacey, WA with RV storage facilities.

Sixteen RV dealers will be displaying all the latest models in the RV world. A special area will display a smattering of pre-owned RVs for sale.

The MHRV Show Association was formed in 1966 for the express purpose of promoting the RV and manufactured home industries. ##

Fire Safety in the Modern Manufactured Home

Hall, Jr., entitled Manufactured Home Fires documents that manufactured homes (MH), built after 1976 when MH production fell under the dictates of the Department of Housing and Urban Development (HUD), are more fire-resistant than comparable site-built homes. The study also discloses they are three times safer than pre HUD Code mobile homes from 40 years ago.

Non-functional smoke alarms, overloaded electrical circuits and improper use of cooktops and ovens for heating are primary causes of seasonal home fires. HUD Code manufactured homes now include escape windows, flame resistant wall coverings and tough construction standards that reduce fire chances.

Deanna Fields, Executive Director of the Manufactured Housing Association of Oklahoma, says consumers can have sprinkler systems installed. “Some of our factories incorporate sprinkler systems in certain areas of the house, such as the kitchen or furnace, if the consumer wants to pay for it.

As pressreleaserocket tells MHProNews, Hall is a part of NFPA’s Fire Analysis and Research Division, and states, “A manufactured home is not a motor home or a trailer, and although it is often called a “mobile home,” it is not that either.

New Horizon Hits Record Levels in Manufactured Home Lending

MH two story for sale   greg vote getty images creditFrom Redlands, California comes word that manufactured home lender New Horizon Mortgage Concepts has posted record growth in recent years for manufactured home loans, according to pressreleaserocket. Never having experienced this amount of growth, the company’s Q3 2015 is $500,000 over their 2014 year end totals, and expects to hit their goal of four million dollars for all of 2015.

New Horizon broker Ken Soderlund says, “People are realizing that Manufactured Homes are an excellent value and that they are being built to a consistently high standard. In addition, they can be customized to suit almost anybody’s taste including Stucco and Adobe Finishes.

He adds that the company has been successful because it offers many types of MH financing, conventional and government lending using FHA and VA products. MHProNews has learned the agency has even financed reverse mortgages. ##

PSP Seeks Manufactured Home Communities to Provide Affordable Housing

mhc thinkstock.com  creditPark Street Partners (PSP) of Ladera Ranch, California informs MHProNews it has purchased Desert Trails Mobile Home Park in Green River, Wyoming, marking its seventh manufactured home community (MHC), but its first acquisition of the year, according to pressreleaserocket.

Noting the community’s occupancy increased during the closing period, co-founder of PSP Jefferson Lilly said, “We can’t make guarantees about profits, but feel we will likely generate a better than 50% annual return this first year for our limited partners. Judging from some of the large manufactured housing REITs we estimate manufactured housing communities have a beta of around 0.65, and we feel PSP can generate consistent annual returns in the high-teens for our early co-investors. Also important to note is that this asset class is not correlated with stock markets or other real estate niches.

A private equity real estate investment firm (PERE), PSP says its mission is to invest in and improve underperforming MHCs while at the same time offering affordable housing for families in the bottom one-third of income distribution by providing manufactured homes (MH) they can purchase for as little as $550 a month. While actively seeking investors as well as MHCs to acquire, the company also rehabs MH. ##

Interest Growing Worldwide for Manufactured, Modular Housing

mod australia  archdaily dianna snape  victoria 199 modular unitsNoting the worldwide emphasis on sustainability and energy efficiency, Global Industry Analysts, Inc. tells MHProNews prefabrication is gaining renewed interest in modern construction, and projects worldwide shipments of off-site homes will reach 1.1 million units by 2020.

The report states: “Today, manufactured homes are one of the most sought after forms of affordable housing, with cost savings realized through the streamlined production process rather than government subsidies. High-performance manufactured housing takes the cost-effectiveness of these constructions a step further by increasing energy efficiency and therefore boosting the ‘lifecycle affordability’ of manufactured homes.

The report says factory-built homes are competing with site-built homes not only in terms of looks and functionality but also offer quick completion time, minimized waste, enhanced quality control, affordability, energy efficient windows and insulation, and are built indoors away from inclement weather and construction site vandalism. The opportunity for solar energy, especially on modular homes, makes them particularly eco-friendly.

Consumer awareness is a major challenge worldwide, and customization is somewhat limited by the size of the sections that can be transported,  but it is a trade-off between economy and design variety.

The report further states Japan represents the single largest market worldwide, in particular for modular homes, when compared to the United States and the United Kingdom, according to pressreleaserocket. ##
