Capital One Provides $11M+ Loan for Starlight in Southern CA

calif_riverside__old_plantation_mhc__inspirecom__the_sourceFormulating a seven-year adjustable-rate loan with a two-year interest only period, Capital One has arranged a Freddie Mac $11.719 million refinance for Starlight Mobile Home Park senior-only manufactured home community (MHC) in El Cajon, CA. Senior Vice President Chad Thomas Hagwood, of the Birmingham, AL multi family office, originated the transaction, according to abaladvisor.

Nearly two-thirds of the 162 homes are owned by Starlight, which offers a clubhouse, pool, spa and community laundry. We structured the deal with two years’ interest only,” Hagwood said. “This will give the borrower the chance to put the park on more solid footing.MHProNews understands the interest only period will be followed by amortization on a 30-year schedule. The borrower bought Starlight in May of this year. ##

Judge Orders Approval of Contested Factory-built Subdivision, Awards $650,000

Big_Sky_Monana__their_creditMontana State District Court Judge George Huss abruptly ended a jury trial early in Bozeman, and awarded a development corporation $650,000 to be paid by the Gallatin County Commission for denying a proposal to develop the Gateway Village subdivision and site factory-built homes, MHProNews has learned.

The commission had denied the project in January, 2014, citing concerns about fire department access, impact on the school district and traffic safety. In his decision, Judge Huss said the commission’s ruling “lacked substantial evidence” for the 54-acre property, but did instruct Gateway Village developer David Loseff to pay the school district $750 for each lot at the end of each phase, plus $23,740 for the cost of a failed 2015 levy.

Noting the subdivision would be high quality, Loseff told the bozemandailychronicle, “There is obviously a huge need in Big Sky where 80 percent of the workforce has to live outside the community because the area is landlocked and infrastructure constrained,” Loseff said. “But you also have a growing population in the information technology sector at Four Corners. We’re conveniently situated between both of them.

Loseff had originally intended the property to contain 191 sites, but the judge limited it to 96 manufactured or modular homes. He also said Gateway must have 15 or fewer wells, and said the eastern edge must include 20-foot setbacks for the homes and be lined with eight-foot tall trees. The county’s insurer had agreed to pay the $650,000.

Big Sky is located less than an hour from Yellowstone National Park. ##

Minimalist, Modular Container Homes Develop in Dallas

containers__modular_huffington_post_credit__zigloo_domestiqueIf Zad Roumaya has his way, the Cedars in south Dallas, Texas will be the site of a complex of 320 square-foot modular container homes in an area currently undergoing a transformation, according to dallasobserver. Once an area known for its stately Victorian homes, in the 1960s many of the homes were demolished to make way for highways, but in the last 20 years MHProNews learned it has become a haven for artists and musicians, urban dwellers and light industry. More recently new town homes, renovated warehouse lofts, apartments and commercial development have moved in, including food and entertainment venues.

Roumaya says he is targeting millennials and has already received responses from a Craigslist ad for the $880 a month rentals that will include kitchenettes and skyline views as well as a dog-friendly space, laundromat, outdoor grilles, bicycle parking and available storage units. He is now taking reservations for the first 24 modular units out of a possible top end of 100.

He says in the ad, If you love travel, understand minimalist and spare (non-material) living, if you are DONE with the mortgage and the nightmare of housing upkeep, then bring it. Millenials – you get it, spread the word, because you have it right! Or, you could go to uptown and pay $1800 – 2500 per month in some huge 400 unit apartment complex, and may you not lose your soul.

The first residents could move in as early as December. ##

Concordis Developing Micro Modular Units in Urban Settings

(CNGI:OTC) is planning a micro modular apartment building in Dallas with 60 units to address the need for affordable housing in this high cost market. Designed for the urban millennial, the housing will offer the convenience of being close to work, public transportation and entertainment, according to prnewswire.

The goal is to make the Blackstone Micro Tower a brand name for upscale modular apartments building that feature high ceilings, glass walls, high tech convertible interiors and balconies that will deliver style and convenience to the affordable housing market.

Blackstone is currently seeking sites in Dallas and Los Angeles to develop its cookie cutter formula, MHProNews has learned. The modular units will be built to company specs by a yet-to-be-chosen producer or producers selected from the hundreds of modular builders available. GC Blackstone is based in Dallas. ##

Robert “Bob” Wolf passes, R.I.P.

wolfbobobit-perss-citizen-posted-daily-business-news-mhpronews-com-256x342Joe Kelly at the Iowa Manufactured Housing Association and the Press-Citizen tell MHProNews about the death of longtime Iowa City resident, Robert H. “Bob” Wolf, at 75. Wolf died Monday, August 18, 2014 at the Mercy Hospice.

The son of Herman and Ilene Wolf, Robert H. Wolf was born September 24, 1938 in Iowa City. Bob graduated from Iowa City High School and served in the Army National Guard. He met and later wed Erma Yerington on July 14, 1963 in Iowa City.

Since 1963 Bob owned and operated Wolf Construction Company. Bob and Erma developed and operated Modern Manor and Lake Ridge, also in Iowa City. He is survived by his wife, son Jeff Wolf (Iowa City) and daughter Brandy Egli, in Austin Texas.

Joe Kelly states he was a longtime member and former IMHA board member. MHProNews staff express their condolences to all those touched by this loss; may Bob Wolf rest in peace. ##

Approaching 5 Years and Version 3.0!

With the approach of our 5th anniversary online, we’re also planning by year’s end to launch version 3.0 of the MH Industry-leading trade journal, MHProNews.com.

Changing for the Better

Between now and the launch of our new site, there will be periodic updates necessary. These may look like outages, but the back end and often much of the site – such as the blogs – may still be up. If you encounter that, you can use the newsletter blog your emailed news updates to navigate any time you might not see the home page.

We thank all our readers and supporters – like you! – for understanding and patience during those times of ‘cyber dust.’

As you will see in the neat future, the changes will be worth it. Just as the upgrade to version 2.0 of our site brought a big increase in traffic, that’s what we’ll expect following this planned update too.

In a site as large as MHProNews.com – which one WebTech told us is about the size of a B market news site – our thousands of pages of growing content are part of what has made us the runaway favorite for “Industry News, Tips and Views Pros Can Use.” It also means it takes more time to do a major site make-over!

The numbers of news tips and new email sign ups continue to rise. The number of sponsors grows, as do inquiries from potential new advertisers. The future looks bright.

UMH Opens Regional Manufactured Housing Sales Center

The center is adjacent to Port Royal Village, one of the public traded company’s many communities. Bob VanSchuyver Jr., Assistant V.P. Sales for UMH Properties, Inc., said: “ The premier sales center features 6 fully decorated model homes featuring Champion (Redman), Skyline and Eagle River homes. The grand opening and ribbon cutting included members from the Rostraver township Chamber of Commerce and the Rostraver Township Board of Commissioners. Patrick Egros, board Chairman presented a letter welcoming the UMH Sales Center to Rostraver Township.” As MHProNews knows, UMH has been on a strong 5 year growth track, more than doubling the size of their portfolio during that time. UMH now has more than 15,000 home sites, after their most recent acquisitions closed. ##
