George Allen’s “Peace Offensive,” Saul Alinsky, HUD Secretary Ben Carson, and Manufactured Housing’s War

There are slogans and then there are solutions.

 

Slogans are what the Manufactured Housing Institute (MHI) is well known for, examples are “Got Clout? Get it Here” or their recent slogan for their 2019 Congress and Expo fund-raising meeting, which used the phrase “Let’s Keep Building.”  More on those two slogans, later.

Let’s pivot to a news tip forwarded to MHProNews, succinctly described as “George Allen’s Peace Offensive,” which was an email last Tuesday forwarded by one of the blogger’s message recipients.  That Allen email was sent to leaders of the Manufactured Housing Institute (MHI), the Manufactured Housing Association for Regulatory Reform (MHARR),  the National Association of Manufactured Housing Community Owners (NAMHCO), among others.

To my knowledge, HUD Secretary Ben Carson knows nothing of this specific incident, but his summation in a cable news interview after his recent Capitol Hill testimony might seem to apply.  Wittingly or not, well intended or perhaps masking a hidden agenda, Allen’s move – as nice as it sounds to the uninformed – is a purported example of a “Rules for Radicals,” Saul Alinsky tactic.

It will be recalled that HUD Secretary Carson earlier this month made an important speech to manufactured housing professionals in New Orleans on May 7, 2019.  More than 2 weeks have gone by, yet it is still not on MH’s website. Did Allen call for that speech to be posted in its entirety by MHI?  No.

 

Instead, Allen is calling once more for ‘unity’ on messaging by the 3 national trade associations he addressed.

Allen has once more ducked or missed the point.  NAMHCO and MHARR exist precisely because they don’t trust MHI. To ask MHARR or NAMHCO to issue joint communiques is posturing at best, foolish and ill advised at worst.

The speech by Carson praised the need and importance of manufactured housing.  Are the powers that be that pull the strings at MHI afraid that it might cause the industry’s sales to grow if it became widely known and properly understood?

More recently, during a congressional oversight hearing, Secretary Carson was attacked on Capitol Hill be Democrats hoping for cheap sound bites for later replay.  An example of that is shown below, by left-of-center Politico.

 

 

Here is how right-of-center Fox Business covered the same topic of Carson’s comments on Capitol Hill and how they were mishandled and portrayed by opposition media.

 

 

But what if the Democrats Appeared Right in This Case?

Let’s presume for a moment that Politico and that Democratic legislator had been correct, and that Secretary Carson actually did not know what an REO property was.  So what?  Or is that the left wing equivalent to the occasion when some on the political right slammed President Obama for saying on camera “57 states” in the United States, instead of 50. People misspeak. People sometimes don’t know.  That happens.  Political gotcha may be fun for a moment, but it proves little – unless that’s a pattern of someone saying 57 states over and over again, or of Dr. Carson perhaps misunderstanding an REO – then perhaps would be a valid issue.

The “Think: Common Core” would not have been in the original Alinksy mantra, as that was well after his time.  The last point above is the bookend to the quote from AZQuotes.

 

Now, let’s pivot back to Allen.

Why isn’t Allen were pressing MHI on:

  • promoting Secretary Carson’s comments in New Orleans via their media contacts,
  • Posting Secretary Carson’s comments on their own website,
  • Making a valid, robust “enhanced preemption” argument about manufactured housing in Bryan, TX or elsewhere – and threating to sue if the other party didn’t comply – those are the kinds of useful actions that Allen could undertake.

Instead, Allen is posturing.  False flag.  Distraction, diversionary tactics, instead of offering real solutions. Like MHI saying “Got Clout?” showing photo opportunities, but providing no measurable results.

Not long after this cartoon/meme was posted earlier this year, Richard ‘Dick’ Jennison announced his retirement from MHI. As far as George Allen is concerned, he could press these same points, if he was truly solution oriented. Instead, why is there more useless slogans and posturing?

The truth is, that Clayton had clout, it was Warren Buffett.  He had an in with the White House. How was that used?  For or against the industry?  Don’t the actions speak louder than the words from Clayton, 21st, MHI, etc.?

Allen himself called Clayton and Berkshire brands a “monopoly” and has mused about the problem of “consolidation” in manufactured housing communities and other sectors of the industry.

Why has Allen toned that down, or stopped it altogether?

Is it because MHI and the big boys are rewarding him?  Is that why Allen is now posting about getting top dollar for the sale of a manufactured home community?

The evidence debatably suggests that Allen is a shill, pawn, and is selling out his followers. Whatever credibility he once enjoyed is vanishing as a result of each fact check, which he has been given the opportunity to respond to but has opted not to do so.

Make no mistake, just as there is a battle waging in Washington, D.C., there is a battle waging over the future of manufactured housing too.

Last year, an MHI only member said to MHProNews that he is ready for “Infowars” in manufactured housing. That was an apt description for what is occurring.

There is information, and disinformation. MHI, Allen, and MHInsider are among those who are peddling fluff which is often purportedly weaponized as disinformation.

By contrast, MHARR, MHProNews and MHLivingNews cite facts, and share evidence. Compare what the others say, to what MHARR, MHProNews and MHLivingNews produces.  Which one holds up?

Did you notice that on their Saturday news feed that Bing – a Microsoft brand, founded by Bill Gates, with whom Warren Buffett sits as a trustee of the Gates Foundation – featured Amazon’s home sales?

Manipulating Manufactured Housing Pros – Caterwauling Mudslinger, Just Write a Check, Pay Cash, Use Plastic, and Shut You Up

Jealousy. Lunacy. Hypocrisy. Once was, award-winning, former community-investor George F. Allen bemoans MHARR, begs them and NAMHCO for unity with MHI, all while assailing this platform. Will someone in his circle please show him how to use the GPS app on his phone?

 

Or is Allen still navigating by using an old app-less flip phone? Does he not see that the Manufactured Housing Association for Regulatory Reform (MHARR), the National Association of Manufactured Housing Community Owners (NAMHCO), himself, we and others have all left the Manufactured Housing Institute (MHI) for good, stated, and ongoing reasons?

Let’s unpack wanna-be “EducateMHC” magician and trickster Allen’s Good Friday assaults and caterwauling complaints about several MH industry things, as he purportedly puffs to carry MHI’s water. Yes, that’s the same MHI Allen himself quit, that he said privately and publicly betrayed had him, and that he long complained about their purported oligarchic practices. In his trying to point a finger at others, has he successfully instead pointed three fingers back at himself and his buddies affiliated with the Arlington, VA oligarchic front group?

Let’s dig into the evidence and find out.  Because after 6 months of declining new manufactured home shipments during an affordable housing crisis, manufactured housing retailers, communities, producers, lenders, and all others merit serious answers, not another artful dodge.

What is it All About?

Professionals in our industry or any other are obviously in business to make money. For the majority who want to earn an honest living, that requires information, among other factors.

So as the ancient Romans put it, “scientia potentia est” or “knowledge is potential power.”

Knowledge is only potential power because accurate information must be properly acted upon in order for it to have practical value.

But what if the information being put forth isn’t accurate?  Doesn’t that make success more difficult to obtain?  Especially for the independent business person, who may be competing against a nearby industry giant?

That’s just one reasons why critical thinking skills are necessary.  Because Allen is right about this much, there are two entirely different narratives at play in manufactured housing industry trade circles.  That begs the question, which narrative is more accurate?

As a thoughtful strategist – the Rev. Martin Luther King, Jr. put it – the purpose of education is to build character and to learn to think critically. Keep in mind what King and his colleagues accomplished.  Flash back to 1950.  Who would have thought that black Americans could have so many social, economic, and political barriers for their progress removed by the efforts of King and others working with him?

Knowledge, critical thinking – reality-based understanding – these are important for any professional, especially for those in a seemingly uphill battle.

IfMHProNewsIswritingAboutItIWantToKnowAboutItQuoteIn a normal industry, some of the types of facts and insights needed to succeed would typically come from trade associations.

Sadly, in manufactured housing – as even their exiting president Chris Stinebert obliquely suggested – the Arlington, VA based Manufactured Housing Institute (MHI) has purportedly been failing at their own mission.  Why else would Stinebert wait until his final column to list all the ways that MHI was – from his insiders vantagepoint – failing to get to the root issues? So while some moan or rail that MHProNews dares to hold MHI or other ‘big boys’ to account, it must not be forgotten that others – including, but not limited to, MHI insiders – have blasted MHI before or contemporaneously with this publication.

Rephrased, there is ample evidence that Stinebert and others in and out of MHI have provided to demonstrate that the Arlington, VA based trade group was weaponized to do the bidding of their ‘big boy’ masters.  Let Allen or others in MHI try to defend against that claim as best they can.

 

White Hats, Black Hats

Those ‘big boys’ are often tied to Omaha based Berkshire Hathaway, or Knoxville metro based Clayton Homes and their lending affiliates.  To be accurate and objective, there are other companies in the mix too.  MHI can arguably be seen as a mix of black hats and black hats.  The question then is, which hat is a given firm or individual wearing?  And are white hat firms giving black hat conglomerates cover for black hat activities?

The contention that much of the industry’s ills are in many ways internal did not begin here at  MHProNews.  One might argue that we were a bit slow on the uptake.  But if so, it was to make sure that the evidence existed to back the various claims being made, often by MHI insiders.

More recently, thanks to numerous voices inside and out of the Omaha-Knoxville-Arlington axis, MHProNews and our publicly-facing sister site can and have sincerely advanced the troubling case that the industry is underperforming due to the fallout from purported: antitrust violations, ongoing efforts at market manipulation and association failures.

One need look no further than the historic shipment data to recognize that the industry is underperforming.

Even publicly traded MHI member companies are making that argument that the industry is underperforming, as the Skyline Champion (SKY) graphic below reflects. The comments were added by MHProNews, but the green line reflects that the industry has a long-term average of some 224,000 new HUD Code home shipments annually.  It has achieved 372,000 plus new manufactured housing units produced in 1998.  In the mobile home era, over 55o,000 units were produced and sold for 2 years running.  What was done before can surely be done again.

In 1998, manufactured homes (MH) outsold RVs by some 3 to 2. In 2017, RVs outsold MHs by some 5 to 1. RVs recovered far more quickly from 2008. The facts raise questions. One, is the effectiveness of MHI as the post-production or ‘umbrella’ association in the country. The other question is more sobering. Has Buffett-Berkshire “Moat” strategies kept manufactured home production at historically low levels to allow a few big boy brands to consolidate others at a discounted ‘value’ by MHI insiders?

 

Another example of how MHI and their big boy brands are stirring the industry’s problems is the John Oliver’s satirical viral hit “Mobile Homes” video, accessible via the linked text-image box below.

 

 

That’s not caterwauling. That’s better known as following the facts, evidence, money trail, and logic.  That’s what researchers and reporters are supposed to do, George.

George F. (F?) Allen’s ‘Defense’ of MHI and Certain State Association Executives

George F. (F?) Allen is up-front in each blog post for some years about why he writes. “Motto: ‘U Support US & WE Serve U!’”  Meaning, write him a check, take out your plastic, or cash and he’ll provided you with his sage views.

Of course.

Never mind that he’s now out of the land-lease business, so by his own prior definition, he no longer has “skin in the game.” Ooops.

Never mind that – per sources in his own circle – despite his new ‘EducateMHC’ moniker, his own daughter reportedly failed in the land-lease community business.  That reported failure almost took Allen himself under, per those same sources in Allen’s own orbit.  Ooops.

And never mind that Allen’s and his colleagues in SECO have an idea of education that has proven to be legally problematic, as the report and cross-linked information here outlines.  Ooops.

Keep in mind that Allen likes to entertain others, and is rather good at it. Among his delights are ‘magic tricks.’  The person who is adept at slight-of-hand actions has attempted a verbal slight-of-hand for some time, one could say.  In fact, why not point out that part of the ‘mystery shopping’ service that Allen provided for years was predicated on fooling people into thinking that he was an actual prospect.

So, what follows from Allen’s blog as his Good Friday topic is prudently considered through the lens of those assertions and related factoids. He’s been successful for years in writing and organizing events for a fee.  Done well, that’s a legitimate part of the American way.  Done badly or problematically, it is a good reason to apply “caveat emptor.”  Let the buyer beware.

 

Thanks, George 😉 Allen’s Over-the-Target Responses to Recent MHProNews Reports 

Naval and Air Force pilots have long had the expression that you don’t catch flak unless you are over the target.

Sources indicate to MHProNews that some of the same state executives that complained about leaks to this publication have at times shared information with Allen or others too. That’s obviously done when those same association executives doing the ‘leaks’ thought it useful to their interests.  Perhaps so, but it is mentioned here because Allen did in his missive quoted at length further below.

Part of the purpose of good media is to hold the powerful to account. Who says?  The Society of Professional Journalists and their code of ethics.

It has been a while since Allen has taken public aim at this platform in an apparently failed attempt to get industry readers to boycott MHProNews.  That was allegedly done as ‘carrying water for’ association executives in the MHI orbit.  In response to the SPJ bullets 2 and 3, noted above, this fact-check and analysis are hereby offered.

Allen, himself a prior MHI critic, has apparently found a new way to profit from being a periodic voice to attempt to dissuade industry independents from following the reports and analysis on MHProNews.

Allen has not bothered to explain in depth to his readers what changed his views about MHI, on the concerns he previously noted publicly below.  Does his lack of consistency bother him?

George Allen can’t have it both ways, but that doesn’t apparently keep him from trying. He has a modest following today, which once used to be a larger following. As a former client of his told MHProNews, with George “It’s AAA, All About Allen.” If someone is doing good, and Allen’s not somehow in the mix, it is not uncommon for Allen to attempt to undermine that source, per some of his own followers.

  

Facts, documents, and accurate quotes in context are #NettlesomeThings.

New readers should bear in mind the following points.

  • Allen and Spencer Roane have been offered the opportunity to publicly dispute the evidence presented here on MHProNews and/or on MHLivingNews regarding themselves and/or the concerns associated with MHI, that he himself previously voiced routinely. They’ve repeatedly declined to engage in a public discussion or debate.  That’s in keeping with their 5th Amendment right to remain silent, which we respect.  But that leaves others free to ponder, if they had the better case, why not make it in public?
  • MHI, Clayton Homes, 21st Mortgage Corp, and/or their attorneys have been made a similar offer to publicly dispute the evidence presented here or on MHLivingNews via a moderated, on camera, and in front of a live audience of industry professionals. They’ve repeatedly declined the opportunity to do so.  Once more, that’s their right.  Perhaps they’ve duck out knowing their are federal investigations underway, and that whatever they say could be used against them in a court of law?  See the video, below the next bullet.  NOTE: views of that video have apparently more than doubled since we began sharing that mainstream media report about investigations of Clayton and their related lenders, from their own hometown news station.
  • George F. Allen, various figures associated with MHI, Jim and Kevin Clayton, Tim Williams and others may be loathe to admit it today, but they have each praised this publication for being pro-industry and for the good work being done here. Now that same analysis done here that they previously praised has turned dark in their eyes.

 

 

As believers in free enterprise and the value of honest competition, Allen – right or wrong – is serving an obliquely useful function. This publication and MHLivingNews are apparently ‘over the target,’ so we are ‘catching flak.’ This isn’t the only recent attack by opposing voices.  But the other assaults are less visible, and this one by Allen is visible.

As an observable attack, Allen is thus useful to manufactured home industry investors, advocates, and professional readers to understand the ongoing dynamic within MHVille. The visceral reaction being quoted below by Allen – in his role as a periodic tool for the Omaha-Knoxville-Arlington axis – will speak for itself.

Let’s see what Allen said, and then unpack it in a very few words.  As the reader can see from the screen capture below, provided under fair use guidelines, attacking this publication was his headline topic.  That’s a backhanded compliment. Nobody Else Will Tell You This!

Enough of the Name Calling, Sensationalist Caterwauling, & Questionable Claims!

Since 2009, manufactured housing’s nadir (‘worst’) year ever, when only 48,789 new HUD-Code homes were shipped nationwide, we’ve collectively and simultaneously endured and experienced:

  • The loss of easy access to chattel capital for new home loans in communities
  • Two venerable trade magazines ceasing publication (i.e. Manufactured Home Merchandiser and The Journal)
  • Two new trade pubs birthed (i.e. MHInsider and Manufactured Housing Review)
  • A near continuous online diatribe (‘bitter & abusive denunciation’) of one – but not both, national advocates for manufactured housing (i.e. MHI but not MHARR), one or another state association executive (e.g. WI being latest target), and specific corporate executives (e.g. from Clayton Homes & 21st Mortgage) not aligned with a particular yellow journalist’s views of the manufactured housing industry.

ENOUGH IS ENOUGH! Together, as an industry and realty asset class, we should be; no, we must be, ‘working together’ to eclipse 100,000 new HUD-Code housing shipments during year 2019. Also to offset negative press coming from social activist quarters regarding predatory site rent practices foisted on homeowners/site lessees! But such a coming together will continue to elude us as long as an industry outlier broadcasts speculative contrarian tripe, tearing down manufactured housing and land lease community business models at will!

SOLUTION? Make it a point, henceforth, to support your state manufactured housing association as an active member, as well as one or more of three national advocacy bodies (i.e. MHI, MHARR & now, NAMHCO). Also ensure you’re on the receiving end of MHInsider magazine, Manufactured Housing Review online ezine, the Allen Letter (if a land lease community owner/operator), and the Allen CONFIDENTIAL! business newsletter – if a top housing manufacturer or portfolio executive!

Frankly, that’s ALL YOU NEED TO READ & BELIEVE, to stay cogently, accurately, and timely informed about industry and asset class matters! Resist any temptation to succumb to reading anything by anyone engaged in name calling, sensationalist caterwauling, and questionable claims! JUST DO IT – resist the temptation to muck & muddle your thinking. You’ll be glad you did!

Fisking – Unpacking Allen’s Missive

In no particular order of importance.

  • Allen tells his readers who to read, and who not to read. That’s his first amendment protected right, up to the point that he may be part of an organized boycott effort, because a boycott can become legally questionable in antitrust and other types of legal controversies.
  • Allen fails to admit that he and his inner circle are reportedly regular readers here on MHProNews. Thank you, to all of our readers.  Pardon the hypocrisy of some who tell others not to do, what they themselves do.  The fact that he and his circle read here is implied by his attempted critique.
  • It is Allen who fits the caterwauling definition, because what he gave are emotional appeals and red herrings, not an actual effort to debunk even a single factual claim made here or on MHLivingNews. There is no effort made by Allen to point out any failure in logic, any inaccuracy, or any of the evidence we’ve presented that sparked his public moaning.

Here is a pull quote that bears a nod of interest.

Together, as an industry and realty asset class, we should be; no, we must be, ‘working together’ to eclipse 100,000 new HUD-Code housing shipments during year 2019.”   The reality is that the industry will not be ‘working together’ – because some are arguably working to purportedly eliminate their industry competition, by direct and indirect means.  Allen’s related quote is equally lacking in logic. He wants people to support “one or more of three national advocacy bodies (i.e. MHI, MHARR & now, NAMHCO).” Excuse me, sir? MHARR and NAMHCO exist because MHI – in their view – have failed the industry.  It is an either or proposition.

Why Hasn’t Allen Explained to MH Community Readers How Clayton/21st Hurt Their Interests?

Note that neither Allen, nor anyone else in the orbit of industry publishing he has cited has attempted to debunk the documents, direct quotes and evidence linked from the text-image box below.

In a series of direct quotes in context, a document from 21st Mortgage signed by Tim Williams, and video recorded comments by Kevin Clayton, these all line up to demonstrate how independent retailers, communities, and producers – among others – where purportedly harmed by action that could be deemed an antitrust violation. Why hasn’t George F. (F?) Allen told his readers how that cost them money? Why is Allen giving perps cover?

 

What Allen fails to tell his readers is how that attack on industry independents harmed independent owners of manufactured home communities.  Yet Allen claims to be their protector.  How so? Isn’t he giving other big time cons cover?

Allen cited in this and a prior posting about the Manufactured Housing Association for Regulatory Reform (MHARR) and the National Association of Manufactured Housing Community Owners (NAMHCO).  Those associations are both breakaways from MHI. They exist because each trade group’s members believed that MHI wasn’t getting the job done properly.

Allen fails to mention that important fact. By contrast, MHProNews has not missed that obvious mark.

Calls for ‘unity’ by Allen or MHI sound good, warm and fuzzy — until they are carefully examined. Unity behind what? Unity with what goal?

If the big boys absorb the smaller firms at a discounted value due to market manipulation, that’s unity.  Is that the unity that Allen wants?  Why is Allen de facto working for the interests of the consolidators that he periodically takes pot-shots at? Isn’t it just another head-fake?

What Allen ignores in his missive – either through ignorance or perhaps from incentives offered by the ‘big boys’ – is that a key reason that the industry is underperforming is rooted in the Omaha-Knoxville-Arlington axis and their allies.  Allen makes no effort to debunk the evidence published here or on MHLivingNews for that claim.  Why would he?  The powers that be and their own attorneys won’t touch that topic in public, and perhaps with good reason. So, in goes GFAllen…

Allen ignores the fact that Clayton has been the source of embarrassment to the industry, starting not long after Warren Buffett bought them for Berkshire Hathaway.

 

 

Thus, it is unlikely that Clayton, 21st, or MHI will publicly respond to our published – documented, and evidence based – concerns.

Allen laments Frank Rolfe, predatory community operators, and the John Oliver video errantly dubbed “Mobile Homes.”  But what F (F?) Allen fails to mention is that MHI is connected to each operation in that Oliver video. Ooops.

Several Florida newspapers opted to run the same letter sent by our publisher.  The reportedly did so only after an editor checked the claims and sources, per the editor that did the fact checking. The letter was sent to only 1 publication, but at least 5 have run it.

 

 

Those claims lodged here, on our sister site MHLivingNews, and summarized in that 300 word letter published in the 5 links above all remain unchallenged.

MHARR’s new initiative, that Allen both praises and slams at the same time, exists precisely because MHARR states their belief that MHI has so dropped the ball on post-production issues that they have no other choice but to try to act where MHI is failing to do so.

 

“Lead, Follow … Or Get Out of The Way”

 

It’s America.  People are free to write a huckster and incentivized mouthpiece a check if they want to do so. They are free to read Allen or attend his meetings.  Those that go say the networking is pleasant and useful, but some lament the ‘education’ part of it.

But what SECO and the Allen Roundtable arguably prove is that professionals in manufactured housing are so desperate for answers and professional opportunities, that they will listen even to someone with his track record of recent years. In years gone by, Allen helped found the National Community Council (NCC), which is part of MHI. But more recently, Allen himself has quit MHI and the NCC.  Allen himself won’t pay to go to their fundraisers, errr, ‘meetings.’

Allen has positioned himself to fill a vacuum.  As soon as someone else steps up and offers an alternative, don’t be surprised if his meetings and ‘education’ vanish like a fleeting morning fog in sunny Florida.

Once more, our publisher invites Allen – or the Omaha-Knoxville-Arlington axis – to publicly dispute and disprove

  • in front of a live audience of industry professionals,
  • with moderator and
  • on camera any of the claims made here on pro-growth MHProNews or MHLivingNews.

You can’t solve a problem by ignoring the root causes.  That’s what Allen either doesn’t get or has arguably been incentivized to ignore and obscure.

Thus despite Allen’s caterwauling and attempted slight of hands, our published case against the Omaha-Knoxville-Arlington axis, their surrogates and allies stands.  If any of these concerns or allegations we’ve reported or that others have raised were easily disproven, why hasn’t anyone in the Omaha-Knoxville-Arlington orbit and/or their surrogates stepped up to the plate and made the public effort?

People can make mistakes, and people can be misled. But the mature person admits an error, and that is part of the Society of Professional Journalists code of ethics. Make corrections promptly and prominently. Where has Allen ever admitted an error? He was either right to condemn MHI before, or right to defend them now. He can’t have it both ways.

Conclusions? 

George F. (F?) Allen (GFA) is arguably either:

·        confused,

·        clueless,

·        corrupt,

·        or some combination of those.

As noted, Allen and his buddy Spencer Roane have been given the opportunity several times to debate the issues he laments publicly with our publisher in a moderated session, on camera, in front of a live industry professional audience. Allen and Roane both keep ducking that offer. Shall we add the word cowardly to the bulleted Cs above?

BTW, that same offer to discuss and debate the issues has been repeatedly extended to the Omaha-Knoxville-Arlington axis. Allen has apparently been carrying water for them in recent months, and perhaps this is missive by GFA their reply.  But given the history of Allen previously decrying their rigged system, as was shown above, what was the MH Axis thinking?  Can’t they come up with a better surrogate? If not, doesn’t that speak volumes too?

YIMBY Action, Extreme Housing Shortage, and Manufactured Homes

The San Francisco Bay Area, and California generally, has an extreme housing shortage.” So says YIMBY Action. The video posted further below by John Stossel for Reason makes their point in sobering terms.

 

Unlike NIMBY, YIMBY means, Yes In My Back Yard.

YIMBY Action says, “This housing shortage is causing unacceptably high home prices and rents. These costs kneecap our ability to save money, force us into crowded conditions, and trap us in jobs and housing conditions that are inadequate.”

That’s in part an economic argument, and it is supported by the law of supply and demand.

Our housing crisis forces us to commute long hours, increasing carbon emissions and robbing us of time with our families. We must build housing everywhere in the Bay Area to end this shortage. Build housing now!” is their mantra. The video below is featured on their home page.

 

 

The forces they describe, “…increase displacement and gentrification, and make it impossible for San Francisco to be an engine of opportunity or social mobility.” That’s a familiar argument but lacks some of the added details found in the report linked below.

 

 

Several newspapers in Florida ran a letter by our publisher, L. A. ‘Tony’ Kovach. That letter explains that the common link to problems that spark misunderstanding about manufactured housing are often connected to Berkshire Hathaway brands and the Manufactured Housing Institute (MHI).  Pick a link, take a look, and share it with others.

 

 

There are a variety of organizations and non-profits, businesses, faith-based, and governmental organizations that are natural allies for a robust application of manufactured homes. YIMBY Action could be one of them. The laws are already on the industry’s side.  The facts – properly understood – favor manufactured homes.

 

Has MHI reached out to YIMBY Action?

We’ll plan to ask them, plus others in the days ahead, and will let you know.  One way or another, let’s see if MHI can become engaged in doing their job to help robust industry growth, not just more consolidation because of low or negative growth.

The need for affordable housing is vast.  The lack of affordable housing hasn’t just hurt Seattle, it is hurting cities like San Francisco.

The most proven form of permeant affordable housing are manufactured homes. Yet, MHI and their big-boy brands appears to be okay with low sales levels, or they have a proven ability to meet, talk and take photos with public officials without purportedly accomplishing their stated goals.

Bill Advances New Rules Regulating Manufactured Home Communities, Esther Sullivan Strikes Again

The specific piece of legislation that will be the focus of this report is just part of a pattern that is arguably spreading from the coasts into the heartland states.

 

In the wake of the hue and cry from the Last Week Tonight with John Oliver viral “Mobile Homes” video, there is renewed zeal to reign in concerns over problematic business practices in the manufactured home land-lease community sector.

The Colorado Springs Gazette, which bills itself as ‘Pulitzer Prize winning journalism’ established in 1872 spotlighted the facts that will be referenced.

A bill designed to better protect residents of mobile home parks won state House approval Monday on a 41-23 vote. House Bill 1309 next heads to the state Senate,” per the Gazette’s writer Marianne Goodland.  She pointed out that Senate Republicans have previously killed such measures as too burdensome for smaller businesses, but now Democrats are in charge of the Colorado Senate.  The implication is that it will all change this time around.

The mobile home has offered a path to the American dream on a budget,” per Esther Sullivan, a sociology professor at the University of Colorado at Denver, a quoted by Goodland in Curbed magazine in 2017.  That quote was offered to buttress the comments of state Rep. Edie Hooton, D-Boulder, who is the author of HB 1309. The narrative provided no distinctions made in terminology between a pre-HUD Code mobile home or a post-HUD Code manufactured home.

Pointing to a dispute resolution program in Washington state, the bullets below are pull-quotes from Goodland’s Gazette report. The first bullet is deliberately taken out of sequence, to get to part of what the bill aims to do.

  • So Hooton and co-sponsor Rep. Julie McCluskie, D-Dillon, turned to the dispute-resolution model established a couple of years ago in Washington state, which set up a mediation process to resolve complaints by mobile-home owners. About 400 complaints were filed the first year, but the numbers steadily have dropped as “bad actors” have learned the consequences, Hooton said.
  • But mobile home parks have operated under a loose regulatory structure for decades, Hooton said. The only recourse for a mobile home owner with a complaint often is to take the park owner to court, and that’s out of reach financially for most, she said.
  • The state’s Mobile Home Parks Act was adopted in 1985 but lacks teeth, critics say.
  • Last year, after the failure of yet another bill to rein in park owners who violate the law, the Department of Regulatory Agencies took a look at whether park owners understood the 1985 act and whether licensing would force better compliance. DORA determined that owners understand the law but licensing was not the right step.
  • Under HB 1309, the Department of Local Affairs’ Division of Housing could accept complaints from mobile home owners and mediate between them and the park owner. A $24 fee per lot, split between park and mobile home owners, would pay for the process.
  • If the mediation fails, either side could take the issue to an administrative law judge, avoiding the greater cost of going to court.

Another part of the bill deals with the eviction process, which is part of the issue that has drawn Sullivan and her followers a measure of notoriety.

Under current Colorado law, a land-lease community can evict with 48 hours-notice.  That is obviously nearly impossible, given the costs and common lack of options for moving a mobile or manufactured home from one community to another.  If passed, HB 1309 would add 30 days to that eviction period, and with the payment of another month’s site fees, extend it yet another 30 days to a total of 60.

Per the Gazette:

  • The bill was supported before the House by mobile home owners; 9 to 5 Colorado, an advocacy group for working women; and the Colorado Senior Lobby.

Predatory Community Owners? Bill Goes too Far?

The Gazette cited written testimony in support of the legislation by Debra Beasley of Colorado Springs.  In her written testimony dated April 10, said she and her spouse have seen site fees at their community increase from $475 in 2016 to more than $750 last year.

That approaches the heart of a concern that Oliver’s video raised, made by Manufactured Housing Action (MHAction), which co-authored the white paper Oliver’s satirical report took aim at.

Norm Sorenson of Kingsley Management Corp. objects to the bill, in part due to the understandable concern of community owners trying to evict – in his example – a drug dealer from a community. That noted, the bill purportedly allows for expedited evictions in cases of imminent danger.

Colorado’s DORA review showed that “harm is occurring in manufactured housing communities … which largely stems from lack of enforcement of existing laws, bad actors exploiting a relatively loose regulatory structure and the inevitable tension that arises when the house belongs to one person and the land belongs to someone else,” Representative McCluskie said. “It’s impacting our rural, urban and mountain economies. Mobile homes are an essential solution to our housing crisis; sometimes the mobile home parks are the largest source of unsubsidized affordable housing in rural communities.”

By contrast, Rep. Terri Carver, R-Colorado Springs, said the bill will burden community owners who are acting in good faith. “I still don’t think it is helpful to create an oversight agency … that adds a lot of bureaucracy and delay in resolving disputes and investigating complaints, rather than keeping it local,” Carver said.

Under the Hood of the Battle Over Community, Resident Rights

Manufactured home independently owned community owners, along with those portfolio operators who aren’t participants in the types of ‘bad actor’ concerns this bill aims to cure are wise to step back and see the pattern that is emerging.

As MHLivingNews documented, MHAction has been funded in part by Warren Buffett, through so-called dark money routes. That tip came from a competing resident group, the Golden States Manufactured-Homeowners League (GSMOL). Since that report above, as MHProNews noted, the white paper co-authored by MHAction sparked a report in the Washington Post, among others in mainstream media. Each of these raise concerns about a few – but larger – players in the industry, and these are routinely members of the Manufactured Housing Institute (MHI).

 

“Billion Dollar Empire Made From Mobile Homes,” What Washington Post’s Peter Whoriskey Didn’t Report

Then, there was the viral hit video by John Oliver that connects the dots between:

  • Warren Buffett and Berkshire Hathaway brands in manufactured housing,
  • Nonprofits Buffett and/or Berkshire brands have funded, included MHAction, Center for Public Integrity (CPI), and
  • MHI, to name only those most clearly tied to this recent trend.

Recast, Buffett and his allies in MHVille have set the stage for creating problems that MHI not only fails to address, but whose ‘big boy’ members are part of the purported problems.

It remains to be seen if independent community owners will obtain the level of serious defense from the newly formed National Association of Manufactured Housing Community Owners (NAMHCO). But NAMHCO is on record as rejecting MHI as failing community owners in their interests. Time will tell.

The Manufactured Housing Association for Regulatory Reform (MHARR) has said they will be examining ways that they can support the post-production side of the industry in a targeted fashion, possibly by using legal action. More on that in a new column by MHARR’s Mark Weiss, JD, in the article linked below.

That said, MHARR is frankly stretching beyond their core mandate, to represent the interests of independent producers of HUD Code manufactured homes. It should not be thought that they are going to be able to single-handedly deal with every case of these vexing issues, as Weiss himself suggested in the above.

MHI and several allied state associations are largely mute in public about the John Oliver/MHAction fueled issues, tied to their ‘big boy’ members.

MHProNews looks at the facts, considers the sources, and follows the evidence. MHI earlier last year, and for years before, MHI routinely replied promptly to all inquiries. But since we’ve spotlighted the problems and concerns, they’ve gone silent. Why? If the facts are on their side, why not make offer a cogent explanation?

 

An upcoming report will examine how a self-proclaimed voice for manufactured home community owners is making noise and chest thumping but has no track record to point to for successfully addressing these sorts of concerns. Talk, action, and results are entirely different things.

Consumer and Small Business Protections

MHI’s former president, Chris Stinebert made it clear in his exit letter published here that the interests of consumers must be protected. Manufactured homeowners and community resident interests are a brick in the foundation for the industry’s future. That’s Business 101.

But apparently, the ‘new age’ at MHI HQ no longer is focused on that, rather, they seem to be focused on consolidation of the industry into the hands of fewer and fewer businesses, regardless of how many consumers or independent businesses are harmed in that process.

Know some MHI lovers? Ask them to ponder to juxtaposition of MHI’s prior president’s exit message and MHI’s current president, Richard ‘Dick’ Jennison tenure.

As anger simmers in Colorado, California, Iowa and other states over industry practices – that evidence reflects routinely traces back to MHI members – at what point will the ‘white hats’ at MHI get tired of being associated with the black hats?

In the face of this, the Omaha-Knoxville-Arlington axis remains silent, allows surrogates to attack those that dare question the axis, and tries a series of head fakes that arguably fail to address the core issues. Spoiler alerts. First, this isn’t a tiny container house.

 

The second spoiler alert is that this video doesn’t give the cost of the completed project.  What we know from other container housing projects is that they are significantly higher than a HUD Code manufactured home.

But what makes this one interesting is that:

·        It was a DIY project.

·        So, the construction cost may well have been ‘closer’ to a similar sized manufactured home, and less than a conventional house.

Here is what their YouTube webpage said.

Seven gray metal rectangles create a stacked array of straight lines on a quiet street in New Orleans. These shipping containers once traveled along the Mississippi River.

Now stationary, they make up the extraordinary home of Kicker Kalozdi, founder of premium bag company DamnDog, and his wife Anne Kalozdi, who is a biomedical engineer. They designed and built this house made out of shipping containers… despite having had no real experience building a house before!

It’s an interesting design.  Another reason to showcase this is that this video has had approaching 300,000 views in about a week online.

We’ve observed previously on the Daily Business News on MHProNews that container housing – especially single-section container homes – reflect an kind of American search for the single section HUD Code manufactured home alternative. A single sectional home looks better than a container does for a house. That’s a fundamentally educational or marketing issues. It is a wake up call. It is an opportunity in disguise.

Earning More Honest, Honorable Manufactured Home Industry Profits in 2019

Every business professional or account worth their salt does a financial analysis.  Serious investors in the equity markets or who want to risk money in a property or enterprise want data and evidence too.

 

Two articles on varied topics posted today on the Daily Business News each have a kind of lesson learned.  Those lessons could be summed up like this. The opportunities for affordable housing are immense in the U.S. Yet, manufactured housing (MH) is underperforming.

Why?

In fact, the MH industry is hovering near historic lows by several measures. This is despite the fact that there have been several generally positive, third-party reports on manufactured housing in 2018 alone.  As usual, we’ve covered those good reports on the Daily Business News on MHProNews, along with hundreds of other topics.

MHProNews has done extensive fact-checks in 2018.  We’ll finish the year with this one more, for the sake of the industry’s business professionals, investors, advocates, officials, and policy wonks.

For the purposes of this report, we are not going to dispute the claims of MHVillage (MHV) shown below.  We’ll simply take their own claims at face value.  The data was pulled from their MHV site on 12.30.2018 at about 3:30 PM ET.

Similarly, for the purposes of this analysis, MHProNews won’t dispute the claims of Alexa.  Generally, to get this level of data from Alexa, as is shown below, one must register a site.  So presumably, MHV and/or their sister operation registered their website.

This reflects several points that MHProNews has made for years, including, but not limited to the following:

  • The vast majority of those who consider a manufactured home never buy one. It is, per MHV’s data, over 99½% that don’t buy from them. Of course, they may buy elsewhere, but other statistics demonstrates that #nettlesome point that manufactured homes are not being bought at the rates or percentages in numerous years past.
  • While that is a problem, it is also an opportunity in disguise for those who learn how to convert lookers and visitors – online, as well as at sales centers and communities – into paying customers.
  • Those that buy a manufactured home on MHV are predominately used home shoppers, MHVillage Co-President Darren Krolewski said as much in Tunica before a live audience of dozens of industry professionals in 2018, in response to a question from MHProNews.
  • Krolewski also admitted publicly at that same event that he doesn’t know why the conversion ratios are so low.
  • As low as MHV data revels its conversion ratios are, if one takes the Manufactured Housing Institute (MHI) claims seriously about reaching an audience of tens of millions in 2018, their pathetic conversion ratio data makes MHV look like superstars. Sadly, when MHI’s own claims are properly understood, they arguably make MHI “promotional” efforts look foolish at best — or exaggerated, deceptive, and ignorant at worst.
  • In fairness to MHV, they likely are – because they are a predominately publicly-focused website – higher in total traffic than MHProNews, which is laser focused on professionals. Meaning, their traffic data-points and MHProNews would be apples and oranges for those who are targeting a Business to Business (B2B)  vs. a Business to Consumer (B2C) audience.

ICYMI, it is also worth noting that on the last day of the Tunica Show, just shortly before the show closed, the following photo was taken. There are others like it for more racks, as the insert reveals. MHVillage’s “MH Insider has not resonated with the B2B audience. They have advertisers, to be sure, but the readership – based upon the clear visual evidence below – is lacking.

One could go deeper, but this is sufficient to make the following points.

  • Whatever MHI and MHV are doing, it is insufficient to dramatically move-the-needle in new manufactured housing results.
  • The same point could be made about Berkshire Hathaway owned MH industry giant, Clayton Homes. Why they do, what they do, their data for 2017 claims they were 47.7 percent of the industry’s total sales. They’ve arguably spent millions on promotion. But the entire industry is still only going to finish 2018 with about 100,000 (+/-) total sales for the year, as suggested by MHI’s own most recent SAAR forecast.

Without Changing the Behavior, the MH Industry Won’t Improve Enough to Achieve its Potential

It is no secret that MHI and some of their surrogates have worked for some years to derail and undermine MHProNews, for whatever reasons one may wish to speculate. That began prior to MHProNews’ serious fact-checks and investigations, which began when an MHI member gave a news tip about Richard ‘Dick Jennison and Lesli Gooch, so one shouldn’t think that MHI tried to derails us to ‘retaliate.’  If anything, MHProNews was frankly slow-to-respond.

The video below could be seen as a mainstream media summary of recently reported scandals.  The video news is from Kevin Clayton/Clayton Homes’ own base of operation headquarters, in Knoxville, TN.

 

 

The video above lays out facts, allegations, and federal investigations that MHProNews – and numerous others in mainstream media – have independently reported on.  So, no one can claim with a straight face that MHProNews is making up news, rather, we are the primary news source that can be trusted to report-on and thereby hold the powerful to account.

The Manufactured Housing Institute leadership, and the Berkshire brands operating in manufactured housing, objectively have their own image problem.  While Clayton says they’ve paid no fines lately, they’ve previously admitted in public to paying fines and having to refund money on home loans in the not-too-distant past.

The last MHI chairman who had no public scandals was Don Glisson Jr. MHI’s prior president left with a series of statements that all pointed to similar problems MHProNews has also reported. While Clayton’s Tom Hodges has had no negative news tided to his name, Clayton Homes has had numerous issues reported in mainstream media over a period of more than a decade. See the video posted above as but one example, from 2018.

One can summarize the Housing and Urban Development (HUD) test in various ways. The way HUD’s Richardson summarized it, along with a video produced at the time, are shown below in its entirety. So, “We Provide, You Decide.” ©

These are among the keys MH Industry professionals and investors should consider.

  • There was a public/private effort made to create more affordable housing.
  • The project began in during the mobile home era; meaning, prior to June 15, 1976.
  • The quality of housing then was different than today. That’s true for conventional housing, or comparing the mobile homes of that era to the contemporary manufactured homes built today.
  • The logic of all forms of factory- and industrialized-building is affirmed in the report that follows.

 

Industry professionals and investors ought to be mindful that HUD Secretary Carson has sung the praises of manufactured homes, saying the evolution from the mobile home era until today has been “amazing!”

 

The manufactured and modular housing industries should not denigrate mobile homes. They must be understood and portrayed as they were. They were a step from the evolution of trailer houses, to mobile homes, to the early HUD Code manufactured housing units, to contemporary manufactured homes.

It’s arguably as foolish and short-sighted to condemn mobile homes, as it is to condemn the bag phones used decades ago, that evolved into the smart phones hundreds of millions use daily.

There is an affordable housing crisis that’s so obvious that no one on the left-right political divide denies it.

Conventional builders can’t touch the manufactured housing price-point. Nevertheless, manufactured homes are outsold by conventional builders by a huge margin.

The HUD Code manufactured home industry’s top 4 builders by volume – soon to consolidate into 3 companies – produce 80 percent of all the industry’s homes. Those three builders are all members of the Manufactured Housing Institute (MHI). Where is the leadership to address the underlying issues that have held the industry back?

Clearly, the MHI videos and social media have not moved the needle, no matter what they tell you about clicks (have you ever heard of click farms?). The facts remain, new home shipments are only advancing marginally, and at nothing like the pace needed or possible.

For those who point to the Ducker Worldwide research as the reply to what MHI is doing, state association executives commenting to the Daily Business News, and industry veterans like Marty Lavin pooh-poohed that MHI effort before it was launched.

The fact that reportedly 2/3 of MHI’s own Congress and Expo attendees left the presentation before it was over should speak volumes.

  • Is MHI’s failure due to institutional incompetence?

  • An unstated agenda?
  • What explanation can be given for the gap between what Harvard Eric’s Belsky, a GSE and others expected from manufactured housing and the realities today?

At the time Belsky made this prediction, manufactured homes were selling over 250,000 new units per year. This year, MH won’t reach 40 percent of that total. What happened?

Is it any wonder that the AZ and NV associations stated in writing why they’re launching an alternative to MHI? Or why MHARR has promoted a post-production association for retailers, lenders, and other industry segments?

While the bulk of the industry’s arguably spin-filled, and weaponized messages from MHI spews forth an endless stream of vomitus mass, HUD and Congress have periodically help set the foundation for industry growth. They did so largely through the efforts of independents.

Of course, modular construction and other methods ought to be part of the mix where appropriate. But part of the point in our flashback reports is to demonstrate that what has been done and envisioned before, could be done once more, and more effectively today.

There is no other ethical way than to build our way out of the housing crisis.

Periodically, I find it helpful to look back at the early days of the Office of Policy Development and Research (PD&R). You may recall my post on the Housing Allowance Experiment that inspired what is today’s Housing Choice Voucher program.

Today’s post is about a very different PD&R demonstration, a massive effort to change how we build housing in the United States. In the late 1960s and 1970s, PD&R ran a demonstration called Operation BREAKTHROUGH. According to then-Assistant Secretary for PD&R Michael Moskow in 1974, “The Department of Housing and Urban Development launched Operation BREAKTHROUGH in 1969 to stimulate volume production of quality housing for all income levels. Factory building offered a logical means — then as it does now — for the housing industry to grow and progress. We set ambitious objectives for that growth. BREAKTHROUGH tested many techniques of industrialization.” The demonstration is well documented in this report from our archives that we have posted on HUDUSER.gov.

This demonstration involved complex partnerships with multiple “Housing System Producers” (including General Electric and Alcoa) and “Prototype Site Developers” (including the Boeing Company). The report states that between 1971 and 1973, “on the nine prototype sites are 2,938 housing units, 2,794 representing BREAKTHROUGH systems…. Those producers, assigned to 44 separate parcels or micro-sites, erected a variety of single family and multi-family dwelling types. There are 45 different combinations of producer and type….

Probably almost as interesting as the technology and site plans was the financing. Some of the financing tools used in the 1970s were different from the ones used today, although some have remained the same. This report provides some reminders of past practice. HUD contributed in multiple ways, such as providing mortgage insurance and housing subsidy contracts. Notably, in 1971 Congress funded $30 million ($192 million in 2017 dollars) toward PD&R’s Research and Technology Account to subsidize various aspects of the demonstration.

If you are interested in how these developments look today, I have linked to their approximate location in Google Maps. The report noted above provides site plans so that you can compare their current state to the 1970s site plans, including which housing system producer was associated with each section of the development. Unfortunately, not all the sites have Google Street View images, but for those that do, it is interesting to take a virtual walk through the community. The St. Louis site seems to have been demolished. The Sacramento site appears to be partially demolished, probably because of the many problems with the units documented in the HUD report. The other sites appear to have fared very differently over the more than 40 years since they were developed. In most of the sites, the architecture is notably different than that of other housing in the community.

  • St. Louis, Missouri. LaClede Town (464 units by 4 producers): As best as I can tell, this site was demolished in the late 1980s, and it looks as though St. Louis University has redeveloped the site.
  • Macon, Georgia. Crystal Lake (287 units by 6 producers): Partial Street View available.
  • Sacramento, California. Greenfair (407 units by 7 producers): Street View available.
  • King County, Washington. Lendemain (178 units by 4 producers): Street View available.
  • Memphis, Tennessee. Edison Park (518 units by 4 producers): Satellite view only.
  • Jersey City, New Jersey. Summit Plaza (486 units by 3 producers): Street View available
  • Seattle, Washington. Bryant Manor (58 units by one producer): Street View available.
  • Indianapolis, Indiana. Park Lafayette (295 units by eight producers): Street View available.

When the National Academy of Sciences reviewed PD&R in 2008, it summarized the core lessons from Operation BREAKTHROUGH as follows:

A series of demonstration houses were constructed, but most of the proposed systems did not advance to commercialization. Overall, the initiative proved ineffective and ended in the late 1970s. In citing Nelson and Langlois (1983), the National Research Council (2000, p. 7) noted: “the lessons learned from Operation Breakthrough and other federal R&D projects are that successful programs have the following characteristics: association with government procurement or some other well defined public-sector objective; support of defined, nonproprietary research guided by a scientific community; and an institutional structure that allows potential users to guide the program.” Operation Breakthrough’s failure was attributed to the attempt by government to introduce technologies in an arena in which it had no procurement interest.

However, one generally unrecognized success of Operation Breakthrough is the recent marketplace acceptance that increased factory production of housing improves construction efficiency, quality, and affordability. Factory production can be achieved not only by complete factory production of housing units as in manufactured housing, but also with factory production of increasingly sophisticated building components that are then assembled in the field into traditional single and multifamily housing. The latter concept of factory production has grown dramatically in the last two decades. The structural building component industry consisting primarily of factory-built wood trusses and walls has grown in sales in a decade by over 120 percent, from approximately $6.9 billion in 1996 to $15.3 billion in 2006 (SBC Legislative, 2007). The leadership shown in developing an idea that has continued to grow in the housing industry can be viewed as an Operation Breakthrough success. But, it is important not to overlook the lesson that the government’s role in sponsoring research and technological leadership has boundaries that must be compatible with marketplace conditions.

 America is going through a time of upheaval. That’s not news, that’s reality.

 

When rapper Kanye West is making headlines for saying that its time for Blacks to get off the Democratic plantation, that’s a signal for just how turbulent the 2018 midterm elections could be.

Don’t count on a normal midterm cycle.  It’s a jump ball. Which major political party wants it the most, and is willing to work for the votes?

There’s a rising economy, but big time political shenanigans. Still, the landscape is potentially favorable to a manufactured housing comeback.

In MHVille, HUD Secretary Ben Carson has made the news several times this week, as has the U.S. Supreme Court, which will hear an MH related case.

CPFB, MHARR, and MHI are all in the news too.

A new production center is underway, and it’s going to be forged by and for independent retailers.

Another celebrity and her “mobile home mansion” [sic} is a headline on lifestyle and living focused MHLivingNews.

And a brave totter driver pulling a true mobile home in a tough spot on video are all among the headlines in the week that was.  Check ‘em ALL out…

…and then, last but not least.  The national news that impacts us all, in or out of manufactured housing.  The president’s approval numbers are rising.  Perhaps its because the economy has been steadily improving?  Or the various promises kept, with work being done on more?

Since the GOP Convention, the 45th president has had overwhelmingly bad press.  Love him, fear his agenda, or anything else along the spectrum, Donald J. Trump is as much our president as the 44 Chief Executives before him, going back to George Washington.  It’s worth listening to what he has to say about himself, his agenda, unfiltered.
