Hardwiring the Modular Home of the Future

One of the distinctions between a modular and manufactured home is the amount of work that has to be done on site, as most industry professionals know. HUD Code homes are built to federal standards, largely administered by the Department of Housing and Urban Development (HUD), while modular homes are built to state or local standards which mirror those of conventional housing.

 

In the early ’60s, in The Jetsons vision of a smart home, everything about the entire building from walls and windows to floors and technology was reimagined,” says Richard Harper per the Verge, a sociologist and computer scientist who’s done smart home research for Microsoft and Orange. But some 20 years ago, that vision shifted as new technologies emerged.

Says Harper, “The expectation that the walls of the house would be different had been abandoned, and instead houses were seen as husks that are populated with freestanding internet-of-things devices.”

Hang onto your wallets. Industry professional and investors need to ask themselves, do they want a return to heavier regulations by HUD, or elsewhere?  There are serious issues on the line.  Spin, disinformation, conveniently overlooked history, and blatant lies are among the tools that could help-or-harm manufactured housing, workers, and professionals involved in business and investing.

 

Billionaire donors George Soros and Tom Steyer are directing $650,000 to [Andrew] Gillum’s political committee, Forward Florida,” reported Tampa Bay, just days before the election which resulted in an upset win in the Democratic side of the primary.

Hedge fund billionaire Tom Steyer,” said left-of-center Politico, put millions into the 2016 campaign, usually in favor of Democratic candidates. Steyer and Soros hold similar positions, as their support for “Democratic Socialist” Gillum underscores.  Steyer and Soros made their money as capitalists, so why are they keeping their wealth, and only using part of it to back socialists?  Isn’t that an arguably hypocritical disconnect?  Or does their politics point to something else?

Gillum, as the Daily Business News on MHProNews reported, won an upset victory in the Democratic primary, and will be facing off in Florida – the #3 manufactured housing state in recent years – for governor of the Sunshine State.  In the linked report with photo below, Congressman Ron DeSantis is on the left, and Mayor Andrew Gillum is on the right.

Within hours of their victories, Gillum went to the ‘race card’ accusing Congressman Ron DeSantis of using the term “monkey this up” as more of a “bull horn,” more than the “dog whistle” accusation made for alleged racism.

Really?  Was it racist when Barack Obama used the phrase?

Democrats have been known to MONKEY around with elections,” said Barack Obama Sep 4, 2008, per Me. C-SPAN quoted the former President Obama on Oct 21, 2016 saying, “so, I want to be honest, its not as if its just Republicans who monkey around with elections…”  The term “monkey around” is a neutral expression, which blacks – including the former POTUS Obama, and all other racial groups have used in the U.S. for decades.

But this faux issue is a reminder of what happens during campaign season. It’s common for many, not all, Democratic candidates to ‘play the race card.’ That’s not to excuse GOP canards, such as their traditional view on trade. But this latest Democratic allegation begs a look at some background, that sets the question of Democrats vs. the GOP and related racial issues into an accurate, historic context.

This video by professor Carol Swain at Vanderbilt University will be stunning to many, and will be unsurprising but useful to others. It’s already been viewed some 4.6 million times. Viewer ‘thumbs up’ on this date outscored thumbs down by about 10 to 1. That suggests it’s worth viewing.

 

For those who aren’t familiar with PragerU, conservative Jewish businessman Dennis Prager helped establish that wildly popular platform. What makes this project worthy of attention is where the units are being built.

The pre-fabricated units were built in China. The transoceanic shipping costs were less than the cost of trucking the units from docks in the Bay Area to Shattuck Avenue in Berkeley, CA per ABC7.

This is our second modular project and we’re trying to figure out a way to bring down the cost of building housing,” said Kennedy.

Kennedy’s photos show that the prefabricated units were stacked in just four days. “Imagine Lego blocks where a crane sets each rectangular box into place,” said Katie Utehs for the local media.

Prefab [from China] really only works if you’re close to the ports because your trucking costs kill you as soon as you go far,” explained Kennedy to one of the onsite workers.

The stairwells and the hallways get finished on site, but the units proper are completely done at the factory,” explained Kennedy. As industry pros understand, the units are connect by local contractors, electricians, and plumbers, but the individual studios are shipped finished.

This building has 22 units, and is on an expensive piece of property. There are 310 square feet, built to house two. ADA accessible units are on the first floor. There’s no parking or elevator for this four-story building, but there will be bike lockers, as it is geared toward student housing.

In a residential neighborhood that’s been here for more than 100 years there’s no sense of trying to fit in,” said Todd Darling, a less than happy Berkeley resident.

We’re never going to build our way out of a housing crisis there are more people that want to live in the Bay Area then there is room for,” said Darling, who reflects the NIMBYism that is driving housing costs in metro areas higher and higher.

This project was originally authorized in 2010 as a boutique hotel, but the developers later partnered with UC Berkeley in 2015 to make it graduate student housing.  That time line also reflects the implied holding costs for such developments.

This got approved under a much more sympathetic administration with Mayor Bates, when Mayor Bates was Mayor. In fact he lives around the corner,” Kennedy said.

The housing is scheduled for completion by September 1st. UC Berkeley set the rental rate for the furnished units at $2,180.

This weakening in affordability has put the most pressure on would-be first-time buyers in recent months, who continue to represent only around a third of sales despite a very healthy economy and labor market,” Yun said.

He added, “Is it reasonable to expect changes in the two bugaboos? Not when important elements of the industry appear uncooperative with potential new lending money and new lender money still feels very uneasy with the reality of MH lending.”

The median existing-home price for all housing types in July was $269,600, up 4.5 percent from July 2017 ($258,100). July’s price increase marks the 77th straight month of year-over-year gains.

Listings continue to go under contract in under month, which highlights the feedback from Realtors® that buyers are swiftly snatching up moderately-priced properties,” Yun said. “Existing supply is still not at a healthy level, and new home construction is not keeping up to meet demand.”

It’s the last point that manufactured housing professionals should be laser focused on.  While Bloomberg and NAR have recently, among others, provided positive news about the industry and its homes, that message has yet to break through in a robust way to the market.

 

 

Marty Lavin Sounds Off on Latest…

At no point do they [Bloomberg] explain how the industry will overcome the twin bugaboos of the last 70 years:

1) Who and how will the homes be financed? and

2) Where will they be sited as most older home-sites are unattractive and declining in numbers and NIMBY reigns supreme in new locations, seemingly everywhere?

Is it reasonable to expect changes in the two bugaboos? Not when important elements of the industry appear uncooperative with potential new lending money and new lender money still feels very uneasy with the reality of MH lending.”

Lavin well knows the “GreenSeco” history from the late mid-to-late 1990s, and into the early 2000s, that were the excuse the GSEs held to regarding lending on manufactured home for years.

The fact that the industry’s two largest lenders failed to provided data to the GSEs they requested – and that other industry lenders provided – gave the GSEs an excuse to begin a toe in the water lending program.  That could be part of what Lavin has in mind, who said also told MHProNews,So the association [MHI] is not there for the “industry,” unless the interests of the Big Boys join the industry’s.”

 

Lavin Unload Continues…

Still needed are substantial industry model changes to reach anywhere near the promise all see in the industry, but which the industry seems bent on avoiding. Note that the present MH model doesn’t mean some are not doing well. They are.”

Questions remain, however, whether the obstructionist, being in prominent positions industry-wide, are prepared to bare their kimonos in an effort to boost the entire industry. Such has not been the case in the last 40 years.”

That’s about as scathing a rebuke that Lavin has given to date for those who are “obstructionist” in their moat-building behaviors. The MHI award winner, and long-time success story in retail and communities, has pointed a finger at MHI and their “big boy” brands that have pled and postured growth, but have failed to do what’s necessary to actually achieve growth.

The Metro regional government is headed without much fuss toward a decision on whether to open more land for development,” said the Oregon Live (OL).

 

The evaluation of whether to expand the Portland metro’s urban growth boundary, beyond which development is tightly restricted rarely avoids controversy.

Metro estimates that over the next 30 years, more than 500,000 residents and 279,000 households will be added to the seven-county region, not all of which is within Metro’s boundaries,” said OL.

Elliot Njus, writing for the Oregonian, said that “four proposals would add only about 9,000 homes. That’s too few to have more than a modest effect on the affordability of homes for sale, and their effect on prices for renter-occupied housing will be negligible, the agency said.”

Metro’s forecast suggests the bulk of new homes should be built within the existing urban growth area, on already vacant land or through redevelopment.

Among the proposals on the table, only one of the four includes a mention of the most affordable kind of permeant housing, modern manufactured homes.

King City, a formerly age-restricted retirement community built around a golf course, has doubled its population in recent years, reaching 4,800 residents through annexation and new development. Its proposal would potentially double it again, and it would add a new town center on the far west side of the expansion. 

The proposal would include a mix single family detached and attached, apartments, condominiums and manufactured homes. The greatest density would be near the new town center on the west end of the expansion area, with less density on the east end.”

 

Reaction and Analysis

The Portland Metro Home Builders Association says Metro might be overestimating the development potential of land already in the urban growth area, and it might also be overestimating the demand for multifamily apartments and condos in its forecasts,” said Njus.

But the Portland area’s builders’ association routinely favors opening more land for development, and supports the four proposed expansions.

It doesn’t take a calculator and experts to realize that of the reported 279,000 anticipated households, if only 9,000 new housing units are built, then an additional quarter million unit shortage (+/-) would exist.

This goes to the heart of the upshot of the research by economists Chang-Tai Hsieh and Enrico Moretti.

 

NBER economists Chang-Tai Hsieh and Enrico Moretti said in the 2017 update that fixing land use and related issues could drive an additional $1.95 trillion dollars a year in additional economic growth. Due to enhanced preemption, manufactured homes could be uniquely positioned to address such issues at the local market level. Will HUD back that in the Manufactured Housing Improvement Act of 2000? Overregulation is not limited to the federal government, it can be found at the state and local level of governments too, as this development plan out of Portland reflects.

MOUNTAIN VIEW, Calif. (KTVU) – A South Bay realtor is calling it the best bargain in Bay Area real estate. Realtor Cheryl Rivera Smith said mobile home parks are becoming an attractive alternative for homeowners who want to stay in pricey Silicon Valley and more of her clients are moving into them.

65-year-old Cindy Boone recently sold her home, a mile from Google. She bought it in 2003 for $485,000 and sold it for $1.8 million.

Looking to downsize, she told her realtor to look at Sunset Estates in Mountain View, which is a mobile home park for seniors. At first her realtor was skeptical until they saw the manufactured homes.

“I was pleasantly surprised,” said Cheryl Smith. “I was so amazed at the finishes.”

“I fell in love with some of the homes,” said Boone. “It made so much sense since they were so much less money.”

Boone ended up buying a manufactured home for $243,000. She remodeled it with new granite countertops and appliances for another $70,000. She pays $1,400 in rent for the lot. Smith said a traditional home in Mountain View with the same square footage costs $2 million.

“I think it’s the deal of the century,” said Boone. “I’s great.”

“I think it’s probably a wave of the future in places where people can afford the real estate that’s underlying these homes,” said Cheryl Smith.

Rick Smith of the Santa Clara County Association of Realtors said mobile homes aren’t for everyone.

“It’s the best bargain in Mountain View if you are okay with mobile home living,” said Rick Smith.

He said mobile homes don’t appreciate at the same rate as single family homes and some parks have restrictions with guests or parking. Also, since you don’t own the land, there are risks involved.

“Space rent can go up,” said Smith. “You don’t have a secure position at the park if the owner of the mobile home park or manufactured home park decides to sell.”

At Sunset Estates, Cheryl Smith the park owner is looking to invest in the future and for some, like Cindy Boone, it’s a perfect fit.

“I definitely didn’t want to go out of the Bay Area,” said Boone. “I like the Bay Area. I want to stay up here. I feel very fortunate to be able to do that.

ISIS Militant Quietly Released after
FBI Intervention Surfaces in Minimum Security Jail

An ISIS operative jailed in Chicago and mysteriously released after FBI intervention, has surfaced in a minimum security prison about 165 miles south of the Windy City. His name is Emad Karakrah, the ringleader of a sophisticated narco-terror operation, and in 2014 he was arrested after leading police on a high-speed chase through Chicago streets with an ISIS flag waving from his car.

When police finally captured Karakrah, he told officers his car was rigged with explosives that would detonate if searched. Bomb disposal units secured the vehicle without incident, but Karakrah’s arrest helped expose a huge narco-terrorist network with roots and financing in El Paso, Texas. Karakrah also lived in New Mexico, the border state where authorities just raided an extremist Muslim compound that trained kids to commit school shootings.

Judicial Watch uncovered Karakrah’s terrorism record and has reported extensively on his extremist activities, including a 2009 plot to bomb talk-show host Oprah Winfrey’s Chicago studios and the iconic Sears Tower. Judicial Watch also produced an investigative documentary about the narco-terrorist cell that Karakrah and other jihadists—including two of the FBI’s most wanted terrorists (Jaber A. Elbaneh and Adnan Gulshair el Shukrijumah)—operated from El Paso.

Karakrah was a logistics and transportation operative for militant Islamists in the United States, according to high-level law enforcement sources. He moved people, weapons, explosives, drugs, money, and other materiel to terrorist cells operating in Chicago, Brooklyn, New York and Saddle Brook, New Jersey, among other locations across the U.S. More than a decade ago Karakrah smuggled drugs and weapons for the renowned Juárez drug cartel in Mexico.

At some point, Karakrah reportedly became a confidential informant for the FBI, but went rogue and broke contact with his bureau handlers. This appears to be the reason that the FBI got involved in his state case, which was veiled in secrecy. Legal proceedings against Karakrah in Chicago were delayed at least twice because of FBI “equities,” sources close to the case confirmed.

An FBI agent was present during Karakrah’s proceedings in Cook County Court and the agency facilitated his release in 2015, which was kept from the public record. Judicial Watch followed the case closely and verified that Karakrah was no longer in custody of Cook County Jail.

The Illinois Department of Corrections subsequently confirmed in writing that Karakrah was not in custody. Judicial Watch’s efforts to independently ascertain Karakrah’s whereabouts were unsuccessful until recently. Karakrah has surfaced at the Lincoln Correctional Center, a minimum security facility in a town of about 14,000 residents. Karakrah’s Illinois Department of Corrections profile lists his “projected discharge date” as July 13, 2020.

The pending release is frightening considering Karakrah’s disturbing history, criminal record and documented ties to some of the world’s most dangerous jihadists. The collaboration between Mexican drug cartels and Islamic terrorists practiced by Karakrah and his cohorts has become a monstrous national security issue for the U.S. Judicial Watch has exposed a number of the enterprises as part of an ongoing investigation into the critical national security threats along the porous southern border.

Among the most distressing is that Islamic terrorists joined forces with the Juárez drug cartel years ago and the partnership has resulted in ISIS operating in a region controlled by the cartel, just a few miles from El Paso in a border area known as “Anapra” in the Mexican state of Chihuahua. Other Mexican drug cartels have smuggled nationals of terrorist countries into the U.S. for years, records uncovered by Judicial Watch show.

In one operation exposed by Judicial Watch, drug cartels smuggled nationals of terrorist countries into a small Texas rural town near El Paso. To elude the Border Patrol, they used remote farm roads to reach stash areas in Acala, a rural crossroads located around 54 miles from El Paso.

Judicial Watch also uncovered State Department records confirming that “Arab extremists” are entering the U.S. through Mexico with the assistance of smuggling network “cells.” Among them was Karakrah’s partner, Shukrijumah, the Al Qaeda operative wanted by the FBI. Shukrijumah helped plan several U.S. attacks, including plots to bomb Oprah Winfrey’s studio and detonate nuclear devices in multiple American cities.

For years Shukrijumah appeared on the FBI’s most wanted list and, despite being sought by the agency, crossed back and forth into the U.S. from Mexico to meet fellow militant Islamists in Texas. In fact, as one of the world’s most wanted terrorists, Shukrijumah piloted an aircraft into the Cielo Dorado airfield in Anthony, New Mexico.

Just last week Judicial Watch reported that an Arab man living in Mexico smuggled six citizens of Yemen—an Al Qaeda hotbed—into the U.S. through the southern border. The feds say the smuggler, 31-year-old Moayad Heider Mohammad Aldairi, conspired with “others” to sneak the six Yemeni nationals across the Texas border for a fee. ##

Commentary on the above.

The midterms are a mere 82 days away. The Trump Administration is made up of people, as is any other presidential administration.  

The vast majority of those people working in the federal government were hired prior to President Trump’s term in office began.  Just as it takes a business with new ownership time to make changes, the same is true in the vast federal government.  2,711,000 people worked for the federal government in Nov of 2014, per the Wall Street Journal.  It took over a year to get FBI agent Peter Strzok fired.

Rooting out corruption can take time. But it is worth the effort.

The U.S. economy is beginning to roll. Donald J. Trump beat the expected nominees, like much better-funded former Florida Gov. Jeb Bush, in the GOP primaries. As candidate and as president, Mr. Trump has criticized policies of predecessors on both sides of the political aisle.

As U.S. home prices have increased faster than wages for 70 straight months, buyers in markets like these have finally had enough, at least for now. There are still plenty of markets where homebuyer demand is strong. But for the first time in years, we are getting reports from managers of some markets that homebuyer demand is waning, especially in some of Redfin’s largest markets,” according to CEO Glenn Kelman, per Fox.

 

In a release do the Daily Business News on MHProNews, Redfin Housing Demand Index fell 0.7 percent month over month to 120 in June.

Per the real estate firm, “The decline was driven by a 2.2 percent decrease in the seasonally adjusted number of homebuyers requesting tours, and a 12.2 percent decrease in the number making offers on homes from May to June. The Demand Index is based on thousands of Redfin customers requesting home tours and writing offers.”

It’s not the only signal of still strong demand, that nevertheless shows signs of more road bumps ahead.  Several of those bumps, arguably, spell opportunity in disguise for savvy factory-builders and investors.

Home builders’ confidence in the U.S. housing market edged lower in August as builders reported strong demand but also expressed concerns that rising prices loom as a potential threat to sales,” said Fox, adding as follows.

Builder confidence edged down to 67 in August on the National Association of Home Builders/Wells Fargo Housing Market Index (HMI), from July’s 68 but in line with economists’ expectations. It is the lowest reading for the HMI since September 2017 when the reading came in at 64. It is, however, still a solid reading with any measure above 50 indicating expansion.”
