What the Manufactured Housing Institute (MHI) Said About March 2019 Shipment and Production Data

May 9th, 2019 Comments off

LET’S KEEP BUILDING!” declares one of the Manufactured Housing Institute (MHI) messages about their recent Congress and Expo in New Orleans.

The upbeat sound of that message is arguably betrayed by the reality that for the 7th straight month, manufactured housing shipments are down.

But that embarrassing detail is not mentioned anywhere in the MHI release earlier today.

Here’s the meat of what MHI’s statement said, which will be followed by an analysis.

MHIlogoMonopolisticHousingInstituteLogoManufacturedHousingInstituteLogoMarch2019ProductionShipmentReport

7,623 New HUD Code Homes Shipped in March

In March 2019, new manufactured home shipments decreased 13.5% to 7,623 homes as compared to the 8,813 homes shipped in March 2018. Total shipments for March 2019 were 382 homes more than the prior month of February. Compared with March 2018, shipments of single-section homes are down by 18.2% and multi-section homes are down by 9.2%. Total floors shipped in March 2019 decreased 12.1% to 11,859 compared to March 2018.

Of the 7,623 homes shipped in March, there were no homes designated as FEMA units shipped which is generally flat against the five FEMA units shipped in March 2018.

The seasonally adjusted annual rate (SAAR) of shipments was 90,459 in March, down 1.9% from the adjusted rate of 92,195 in February. The SAAR corrects for normal seasonal variations and projects annual shipments based on the current monthly total.

In March, 134 plants representing 34 corporations reported production data which is the same number of active plants and corporations as in February 2019.

The video below is from about prominent MHI member, Nathan Smith and SSK Communities. It is not related to their economic report, other than as food for thought as to some of the public perception reasons why the industry is struggling.  A clip from this video was part of John Oliver’s viral hit video.

Compare and contrast what MHI said this week vs. what MHARR did days earlier.

One MHI member-producer floated the notion of FEMA shipment related being a factor, but the MHI statement above belies that notion for this cycle.

When purported MHI surrogate George F. Allen asked Cavco’s Joe Stegmayer, still MHI’s chairman, about the shipment drop Stegmayer said:

Joe Stegmayer, Cavco.

Joe Stegmayer, Cavco.

Believe inventories of retailers climbed rather suddenly to above comfort levels. Now being adjusted.

Our view is consistent with Clayton’s that consumer traffic is solid. would add that it appears that credit availability has improved somewhat.

Another plus: The inventory of all existing homes for sale is near historically low levels.

Absent national economic calamities we are optimistic.”

Bear in mind that Stegmayer is an ex-Clayton Homes division president.  He also happens to be under a cloud of last November’s SEC subpoena, at a firm that faces several legal woes. Stegmayer’s comment was referencing this from Kevin Clayton.

Retail inventory correction

Look at RV industry….it is even more severe for them.

Good news is retail activity remains healthy to work through it.  That’s just one opinion \ view.

Kevin Clayton

This from a company president reportedly under several federal investigations. It is also from the president who’s conglomerate’s chairman, Warren Buffett is reportedly funding the industry’s opposition, see the reports linked here and here.

While others have noted that there were more orders last year to counter long factory backlogs, that fails to address the point that demand at some point slumped, or the backlog would have continued.

Furthermore, industry pros and investors should bear in mind that the RV industry is not in the affordable housing market.  It is an interesting item to look at, MHProNews uses it as a reference too.  But we do so to reflect the point that RVs are outselling MHs by some 5 to 1, when in 1998, MHs outsold RVs by 3 to 2.

Not a peep about that from Clayton, Stegmayer or other senior MHI leaders in public.  Apparently, it doesn’t fit their ‘party line’ or ‘narrative.’

Drilling Down on State Manufactured Housing Shipment Data, Shocking Revelations, Warning Signs

March 8th, 2019 Comments off

ClaytonHomesHaveItMadeDrillingDownStatemanufacturedHousingShipmentDataShockingRevelationsWarningSignsDailyBusinessNewsMHProNews

There are numerous states that experienced a downturn in new HUD Code manufactured home shipments in December of 2018. Each of those, to varying degrees, merit their own story.

One that experienced a pronounced drop was the #1 production and shipment state in the U.S., which is the state of Texas.  According to data that ultimately comes from IBTS collected for the Department of Housing and Urban Development (HUD), the Manufactured Housing Association of Oklahoma (MHOA) said that year over year (YoY) December 2018 vs. 2017, Texas experienced a stunning 44 percent drop.

December 2017  2018   % Change

Texas         1941  1085    -44.1%.

But we will look for the next few moments at Arkansas, and their shipment data.  Because like Michigan – which also is experiencing a downturn – Arkansas has invested in a nascent marketing campaign to boost their new manufactured home sales.   We will note that Michigan in some ways has reportedly invested more and longer in marketing than Arkansas, but both experienced a drop in new HUD Code manufactured homes shipped.

Here’s the regional shipment data, per MHAO.

December2018vsDec2017YearOverYearShipmentReportMHAO-ArKsLAMoNmOkTx

There are differences between what Michigan and Arkansas have done and are doing, which is not the focus of this analysis, but that point is hereby duly noted. In Arkansas’ case, a feature for them has been their videos, which aim to address several common concerns that consumers have about manufactured homes.

MHProNews has been one of the platforms that has shared their videos.  Here is one of the AMHA promotional videos again.  It is a quality, professional video production.

In favor of the Arkansas Manufactured Housing Association’s (AMHA) video efforts vs. say the Manufactured Housing Institute (MHI) marketing-promotional videos, the AMHA’s videos have attracted far more viewers.  The video above was published on Sep 1, 2016, per the AMHA’s YouTube page. On this date at 4:37 AM ET, there are 68,434 views reported on this 2:30 second video.

That said, one must ask, has the AMHA videos moved-the-needle on new manufactured home sales?  That’s the acid test.

Per the report by MHAO, YoY for the month is as follows.

December 2017  2018   % Change
Arkansas   104      67     -35.6%

Year over year totals for Arkansas are as follows.

Year-To-Date 2017   2018   % Change
Arkansas         1766   1805   2.2%

Here’s how our publisher’s and award-winning industry consultant’s comments were phrased, in the red textbox on the graphic below.

The above is a collage from the MHAO’s most recent newsletter, and is provided here under fair use guidelines for media.

There are those voices in manufactured housing that are talking about weather, inventory adjustments, or how other sectors like automotive had declines too among other excuses for the lack of serious growth.  But there are numerous reasons why those are false arguments, which are easily disproven.

One example is the article below, which demonstrates that within automotive, there are firms that rose while others slipped.  So how a marketing message is crafted, and then what happens after that marketing message is produced all are factors in bottom line performance.  Click the text-image box to see that video and report.  Further below the byline is a report on a video about a home built on a frame with a hitch set on blocks.  The video is over 16 minutes long, is an interview done by a third-party, and has had over 1 million views in just 3 weeks.

“What’s My Name?” What Manufactured Housing Marketers, Pros, Investors Could Learn From This Video

There are those who are deliberately distorting – or at best, misreading – the authentic causes for concern about manufactured housing’s slide.  Automotive, RVs, and other industries have far out performed manufactured housing since the last manufactured housing industry peak was achieved in 1998.  Yet it is manufactured housing that is in the affordable housing business, during an affordable housing crisis.  Aren’t the distinctions significant?

As the Klaxon sounds, the Wake Up Call to Change Call

A klaxon is a powerful horn or alarm that often signifies danger. A klaxon is hard to ignore. The klaxon means the time to act is asap, not someday in the murky mist.

Compared to MHI, AMHA’s budget is modest.  One should say in AMHA’s favor that it is better to try something than do nothing.

There is no one cause for this problem of shipment and production at disappointing and still historically low levels.  So, no one article is going to lay out all of the facts.  But to better understand the range of issues that arguably contribute to this malaise, see the linked related reports, below the byline, notices and market-based business development opportunities. Other thoughtful perspectives are encouraged and welcomed.  Comments can be private or for publication, just so note in your messages.

Some years ago, UMH President Sam Landy, JD, told MHProNews that every firm is ultimately responsible for their own marketing.  That’s demonstrably and logically true.

But beyond the duty of each company to self-promote, there are other needs as well that could be done in groups of firms that have reasons to work together to promote more sales and profits.

There is a thirst for manufactured housing independent industry professionals for understanding.  There are numbers who realize that what MHI claims vs. their performance on behalf of the industry are not necessarily the same thing, to be polite.

A new post-production association is needed, period.  To rely on MHI after years of failed performance in the post-production side is demonstrably foolish.

Ready for solutions instead of excuses?  Are you going to the Tunica Manufactured Housing Show?  To learn more about organizing such a post-production alternative to MHI, contact Tony@MHMSM.com, or call 863-213-4090.

The communities sector had state associations break away from MHI.  The Manufactured Housing Association for Regulatory Reform (MHARR) broke away from MHI years before. Both cited the failed performance of MHI, in their own words. This operation’s parent company was an MHI member, and L. A. ‘Tony’ Kovach was elected by peers to serve on an MHI board.  If MHI wee performing, instead of their purported posturing, more head-fakes, and making excuses themselves and/or through surrogates, MHProNews would arguably still be a member of that trade group.

Performance matters more than empty promises.

Isn’t it self-evident that doing more of the same as in recent years, will only produce more of the same sad, low results? That’s obviously not cheer leading, like others are wont to do in MHVille that kiss the MHI donkey derriere. Rather, it’s the increasingly self-evident sobering truth.

ZIg Ziglar’s editor provided MHProNews with years of articles that have been published here. We believe in possibility thinking, but that must be grounded in reality. Ziglar says the same. To solve a problem, one must admit it exists, identify its causes, and the plan how to address the root causes of the issues. That’s how progress is achieved.

Manufactured Housing’s Top 10, March 2019

March 3rd, 2019 Comments off

ManufacturedHousingsTop10March2019DailyBusinessNewsMHProNews

Exploring the following top ten should be a periodic habit for every professional.  It should be part of every business review from firms small- to-large in manufactured housing.

These top ten items should be discussed internally, until a new habit is formed by those in management, as well as by those who own, advocate for, and/or invest in manufactured housing,  The top ten should also be a priority for those who aspire to leadership.  How else can one grow without really grasping the following top ten challenges, and following the logical next steps they imply?

In no particular order of importance, here are the bullets of the top ten items of concern in manufactured housing.

  • Zoning, placement and local restrictions.  To see examples of how this already has been overcome in specific cases, and thus can be – overcome in others, see two of the reports, linked further below.

  • Financing – wholesale and retail.

  • Capital, beyond the financing above, access to capital is necessary for business growth.

  • Recruiting of needed talent, be it trade-work, office, sales, management, production, service, installers, transporters, etc.

  • Training, Education, and Motivation.  If a location(s) and/or the industry is/are underperforming, part of that must be due to Human Resources type needs. Thousands of manufactured home industry owners and employees alike are thirsting for good information and motivation. Education is a routine attraction for professionals to attend industry events. Education/information, reality checks like this article, and motivation are top attractions to MHProNews, which leads the industry by a country mile in trade media, because the thirst for knowledge that can pave the way to more sales is so great.

  • Attracting more and better qualified customers who are considering other types of housing, and successfully engaging with them. Millions rent who could be buying a manufactured home. Millions more are downsizing or upsizing housing every year too. Furthermore, when over 5.6 million housing units were sold in 2018, almost all for sums well above the costs of our industry, during an affordable housing crisis, why were less than 97,000 new HUD Code manufactured homes sold in 2018?

  • Breaking out of ruts and problematic patterns of behavior. Asking honest questions. Seeking objective answers.  Many in the industry either accept the status quo, or don’t stop and think about how much better business could be. That means that many don’t consider what is needed to achieve more profitable growth. Think management by objective (MBO), change management, inspirational dissatisfaction, and more.

  • Customer satisfaction and referrals. Customer satisfaction doesn’t depend on a perfect product. Rather it depends upon a marketing and sales process that prepares a customer for reality, helps them to appreciate that reality, and then makes them happy with reality. With some 8.8 million mobile and manufactured homes in America, if only one out of ten of those helped sell another new manufactured home every year, then the industry would be selling 880,000 new manufactured home shipments a year, not under 100,000 new homes shipped that actually occurred in 2018.  Keep in mind, that the National Association of Realtors ™ (NAR) chief economist, Lawrence Yun, PhD. said in 2018 that the nation needs some 8.3 million more housing units.  To do that, said Yun, builders have to get really busy.  Only factory builders can hope to achieve the needed growth, is what Jeff Bezos’ Amazon’s Alexa Fund decided last year when they invested millions into a prefab housing startup.

  • Everything else.

Both for publishing and for business development services, the parent company of MHLivingNews and MHProNews – dba’s of LifeStyle Factory Homes, LLC – have a primary focus of dealing with evidence, facts, and realty. Using demonstrated methods with the proper insights and resources yield better and more profitable outcomes.

When it comes to items like those above, for example, education, consider what others have said.  The first person to speak on this video is someone who heard a talk that was motivating to them, even years later.  The entire video is laced with what others have said about our pro-growth work.  You will see people you know. None were compensated in any way, in fact, many paid us and thanked us for helping improve their operation. If you’ve seen these 2 videos before, look at them again through new eyes, and with the top ten items above in mind.

Savvy pros know that wishful thinking can’t be relied upon.  Pragmatic, proven methods can be trusted.  Lessons learned can be applied to achieve more profitable growth.

As an educational plug, see the video below to discover how even a modest-sized family operation could grow rapidly and profitably, by learning and applying the right principles.  They were already successful, but became more successful after working with MHProNews’ L. A. ‘Tony’ Kovach on a consulting, training, and marketing project.

The company in the video made an investment in their own business, and it paid for itself through more profits. In this example below, the firm had over 400 percent growth, for an already successful company. Other examples exist from other sectors of the industry.  Would you like to learn more about that? Check out the video.

Then ask yourself, would you like to have similar growth too?  If so, click here or call L. A. “Tony” Kovach’s office at 863-213-4090. Our methods are proprietary, and our clients commit to keeping them proprietary. That said, you can get a very good sense of what takes place from the unscripted interview video, above.  Note there was no payment or other consideration made for Fath doing this video, he says why he did the endorsement near the end of the discussion.

The true story of Rollohome should not be overlooked or forgotten. They went from a start up to 60,000 new homes sold in 2 years.  Manufactured housing is just scratching the surface of its potential today.

Rollohome, Creating 60,000 Factory-Built Homes in 2 Years

If Rollohome could do it, why not many others today?

Readers like you and from firms of all sizes have made us the runaway number one – #1 – trade media in our industry’s history.  Thank you. We are also the most praised and endorsed industry trade media ever, with third-party citations from NAR, CFPB, an item read into the Congressional Record, plus periodically named by others in the mainstream news media, and more.

Please see the Friday evening report below for just how “read hotMHProNews is. Our thanks to readers, supporters and sponsors for making that possible and true.

Notice to Manufactured Housing Institute (MHI) members. Some have asked why MHI news isn’t often published here?  Fair question.

For those who don’t know, or need a reminder, keep in mind that it was MHI who asked some years ago not to have all of their reports published here, as was previously done. MHProNews published all MHI reports for years, we were also paid, until they said, please stop doing so going forward. Note, that they also stopped giving  the Journal of Manufactured and Modular Housing a monthly article before they asked MHProNews to stop, and yet Jim Visser at the Journal rarely editorialized.

So, for whatever reasons, we at MHProNews were not alone. It was all MHI’s idea, it’s documented, and it was not our notion.  By contrast, MHARR continues to sponsor MHProNews. Interesting factoids, aren’t they?

One more note, our editorial stances are our own.  Sponsors may or may not agree with our editorial topics or perspectives.  That freedom gives us the ability to cover a breadth of topics no one else in the industry even comes close to matching.

There are clearly issues to be navigated.  We believe in pragmatic reality,  not mere rah-rah. That’s what the Top Ten should tell you. But above and below you will see reasons why some are exceeding expectations. The industry is just scratching the surface, which means that tremendous growth is possible for those willing to work smarter than others.

Some Have Tried to Copy, But Have Missed the Mark

We’re not knocking any competitor or other firm when we say – as but one example – that story telling videos are largely done the wrong way in manufactured housing. The proof is in the bottom line results.  Clayton, for example, spends millions on marketing.  Clayton sponsored Duck Dynasty, which for a time was the hottest show on TV.  why didn’t they sell 500,000 homes a year, instead of less than 50,000?

By contrast, we’ve taken specific locations, and by doing a combination of items like those discussed in the Tom Fath interview above, have had compelling videos that are authentic interviews. A native American and his wife are in the video below.  They were paid nothing, yet gave an insightful story that is persuasive because it is an interview that was unscripted and authentic.

Or we’ve done interviews with professionals, that can be good for the public (B2C) or useful with professionals (B2B).  An example is below.

Serious growth is never an accident. Understanding the top ten, and learning proven ways to turn problems into profits is something every growth focused professional should want for their operation.
