Manufactured Home Communities Sold=Mega-Million$, SUN Settles Big Case, ‘Mobile Homes’ in the News

What follows are a series of screen captures of news headlines from across the country.

These screen captures are from this morning, 10.22.2018, at the times shown.

GooglesearchNewsHeadlines10222018ManufacturedHousingIndustryDailyBusinessNewsMHproNewsPage1Top5Hits

There are two communities that sold for a total of $165 million dollars. That’s one of the headlines that professionals – notably those in or tied to the communities sector – are keenly interested in reading about.

 NewYorkAttorneyGeneralSettlesCaseSunCommunitiesManufacturedHousingDailyBuisnessNewsMHProNews600

Next, the State of New York’s Attorney General settled a case a big case with Sun Communities and others in the manufactured home community (MHC) business.  The litigation involved rent-to-own or lease-purchase options. Keep in mind prior news we’ve covered on the Daily Business News on MHProNews that related to that hot topic, starting at this link here.

Consumers/MH Shoppers

Now, imagine yourself as a typical American.  Picture that you are not in the manufactured home industry.  You know only what you read, see, or hear from the mainstream news media.

This imaginary person is seeking affordable housing.  You are more likely to be thinking the words ‘mobile home’ instead of ‘manufactured home,’ right?  After all, that is what Foremost told us in their survey, linked here.

 Page1GooglesearchMobileHomes10222018-600

Page1bGooglesearchMobileHomeNews10222018-600

What if you are one of the claimed 25 million unique visitors that MHVillage says visits their website each year?  Please, keep scanning, and keep that mind open for what follows.

Page2GooglesearchMobileHomesNews10222018-600

Page2bGooglesearchMobileHomesNews10222018600

This Google search is a common result. Page after page of what appears to be mostly bad news.

Objectively speaking, isn’t this what millions of Americans think about ‘mobile homes’ or more properly, manufactured homes – right?  Millions wonder, what is the cost for them to get a lower price?  Millions think no further than the headlines like those, shown above.

2018-06-22_0521ConversionRatiosPerMHVillageLogoManufacturedHousingIndustryDailyBusinessNewsMHProNews600

Data per MHVillage, collage by MHProNews.  This is not a slam on MHVillage, rather it is a reality check that neither they, nor anyone else in MH trade media tackles with the serious view required to solve the problem of an ongoing drum beat of negative news.  This list of news articles above is unedited, as it appeared this morning. Solutions will be explored in an upcoming report.

It is headline news like the above that is part of the reason why MHVillage – or for that matter, most every manufactured housing operation in the nation – has such a low percentage of closings vs visitors to their websites or business locations.

That sadly low closing ratio are common, even among the giants.

This is under 400 words. It’s the first part of today’s manufactured housing professional wake-up call.  More to follow, as we lay out not only the challenges, but also solutions.   ## (News, analysis, and commentary.)

Hurricane Irene was a storm that hit North Carolina a few years ago that can give some insights into what the Federal Emergency Management Agency (FEMA) is doing to prepare for the expected strike Friday of Hurricane Florence. FEMA stressed yesterday that they’ve learned from every prior event.

Manufactured Housing Units (MHUs) are one of several options that federal officials can respond with when it comes to disaster relief/emergency housing needs.

FEMA and MHUs have evolved since this video linked here or shown above with Adobe flash was produced.

POTUS Trump: Everyone in Hurricane Florence Path Should “Get Out,” Plus MH Market Updates

If Hurricane Florence does hit the East Coast, as many weather experts fear, hopefully FEMA officials will do a better job with their terminology (the t-word is significantly overused in the first linked video, above).

RevDonaldTyeJr.ManufacturedHousingNotT-railerNotNword_001

Anecdotal evidence suggests that the wrong terminology impacts price. But it also impacts people’s emotions, see what poet Lois Requist said who rejected the use of the t-word with regard to her home, by clicking here or the image above.

If, God forbid, Florence hits as a major natural disaster, manufactured home production could be shifted, as we learned last year.

Sunday Morning Manufactured Home Industry Research, Reports, Headline News Recap 5.13.2018 to 5.20.2018

May 20th, 2018 Comments off

Trivia – the tablet screen shot above is routinely how the MHProNews home page looked on that Sunday morning.

What does “News through the lens of factory-built housing.” © mean?

It’s a fair question asked by a reader.

You can get news anywhere.  You can get opinions anywhere.

MHProNews provides news, analysis and commentary on curated topics that are useful to the factory-built housing industry’s professionals. Dictionary says “curate” means – “select, organize, and present (online content, merchandise, information, etc.), typically using professional or expert knowledge.”

In conversations and messages with media, researchers, and others who are scoping out the industry, they may know X about their field, but they still need an expert in the manufactured housing world.

Subjects for reports on MHProNews are selected because they impact our industry in direct, or indirect ways – or a combination of both. So, those curated subjects presented in the Daily Business News, the Masthead, etc. ought to matter to manufactured housing professionals, owners and investors.  The same applies for the broader factory-built housing industry (modular, prefab, etc.)

That said:

  • But what if you don’t care about national or industry politics?
  • Or what if you don’t care about technology issues, and how that impacts MH?
  • Or what if you don’t care about marketing or sales?
  • Or what if you don’t care about legal issues?
  • Or what if you don’t care about stocks and the market reports?

First, you should.  But let’s pick just one of these – the evening market report – and ponder that for a moment to make the broader point. Let’s say for discussion sake that you don’t invest in stocks.  Should you look anyway?

Absolutely.

MHProNews has selected over a dozen manufactured home industry connected stocks across an array of products and services. Those stocks value and movements are reflected after the “closing bell.” That final graphic on the nightly market report shows you trends over the year.

Looking at that stock trend line alone has value!  It informs readers about the movements of the stocks of allies or competitors.  It also tells you broader industry tendencies, or at least how investors are viewing them as an option to consider against all others.  Also, the Daily Business News nightly market report has a feature that may indirectly relate to the market, but directly relates to other issues that are meaningful to manufactured housing.

Tops for a Reason

MHProNews is the most respected, and the most read trade publication in the industry. Some say, were are also the most “dreaded” publication in the industry, because no one wants to be caught doing- or avoiding-something they should be doing differently.

That’s fine, but none of that means we are perfect. If you see something you think is awry, please do say something.

We put out a lot of content, which we strive to be evidence-based, and factually correct. But for example, there will be some typos. Even the major media outlets have that, with all of their editors and proof writers.

In our relatively small manufactured home industry – compared to mainstream housing – being the best and striving for improvement are worthy goals.

Daily reader feedback plus third-party metrics are useful and necessary gauges on how we’re doing in serving your needs.

It’s the quality of our news, analysis, and commentary that has caused thousands to follow our twice weekly headline-news emails.  You and your colleagues can sign up for those free here or at the end of this column, below.

MSM and Industry Professionals

Some mainstream media (MSM) stories are just fine as far as insightful reports that accurately reflect some reality.  Others, not so much.

When a story is covered by mainstream media (MSM), we may select a noteworthy issue for analysis for our ever-growing audience of readers.

What you’ll find in our reports are insights that others missed, downplayed, or may have spun to fit an agenda.  Evidence-based analysis will help professionals when that occurs.

Controversial

Some have noted that we’ve become more controversial. Okay, that’s fair enough.

But it is never a case of controversy for its own sake.

The manufactured home (MH) industry must be honest with itself.

The industry faces internal and external challenges at a time that manufactured housing ought to be selling 5 to 10 times more new HUD Code home shipments.

BTW, we’re not knocking those who are cheerleaders or mouth-pieces for

  • so-called leaders who have been working for years, with
  • said ‘leaders’ being those who are spending millions of dollars annually,
  • and have failed to achieve their own claimed objectives. Sad.
  • They cheerleaders have an audience. Good for them. But the fact that their readership and engagement are far smaller than ours says a lot, doesn’t it?
  • We appear to provide more relevant, curated content in about a week than all competitors combined do in roughly a month.
  • Many subjects you will learn about only here. These last three bullets says it all.

In business, if you fail to perform, sooner or later, you’re out. Cheerleading is pleasant. But if you are a cancer patient, are you going to seek advice from the cheer-leader or from a specialist?

We “prefer to keep it positive,” as one industry blogger told us recently.  Understood.  But isn’t that like saying they’re ignoring all the troubling realities that keep the industry from growing?

Remember this quote. “If pretty pictures, great videos, or even 3D tech were all that the industry needed to thrive, then manufactured housing would be at a million new HUD Code home shipments a year, vs. hovering around a projected 100,000 new homes for 2018.”

America needs 8.3 million affordable housing units, as MHProNews has often reported.

The man who said that has also observed that “The MH industry will only achieve its goals by getting to and resolving its core issues.”  Current ‘leadership’ has arguably failed at that so badly, they won’t even publicly debate or discuss their effectiveness. That too says a lot, doesn’t it?

Cancer and Manufactured Housing

The affordable housing crisis is a cancer that costs the nation about $2 trillion dollars in lost productivity a year. Again, not knocking anyone else, but the industry learned that by reading MHProNews, not on some cheerleading blog or ezine somewhere else in HUDVille.

The only way to understand our industry’s potential – and then move responsibly toward those opportunities – is to have facts, evidence, and then look at them square in the eye.

A growing number of mainstream media and others have picked up on one of our mantras, that ‘manufactured housing is the solution for the affordable housing crisis that’s been hiding in plain sight.’

That crisis of America – and our industry – won’t be solved by doing what’s been done the same way for years.  We’re optimistic, but the optimist still grabs an umbrella when it rains.

Each article, each topic is selected to shed some light on facts, issues, or trends that can help lead manufactured housing back to its glory day levels, and beyond.

The manufactured home industry can climb to new records in a sustainable, ethical fashion.

That’s what News through the lens of factory-built housing.” © means.

Association Uses Scholarships to Boost Industry Image While Giving Back

July 12th, 2017 Comments off

SharingMHIndustryGoodNewsManufacturedHousingIndsutryResearchReportsWhen much of the news that hits the media about manufactured housing seems from the industry perspective to be biased or negative, it is refreshing when good news about the industry hits the ‘news wires.’

In February, MHProNews brought you information straight from First State Manufactured Housing Association (FSMHA) in Delaware about their $1,000 scholarship.

Their scholarship program has been one ways they like to “give back” to the community since 1999.

Since that year, FSMHA has awarded a total of $43,000 to 41 students, helping them pay for college tuition and expenses.

Unlike many scholarships, the Delaware manufactured housing association’s does not only look at things like GPA, essays and financial need.

FSMHAScholarshipQualifications

Credit, FSMHA.

The most important requirement on the FSMHA application is that the recipient be a resident of Delaware, and that they have lived in a manufactured home for at least a year before submitting for the scholarship.

They encourage more than just high-school seniors to apply. They cheer current college students and adults of all ages with a high school diploma to go or return to college, so they may apply as well. It can be used for any 2-year or 4-year degrees at an accredited university, college or technical school.

Applicants may reapply for the scholarship each year – as evident by the fact that one of this year’s recipients was also awarded the First State MHA scholarship in 2016.

And the Winners Are…

See last year’s scholarship winners here.

This year the four different students who were awarded the $1,000 scholarship were Brianna Boyd, Brandon Bazemont, Kyle Hammond and second-time recipient Eric Nielsen.

First State Goes Beyond Scholarships

Scholarships are not the only way that FSMHA is contributing to their community.

GivingBackFirstStateManufacturedHousingAssoc

For example, last Christmas season, they were able to donate over $3,000 worth of non-perishable food items collected to food banks in Kent and Sussex counties. They were able to do this mostly through the generosity of the members of the association, which is comprised of all kinds of manufactured home industry professionals including retailers, communities, transporters, lenders, insurance companies and repair services.

Such acts of kindness and are great examples of how this association and the manufactured home communities that make up much of the membership are giving back to their communities.

CrystalPriceKOCOTV5NewsOKC-OK-manufacturedhousingIndustryDailyBusinessNewsMHProNews-575x315

In a time when manufactured homes and their residents are still subject by accounts – such as the one reported at this link yesterday – to the stigma of the “trailer-houses [sic] and “mobile homes” [sic] of the past, such positive efforts like FSMHA are to be celebrated. ## (News, Analysis)
