The conventional housing seller or buyer’s wisdom, pardon the pun, is that manufactured homes cost less because they are “cheaper.”

 

How does the industry respond to that common concern?

A pair of Manufactured Housing Institute (MHI) member producers responded to questions on that topic today, to MHProNews or to MHLivingNews. 

On Earth Day, here’s what a MHI-only (i.e.: not a member of the Manufactured Housing Association for Regulatory Reform) member producer said in a text message, in explaining why a HUD Code home costs so much less than a conventional site built home.

“Labor cost much higher [on conventional housing] as well and seems to be growing” is a topic that another MHI builder told MHLivingNews about today, as part of their Earth Day comments, see that at the link here or below.

While MHI might publish a press release before Earth Day is done, it is now approaching 4 PM ET. The latest search on this topic today resulted in the following.

Given the sad outcome in the last two weeks since John Oliver’s viral – and misnamed – “Mobile Homes” video – it should be stunning to MHI believers that their association failed on even such a basic effort on this topic.

CNBC and Survey Monkey conducted a survey of some 2,300 Americans in March, 2019. This is a particularly apt example of how “News through the lens of manufactured homes, and factory-built housing© could significantly reshape for the better the lives of millions of Americans.

 

Before turning to the MHProNews analysis, let’s begin with what the CNBC and SurveyMonkey research results discovered.

 

  • In the 45-to-54 age group, 35 percent of survey respondents peg “being able to save enough for retirement” as their top personal finance concern. Among people ages 55 to 64, that share is 42 percent.
  • Experts say if you’re feeling more confident about your financial situation, it’s a good opportunity to address your savings anxiety.
  • Putting a plan in place — whether you have a savings shortfall or not — can go a long way toward having peace of mind.

  • While the Great Recession that ended in mid-2009 is far in the rearview mirror, recovering from it proved challenging for many people. And competing priorities — including home purchases, college educations, unexpected financial emergencies, higher health expenses — have squeezed a lot of household budgets.
  • Yet now, with the economy in its 10th year of expansion, wages creeping up and unemployment below 4 percent, experts say being in a better place financially is a good opportunity to address your savings anxiety.
  • If you haven’t already engaged in financial planning or done your own analysis, now is a good time to do it,” Boneparth said. “When you don’t do a retirement plan, you’re just guessing and shooting from the hip.”

Now, as a ‘financial news channel,’ that last bullet is a pitch for turning to financial advisors.  We’re just stating the obvious, there are certainly pluses or minuses to that, depending on the advisor involved.

The news is good, but it could be better. How so?  Short answer?

 

 

By more opting to own manufactured homes than other more costly forms of housing.

But what this report – as is so often the case – doesn’t touch upon is the role that modern manufactured homes could positively shake up the lives of millions of Americans.

 

Recall what Professor Ken Johnson from Florida Atlantic University (FAU) told MHLivingNews.  He explained that saving money on housing, and using that savings for retirement or other positive goals could put many Americans ahead of the curve financially.

 

 

There are any number of potential appeals that manufactured home sellers, advocates, and promoters could raise.

But what the industry is witnessing instead is arguably posturing promotion, fig leaf efforts, rather than a robust muscular move to get millions of Americans to seriously consider the manufactured home alternative.

That doesn’t require a national program.  Rather, it is arguably best done at the local level, because no two markets are quite the same.

The topline is simple.

 

Many if not most of those so-called MHAction protestors were not manufactured home residents.

But where did MHAction come from?  What is the origin of their funding? Are there possible silver linings from the headlines they grabbed?

The Washington Post’s recent report on manufactured housing (MH) is part of the useful lens used to pull back the curtain on what MHAction billed as anti-an HUD Secretary Ben Carson, anti-MH industry protests.

 

MHLivingNews’ report spotlights the praise for the quality of the industry’s homes, by contrasting it against the protesters who themselves said that they tried to disrupt the Manufactured Housing Institute’s (MHI) final planned Las Vegas meeting.

 

Industry professionals are wise to keep in mind that these anti-business protesters ties to radical groups, revealed by the report linked below.

The story above could prove useful, especially to retailers and communities that may have a customer that is interested, but on the fence, due to some online report that creates undue concerns.

The facts are presented.  Modern manufactured homes truly are “amazing,” as Secretary Carson said – and federal data helps make the point.

As an attendee told MHProNews, their protests were ultimately not effective, as Dr. Carson ‘turned them into a punch line that drew laughter and applause.’

But those protestors still got headlines.  That’s reason enough to know more, so that you and your team can respond to shoppers who may have questions about this kind of tactic.

Manufactured Housing Roadblock? BBC Reports “Trailer Park Living”

Longtime Daily Business News readers know that the MHProNews view – and that of scores of industry professionals – is that proper terminology is important.

 

The reverse of that is that improper terminology is to be avoided.

When the Daily Business News uses the term “trailer house” or “trailer park,” its typically because some third party that used that phrase.  A quote is a quote, nothing more or less.  Even if the person or party is misspeaking, it is not the journalist’s or trade media’s place to change what was said.

That said, the BBC used the term trailer house living” in their video report, shown below.  That’s where the headline comes from, and as of this date, the BBC video has over 1.1 million views.  Compared to the vast majority of manufactured home videos, this video has been seen by hundreds of thousands to a million more people.  That gives a tiny sense of why this is an imporant challenge for the industry to address.

There are times that the term “mobile home” legitimately applies, because a factory-built home built on a permeant frame was built before June 15, 1976.  In the 1930s to the 1950s, there were arguably trailer houses built.  A trailer house could be pulled behind a properly equipped car or light-duty pickup (see linked report, immediately below).

“Trailer House Trauma,” Fresh Look at Manufactured Housing’s Opportunities

There are scores who use the terms ‘trailer,’ ‘trailer house,’ ‘trailer park,’ ‘mobile home,’ or ‘mobile home park’ who are industry professionals and investors. When it’s a quote, we get it.  When it’s a punch like, in private, at MHProNews, we get it.  Properly used – it can be improperly applied – for SEO purposes, we get it.

But the vast majority of the time, the right thing to do is to use the correct terminology.  If you and your team don’t make that commitment, it’s not as easy to hold the media or others accountable when they misuse terms.

Some think that the term should be changed to just “home,” and that’s understandable.  That said, for reasons we won’t go into today, it’s not practical. Nor is it the law.

Manufactured homes and manufactured housing are legal terms, defined by the HUD Code for manufactured housing, which went into effect on June 15, 1976. As Steve Duke said, the code defines the construction standards a factory-built home was built to, and thus should not be deliberately misused, ever.

The video above is one of numerous practical reasons why terminology matters.  When someone is shopping for a manufactured home – and they call it a trailer – or do a search for “trailer house living,” YouTube is likely to show the BBC video above as one of those results.

 America is going through a time of upheaval. That’s not news, that’s reality.

 

When rapper Kanye West is making headlines for saying that its time for Blacks to get off the Democratic plantation, that’s a signal for just how turbulent the 2018 midterm elections could be.

Don’t count on a normal midterm cycle.  It’s a jump ball. Which major political party wants it the most, and is willing to work for the votes?

There’s a rising economy, but big time political shenanigans. Still, the landscape is potentially favorable to a manufactured housing comeback.

In MHVille, HUD Secretary Ben Carson has made the news several times this week, as has the U.S. Supreme Court, which will hear an MH related case.

CPFB, MHARR, and MHI are all in the news too.

A new production center is underway, and it’s going to be forged by and for independent retailers.

Another celebrity and her “mobile home mansion” [sic} is a headline on lifestyle and living focused MHLivingNews.

And a brave totter driver pulling a true mobile home in a tough spot on video are all among the headlines in the week that was.  Check ‘em ALL out…

…and then, last but not least.  The national news that impacts us all, in or out of manufactured housing.  The president’s approval numbers are rising.  Perhaps its because the economy has been steadily improving?  Or the various promises kept, with work being done on more?

Since the GOP Convention, the 45th president has had overwhelmingly bad press.  Love him, fear his agenda, or anything else along the spectrum, Donald J. Trump is as much our president as the 44 Chief Executives before him, going back to George Washington.  It’s worth listening to what he has to say about himself, his agenda, unfiltered. Within an Ongoing Wave of Routinely Problematic Media Reports, What Do Actual Manufactured Home Owners Say?

There’s an ongoing drum beat of news media coverage that reflects on manufactured homes and their owners.

 

In part because of the principle of significant numbers of editors – “If it Bleeds, if Leads” – many hard news media, stations, and news channels tend to focus on problems, as opposed to ‘good news.’  Simple Google searches demonstrate that reality when it comes to manufactured homes, as the report linked below reveals. To be fair, its not universally true.  There are arguably some mitigating circumstances, for example, when a writer is rushed and relies on stereotypes instead of in depth research.  But the fact remains that a survey of most news coverage about manufactured homes tend to be negative, rather than positive.

 

Media Bias, Ignorance, Manufactured Homes, Agenda Journalism, the Truth About “Fake News”

Given the affordable housing crisis, the general pattern of media coverage is a problem for millions of home seekers, who are kept in the dark due to in part to a general lack of understanding of what the realities are today.

There are exceptions to that pattern of media bias or ignorance, as the report linked below reflects.  As other Daily Business News reports have indicated, public officials also play a role in this challenge of misinformation.  The same could be said about some significant forces within the ranks of the industry, who fail to routinely defend the industry which they are supposed to promote.

What the brief review above reveals is that the authentic voices of manufactured homes owners are often lost in the bulk of affordable housing discussions in America.

Manufactured Housing “Top Ten Truths”

Give credit where it is due.

 

CFED/Prosperity Now has done important research for years. In many cases their research promotes manufactured homes as an important part of the solution to the affordable housing crisis.

Granted, CFED – which rebranded as Prosperity Now last year – sticks its finger in the eye of some manufactured home lenders, and some manufactured home community operators. That will be evident in the top ten seen below.

But should the baby be thrown out with the bathwater?  Where is “the industry’s” engagement with Prosperity Now, to come to terms with Prosperity Now on those problematic areas?  That’s another topic, for another time.

One more point that seems to have escaped the notice of too many in manufactured housing, is that CFED led-the-charge over 4 years ago, on the point that manufactured home loans have proven to be sustainable.  In their research, they pointed to a $1.7 billion dollar loan portfolio that they said performed as well or better than conventional home loans.

Millennials, Student Debt, and the Overlooked Manufactured Home Option – National Association of Realtors (NAR) Report

When the National Association of Realtors ™ (NAR) does research, they often get granular in their details.

 

A growing share of homebuyers are millennials, and more of them are purchasing single-family homes outside of urban areas, according to the 2016 National Association of Realtors® Home Buyer and Seller Generational Trends study, which evaluates the generational differences1 of recent home buyers and sellers,” said the NAR in a release to the Daily Business News.

Lawrence Yun, NAR chief economist, said that while many millennials may prefer to live in an urban area as renters, the survey reveals that most aren’t staying in cities once they’re ready to buy.

The median age of a millennial homebuyer is 30 years old, which typically is the time in life where one settles down to marry and raise a family,” he said. “Even if an urban setting is where they’d like to buy their first home, the need for more space at an affordable price is for the most part pushing their search further out,” said Yun.

The numbers reflect that the percentage of millennial buyers in an urban area is declining.

The share of millennials buying in an urban or central city area decreased to 17 percent (21 percent a year ago) in this year’s survey,” said NAR, “and fewer of them (10 percent) purchased a multifamily home compared to a year ago (15 percent). Overall, the majority of buyers in all generations continue to purchase a single-family home in a suburban area, and the younger the buyer, the older the home they purchased.”

The Challenges and Opportunities for MH

That NAR research could be good news for manufactured housing sellers looking to engage with millennials.

Historically, one of the two big categories of buyers that manufactured homes attracted were young households and retirees. A somewhat rough and dated industry quip captures that insight by saying that manufactured homes are sold mainly to “the newly wed, and the nearly dead.”

Millennials or Generation Y are defined by the NAR as those 37 years old and younger.

Per NAR’s research, “buyers 37 years and younger (Millennials/Gen Yers) is the largest share of home buyers at 36 percent.”

In the NAR’s report student loan debt is identified as an important barrier issue for obtaining housing. Federal Reserve Chairman Jerome Powell, in an Congressional oversight hearing, also said that student debt is a looming economic issue.

Factors such as income, credit history, down payments, and debt-to-income ratios are common parts of the formulas used by lenders in or out of manufactured housing to determine if someone qualifies for a home loan.  What that means in practical terms is that some who can’t qualify for a loan on a more expensive conventional home, will be able to qualify for financing on a manufactured home.

The GAO graphic below helps make that point, and is linked to a report that reflects that it can be a good option for wealth building, per Florida Atlantic University (FAU) researcher Ken Johnson, Ph.D.

NAR has been generally supportive of manufactured housing for some years, as a report published on MHLivingNews spotlighted about 2 years ago (see linked related report, linked at the end of this article, below).

That said, there may be no specific reason for the NAR to promote a solution – such as manufactured housing – that doesn’t directly involve Realtors™. That reality is one of several reasons why the MHProNews report linked below is so important for the industry’s potential future progress.

The opportunity for manufactured home sellers to tap into the largest part of the population is an important one.  While associations might in theory be useful in this process, at the end of the day, UMH President Sam Landy was correct. Landy told MHProNews that it is the individual business that must be responsible for its own marketing.

The celebration of Easter comes around once a year, but Sunday is a weekly occurrence.

 

As one scans national news, millions with a cause, effect and solutions mindset are seeing the connection between social and political ills and a loss of the sacred in society.

It’s all about the truth, and acting upon the truth. As Dr Keith Ablow has observed, not following the truth has consequences. That applies to our industry and related issues, and to all of the other challenges in our world.


Manufactured Housing and the Truth

Manufactured housing is plagued by a simple yet complex issue. It could be summed up with what Pontius Pilate asked Jesus at trial on a “Friday paradoxically called Good.

What is truth?”

Jesus stood silently for that question from Pilate.  Millions of believers down through the centuries understood that the Christ is Truth Personified. His Real Presence spoke Truth.

Manufactured housing pros come from a full range of beliefs, including some agnostics and atheists.  But all should find the question of truth compelling.  Without truth, no substantial good can be achieved long term.  Engineers, builders, bankers, janitors and parents — numerous professions and vocations — rely upon objective reality – the truth – in order to properly their work.

The truth can make some uncomfortable at times. That’s normal, even useful. It’s called conscience.

Some want to pick and choose ‘their truth.’ It’s as old as the story of Adam and Eve, justifying breaking the one rule that they were given — don’t eat the fruit of that one tree.

What makes manufactured housing a compelling opportunity for buyers, sellers, and others involved in housing is that the value is real. The heart of our story is based upon the truth of the needs, and the truth of our product and services.

Homes don’t have to be perfect to be good, any more than a car, truck or SUV doesn’t have to be perfect to be useful, or a meal has to be perfect to give nutrition.

Next week or early the following, barring the unforeseen, the Daily Business News plans a first quarter of 2018 review of the state of the manufactured housing industry.

There is obviously good news in rising new home shipments. But we won’t sugar coat the fact that manufactured homes are still near historic lows.

To solve a problem, one needs to search for the cause, the effects, and then apply the truthful solution.
