With the G-20 summit underway, HotAir reports on a study out of England that says that President Donald J. Trump’s tough talk on trade could be working for the U.S.

It isn’t just the Brits and G20 conference.  China is asking the U.S. not to punish them with sanctions over the North Korean issue, per CBS.

On that same note, HotAir, said, Right now, the options for non-military intervention all lie in Beijing, which is why Trump issued his barely veiled threat yesterday about trade relations with China. Nikki Haley reiterated the threat yesterday at the UN, demanding that China take a more active role in disarming its client state.”

But it’s the G20 report out of London that ought to cause politicos, professionals and the public looking for brighter days ahead to sit up and take notice.

As “the Center for Economic Policy Research in London has just reported that the other 19 G-20 economies took 52 steps against United States commercial entities in the first six months of this year,” said HotAir.

That may sound bad, but the kicker is that’s down 29 percent from the same period last year under President Obama.

Their summary of the British report also indicated that “These actions against U.S. interests include quotas, duties and tariffs on imports from the U.S., measures against dumping and tax incentives for exporters that could adversely U.S. companies.”

Chinese Firm to Provide Modular Homes in U.S.?

According to the Delaware Business News, the group met to discuss a business venture that would leverage Chinese investment and manufacturing to produce modular housing units at low cost for Delaware customers.

The plan is to partner with Chinese manufacturer Maristar to produce modular homes for about $80,000 each,” said Dennis O’Brien, CEO of InfoVest, a Wilmington-based venture capital firm that spearheaded the conversations.

Delaware is in trouble. China can be the answer to that trouble.”

O’Brien, an investor and entrepreneur, is also a former foreign correspondent for China Daily and a long-time champion of economic ties between the two countries.

Maristar’s primary segment is shipping containers, but they say that they have adjusted their facilities to produce modular homes with a similar structure. They would adapt the homes to fit local building codes, and then ship them to the U.S.

While O’Brien pushed for the idea of utilizing Maristar to build affordable housing for low income areas of Wilmington, the group ultimately decided that the idea was not feasible without heavy collaboration with local government.

It would probably take a lot more groundwork, especially with the social programs, to get lined up,” said Christopher Counihan, a professor of international relations at the University of Delaware.

Making the deal too risky and complicated for the Chinese investors is also a concern.”

So, the group decided to pivot to a new target: foreign-born college students.

The number of Chinese students attending the college has increased 200 percent per year,” said Dr. Jianguo Chen, director of the University of Delaware’s Confucius Institute.

The University only plans to attract more of those students, and housing could become an issue.”

The plan would have the homes stacked into vertical apartments, similar to those in London at the Apex House Tower, which stands 29 stories and is planned to house 560 students.

Both American and Chinese students would be housed in the apartments, encouraging integration among the groups.

InfoVest says that it requires at least $100 million to begin, and the majority of that money could come from Chinese investment company Shanghai Yongquan Entrust Investment Development Center LP.

Delaware is a perfect test case for how the Chinese can help us as a country,” said O’Brien.

We are reaching out to American investors as well.”

The group said that the goal is for the housing to be available to students in September 2018.

Super Modular? Super Tower Takes Shape

In the U.K., modular housing continues to gain steam as a practical solution to the nation’s growing housing crisis.

But in Wembley, just north of London it’s being taken to a whole new level.

According to Construction News UK, Tide Construction and Vision Modular Systems have put the final piece in place for the 29-story Apex House Tower, which has 560 student rooms, utilizing 679 modular units. or modules.

We are delighted that both the housing minister Gavin Barwell and London mayor Sadiq Khan have made off-site construction a priority in the capital to help ease the strain on London’s housing supply,” said Tide Construction CEO Christy Hayes.

Modular construction provides a much faster alternative to traditional construction without compromising on the quality of the building, or the versatility of the design. Modular produces 80 per cent less waste, requires fewer onsite workers and provides certainty of cost and time.”

The modular units were produced at Vision Modular Systems’ factory, and were delivered with full kitchens and bathrooms. Both companies expect the build out of Apex House Tower to be completed by the time the new school year begins in September.

The project represents the fourth endeavor for Vision Modular Systems and Tide Construction in London.

Could Modular Determine the Outcome of an Election?

For incumbent London Mayor Sadiq Khan, the answer could very well be yes.

According to Property Week, the importance of addressing London – and the U.K.’s – affordable housing crisis was front and center in a discussion on the mayor’s performance among developers and professionals gathered in Cannes.

The message was clear: Khan needs to pick up the pace if he plans on being re-elected.

But one move could make a striking difference to perceptions of the mayor’s progress – removing barriers and accelerating the use of modular housing for London’s new homes,” said David Sheridan, CEO of Keepmoat.

Sheridan believes that modular housing “is a feature of the normal rather than something that is unusual – but this view will take time to embed.”

Perhaps it is memories of system-built or prefabricated post-war homes that is holding the capital back – but if London throws off these shackles the rate of house building could increase dramatically and potentially play a big role in Mayor Khan’s re-election,” said Sheridan.

Sheridan says that the group realized that there was much to learn from other sectors, including those that build schools, when it comes to modular construction. The group also came up with a plan for the Greater London Authority to stimulate and invest in modular construction, including working with boroughs to standardize design, secure grant funding, and developing a framework of partners to speed development.

Output from traditional house building methods is constrained and close to its limit – with the availability of labor only set to tighten further as Britain prepares to leave the European Union,” said Sheridan.

The answer is in the existence of a number of progressive players delivering modular products that can be applied to different site challenges. These products will add to the supply from traditional house building, not replace it. Modular systems have the potential to accelerate estate regeneration; they can be used to provide new homes on top of existing buildings and on small infill sites. They also offer high-quality homes that can blend into the suburbs.”

Sheridan also believes that modular construction can reduce the upheaval on residents, by offering high-quality housing requiring much shorter construction periods.

He also had a suggestion for the Mayor with regard to re-election.

With the clock ticking on his mayoralty, there is nothing Mayor Khan could do more effectively to speed up housing supply than making London an exemplar for modular construction over the next three years,” said Sheridan.

Factory Goes Modular – Plans Thousands of Homes

In the U.K., a prefab bonanza is taking place, and another company has decided to get in on the action.

According to the Telegraph, a Docklands factory will be the first of its kind in London, and will eventually provide 3,000 new modular homes.

As the Daily Business News covered here, the U.K. Government has been focused on prefab housing as a practical way to solve the nations housing crisis. Modular homes can be built in sections and then assembled quickly on site. Currently, around 15,000 new homes are produced this way each year.

Developer First Base has announced that it has brought on the global engineering consultancy firm Aecom to help with plans for modular homes, and the factory would deliver homes up to nine months faster than traditional site built homes in the country.

The company says that their factory is expected to become operational later in the year, producing two-bedroom homes.

Also active is insurance giant Legal & General, which owns a modular housing factory capable of building 3,000 homes per year in Leeds, U.K., and has been active in the manufactured, modular and prefab industries, including increasing its stake in builder Cavco Industries.

Speaking on the Farmer Report by Cast CEO Mark Farmer in November, which called out modular housing as a solution to the U.K. housing crisis, Paul Stanworth, managing partner at Legal & General, commented on the company’s plans.

Modular Housing Serves as Affordable Housing Solution

The trend of municipalities turning to manufactured and modular homes as a solution to housing shortages continues to grow.

In the U.K., recently completed modular housing developments have been slated to serve first time homebuyers and workers in South London.

According to 24 Housing, Vision Modular Systems, in partnership with construction firm Donban Contracting, has completed two finished blocks of modular housing, and turned them over to Pocket Living, an affordable housing provider that only sells to first-time buyers.

Built using 162 modules, the homes were constructed inside a factory in Bedford using production-line techniques, which, as Daily Business News readers are already aware, allows for better quality control, faster delivery, reduction of waste and contributes to  higher levels of energy efficiency.

All of the buildings that Pocket Living operates are community focused, with shared spaces, including roof terraces. Tim Western, a director at U.K. property giant JLL, who believes modular is the way forward, has proposed a similar plan.

Off-site construction in the UK is growing 25 percent per year. This technique results in a 30 percent reduction in build time, a 75 percent reduction in workforce and 40 percent less vehicle movements, meaning that modular housing is likely to drive a huge change in how homes get built over the next five years, said Western.

Homes manufactured like cars, in other words off-site in a factory, with the opportunity to pick and choose what goes into a basic structure, will bring ‘car quality’ to the market.

Housing Association Opens Modular Factory

The U.K. based Swan Housing Association is set to open its new 75,000 square foot factory in the borough of Basildon, about 32 miles east of London.

According to Inside Housing UK, the new facility is part of a larger plan by Swan to invest £100M ($124M USD) into regenerating the 1960s Craylands Estate in Basildon in partnership with Basildon Borough Council and the Homes and Communities Agency (HCA).

At Swan we understand the desperate need for quality new homes. We believe that offsite construction methods will enable us to deliver these much-needed homes quickly, designed to a high specification and with reduced impact on both local residents and the environment,” said John Synnuck, CEO of Swan.

The 11,000-home association expects construction of the first modular homes to launch in early summer with the first homes delivered to Beechwood in the fall.

The facility will be capable of producing around 300 homes a year using cross-laminated timber when at full capacity. Swan has a development pipeline of 3,500 homes, and anticipates that it will generate up to 40 local jobs to support the economy within Basildon, which is part of Swan Group’s core geographical base.

Killam Properties Makes Significant Moves

Canada based real estate investment trust Killam Properties Inc. (TSE:KMP.UN) tells MHProNews that the company has closed on two Canadian acquisitions worth $26.2 million, including 153 apartment units in London, Ontario, and 66 units in Calgary, Alberta.

On December 22, Killam acquired a five building portfolio in London for $13.4 million, or $87,500 per unit. Killam’s London portfolio now consists of 417 total rental units.

On January 16, Killam acquired Spruce Grove Lane Apartments, its second apartment property in the city of Calgary. The 3-acre site consists of 66 townhouse-style apartments, with a purchase price of $12.8 million, or $195,000 per unit.

Multi-Story Modular – The Answer to Rising Costs?

For Trentham, New Zealand-based Matrix Homes, they believe the answer is yes.

According to Voxy, Matrix Homes is about to enter the high-rise market offering steel frame modular construction for hotels and apartment buildings. This follows the signing of an agreement to partner with Alto Australia, a company with 30 years experience in large-scale modular multi-story projects.

Matrix expects to announce New Zealand’s first modular construction high rise building in the first quarter of 2017. This project will use the steel frame modular construction system developed by our partners Alto Australia,” said managing director Sean Murrie.

Not only will this result in considerable savings over the cost of conventional construction but the build time will be significantly reduced taking weeks instead of months – a fraction of the time of an onsite build.

The plan between the two companies will use steel framed load bearing modules, alleviating the need for the building to have an independent structural frame. The modules can be stacked like building blocks to create multi-story buildings of up to 10 levels in New Zealand.

Matrix says that their units will only take two weeks to install for a six-floor building, and that the entire build can be completed in less than 3 months. The company also claims that multi-story modular buildings have lower maintenance costs, and better seismic and acoustic performance than traditional builds.

Our modular high rise system provides savings of up to 25% over conventional building methods, produces less material waste and a much safer work environment,” said Murrie.

This enables developers to build in the current market and avoid exposure to escalating building costs that industry sources recently claimed saw between 22 and 35 multi-residential projects axed in Auckland over the past 12 months.

But, according to Murrie, costs are not the only issue.

While rising construction costs are not the only reason many construction projects aren’t proceeding, clearly there is a need for greater innovation that will result in a less costly, faster and better performing built environment. London Receives 200 Innovative Proposals to Address Housing Shortage

new_london_architecture__credit__floating_modular_homes_on_London_waterwaysWith the need for 250,000 homes per year needed in London, as MHProNews reported Sept. 11, 2015, last year think tank New London Architecture and the mayor headed up an international call for help to solve the shortage, receiving over 200 proposals from architects, developers, and private citizens in 16 countries.

Bell Phillip Architects proposed building modular homes on the roofs of existing postwar homes that would increase housing 30 percent without using public lands, according to slate. WSP Parsons-Brinckerhoff suggested building housing on top of existing hospitals, schools, and libraries, which it said could create 630,000 new homes.

Alastair Parvin and Adam Towle, in partnership with the WikiHouse Foundation, proposed allowing suburban homeowners to demolish large, inefficient homes and replace them with smaller green, ecofriendly dwellings providing they build on half the land and sell the other half to another family.

Floating Homes Ltd. in conjunction with Baca Architects want to build 7,500 floating modular starter homes and site them on unused London waterways.

A jury will choose ten submissions in October for future consideration. ##
