Supply, Demand, Manufactured Homes, and Land Lease Communities

September 11th, 2018 Comments off

As you listen to this video about blueberries, think about manufactured home community sites, instead of blueberries.

With that understanding, this video is one way to explain to resident activist group members why a lack of new construction is one of the drivers of higher site fees.

But another factor that has to be considered by activists and there supporters is interest by home shoppers in manufactured homes themselves.

When headline grabbing activists make living in a manufactured home community sound less appealing, what that does is arguably harm the values of existing pre-HUD Code mobile homes and manufactured homes. Why? Because the demand is lower, the price will likely be lower.

As noted earlier today, these issues aren’t meant to be a put-down of well-intended followers of NMHOA, MHAction or other activist-leaders.

Rather, reports like this and the one below are meant to give a tool to those on staff who may interact with such residents.

Tim Sheahan, NMHOA President, Controversial Points of Agreement with Marty Lavin, George Allen on Communities

These provides a means to explain to those who may be well intended, but are logically being misled by the leadership of manufactured home activist residents. NMHOA and MHAction leaders are arguably harming the interests of member home owners on several levels.

Maybe that’s why those leaders don’t want to discuss or debate such issues in public?

We’ll plan reports like this on MHLivingNews, but until then, your front line staff need to get their arms around this.  We already have the related report below.

Washington Post – Protests of HUD Secretary Ben Carson, Manufactured Housing Institute, by MHAction, New York Communities for Change, CarsonWatch – An Inside Look

Because there are per sources, hundreds if not thousands in MHVille who don’t know how to explain such issues to residents and shoppers.

To learn more details, please see the related reports, linked above and below. Retailers, communities and others should make sure that your staffs are on top of these types of nuts-and-bolts issues.  “We Provide, You Decide.” © ## (News, analysis, and commentary.)

Ladies – Love, Lunacy, Leadership, and those “Laddies”

December 23rd, 2017 Comments off

Ladies, you recall the following expression. The only difference between men and boys are the price of their toys.

Ladies, you know the time we gals invest in picking out the right outfit to ‘suit’ the occasion. In making sure that our hair, and makeup are just so.

You know that the men, the “laddies” in our lives, may do things out of love that may look to an outsider, a little…looney. But their ‘lunacy’ may be quiet, messy, leadership.

It may not be politically correct to say so, but as the video of the White House Christmas, and the VIce President’s Residence we posted last night, it was easy to reflect on this truth. There are decidedly feminine forms of leadership.

By the way, the First Lady outpolls her husband. 😉 Melania has been a model of class in a White House under constant fire since the 45th President, Donald J. Trump, took up residence.

These are examples of what lady and laddie leadership look like.

There are those that say that Ivanka is becoming quite the power player in D.C. Ivanka and her husband, Jared Kushner, are successful in their own right.

They are also successful as family team players.

They are another pair of examples of what leadership looks like. The same could be said for the Trump sons, daughters, their families and all those whose team effort – last year and this – made “a big, beautiful Christmas gift” for Americans possible.

Presidential Leadership

Speaking as someone who earned her degree as an MD, its an understated medical fact. A woman and man fit together, and ideally complement each other.

It was as I studied medicine that all those medical marvels made me realize that humanity is too complex to be an accident. God is real, our Designer, and eternal. A freedom-loving Creator alone explains so much. So why have some tried for years to sideline God in society, business, ethics, or everyday speech?

It’s leadership by the President and First Family thats making Merry Christmascool, and proper to say again.

It’s also presidential leadership to take on a bold agenda, using politically incorrect methods.

The President of the United States (POTUS) has flown in the teeth of the messy resistance of his opponents, and has accomplished so much for “We, the People” in his first year in office.

Leadership isnt putting a finger in the air, and seeing which way the wind is blowing.

Leadership is setting sail with a great destination in mind, and not panicking when turbulent winds buck, billow, and blow.

We are living in an extraordinary time.

Giving Birth, Then and Now

Ladies, if youre a mom, you know that giving birth is typically a messy – but ever so beautiful – business.

Now we might ask why God, as Creator, made birth so messy, yet beautiful?

But it is so. It’s like opposites attracting, it’s just true.

The humble, and wise, princes and paupers, all still seek Him.

For about 2.5 billion people, Christmas is the celebration of the birth of Jesus Christ. The King of the Universe, who came humbly into this world. That time in Bethlehem was a messy political and economic time, and a surprising way to bring heaven to earth.

It’s hard to say no to the outstretched arms of a humble, lovely, infant baby king.

We wish the President, Vice President Mike Pence, Dr. Ben Carson, the Trump Cabinet, their families, and amazing team a Merry Christmas.

Our son is much shorter than yours and Melania’s son, Mr. President. But our son Tamas leads our daily prayer, which includes a call for Presidential health, safety, Thanksgiving for the election victory, and much success for you and your cabinet on behalf of the American people.

The Trump Family are a fine example of what leadership under non-stop fire looks like. Collaborative, calm, cool, and classy.

What Leadership Looks Like

Leadership is keeping promises.

Leadership is not letting opinion polls slow or cower you.

Leadership is speaking often unpopular realities, doing the unexpected, all to accomplish as much and as rapidly a bold agenda as one can. Then to wake up, and go back into battle to make the moves and deals needed to keep the progress coming.

It was obvious to tens of millions of us that the business man as president would be a fine leader. That he could shake up the rigged system. One who would show us as Americans what winning looks like again. What honest, if messy, work looks like.  The president’s humor pops up at the very start of the prayer from Dr. Ben Carson, in the video below.

Our industry and nation has a need for more leadership like yours, Mr. President, First Families, and HUD Secretary Carson.

Ladies, some of you have a husband thats not quite as meticulous about appearances as you are.

Ladies, some of you have a man that may get dirty doing his work, or whose work causes him to fly into the face of terrific odds, not unlike the president has. Some are from that never, ever, quit mentality that made America the greatest nation on earth.

If so, recall what everyday leadership looks like.

Honest, sound leadership can take surprising forms from unlikely people.

God plays no favorites. The Creator loves us all.

But some take their God-given talents and use them as best as they can, in ways that are often – like birth – messy looking.

American greatness is being reborn. The incentives to tap our unique talents are being revived. Of course, it’s messy!

That persistent, and to many surprising, theme of God and Country are part of this First Familys example to the rest of us.

For to us a child is born, to us a son is given, and the government will be on his shoulders. And he will be called Wonderful Counselor, Mighty God, Everlasting Father, Prince of Peace.” – Isaiah 9:6 (Bible Hub)

Salvation is messy, and surprising. From our family to yours, Merry Christmas to all. May the New Year be happy and bright. ## (Image credits, Pixabay, White House, unless otherwise; all third party images are shown under fair use guidelines).

Squamish Over Vancouver? BC Tiny House Controversy, Leadership, MH Parallels

June 12th, 2017 Comments off

TinyHouseTravailsAnastasiaKoutalianosBCTinyHouseCollectiveCTVNewVancouverManufacturedModularPrefabTinyHouseDailyBusinessNewsMHProNewsThey are described by Vancouver’s CTV News as small, affordable and illegal.

Their advocates don’t claim that they are the entire solution to Vancouver’s growing affordable housing crisis, but they think they are part of the solution, if they’re given acceptance.

And meanwhile, Cory Grandfield says that their home – custom made and perfect for them, is being forced by the city to move.

North of the border, just as has occurred in many U.S. jurisdictions, tiny houses face a fight.  But what makes this story one that tiny – and manufactured home advocates – ought to follow closely, is that supporters of tiny houses have organized to fight city hall, wherever in British Columbia that they meet resistance.

Anastasia Koutalianos, the co-founder of the BC Tiny House Collective, is advocating for Grandfield and for others in Vancouver with tiny houses, but is not finding the welcome mat out for them.

I think it’s really about having a conversation with the city planners and council and really showcasing there’s a demand for this housing stock,” she told CTV News.

But until that happens, Grandfield thinks he’ll park his tiny home in Squamish.

Tiny Trendy Among Several Manufactured Home Producers

While some are being built to the ANSI or HUD Codes, there are tiny houses being built by HUD Code builders to no code at all, which have been displayed at events such as the Tunica Manufactured Housing Show. What’s certain is that those who are producing them see the potential for added sales in a market perceived to have more positive media than manufactured housing does.

But the legal challenges for true, unregulated, tiny houses remains.

MHLivingNews and the Daily Business News have chronicled many of the tiny house challenges.  But what the tiny house enthusiasts are doing, is that a model for more successful engagement by manufactured home residents?  Given that a strict reading of the Manufactured Housing Improvement Act of 2000 (MHIA 2000) supports enhanced preemption of manufactured homes, should they be more accepted in towns and cities?

Stan Dye has said, yes, they think that’s what should happen.

Other retailers –  like Gary Adamek from the Houston, TX market area – have told MHProNews that zoning is a bigger issue by far than Dodd-Frank ever was.

Several state association executive directors aren’t happy about the lack of back-up for preemption of the industry’s homes coming from the HUD Code manufactured home program’s current director, Pam Danner.

Not speaking directly to Danner’s controversial command over the program, J.D. Harper focuses his comments on local officials.

JD Harper, Executive Director, AMHA, credit, LinkedIn.

I’ve told many city officials that I don’t believe that manufactured homes belong on every lot in every zone in every town – but I DO believe there are MANY lots in MANY towns which restrict manufactured homes where a factory-built residence would provide access to decent, affordable housing for working Arkansans — without having an adverse impact on surrounding property values or the quality of life in that neighborhood,” J.D. Harper said to MHProNews.  His full commentary is linked here.

Jay Hamilton, Executive Director,  (GMHA).

Jay Hamilton, the executive director of the Georgia Manufactured Housing Association, said: “The one issue that will prohibit affordable housing in the future — not only manufactured homes, but site-built — is local zoning and covenants.”

As noted, Adamek is among those professionals who believes that zoning for manufactured housing is bigger and more harmful than

Gary Adamek, Fayette Country Homes, TX.

the challenges caused by the Dodd-Frank Act. Describing battles with cities and towns in his state, “…some will simply pass ordinances that flatly prohibit manufactured homes,” says Adamek. “They don’t even have to get fancy about it.”

MarkWeissMHARRPresidentManufacturedHousingIndustryDailyBusinessNewsMHProNewsMHARR has long sought the enforcement of the Manufactured Housing Improvement Act of 2000, as a way of unchaining the industry and creating hundreds of thousands of additional opportunities for sales every year.  They include a call for comments on changing HUD’s regulations, per a door opened by the Trump Administration which has already proven a willingness to scale back on business and job killing regulations.  Those deadlines for comments are June 14, at 11:50 PM.  MHARR’s message on the issue is linked here.

These are among the reasons that MHProNews publisher, L. A. “Tony” Kovach in his comments to HUD has asked for replacing Pam Danner in her leadership over the program, and has called for the full implementation of the MHIA 2000. Kovach believes that wishing and hoping aren’t a strategy– it will require thoughtful and routine engagement to effect the changes needed.

He also points to the huge potential growth the industry could enjoy, if the MHIA 2000 were being fully enforced, a call that MHARR has been making for several years too.

Comments to HUD can still be made, please see the article – with four easy steps to comment – linked here.

Back in BC…

The BC Tiny House movement has organized about 1000 people to fight for their cause. Can manufactured homes – with millions of owners, and thousands of more businesses, manage some day to do the same? ##

Starbucks set to Open Sixth Modular Storefront

September 16th, 2013 Comments off

The Rogers Park neighborhood in Chicago is the newest recipient of Starbucks’ modular drive-thru/walk-up coffee shop made of shipping containers, the sixth in the country for the 19,000 location chain. The units take about four people and two to three hours to unload  and site them on the foundation. As MHProNews reported here Oct. 11, 2012, Starbucks installed a modular shipping container outlet covered with Wyoming snow fencing in Denver. The 700 square foot store in Chicago, set to open by the end of September, 2013, is LEED (Leadership in Energy and Environmental Design) certified, indicating its design, construction, operation and maintenance meets specific “green” building standards. According to, Starbucks introduced the modular container stores in Seattle in 2011.

Prayer Emanates from Manufactured Home

September 9th, 2013 Comments off

The Islamic Center of Clermont, Florida has been using a multisection manufactured home as a place of worship for five years, removing interior walls as the congregation has grown. Each Friday 150 people crowd into the structure, but with no more walls to remove, the leadership is seeking more space to accommodate a growing Muslim population in Lake County, east of Orlando. As informs MHProNews, the congregation has purchased four acres in Clermont where they intend to build a 16,650 square-foot Islamic Center and mosque.
