More Confident About Future than 3 Years Ago, Americans Still Have Concerns, Per New Survey, MH Industry Opportunities

CNBC and Survey Monkey conducted a survey of some 2,300 Americans in March, 2019. This is a particularly apt example of how “News through the lens of manufactured homes, and factory-built housing© could significantly reshape for the better the lives of millions of Americans.

 

Before turning to the MHProNews analysis, let’s begin with what the CNBC and SurveyMonkey research results discovered.

 

  • In the 45-to-54 age group, 35 percent of survey respondents peg “being able to save enough for retirement” as their top personal finance concern. Among people ages 55 to 64, that share is 42 percent.
  • Experts say if you’re feeling more confident about your financial situation, it’s a good opportunity to address your savings anxiety.
  • Putting a plan in place — whether you have a savings shortfall or not — can go a long way toward having peace of mind.

  • While the Great Recession that ended in mid-2009 is far in the rearview mirror, recovering from it proved challenging for many people. And competing priorities — including home purchases, college educations, unexpected financial emergencies, higher health expenses — have squeezed a lot of household budgets.
  • Yet now, with the economy in its 10th year of expansion, wages creeping up and unemployment below 4 percent, experts say being in a better place financially is a good opportunity to address your savings anxiety.
  • If you haven’t already engaged in financial planning or done your own analysis, now is a good time to do it,” Boneparth said. “When you don’t do a retirement plan, you’re just guessing and shooting from the hip.”

Now, as a ‘financial news channel,’ that last bullet is a pitch for turning to financial advisors.  We’re just stating the obvious, there are certainly pluses or minuses to that, depending on the advisor involved.

The news is good, but it could be better. How so?  Short answer?

 

 

By more opting to own manufactured homes than other more costly forms of housing.

But what this report – as is so often the case – doesn’t touch upon is the role that modern manufactured homes could positively shake up the lives of millions of Americans.

 

Recall what Professor Ken Johnson from Florida Atlantic University (FAU) told MHLivingNews.  He explained that saving money on housing, and using that savings for retirement or other positive goals could put many Americans ahead of the curve financially.

 

 

There are any number of potential appeals that manufactured home sellers, advocates, and promoters could raise.

But what the industry is witnessing instead is arguably posturing promotion, fig leaf efforts, rather than a robust muscular move to get millions of Americans to seriously consider the manufactured home alternative.

That doesn’t require a national program.  Rather, it is arguably best done at the local level, because no two markets are quite the same.

The report below addresses one of the issues that causes potential manufactured housing buyers from taking a serious look.

There’s significant value to live events of many kinds, and the Tunica Manufactured Housing Show last week underscored that on several levels.  The MHProNews team was there, and we had a chance to hear from scores of readers – like yourselves – face to face.

 

Among the feedback, which ran the gamut of topics?

Failure to accept ‘friend’ or ‘connection’ requests on a timely basis.  Guilty as charged.  But the reason is time, we get floods of such social media requests, and we strive to accept them as a matter of habit.  But some are missed, and it should never be taken as personal.  There are very few we deliberately decline.  For example, if someone appears to be connected with a sex-trade, we are not interested in that.

But well over 90 percent of spotted invites are connected, once we’ve had a chance to glance at a profile. So please don’t stop sending those social media connections for Twitter, Facebook, or LinkedIn.  We appreciate them and accept them routinely.

We strive to curate content from sources across the left-center-right media divide. We don’t have to agree with a publication’s editorial perspective to consider it, because in fairness, all media produces some significant and accurate reports, even if their editorial viewpoint may be skewed or agenda driven.

Many of these quotes are from MHI insiders.

The cause for typos and editing errors should be clarified, not just for us, but for all media.  When Google-Facebook take up a growing share of ad dollars, that means that mainstream and even specialized media has less revenue.  In turn, that means editing or other features suffer.  That’s one reason why we periodically pop up the reader comment in the quote shown, it is heart warming that so many – we thank you – overlook that, presumably due to the content’s value.

 

Gracias, Danke, Thank You

But the most common feedback we received during the Tunica Show included these two words – “thank you.”

Scores of independents stepped up to say “thank you” – or the periodic ‘gracias’ – for covering industry topics that no one else in manufactured housing trade publishing dares to cover.  Besides the mom-and-pop operations, those words of thanks came from larger companies too.

Heads of a well-known, larger operations were among those that specifically said words to the effect that, ‘You [MHProNews] take complex topics and make them easier to understand.  We routinely read what you publish, and can’t thank you enough for what you do.”

Or this one:  ‘The issues [related to] market manipulation you [MHProNews] cover are essential for a clear understanding of why manufactured housing is underperforming. Keep it up.’

Frankly, it’s a difficult issue.  Here’s why.  On the one hand, state association executives are among our sources for news tips and insights. Let us hastily add that so too are sources within the Manufactured Housing Institute, or other “Big 3,” or Knoxville-connected, and other operations too. For those who are part of a larger organization, we remind you again to use a non-company cell phone or a private email to send us your thoughts and tips.  Sad that it should be that way, but we have sources that have told us that mails are being scanned by larger firms.  That said, our news tips sources are part of the reason why we get subjects no one else in the industry does.

That noted, the corporate leader who slammed state associations – many of which that MHI-connected firm is a member of – has made a valid point.  While state associations do battle certain issues with success, there are others that arguably go unaddressed or are allowed to slide. Why?  It could be summed up in this prior report, linked below.

 

 

Given the fact that zoning-placement issues are among the top concerns for HUD Code manufactured home retailers – and thus broad swaths of the industry –  state executives and MHI ought to be at the forefront of such challenges.  MHProNews spot-checks have revealed that it is often sadly true that the “enhanced preemption” that is part of the Manufactured Housing Improvement Act of 2000 (MHIA) are going unmentioned in zoning-planning board or other local issues.  Given that several state association executives, and MHI, ought to be very familiar with the MHIA 2000 and “enhanced preemption,” why is it going largely unmentioned, save by MHARR, MHLivingNews, and MHProNews? Why have state execs who previously called on HUD to enforce this law, go silent?

 

The solutions to the industry’s challenges are in many cases hiding in plain sight.  Good laws are already on the books.  Why does Clayton Homes, state associations, and MHI so often fail to mention or highlight those good laws?  Why do they posture activity, but don’t use their best arguments?

When one looks at the true, underlying causes of the industry’s lack of advancement since 2003, it can be boiled down to a few simple principles.

Good laws that are going largely or entirely unenforced.  Two examples are:

  • Duty to Serve manufactured housing by the Government Sponsored Enterprises, a decade after it was made law in the Housing and Economic Recovery Act of 2008 (HERA).
  • Enhanced preemption – part of the Manufactured Housing Improvement Act (MHIA) of 2000.

 

The bonus example is that good news from third parties about manufactured housing are being left to languish.  Third party good news reports are going largely unused, save here on MHProNews or on MHLivingNews.  One of the better examples, from 2018, by a respected sources such as the National Association of Realtors (NAR) is their report on manufactured homes by Scholastica Cororaton, CBE.  It touted the value of manufactured homes, and debunked numerous myths.  Yet that report is nowhere to be found on the MHI website, why?  Yet, MHI claims to represent ‘all segments of factory-built housing.’ If they do, aren’t they doing a pitiful job of it?

Lesli Gooch, PhD, Manufactured Housing Institute EVP Reveals DTS Financing Con Job

When asked, manufactured home industry members often say they want more and better lending options.  That’s especially true for personal property, home only, or ‘chattel loans.’  Prospective consumers want more affordable lending. Existing or current manufactured home owners may want to refinance higher rate loans with a Berkshire Hathaway lending brand in order to get a lower interest rate.  So there are an array of those who want better lending options.

 

It is debatable if Executive Vice-President (EVP) Lesli Gooch – who some speculate is the heir apparent to Richard ‘Dick’ Jennison as the next Manufactured Housing Institute (MHI) president – consciously or unconsciously intended to reveal the ‘Big Con‘ in manufactured housing finance with her new article in MHVillage’s MHInsider. 

Regardless, this Daily Business News on MHProNews fact-check will unveil the latest purported fabrication that mixes fact with fiction.  She claims that MHI is actually trying to get more financing options for the industry’s independents.  Is that demonstrably so?

First, let’s see what Gooch said in the March/April issue of the clearly pro-MHI MHInsider.

The purchase and securitization of chattel loans by Fannie Mae and Freddie Mac (the Enterprises or GSEs) is crucial to our industry, and MHI has engaged in years-long effort to push the Enterprises to purchase chattel loans as soon as possible.”  The first part of that sentence from Gooch’s column is a widely agreed to statement, but the accuracy of the second part (i.e.: if MHI is truly pushing for chattel loans by the GSEs “as soon as possible”) is what this fact-check will explore.

With housing finance reform expected to be on Congress’ agenda in the coming year, MHI has positioned the industry well,” wrote Gooch.  Positioned the industry well, for what? Let’s look.

One of MHI’s top priorities for 2019 is to continue to improve the supply of manufactured housing financing, including further progress toward the creation of a secondary market for chattel loans,” said Gooch.

  • If so, why did MHI’s former Executive Committee Chairman Tim Williams say that pursing duty to serve was a waste of time” – in his own prior written statement to MHProNews?
  • Or more recently, Paul Barretto with Fannie Mae confirmed that they had received no data to support chattel loan performance from either of the big two Berkshire Hathaway owned chattel lenders, Vanderbilt Mortgage and Finance (VMF), or 21st Mortgage Corp, which has the same Tim Williams as its president. Doesn’t those facts alone mitigate against Gooch’s bold claim?
  • If the two largest MHI lenders wanted the GSEs to do lending ‘as soon as possible,’ then why didn’t they give their loan performance data as Fannie and Freddie requested?

MHI can’t logically claim to have it both ways.  One or more at MHI in key roles are not being accurate or honest. Other MHI lenders, by the way, did reportedly give the GSEs their loan performance data.  So why didn’t 21st or VMF?  It last factoid should be underscored.  It must never be misconstrued that what some do at MHI, Clayton, 21st, et al is automatically a bad reflection on others. It’s not.  MHProNews strongly believes in separating wheat from chaff.  Both are found wherever you look.

Note that neither MHI, Clayton Homes, nor Tim Williams/21st have denied our published reports in person, or in writing. MHProNews routinely gives them an invitation to do so.  Is that so because there are witnesses and documents that back up our evidence and fact-based assertions?

 

 

Follow the Money

Recall that an inside source recently told MHProNews about an “unholy alliance” to divert Duty to Serve (DTS) manufactured home lending by the GSEs lending options away from most manufactured homes. Gooch claims in MHInsider and elsewhere that MHI is working to expand lending. Then how do they explain that MHI signed onto a public letter recently that asks FHFA to ‘go slow’ on changes with the GSEs?

That letter MHI signed onto with other associations outside of manufactured housing was reported by the mainstream media. What that joint letter says and what Gooch claims are mutually exclusive. MHI can’t have it both ways, logically.  Posturing or claiming something are not the same as doing what’s claimed.

Furthermore, MHI worked behind closed doors with the GSEs to get financing that ended up only useful for the Clayton Homes-backed ‘new class of homes.’ Repeated requests by MHARR or MHProNews to have those minutes released were not honored. If MHI truly wanted to expand lending with the GSEs, then why didn’t they work with the Manufactured Housing Association for Regulatory Reform (MHARR) to get lending on all manufactured homes, not for just a select few manufactured homes?

Rephrased, when viewed against a variety of known facts and evidence there is a gross lack of logic in what Gooch claims, and what the Arlington, VA based MHI trade association has done in recent years.

Recall that a GSE prior “MH Select” program was a dismal failure in the marketplace, per sources at a GSE. Note too that the new breakaway from MHI, NAMHCO hired a lobbyist in part precisely because they don’t think MHI is working to get robust GSE chattel lending for communities, or others. There is scant evidence – beyond mere words – that MHI has tried to get robust chattel lending by the GSE, but considerable evidence to the contrary.

Berkshire Hathaway Annual Report

When you follow the money, for years, the annual Berkshire Hathaway annual report reflects the fact that much of the profits from manufactured housing that they earn are from financing and financial services. Is the industry, or clear and objective thinkers interested in affordable manufactured homes, really going to believe that the Berkshire brand lenders at MHI want to lose profits by having the GSEs compete with VMF and 21st?  Wouldn’t VMF and 21st lose millions of dollars a year if consumers switched their loans from higher interest rates with Berkshire Hathaway lenders to lower rates with a GSE, if competitive rate chattel loans were available for any manufactured homes?

It bears mention that at a San Antonio MHI meeting in 2017, in front of a relative small group of MHI members, Tim Williams specifically said to those MHI members that they (21st, VMF) didn’t want to see the GSEs get the best credit, and leave the Berkshire lenders with lower credits scores and lower profits.  That too contradicts Gooch’s claim.

Thus including from their former chairman, there is plenty of evidence that stands in stark contrast to what Gooch claimed.  Darren Krolewski – publisher of the MHInsider and Lesli Gooch were both at that same San Antonio MHI meeting, per sources.  They where there when Williams from 21st made the statements noted herein and above.  It seems unlikely that they didn’t hear or didn’t know about Williams statements, or the fact that Williams himself admitted that the had given no data to the GSEs.

All of those points contradict Gooch’s claim.  Indeed, it makes appear that her and Krolewski seem to be de facto ‘in on a con job’ – part of the problem, instead of part of the solution.

That leaves honest manufactured home industry members with this vexing conclusion.  Gooch and MHInsider – the first three letters of the publication’s name spell MHI – are deliberately trying to con or head fake the industry into believing something other than what MHI and the Berkshire brands are doing.  Logic alone suggests that Omaha and Knoxville based operations would purportedly thwart rather than promote lending that competes with what 21st or VMF offers.

If Krolewski, who has his own documented challenges with sharing facts accurately and honestly, or:

 

  • Lesli Gooch,
  • Tim Williams/21st,
  • the GSEs,
  • Joe Stegmayer, MHI chairman,
  • any other officials from MHI,
  • their attorneys,
  • or one of the other Knoxville-metro based Berkshire Hathaway brands want to provide evidence of their work that prove otherwise – not mere claims that are easily debunked – let them come to Session 1 of Thursday afternoon’s Fix the MH Industry Tricks meeting. The approach often deployed by the Manufactured Housing Institute (MHI) and their industry acolytes is one of sounding reasonable. It’s also the voice of polite compromise.

 

But unfortunately, it’s been demonstrated time and again to be ineffective. A recent example is the article linked below.

 

Urgency Grows, Another City Prepares Ban on Manufactured Homes

 

MHI participated in the same HUDdle linked further below, and at other meetings that the Manufactured Housing Association for Regulatory Reform (MHARR) likewise attends. MHI postures efforts, but when closely scrutinized, where are their results? 

If Arlington, VA based MHI was effective at their job, why did NAMHCO and their members break away from that trade group?  Indeed, if MHI was doing their job, why would the manufactured housing industry face declining sales during an affordable housing crisis?

The time for talk and watching the troubling trend-lines ought to be over. A few big companies that are MHI members may benefit from the headwinds that MHI may posture efforts against, but in fact does nothing effective at stopping.  These are serious times, serious allegations, and the time to examine and discuss them – with MHI, Clayton and their allies invited for the first session – is asap. 

The time to meet, and organize an effective post-production trade association is going to start at next week’s Tunica Manufactured Housing Show. Hundreds of independents will already be there.  Why not stay an extra half-day, and start charting a course for a brighter future?

Canadian-Owned U.S. “Mobile Home Park” Condemned, Residents Must Scramble to Meet Deadline to Vacate

This troubling story out of the northern U.S. is one that periodically crops up in state-after-state.  As Amy Bliss, the Wisconsin Housing Alliance (WHA) state association executive director recently said to MHReview (MHR),  “The biggest reason for community closures is because the municipality revokes the license to operate because the owner has let the community go into a state of disrepair. I hate to see Wisconsin lose sites and it is extremely sad for the tenants.”

 

This specific planned closure of a condemned community is in the state of Michigan. The reasons cited by officials include a state of disrepair that the residents at this community can no longer successfully address, because of what local media says is an ‘absentee’ owner in Canada.

Per WLNS, in Jackson County, Michigan, “Several families in a Jackson mobile home park will be forced to leave on March 13th because of unfit and dangerous living conditions.”

The issues of alleged bad management and poor maintenance at the Fisher Mobile Home Park date back for a year.

Don Hayduk, Division Director for Environmental Health, Hayduck said he knows condemning the property isn’t convenient for the residents.  But that official says he believes that resident safety has to come first.

I like it here, and…I don’t want to move,” says Ginger, a current resident at Fisher says in the video posted produced by WLNS.I hate change.”

It seems likely that the costs of living are low, which is something for cash-strapped residents to like.

 

 

But moving is exactly what Ginger and other remaining residents at the community will have to do in about 8 days, if they hold to the order. Fisher Mobile Home Park was condemned by the Health Department for several reasons, dating back for more than a year.

Hayduk said absentee management is a factor.

There is no onsite management and hasn’t been for quite some time,” Hayduk says. “They don’t have a certified water operator, as per Michigan requirements, as well as the park is unlicensed at this point.”

It should be noted that in this instance, based upon the visual evidence from the video, the community appears to be comprised mostly – or perhaps entirely – of pre-HUD Code mobile homes. If so, it is indeed a “mobile home park.”

You must meet people where they are. Terminology must be taught and caught. Make a habit of using the correct terminology.

 

Remaining residents have been trying to handle problems themselves, but can’t.

It is beyond their capability,” Hayduk stated. “And I give them all the credit in the world, the residents. They are trying their best to live there, to create an environment that is acceptable for them. But it’s gotten to the point where it’s not sustainable.”

According to WLNS, different Michigan agencies have tried contacting the property owner, who they say lives in Canada. The video report indicated that there has been no response.

A case worker was assigned by public officials to the Fisher MHP to help those remaining families and households find new places to live once time runs out.

 

Not Just MH Communities, but Manufactured Home Industry Impacts?

It is one more headache for residents, and one more black eye for the industry. Community closures are all too commonplace.  How they are handled – or mishandled – is an ongoing issue for community operators, and the industry at large, since about 1/3 of all new manufactured homes are installed in a land-lease community, per the Manufactured Housing Institute (MHI).

One might wonder what is next for this Jackson County, MI location?  Will it be redeveloped?  Is the city doing the work of eviction for an absentee owner who wanted to see the property closed in as inexpensive a way as possible?

Thorns and Roses In Manufactured Home Community Controversy

Affordable housing is in crisis in much of America. Manufactured homes are the most proven solution that has been hiding in plain sight for decades.

 

 

As a recent report reminded readers, there were numerous third-party organizations and media reports in 2018 alone that to various degrees made the case for manufactured homes.

A focus group video of manufactured home owners, plus numerous real – vs. staged – interviews over the years demonstrate that the owners of pre-HUD Code mobile homes and post-HUD Code manufactured homes routinely love their homes. 

Tiny houses get tons of media love. So do RVs. But manufactured homes are less costly per square foot than either of those two options. Conventional housing isn’t perfect either, as mainstream media reports reflect.

So, given each of those realites, how does one explain why manufactured homes are not more widely embraced?

As the Daily Business News on MHProNews reader ponders that question, mindful that research studies prove those points, turn to the next item.

Manufactured home communities (MHCs) are a useful part of that affordable housing solution.

MHCs have been increasingly in demand among investors for a decade or so. With few new MHCs coming on-line in recent years, and with thousands that have closed for various reasons, given the law of supply and demand, the property values on remaining MHCs have been steadily rising.

That in turn means rising site fees in MHCs, which has often sparked a hue and cry among resident-activists. 

The combination of factors has prompted a steady growth in the movement for residents owned communities or ROCs. 

While support for ROCs can span the left-right divide, it is fair to say that anecdotally, more support tends to come from those who self-identify with the political left.  

There are numerous currents and eddies that influences public perceptions about manufactured homes and communities. Despite the rollout of this or that previous effort by MHI, Clayton Homes, or others, the following reality is clear.

Manufactured homes are not connecting with the broad swatches of the public. That’s indisputably proven by the low total new home production numbers. It’s a post-production Issue.

Now, what to do about reality?

 

#NobleNotMobile? 

In a stated desire to boost public perceptions, ROC USA launched the #NobleNotMobile effort. The jury is still out, but so far, there’s not a lot of visible traction. That said, the notion is, well, a noble one. It is certainly better to light a candle than curse the darkness.

There are a number of resident groups in the U.S. ROCs are a standard staple in their narratives. 

Then, there are manufactured home post-production associations that have a stake in the image of the industry.

Given the collective poor performance in new home sales of any number of states, or the low national production totals of HUD Code manufactured homes, one might think that MHI, Clayton, et al, would awaken to the notion that public perceptions matter.

Indeed, their leaders have said that they do.

Those are a sampling of what has been posted on articles about the Millie Francis religious art controversy.

When Francis was asked by MHProNews if she thought this would be an issue if the painting where a menorah, a Star of David, a painting of Buddha or the prophet Mohamed, she replied “Absolutely not.” She is convinced that an element of this issue is what is painted. Given the examples of angels or other religious art in the same community, one might wonder.

Industry feedback has been mixed.

But consider this comment from the community sector, “Tony, Brian Gallagher is right in saying that we in the community business have residents with religious or secular art visible outdoors year round. The additional details from that [mainstream news] story [Tony] posted [on LinkedIn] makes it clear to me just how wrong the Bradenton Tropical Palms seem to be.”

Others may say that they care, but they also say that for this or that reason, they don’t want to get involved in this specific controversy.

Why not? Is it because religion is involved? Doesn’t that topic resonate with potentially millions of Americans our industry may want to attract?  Or would we rather turn that – and other target audiences off – by allowing this Bradenton Tropical Palms/ROC issue to fester?

Meanwhile, the Millie Francis saga rolls on. There is every reason to expect more mainstream news stories, like the one below, or perhaps more reports that have less balance that could make the matter worse. Take five, click the image or link, and read it.

 

Thorns and Roses in MHVille

Various species of natural roses have thorns. With one in 3 new manufactured homes, per MHI, going into land lease communities and with large numbers of vacant sites still awaiting residents, one might think that MHI or their NCC would have acted to nip-in-the-bud stories like this one about Francis. 

No one is saying that MHI, ROCs, resident groups – or anyone other than the Bradenton Tropical Palms, Vanguard Management or the Knox and Levine law firm – have caused the current state of affairs for Millie Francis, based upon the currently known information. 

But just as one may stop to help an injured stranger, isn’t there wisdom in trying to sort out how this matter might be brought to a positive end that could turn negatives into a positive?

At Valentines, some clip the thorns off roses before they are given to a loved one. Why hasn’t one or more of the industry’s leaders stood up to the plate, and turned a problem into an opportunity?

It’s the top mainstream news story involving the industry that too few manufactured housing (MH) profession leaders seem to grasp – or are willing to tackle.

 

 

Nevertheless, it’s perhaps the biggest one in years to impact our flailing segment of the affordable housing industry.

Once the ubiquitous Drudge Report linked up the account of Millie Francis and her public display of Our Lady of Guadalupe, numerous other mainstream media outlets picked up the subject.

Scores of news sources have run variations of her tale. It includes Francis’ battle with her resident owned community’s (ROC) management company and on-site manager Janet Nowakowski, whom Francis claims is in violation of community rules, while selectively enforcing others.

Legal opinions and other manufactured home industry professional have weighed in with their views.

What mainstream media stresses Francis’ determined “They’ll have to kill me first” statement, standing before her now iconic painting of Our Lady of Guadalupe on the street facing of her pre-HUD Code mobile home comes down.

The Bradenton Tropical Palms resident owned community’s management hired the law firm, Knox and Levine, to pressure Francis into removing the painted image of the Madonna, the mother of Jesus under her venerated image as Our Lady of Guadalupe (OLG).

The Millie Francis, Our Lady of Guadalupe Drama Synopsis 

Millie Francis found herself in a firestorm over a painting she was “inspired” to commission while at mass as she prepared to receive holy communion at Sacred Heart Parish in Bradenton, FL.

Francis told the Daily Business News on MHProNews that she is seeking an off-ramp from the drama, but does not want to have the image painted by artist Ingrid Brandt removed.

Francis pointed out to MHProNews other examples of architectural changes in that same section of Bradenton Tropical Palms community she lives in that involve the use of dolphins, geckos, or other symbols.  Those other examples may also be viewed as religious in nature.

Which begs the questions, why is Francis’ painting of Our Lady of Guadalupe causing persecution? Why are the others apparently accepted by the resident owned community’s management? Is Francis’ interest in the cooperative ‘resident owned community’ somehow inferior to that of others who live there?

Part of the caustic elements in the evolution of this matter is that the entire affair was arguably sparked by the resident owned community’s own security company.

The security service would reportedly drive by Francis’ home at night, shining a light through her pre-HUD Code mobile home’s window. Some ‘stranger’ would also come by, said Francis, who would peer in.  That individual was apparently not spotted or stopped by security in the gated Brandenton Tropical Palms.

So, as a result of those incidents, Francis asked for and was given permission by that ROC to do what others at that property have done, architecturally remove and replace her front window.

A source close to Francis told MHProNews that this hullabaloo may be traced to something as simple as incomplete paperwork. If so, then why all the threats of litigation and eviction over a powerful cultural and religious symbol?

The Orlando Sentinel produced a short video, that included the still-video-frame of a comically evil-looking, mustachioed manager posted above. Is that the image that ROCs or others in the manufactured home industry want?  If not, where is the action to intervene and bring this to a proper resolution?  Why not let Francis fill out and sign a few papers, and let her keep her artwork, as others in the same community have been allowed to do?

Behind the Veil of the Media Narrative

It is noteworthy that the art has its own legal protection under Florida law. But that law may not necessarily protect the artwork exactly where it is currently located, which is Francis’ stated desire.

The media accounts metaphorically paint Francis as a tough, 85-year-old woman, who will die before she gives up that commissioned art work.

While Francis is indeed determined, she is also a heart patient. The stress over this issue could kill her. When we spoke in person, she had to pause and catch her breath. Tears came to her eyes, as Francis shared the unexpected development of her circumstances.

A brief, follow-up phone call from MHProNews with the valiant senior revealed she was having her heart examined by medical professionals, apparently due to her distress.

A sense of the sheer breath of news coverage are found in the Google screen captures as shown. Well over 100,000 online links to this topic are reported by Google.

Mediation? Arbitration? Litigation?

A possible mediator for Francis has stepped forward. That party spoke to MHProNews at length, off-the-record. While trained in mediation, he is not an attorney. It remains to be seen if he can find a compromise with Knox and Levine.

Otherwise, the case will head to arbitration or the courts.

At the time Millie Francis spoke to the Daily Business News on MHProNews, she was unaware of any activity by any nonprofit on her behalf. There is no known indication since which indicates that has changed. Which should make any industry professional wonder, where are resident and/or trade groups such as:

  • Prosperity Now
  • MHAction
  • NMHOA
  • #NobleNotMobile
  • Florida Manufactured Housing Association (FMHA)
  • Manufactured Housing Institute (MHI)

 

on this issue, which has focused global attention on Manufactured Home Living since the Drudge Report linked a news story up?

Perhaps the most in-depth report – and one of the highest ranked among some of this morning’s Google searches – is the one posted on MHProNews. It is found at the link here, and in the related references below the byline.

It should be disclosed that MHProNews provided the Drudge Report with a document containing pages of evidence about Mille Francis’ Our Lady of Guadalupe case. That was sent to the Drudge team prior to our own publication of the report linked here and below.

Within hours of the email shown in the screen capture below, Francis’ narrative was linked up by news media maven Drudge.

A similar document as the one sent to the Drudge team, sent to the Bradenton Tropical Palms, is linked here as a download.  The parties certainly ought to know how badly this looks.  So, why haven’t they taken a bite of humble pie, and quietly resolved this with Millie Francis?

For reasons made clear in the in-depth report found linked below, which included third-party expert legal commentary, MHProNews editorially believes that the Bradenton Tropical Palms is harming Millie Francis’ civil and religious rights. They and their attorneys are thus arguably negatively impacting the interests of not only Francis, but that of the entire manufactured home industry and its millions of homeowners too.

After all, ponder how this appears to outsiders looking in. If millions of manufactured and mobile home owners live in a land-lease, and this is the kind of treatment that residents receive?  How can that be anything other than a negative reflection on our entire profession?

All of the positive efforts of the industry are moot if post-production industry leaders are not wise enough to step up to the plate and help resolve this vexing matter in a positive way. If they won’t do it out of compassion for the rights of Millie Francis, then they should act out of pure self interest. Either way, they should act.

 

Sense of Urgency?

There ought to be some urgency for the industry’s post-production associations and non-profits to step in and help resolve this matter in a favorable fashion. Francis’ health is an obvious issue. Her rights are purportedly being violated, say legal experts. Plus, these troubling headlines and related reports will likely continue for weeks or months.  That will continue to forge a problematic stereotype about our industry, at the very time – the growing affordable housing crisis – that the opposite image is being portrayed than what is needed.

It’s baffling that one or more post-production industry nonprofits have reportedly not already stepped up to help settle this case.  As the meme from the Orlando Sentinel exemplifies, this makes a ROC and manufactured home communities in general look like a monster picking on an 85-year-old heart patient, a devout Catholic Christian who felt inspired to honor Our Lady of Guadalupe.  Ouch.

Angels? Geckos? Dolphins? Those are all apparently okay.

But the Catholic patroness of the unborn and of the Americas? That’s apparently a no-no at the Bradenton Tropical Palms in Florida.

An affordable housing crisis grows.  The National Association of Realtors and others favorably spotlighted in 2018 manufactured homes as the most affordable type of permanent home ownership in America.  Nevertheless, due in no small measure to a stream of incidents – including this one – the opportunity for doing more good is misunderstood and maligned.

Warren Buffett is a well-known, big-time supporter of abortion. Apparently, the secular Omaha-Knoxville-Arlington masters of MHVille won’t lift a finger to come to the side of their own industry and this ailing Catholic widow.

What words does one find to describe the outrage this episode should spark from coast-to-coast among industry pros and investors?  What words should describe the way this impacts manufactured home owners, and what is more typically an appealing lifestyle?

2019 Trade Shows, Next Battleground of the Manufactured Housing Revolution?

Capital, other market manipulations, plus an apparent failure by the Arlington, VA based Monopolistic Housing Institute (MHI) to deliver on their self-proclaimed ‘promotion’ of the industry are obvious takeaways from the latest new HUD Code manufactured home (MH) shipment report. But those are not the only problems that the Manufactured Home (MH) industry and its numerous varied professionals face. Yet, every problem – properly understood – is an opportunity in disguise.

 

Cohesion – so called ‘unity’ – sounds like a noble goal. But for various reasons that aren’t the focus of this column, cohesion won’t possibly be achieved accept by conquest of the larger powers, OR until clear alternatives to the present Omaha-Knoxville-Arlington axis power structure in MHVille are established.

Without balanced and mutually respected interests, how else could cohesion or unity be achieved?

The aim of alternative structures in MHVille should not be to create a new monopolistic nexus that challenges the current monopolistic one.

Rather, the goal should be to fuel in an authentic manner what made manufactured housing a far greater – in sheer size and scope – the industry in the past to begin with. Diversity! Thousands of MH Independents, and hundreds of different independent producers.  There was diversity galore in those MH Industry glory days gone by.  That’s how growth is proven to occur.

 

Genuine vs. Weaponized Insights

To be historically more accurate about manufactured housing, what too many industry pros never lived through – and thus never understood – is that the old Fleetwood and the old Champion home builders each established their own unique vertically integrated machines in the 1990s.  Those firms are not the Fleetwood or Champion of today, but the names are similar.

The old Fleetwood and the old Champion had a similar thirst for market domination as Warren Buffett, Berkshire Hathaway, Kevin Clayton and Tim Williams at 21st Mortgage jointly share. The ongoing relevance of the Manufactured Housing Association for Regulatory Reform (MHARR) has long been as a counterweight to the Machiavellian Housing Institute, err, Manufactured Housing Institute, then or now.

The names at the top of the pile at MHI have changed, but the challenges have has some similarities.

Monopolistic practices that manipulate capital access, political, placement, and regulatory schemes are the enemy. What MHARR, or National Federation of Independent Business (NFIB) have done for decades for smaller firms is provide the authentic cover that MHI has arguably long neglected.

Hundreds of manufactured housing firms, per sources at NFIB, are members of that organization. If the MH industry felt fully represented by MHI, what would lead so many to join organization’s like MHARR or NFIB? What would spark the revolt among community owners that has led to NAMHCO? New and existing alternatives to MHI should be fueled, not thwarted.

The Omaha-Knoxville-Arlington axis is simply better at building moats than Fleetwood and Champion were. By ‘better,’ one should understand ‘cheaper.’

For example, the old Fleetwood and Champion arguably overpaid in many cases for the retail centers they acquired. By contrast, the evidence in the linked reports reflect that Buffett’s style of moat-building underpays for businesses. They accomplish that by artificially depressing sales and thus business and/or property valuations.

That process thereby creates the “value” acquisition Buffett and his longtime partner Charlie Munger crave. The rest are details and commentary.

It is Buffett who reportedly said he wants sharks in the waters of his Moat, not MHProNews. We simply accept that – plus the evidence of his, Kevin Clayton, and Tim Williams – each at their own words. Perhaps one reason why – until this point in time – that their respective attorneys rattle sabers in our direction instead of just sue, is that they know that it is hard to argue with their own words.

Which leads us to trade shows and the opportunity for the next phase of the Manufactured Housing Revolution.

New Era in National U.S. Manufactured Home Community Representation Underway?

 

 

Show Ways Unlimited and Manufactured Housing Trade Shows

Sources with close ties to Show Ways Unlimited are among those that shed light on how Clayton allegedly manipulated the now defunct Carolina show, and tipped it out of existence. Those same informed sources have said that Clayton only entered the Louisville Show as a defensive mechanism, to counter the independents who were behind the revival of the show. Team Clayton has been working to undermine the Tunica Show, per sources, by establishing their own show in Birmingham, AL. Those claims are whatever they are, and should be discerned in the light of the evidence.

Meanwhile, the current trade shows are nothing like the glory days of Louisville or the Nashville Show, which was the forerunner of the Tunica Show. Back in the glory days, 100, 150, or 200 plus new homes used to crowd exhibit halls and parking lots.  Professionals from around the world attended those much larger events. The mainstream media came too, just as they do today for automotive, RV, and boat shows.

One question that potential MH Revolutionaries must ask is this. Is this going to be an industry on the rise or slide?  Do you want to enhance the income-producing and exit-value of your business, or do you want to sell it someday cheap to a monopolistic player?

One must look at authentic manufactured housing history, not the weaponized version that some like George F. (F?) Allen produces, that later version of which magically places Allen himself in the center of the MH Universe.

Allen, like MHI, is arguably a would be power-broker. If he and his MHI supported allies can succeed at diminishing the largest trade publisher in the industry – MHProNews – that would make Allen appear to be bigger than he is. It’s somewhat like taking a lake and shrinking it, to make little fish look bigger. Sad.

What MHI and Allen have in common are meetings that draw a crowd, however modest. Never mind that those crowds are small compared to a manufactured housing trade show. For those who would shrink an industry in order to grow their own influence, it is arguably a bit like Buffett’s moats. Only G F (F?) Allen’s is discernably cruder in execution.

A key to authentically re-growing the industry has long been about more than attracting more industry professionals to an event. As or more important, one must also attract mainstream media, new potential lenders (as Triad has done for years), and investors. Then, post-industry trade days, there must also be public days.  It worked in the past, why not now?  It’s worked for RVs, and other industries, why not ours in MHVille?

Among the most common comments heard at Louisville and Tunica every year from exhibitors is, why aren’t there public days?  The same old tired story is given in reply by show management, year after year.  Who does that old, tired cover-story benefit?

This writer had an operation that used what amounted to ‘public days’ to sell dozens of additional homes per year to retail customers. Few things would serve to remove the stigma of the industry better than spotlighting realty, instead of allowing the old ‘mobile home’ or ‘trailer house’ stereotypes to live on.

That is where hundreds of independent retailers and communities will be.  But those must be an organizing stepping stone to something that is entirely new in 2020.

That there is frustration in MHVille is apparent to all who will listen.

The launch of a new community association is but one example. The longtime existence of MHARR as a counterweight to MHI is another. A third is the #NobleNotMobile concept. Like MHI member Frank Rolfe’s lament against MHI and what he called their hypocrisy, Paul Bradley and ROC USA are MHI members too.  Bradley was clearly no longer satisfied with what MHI claims as promotion. Thus Bradley and his colleagues conceived of #NobleNotMobile, and that’s how frustration gave birth to action.

There are 22 million Americans living in pre-HUD Code mobile homes, and post-HUD Code manufactured homes. There are millions more in the U.S. who rent. According to Pew Research, CityLab and others, about 100 million in the U.S. are living in rentals. Most of those obviously fail to seriously consider manufactured housing as an option, in part, due to the ‘trailer’ stigma.

Ten percent of either of those 2 populations groups could swing many elections in the nation. Something similar could occur in Canada, for that matter.

The ability of the industry to achieve it full potential lies not along the proven failed path of the Manipulative Housing Institute, and the arguably hypocritical and jealous path of yesterday’s news, George F (F?) Allen.

The path is to forge new structures that fuel independents. That must avoid the problems that made MHI the Menacing Housing Institute that it has become.

The humble observations, evidence, allegations, history, and logic herein are for the industry’s and investors consideration.

Among the next questions should be this one. At what point will the bulk of the industry’s remaining independents realize that their numbers are still shrinking? They are shrinking in the community and retail sides.

The number of retailers and communities are shrinking during an affordable housing crisis.  Is that coincidence or market manipulation? Who’s side is MHI on? In that battle, who’s side has George F. (F?) Allen taken?

The new HUD Code manufactured home shipment tallies are going to be low and vulnerable to many headwinds so long as the number of distribution points, producers, capital access, and image all remain artificially limited.  That’s what producers – including MHI members – tell us.

The fact that the Omaha-Knoxville-Arlington Axis would apparently stoop to using a surrogate like George F (F?) Allen, speaks volumes. It’s the latest in a series of over-the-target reactions, previously reported. See the linked report, further below.

 

Taking Charge of Your Own Future by Teaming with Others Like Yourself

The time to take the bull by the horns is now. Hundreds of billions in new capital is flowing into the U.S. Jeff Bezos led Amazon’s Alexa Fund estimates that the market potential is $330 billion annually.

You do the math that mathematically-challenged MHI can’t or won’t do for you. They claimed, incorrectly (again), the Manufactured Housing adds $3 billion a year to the economy. At retail in 2017, the obvious math was some $6.5 billion.

Divide $6.5 billion into $330 billion.

The product of the above is how much the potential growth could be for factory-homebuilders of all kinds.

Let’s be clear. There are good reasons to use proper terminology.

 

That said, this world-famous “epic and honest” commercial further below has 4.8 million views at the time we are posting it on the Daily Business News on MHProNews.

At the time that WAAY-31 TV spotlighted them, they were already an internet/YouTube sensation, with over a million views. There’s perhaps no better intro to their YouTube commercial, than this local TV news feature.

 

The images in the 79-second Cullman Liquidation Center’s commercial-video below are gritty.

The talk is blunt.

 

 

It’s like watching a lower-tech version of performer Kid Rock in his Podunk music-video, which also featured clips of numerous manufactured homes, including his own.  Kid Rock’s video has over 21 million views, as of this date.

 

These guys and gals at the Cullman Liquidation Center are far better marketers, and no doubt harder workers, than anyone at the Arlington, VA based Manipulative Housing Institute (MHI) ever dreamed of being. Who knows how much MHI spent on their consultants and producers who created half a dozen videos that have what, under 3,000 views combined at the end of a year-plus?

So we at the Daily Business News on MHProNews respect their north-central Alabama YouTube achievement, while noting that this engrains a stereotype.  It’s a stereotype that neither MHI nor Clayton has successfully erased.

So, Cullman Liquidation’s “epic and honest commercial” apparently intuited that in their case, for their target audience, this was an approach for them. Not agreeing, just saying it is what it is.  And without consultants and 6 figures spent by MHI on ineffective items, these guys and gals became a sensation.

They thereby totally blew away the results of the Monopolistic Housing Institute.

That’s epic and honest.

 

Raising a Glass, A New Year’s Toast…

I’m not a beer drinker, but I’d raise a mug of beer to these guys and gals, as well as to the thousands of industry professionals:

  • who get under the manufactured homes,
  • move the metal with a totter down the road safely,
  • build the block piers,
  • hook up the utilities, and also to those who
  • build the homes,
  • mow the community lawns,
  • service and maintain the homes and properties,

that keep our industry literally moving, and alive.  Three cheers to the ones who get it done! They are epic and honest.

 

Here’s The Challenge

The challenges to these guys and gals – and all others like them that they symbolize – is that they should use that same creativity to get involved in the #NobleNotMobile effort.

Let’s see what these guys and gals in Cullman can come up with that would elevate HUD Code manufactured housing.  Let’s also call on everyone else that’s cares about this industry and growth to use their creativity in this same #NobleNotMobile fashion.

We need to inspire, uplift, and correct the terminology, so that millions more will embrace what our industry does.
