People invest in, open or maintain a business with certain goals in mind. Among them is to serve a slice of the public, and for ‘white hat’ operations, to earn a profit honorably in some form or fashion.

 

 

The ways that honest profit can be earned are as many and varied as the imaginations of millions of people in America make possible. Which is why, to a certain extent, the notion of ‘one size fits all’ is an illusion.

It is axiomatic that there are no too people exactly alike. The country singer John Rich posted earlier this week on the Daily Business News on MHProNews will appeal to thousands of readers here, but to some more than others. This duet of Sarah Brightman & Andrea Bocelli, singing their classic “Time to Say Goodbye” (1997) will move some to tears from just listening to it — even if you or they don’t grasp the meaning of the words so passionately performed.

On the time played this morning, about 5:49 AM ET, the video duet has had 44,864,417 views, some 229k ‘thumbs up,’ and only 10k ‘thumbs down.’  

Think about it. Over 44 million views. More on that another time too.

While each of those data points regarding Time to Say Goodbye” has significance, it clearly reflects that far more people are moved by this musical performance than those who are turned off by it. What about you?

What does this have to do with manufactured housing? Nothing; and everything. More on that further below too.

Sarah Brightman & Andrea Bocelli – Time to Say Goodbye (1997)

According to the YouTube page of axedagobert22, the video posted above was published on Oct 18, 2012. 

The axedagobert22 post explains that “In November 1996, Andrea and Sarah Brightman were invited to perform the duet ‘Time To Say Goodbye (Con Te Partirò)’ at the farewell contest of the German World Light-Heavyweight boxing champion, Henry Maske. A national hero held in unrivaled esteem, he is known for his love of selecting entrance themes to his bouts.  

Sarah Brightman, the internationally renowned soprano and friend of Henry Maske heard ‘Con Te Partirò‘ in a restaurant while dining with her friends. Entranced by the singer and the song, Brightman made contact with Andrea. Andrea and Brightman re-recorded ‘Con Te Partirò‘ as the duet ‘Time To Say Goodbye’ with members of the London Symphony Orchestra.  

This live version is from Brightman’s first full concert recording, “Sarah Brightman: In Concert”, from London’s Royal Albert Hall with the London Symphony Orchestra under the direction of Paul Bateman. Guest artists include Andrew Lloyd Webber, Adam Clark and Andrea Bocelli. The concert was released to video in 1998.

The concert was directed by David Mallet.”

For those willing to step outside of the box, many things are possible, but none are accomplished without risk, effort, or struggle.

When you entered this field of endeavor, you too had some expectation or vision.  Perhaps that has been encouraged, perhaps it has been dashed, derailed, or shunted down an unexpected track.  You can cry about it, laugh, or dig in and do your best to figure it all out.

Our publisher likes to reflect on the occasion when the late Howard Walker, JD, longtime assistant chairman for Sam Zell’s Equity LifeStyle Properties (ELS), approached him at an MHI meeting, saying with feigned outrage, ‘How dare you bring culture to a manufactured housing industry event?

Those who knew Walker will get it. Those who never met him, might get a glimpse into the man from those few words.

First on MHLivingNews, but later posted on MHProNews, is a very different type of infographic than the one produced by MHI.

Why is it so different? Because one cannot reduce the manufactured housing industry’s varied customers and members without reflecting in some manner the broad range of people who have found appeal in the homes our industry has and continues to produce.

Among the manufactured housing retailing firms that Clayton Homes has purchased are those which did factory built as well as on-site built housing. That no doubt fit a broader agenda.

This website isn’t about us, it is about professionals like yourself. Some love rock, others rap. Your customers may listen to music in in their pickup or car that is Spanish or English. Depending on your market, you may have people who speak Farsi at home walking into your establishment.  Or you may have those who speak Mandarin, French, Greek, or a Slavic tongue.  Down under, they may speak English, but their accent is different than ours here in the Colonies.

It pays to have some cultural appreciation and awareness.

Out industry is underperforming. It is almost guaranteed that your location(s) are too.  To some, that is an ‘inexplicable’ downturn, given the affordable housing crisis. But to be honest, figuring out why that downturn exists isn’t too hard for those willing to step outside their comfort zone and seek the truth.

Let’s be clear.  Even our fans or sponsors of MHProNews and MHLivingNews don’t always feel comfortable with something we publish.  That is especially so for those who read here, but aren’t fans of ours at all.  Part of the job of authentic media – be it mainstream or trade journalism – is to challenge people, especially when circumstances demand it.  You can find syrupy cheerleading somewhere else only, but you better take toothpaste, an electric tooth brush, and some dental floss with you.  Because after reading some competing voices for too long, their content might rot your teeth – or turn your mind into mush.

To get beyond underperformance, one logically must begins with understanding. After understanding begins, then one must move on to action plan and begin to execute the necessary steps. In an housing industry that does north of 1.5 trillion dollars a year in sales, there is simply no excuse for doing under $8 billion dollars in total retail last year.  That’s embarrassing. But that means there is tremendous upside. 

 

Time to Say Goodbye…

We are soon going to say goodbye to this version of our MHProNews website. The new version is approaching. There will be road bumps. C’est la vie! That’s life!

Once the new version is up, and the inevitable bugs are tweaked, there will be new manufactured home industry initiatives launched as well as fostered.

Our parent company – LifeStyle Factory Homes, LLC – are planning for the brighter future for the white hats of our industry, because we are true believers.

Thoughtful words, worth pondering.

 

There is a need for new events, new business alliances, and new visions that can be achieved instead of the sweet-sounding words found elsewhere, which they write while the industry is shrinking and consolidating during an affordable housing crisis.  Common sense alone tells the doers in our industry that it isn’t weather, or inventory adjustments, or tariffs, or whatever other excuses some peddle.

HUD Secretary Ben Carson has made certain things possible in his efforts before and during the Innovative Housing Showcase (IHS). He’s built on the efforts of other who came before him, but he has also led the way in several laudable efforts.  More on that in the linked related reports, below the byline and notices.

But much more needs to be done, because the HUD Code manufactured home industry is in a downturn during an affordable housing crisis. One might aptly think of this as a ‘manufactured crisis.’

Because a handful of people could snap their fingers, and the manufactured home shipment decline would reverse. Never, ever forget that point.

That point means that those who are scratching their heads must study, understand, plan, and then act.

That wasn’t Terry Decio, who is a Manufactured Housing Institute (MHI) member. But Terry Decio told MHProNews, “I’m tried of being the best kept secret. I’m ready to help house America.”

What all of the above sources agreed upon is that manufactured housing is misunderstood.

That misunderstanding is demonstrably costing the industry billions a year in additional sales.

That misunderstanding is an information or educational issue. James McGee at Deer Valley Homes, with Chet Murphree stating his agreement, said that the core issue facing manufactured housing could be boiled down to education.

Hold those thoughts.

Let’s presume for the next few moments that you are among the 90 percent of Americans who believe in a first cause to the universe, a Creator who is called God. God gives humans emotion and reason to complement each other. Reason helps guide the will, but emotion and reason combined creates energy behind what reason discovers.

In medical school, one is taught to search for the truth, using the methods of reason and science.

In law school, people are taught to test the truth with logic. That said, an attorney represents clients that may or may not be acting in accordance with what is true, right, or just.

For the purposes of this column, only one point need be made that virtually everyone in manufactured housing agrees upon. That manufactured homes are widely misunderstood.

So discovering the methods of discerning the truth are what several of the charts, graphs, quotes, and videos on this post focus upon.

Ideally, journalism is also about a search for truth. Regrettably, we know from experience today that there are broad camps in journalism. News is a business. The product is information. Is that information trustworthy?

Warren Buffett is largely right about this next statement. “Chains of habit are too light to be felt until they are too heavy to be broken,” cited by BrainyQuote. Rephrased, people can be enslaved by habits and thinking. Sad, but largely true.

One can’t, nor should, deny the success of Mr. Buffett. But one can and should ask, question, and probe his impact on manufactured housing, and our nation.

Mr. Buffett has been cited as one of the 100 most influential people in America in 2012 by Time Magazine. The vast majority of manufactured housing bloggers, writers, and publications will not question Mr. Buffett in public. Why not? Is he the creator? Hardly. He was born, lives, and will die someday. He’s successful, but himself admits he’s made mistakes.

Mr. Buffett is highly intelligent. Shrewd might be a good word to describe him.

So why has Buffett:

  • a man with so much money,
  • influence,
  • and power
  • not use that influence or resources to advance the manufactured housing industry?
  • Why has he failed to routinely use his numerous Berkshire Hathaway owned media outlets to set the record straight on manufactured homes?

Why did Kevin Clayton say 7 years ago that they were ready then to do an image and education campaign? Why didn’t he and Warren Buffett do it back then?  Why did Kevin Clayton say that Warren Buffett told him that Berkshire Hathaway would be okay if Clayton Homes lost money for years?  You can see the video, documentary evidence, and several details, later in the link below.

We’ll let the reader search for the truth of those questions. But make no mistake, they are among the most important questions our industry faces. See the related reports, further below.

Finally, let’s turn to one of the most vilified men in America today, President Donald J. Trump. Thomas Friedman in the New York Times said the stock market would crash if Mr. Trump became president. Numerous voices on the left, including Secretary Hillary Clinton and former President Barack Hussein Obama, also predicted doom and gloom for America if Mr. Trump became president.  Mr. Buffett took numerous public shots aimed at Donald J. Trump over the years.

But would the economic and regulatory improvements that occurred for manufactured housing in the last 20 months have taken place under Secretary Clinton?  After all, Ms. Clinton pledged more of the same policies as former President Barack Obama – so logically – wouldn’t her results be like his? Why did Warren Buffett support heavy regulations? Who benefited from those high tax and high regulation policies?

 

 

Millions love him, and believe President Trump is making the lives of tens of millions in America better.  The economy has advanced more in 20 months since Mr. Trump became president than it did under 8 years of former Presidents George W. Bush or 8 years of Barack Obama.

Mind opening is a necessary skill for our industry, especially in marketing, sales, investing, and management.  Conditioning – habits – can cause someone to see the same things differently.  Habits can cause people to miss obvious, beneficial truths.

Manufactured housing will only advance to its potential when the “infowars” – the battle for the truth about our industry, and what’s kept it from achieving its potential – are understood, and then acted upon.  Those infowars are arguably taking place within manufactured housing, as well as outside of the industry.

The Daily Business News has been advised of a meeting at the Department of Housing and Urban Development (HUD), which took place on July 25, 2018.

 

The focus of that high-level meeting’s discussion?

It could be summarized with the following bullets. To:

obtain more personal property financing options for HUD Code manufactured homes,

simplify the often complex regulations and on-site inspections, in compliance with the law,

full enforcement of existing laws, notably in regards to the Manufactured Housing Improvement Act of 2000 (MHIA),

reinvigorate the state-federal partnership in the HUD Code program, via adequate funding,

insure that the Manufactured Housing Consensus Committee (MHCC) fully represents industry interests, and is operated according to the law,

the status of the regulatory reform comments review mandated by President Trump’s executive orders,

address concerns over “40 years of de facto sole-source monitoring procurements,” per MHARR’s statement,

and to discuss who would replace Pam Danner as the administrator of the Office of Manufactured Housing Programs.

 

The meeting was held between

HUD Assistant Secretary–Federal Housing Commissioner, Brian Montgomery,

Teresa Payne, who is the acting interim head of the Office of Manufactured Housing Programs,

In a release to the Daily Business News on MHProNews, MHARR provided the following meeting memo, which will be published verbatim, further below.

The later, of course, was a reference to Berkshire Hathaway, Clayton Homes and their subsidiaries, 21st Mortgage Corp., and Vanderbilt Mortgage and Finance (VMF).

Specifically, MHARR pressed for reforms of FHA Title I – chattel, or personal property, “home only” loans – due to the lack of implementation by the Government Sponsored Enterprises (GSE) under their Duty to Serve mandate.

Such a revitalization and expansion in FHA Title I support for manufactured home financing is particularly crucial in light of the minimal and long-delayed “implementation” of the Duty to Serve Underserved Markets (DTS) by Fannie Mae and Freddie Mac, and their federal regulator, FHFA, and their failure to establish – any time soon – market-significant levels of securitization and secondary market support for manufactured home chattel loans, which comprise upwards of 80% of all manufactured home consumer loans.”

A delegation of MHARR officials, including MHARR Chairman, James Shea, Jr., MHARR Immediate-Past Chairman, John Bostick, MHARR President Mark Weiss and MHARR Senior Advisor, Danny D. Ghorbani, met on July 25, 2018 with HUD Assistant Secretary–Federal Housing Commissioner, Brian Montgomery, the highest-ranking political appointee with direct oversight of the HUD manufactured housing program, to address issues concerning the both the program and the Federal Housing Administration’s (FHA) Title I manufactured housing loan insurance program. Scheduled shortly after Commissioner Montgomery was confirmed by the U.S. Senate, the meeting represents a continuation of MHARR’s direct interaction with Trump Administration officials at HUD and others agencies concerning both the federal manufactured housing program and federal financing support for affordable manufactured homes, including meetings with HUD Secretary Ben Carson and HUD Deputy Assistant Secretary Dana Wade, and Federal Housing Finance Agency (FHFA) director Melvin Watt, among others.

The main purpose of the meeting with Commissioner Montgomery who, while holding the same position in the Administration of President George W. Bush, was instrumental in establishing the statutory Manufactured Housing Consensus Committee (MHCC) and securing major achievements in the implementation of the Manufactured Housing Improvement Act of 2000, was to address key aspects of the ongoing manufactured housing program review and reform process initiated by President Trump and Secretary Carson, with a view toward putting the federal program back on track, in full compliance with all elements of the 2000 reform law.

Consequently, among other topics, the meeting addressed: (1) the status of the appointed manufactured housing program administrator mandated by the 2000 reform law; (2) the status of the pending “top-to-bottom” manufactured housing program regulatory review pursuant to Trump Administration Executive Orders (EOs) 13771 and 13777; (3) the status of the program monitoring contract, which is slated to expire in August 2018, the urgent need for a fully-competitive contracting process after more than 40 years of de facto sole-source monitoring procurements, and the selection of a new program “monitoring” contractor; (4) the necessity of retaining state participation in the HUD program and proper funding for State Administrative Agencies (SAAs); and (5) the restoration of collective industry representation on the MHCC. In addition, the MHARR delegation urged Commissioner Montgomery to consider reforms at the Federal Housing Administration and the Government National Mortgage Association (GNMA), to expand the utilization of the FHA Title I manufactured housing program and the availability of insured manufactured home chattel loans under that program, particularly in light of the highly-restricted implementation of the “Duty to Serve Underserved Markets” with respect to manufactured home chattel loans by FHFA and the Government Sponsored Enterprises (GSEs), Fannie Mae and Freddie Mac.

In particular, the MHARR delegation focused on harm to consumers and the industry resulting from unjustified, unwarranted, and/or misdirected HUD regulations (or pseudo-regulations), citing, as an example, HUD’s excessively costly and needlessly burdensome 2016 “on-site” construction rule, which, rather than reducing the cost and increasing the efficiency of on-site work and related approvals, has instead led to a decline in on-site completions and features requiring on-site completion, which has unnecessarily harmed the HUD Code market and unnecessarily denied consumers various on-site features that they seek in HUD Code homes. The MHARR delegation thus urged Assistant Secretary Montgomery to continue with – and aggressively implement and advance – the EO 13771/13777 regulatory reform process within the federal program that was initially spearheaded by Deputy Assistant Secretary Wade. And, in fact, it appears from responses at the meeting, that aspects of the Department’s regulatory reform process will be presented to – and considered by – the MHCC at a meeting currently expected to be held (but not yet formally announced in the Federal Register) on September 11-13, 2018 in Washington, D.C.

The MHARR delegation also addressed the decline – under the former federal program administrator — in the federal-state partnership that lies at the core of the HUD program and its proper operation. Noting that state SAAs and state Primary Inspection Agencies (PIAs) had been tasked with numerous additional functions by HUD under its change to the “focus” of program inspections and monitoring, from the detection of specific standards violations to a new alleged emphasis on “quality control” and, worst of all, new unwarranted and baseless demands on long-standing and fully-compliant state installation programs – all without any corresponding rulemaking or regulatory process – MHARR pointed out that to date, there has been no corresponding increase in the compensation of such state agencies, leading some to either withdraw from the program or consider withdrawing. This, in turn, increases the power and influence of the entrenched monitoring contractor (and program installation contractor) – which assumes those expanded regulatory roles in “default” states, without the accountability, responsibility and responsiveness of the former state government entities. Meanwhile, a proposal to increase state SAA funding, recommended by the MHCC and published for notice and comment in 2016, needlessly remains in limbo, some two years after-the-fact. The MHARR delegation, accordingly, urged Commissioner Montgomery to address this matter as a priority issue for the program.

In addition, the MHARR delegation encouraged Commissioner Montgomery, as Federal Housing Commissioner, to explore the re-vitalization and expansion of the FHA Title I manufactured housing program which, after being a significant source of consumer financing for HUD Code homes in the past, has declined drastically, to minimal activity levels in recent years. MHARR, as it has since the inauguration of President Trump – in all forms of direct and formal interaction with relevant officials — will continue to press the case for HUD Code manufactured housing, for increased governmental support for manufactured home consumer financing, in full accordance with all applicable laws, and for fundamental regulatory reform within the federal manufactured housing program in full compliance with the 2000 reform law, including proper program leadership in the person of an administrator appointed in accordance with the 2000 reform law.

Scientia potentia est,” is Latin that is commonly translated as Knowledge is Power, but it is more accurately translated into English as Knowledge is Potential Power.

 

All Knowledge comes from one of two sources, your own experiences, or insights learned from the experiences of others. There are no exceptions.

Even those who with millions of others believe in infused Knowledge from a Supreme Being – God – they must also admit that God is the Ultimate Other.  So all knowledge comes from your own experiences, and/or from the experiences of others.

Experiential knowledge requires several things, including trials – as in trial and error – time, talent, some degree of treasure, temperance, and an openness to the truth. Those are the 7 Ts.

Those who are closed minded for any reason can not advance until their mind is unlocked.

The close-minded can include those who hold to a false belief that they think they know something, which may be partially or completely untrue.

Proof?

Surveys and statistics alike prove that manufactured housing is widely misunderstood. So, the obvious solution to misunderstanding is education.

While impressive on one level, their data and statistics are alarming when carefully examined.  But they are also an opportunity in disguise, as they point to the absolute need for the correct types of education.

It was utterly predictable that some great looking videos or websites would not result in big leaps in sales. We won’t mention the names of any ‘great looking’ websites, so that no one will misinterpret or misunderstand the point.

First, let’s clearly state that of course a good looking site is better than a bad looking one.

But go back to the vital first quote/graphic above.  If looks alone sold more homes, manufactured homes would be 5 to 10 times – or more – their current sales levels in most markets across the country.  This we know from experiences on our consulting-professional services side. Flat Earth Thinking

An industry colleague was laughing with delight to a line in a drafted article that has not yet been published. The article included an analogy to Flat Earth Thinking.

Recall that some 5 or more centuries ago, there where millions who mistakenly believed that the earth was flat.

It took knowledge, experience and the 7Ts to change that false belief in flat earth thinking. You might still find some flat earth believers, but images like that satellite photo above, coupled with the experience of the horizon, ought to be sufficient to prove that the earth is a sphere.

Those who buy a manufactured home believe it is a useful, and achievable solution for their housing needs. Period. Those buyers may or may not believe that a manufactured home is a perfect solution, or even their preferred solution.  They only have to believe it works for them, and will prove useful for some period of time.

The clear answer to selling more manufactured homes is thus discovered to be helping more people see the potential value to them in ownership of a manufactured home. It is in helping more people understand the value proposition. It is helping home shoppers and others grasp that a manufactured home can be a good or even superior option. Period. Full stop.

All of the above and what follows may seem to some as stating the obvious.

It should be obvious that defining your business, profession, and the industry at large are part of the surprising keys to success.  It is all part of “Scientia potentia est,” of Knowledge is Potential Power, and the correct understanding and application of the 7Ts.

 

Small vs. Big Business? The Surprising Facts and Insights 

There is a paradox in business and industry, manufactured housing or any other profession. It’s this. Virtually all big businesses begin as small businesses.

Not all small businesses aspire to become a big business. That’s fine. There are successful one location communities, retailers, producers, lenders, installers, transporters, legal, and other professionals.

Among the law firms we’ve had extensive communications and discussions with is an operation that began as a single location.  That law firm has spread over time into a regional – some might say, national – powerhouse in their specialized fields.

But there are tremendous businesses within our industry that have one and only one central location. There are attorneys we know who are “one-lawyer shops,” that do a terrific job.

Similarly, there are HUD Code manufactured home producers, for another example, that have only plant, one location. They may ship manufactured and modular homes into a dozen or more states, but they do so from a single base of operations. When something has worked profitably and with happy customers for decades, that’s a good proof of concept.

 

Big Business ISN’T Automatically Bad Business

Some readers who skim MHProNews may have the false impression that we are opposed to big business. For thoughtful, careful readers, reflection or a review of the search boxes would reveal that to be untrue.  ‘Big business is bad business’ has literally never been said by any MHProNews parent company team member.

We are editorially opposed to monopolistic or any unethical practices on principleBut a business can be large and not be monopolistic.

A business can be large, and ethical.

It’s unethical practices that we oppose on principle, and because it is harmful to the industry at large, as well as the public.  That includes, but is not limited to, opposition on principle of any monopolistic enterprises or organizations.  Some argue that certain public utilities ought to be a monopoly, set that debate aside. We’re briefly focusing on normal, private businesses. In England, they consider that something may be a monopoly when a private enterprise approaches 25 percent market share.  The U.S. at present has no similar line, but shouldn’t Americans have that limit?

 

The Paradox – Innovation and Small Business vs. Big Business

Small businesses or individuals are often where innovations are found. Who says?

That’s what research by the Small Business Administration (SBA) states, “small businesses are more efficient at innovation.”  We could point to specific manufactured housing operations that have many times more people – and far bigger budgets – than we do.  But they have demonstrably less engagement, and lower conversion ratios than we our clients of ours have experienced.  Does someone want to spend more, and have lower results?  Or is it better to spend less, and have greater results?

Big business become and stay large due to Systems that are learned, taught, and followed.

It’s essential to have Systems in any successful business. If a larger enterprise is to be sustainable and successful, then it must learn and enforce standards – Systems, Policies, and Procedures – that are proven to work.

Thus, a large business – because of systems that an organization holds too closely to – can become a straitjacket. Straitjackets, by their nature, stifle innovation.

For example. On the consulting and professional services side of our operation, we studied a location that had multiple sales people.  One of them – an individual sales person – wanted to focus on selling a single model of home. The location owner allowed it.

For clarity. Yes, 1 man, sold only 1 floorplan of home, made by a single builder.  Let’s note, this was their test, not ours. We were hired for a variety of other reasons, but one was to monitor and evaluate their test.

That sales professional made it his specialty to sell that one – and only one – particular model and floorplan.  He would not sell any other model or floorplan. He was good at it. He was personally successful at it.

But before and after evaluating it, this wasn’t a practice we would generally recommend. While it contributed to the sales of the location that conducted the test, if everyone there had done the same thing, the location could have rapidly failed for reasons too lengthy to go into here. That one-model-selling-salesperson took a useful concept – specialized knowledge – to an extreme.

That said, it was a fascinating study. And that one person personally sold more homes than many of his peers did, but not for the reasons some may think.

Part of that example is that it was a one-location “street retailer.”  They were testing, and trying to innovate.  They learned from the experiment.

That’s evidence of how all knowledge comes from experiences. It is also an example of how innovation often comes from smaller companies.  Experiences can be obtained by trial and error.  Knowledge can be obtained from others. Knowledge can come from observation, from reading, from conversations, from formal instruction, and so on.  It can come from testing – trials – of a concept.

From the combination of years of reporting, interviews, training, services, and consulting, we’ve been privileged to witness and gather together perhaps the most significant body of marketing and sales knowledge the industry has ever had.

Those insights turn are useful in converting more lookers, video viewers and website surfers into buyers.

 

The 7Ts of Time, Talent, Treasure, Trials, Trust, Temperance, and Truth

The word ‘trust,’ can be understood in a variety of ways.

That includes the notion that trust is related to what sometimes is described as earned confidence.

Motivation comes from confidence. Momentum comes from appropriate levels of the 7Ts, including sufficient commitments. This point about trust and momentum are obliquely made by the builder-president in a speech he gave.  In the video below, President Donald J. Trump surprisingly included a talk about a factory-home builder he knew.

When the president spoke about this builder, he was making a specific point about momentum.

But indirectly, he confirmed several other points this article is sharing. There are many things needed for success, Operation Breakthrough identified, using different terms, various keys to success. The video below isn’t essential to our point today, but it is useful and interesting for those who have about 8 minutes.

Trust isn’t an island. Life requires balance. It is imbalance that always, ultimately always, causes problems.

Unwillingness to see an imbalance, a refusal to accept what is true, is often at the core of faults and failures.

Some reading is obviously better than no reading/research for the typical owner, professional, and manager. But the minimum should be 1-2 hours a daily. Investors, note this is a success tip by Warren Buffett that’s ethical and can be done by almost anyone.  Buffett reads and researches 5 to 6 hours on a typical day.

For example, the most talented man or woman in the world can experience a failed marriage. This analogy-by-example isn’t meant judgmentally, like other examples, this one is purely clinical. The causes of a failed marriage can be many. But at the core, it’s a lack of commitment or deception by one or both parties to the union of that marriage that often results in its failing. That’s an analogy to learning, and success. A commitment must be made to learning.

Deception can’t be the basis for trust or sustainable success.  By the way, there’s a distinction between deception and timing.  You may want to tell your spouse about a gift on the date of the occasion, not before.  That’s a timing issue, not deception.

A wishy-washy commitment, or one based upon deception, is no commitment at all.

Temperance is another word for balance or moderation. The opposite of gluttony is temperance. If someone eats too much, and burns too few calories, they gain weight. It’s utterly predictable.

In business, the greed for having it all – for crushing or destroying competitors – is moderated by temperance.

Free enterprise is good. Capitalism taken to the extremes of crony capitalism, vulture capitalism, or monopolistic capitalism, those extremes are to be moderated or halted. Temperance can also be an adjunct to ethics. Fairness. Equity. Justice. Those are qualities that are kindred spirits to temperance or moderated behavior. We’ve previously noted on MHProNews the twin principles of solidarity, and subsidiarity. They are necessary principles in successful family, business, in society. and government.

Just as the demonstrable goodness of free enterprise can be taken or twisted into an extreme – such as vulture or monopolistic capitalism – so too the goodness represented by manufactured homes can be taken to an extreme. Some lack sufficient commitment to the industry. Others demand too much, which absent temperance, becomes destructive.

It isn’t meant as a per se slam against the industry’s “biggest boys” to say that to various degrees they may demonstrably lack the balanced 7 keys to sustainable success.

For example, if any of the big three in manufactured housing production understood – profoundly grasped and made a genuine commitment to the 7Ts – they would be selling several times their current numbers of homes.

The proof is history. There were times in manufactured housing history – for example, in 1998 – when either one of the top two producers that year outsold the entire production of our industry in 2009.  Yes, there was easy money then, but beyond that, there were principles followed in 1998 that are not being applied today.  There was arguably higher demand then, and a better understanding by many, for manufactured homes.  The reasons?  The 7Ts.

On the Manufactured Home Communities (MHC) side.  If more communities deeply understood the value proposition answers that shoppers are looking for, then their home sales would be soaring. Rentals of homes in land-lease manufactured home communities (MHC) are demonstrably profitable. Ask any of the MHC REITs who are doing it successfully. That’s a given.

But in renting homes, haven’t some lost the mojo for selling more owner-occupied homes? Equity Lifestyle Properties Chairman Sam Zell has publicly said that renting manufactured homes must be kept marginal.  The business model changes too much when there are too many rentals.

But is renting first the ideal sales tool?  Hardly. Rather, renting is a useful, profitable debatably a short-term fix.

Home shoppers often don’t realize they are looking for certain answers, but they are.

So, the marketing and sales process must account for that reality.

That in turn means that the educational process of sales professionals must include that understanding.  That means industry sales pros must be instructed – educated – in order to successfully engage with more people, especially well-qualified buyers.

Thus, the marketing and sales process must accomplish consumer education. Education of consumers can’t just be a mere recital of construction facts, nor can it be just pretty pictures, 3D tours or even gorgeous videos.

Construction facts are only useful in specific cases, with certain types of buyers. If a laundry list of construction facts alone would sell more homes, a location or the industry would be selling many times more homes.

The opportunity in disguise for manufactured housing is that for millions of Americans, manufactured homes are the wildly misunderstood solution for the affordable housing crisis.  Applying these lessons in a local market, at the location level, using the 7Ts – are keys to sustainable success.

Note, the video that follows was an operation that struggled to sell any new homes, and for years sold mostly older, used homes.  Their operation was totally changed.  There were many factors.  Among them, they changed their mind-set and methods, and learning to apply the principles of the 7Ts.

 

 

So, at the heart of all sustainable success are the 7Ts.  Back in the go-go-days 20 years ago, Palm Harbor and Oakwood were 2 vertically integrated companies that arguably were among those which utilized marketing and sales processes that were not sustainable.  Palm Harbor and Oakwood were strong for a time, but faded.  During that time, we could and did work with retailers nearby one of their locations, and show them how to outsell them, and have happier customers who referred their friends.

Understanding and a proper application of those 7Ts yields sustainable, professional success.  BTW – for clarity – the videos are just part of the process, they are by no means the entire process.  Videos that inform consumers – and professionals – are part of the puzzle, but videos alone are not every piece of the puzzle.

Understanding what the actual concerns and solutions for consumers is a must.  Failing to understand and address their needs are thus the road-block to increased manufactured housing sales.

A careful viewing of the videos in this column relate essential facts. They are among several proofs that most investors and professionals in our industry fail to grasp.  Most simply don’t see just how amazing the opportunities are today.

Scientia potentia est,” knowledge is potential power. Knowledge requires education.

By the way, there are hundreds of possible styles of videos. The one below is but one example of a different type of video, to make the point about various styles available.  You’ll find a ton of fancy videos out there, often made by high dollar production companies.  But even if a video has hundreds of thousands of views, when you notice that there are a very low ratio of views-to-sales, what does that tell you?

Sustainable success requires an application of the 7Ts.

HUD Secretary Dr. Ben Carson, Manufactured Housing Independent Producers Meeting, MH Program Progress Promised

Washington, D.C., January 30, 2018 – On January 29, 2018, HUD Secretary Dr. Benjamin Carson met with a delegation of officials from the Manufactured Housing Association for Regulatory Reform (MHARR).

 

MHARR’s delegation provided the Secretary with a first-hand opportunity to hear the concerns of smaller industry businesses regarding the operation of the federal manufactured housing program and its failure to fully and properly implement the Manufactured Housing Improvement Act of 2000 (2000 reform law),” Mark Weiss, J.D., President and MHARR told MHProNews.

The agenda for the meeting focused on the most critical issues currently facing the industry and its consumers, both with respect to the full and proper implementation of the 2000 reform law and consumer financing, including the Federal Housing Administration’s (FHA) Title I manufactured housing program (see, copy of meeting agenda, attached),” MHARR’s release stated.

Participants in the meeting included:

  • James Shea, Jr., Chairman,
  • Mike Cappaert, Vice Chairman,
  • John Bostick, Immediate Past-Chairman,
  • Mark Weiss, President and CEO,
  • and Danny Ghorbani, Senior Advisor.

MHARR’s delegation briefed Secretary Carson on “HUD’s 18-year failure to fully and properly implement the 2000 reform law, which was enacted with overwhelming bi-partisan support in both houses of Congress.”

MHARR outlined, during the meeting, four main components of the 2000 reform law that HUD has not only failed to implement under prior administrations, “but has…affirmatively distorted, ignored and/or misapplied.  This has not only caused significant and unnecessary harm to the industry’s smaller businesses, but, more importantly, has deprived hundreds-of-thousands of moderate and lower-income families of the affordable, non-subsidized homeownership opportunities that only manufactured housing can provide.”

MHARR’s delegation thanked Secretary Carson for having initiated action to address critical regulatory matters within the federal manufactured housing program in accordance with Trump Administration Executive Orders 13771 and 13777.

Pledged to Work to Reform HUD Code Manufactured Housing Program

The MHARR officials pledged to work with the Secretary and HUD to advance this crucial undertaking, and as the only industry organization with institutional memory dating back to the original federal manufactured housing law more than 40 years ago, promised to provide the Department – during the current 30-day regulatory review comment period – with relevant historical background and remedial suggestions/solutions to restore the unique and essential federal manufactured housing program to full compliance with both the terms and objectives of the 2000 reform law,” MHARR told the Daily Business News.

Shake Up at HUD Manufactured Housing Program May Stop Industry Overregulation, per MH State Association

As part of this dialogue, the MHARR officials also emphasized non-regulatory aspects of the 2000 reform law that should – and must – be properly implemented,” Weiss’ statement said.

These include, but are not limited to:

  • the appointment of a new non-career program administrator;
  • the reform of program contracting procedures and the selection of a new monitoring contractor;
  • full utilization of the MHCC in accordance with the 2000 reform law; and
  • full implementation and enforcement of the enhanced federal preemption mandated by the 2000 reform law.

Further, the MHARR delegation advised the Secretary that with the:

  • failure of the Federal Housing Finance Administration (FHFA) to fully implement the Duty to Serve Underserved Markets directive of the Housing and Economic Recovery Act of 2008 (HERA),
  • lower and moderate-income Americans would need, more than ever, the full utilization and incorporation of manufactured housing by HUD into all of its housing programs,
  • as well as the reform and/or repeal of the “10-10” rule implemented by Ginnie Mae in 2010, which has largely eliminated Ginne Mae-supported FHA Title I financing for the 80% of manufactured homes that are sold and financed as personal property (chattel, “home only” loans).

Sources with Berkshire Hathaway (BH) companies have told MHProNews that 21st Mortgage – which 21st and BH owned Vanderbilt Mortgage are the only two industry lenders that have met the 10/10 standard for years – suspended use of the FHA Title 1 program some time ago.

Housing Starts Fall, Bottleneck to Economic Recovery-Manufactured Housing to the Rescue?

New U.S. homebuilding numbers showed an unexpected drop in the month of April, dropping to their lowest level in the last five months.

According to Newsmax, persistent weakness in the construction of multi-family housing units, could suggest a slowdown in the housing market recovery.

The Commerce Department said that housing starts dropped 2.6 percent to a seasonally adjusted annual rate of 1.17 million units. April’s results follow a downwardly revised rate of 1.20 million units in March.

The single-family homebuilding market rose 0.4 percent to a pace of 835,000 units.

By region, single-family starts grew 19.4 percent in the Midwest and 9.1 percent in the West, while they fell 3.4 percent in the South and tumbled 29.2 percent in the Northeast.

Economists polled by Reuters believe that homebuilders are failing to take advantage of a chronic shortage of properties for sale amid complaints about expensive building materials and shortages of lots and labor.

Analysts also believe weather was a factor.

Some of the drop in starts could be weather-related – parts of the United States experienced snowstorms in March and heavy rains in April,” said Jennifer Lee, a senior economist at BMO Capital Markets in Toronto.

So Mother Nature had a hand in this. Looking ahead, there is room for growth.

National Association of Realtors chief economist Lawrence Yun sees the problems lasting longer.

With housing starts declining in April, inventory shortages will continue for a longer period of time,” said Yun.

The intensifying housing shortage will push up home prices and rents, and easily above wage growth and the broad consumer price inflation. This continued, slow pace of construction of new homes is a major bottleneck to a faster economic and housing recovery.”

According to HousingWire, experts were not expecting the decrease in starts this month, and were actually waiting for an increase after the decline in March.

The lack of inventory of homes for sale is one of the most pressing challenges in the housing market today, and new homes are the source of supply that increases the total stock of housing to meet our nation’s growing demand,” said First American Financial chief economist Mark Fleming.

 

 

Manufactured Housing: The Answer, Hiding in Plain Sight 

The Daily Business News has covered the labor shortage in home construction extensively, and continues to show evidence that manufactured housing is a practical and affordable solution to provide quality homes at a competitive price.
