“It’s a Terrible Idea,” Comments from Manufactured Home Community Owners, Senior Management, and Investors

Skimmer alert: the subject isn’t a video per se.  But we open this Daily Business News on MHProNews with a comment about a new video because it shines a light on broader issues that have drawn comments – also shared below – from a variety of industry personalities.  Many are from the manufactured home community sector.  But other voices from retail and production have weighed in too, as you will see.

 

A company president with interests in communities that has also done retail wrote a long missive that began as follows. “My first reaction when I saw the opening frames [of the Manufactured Housing Institute self-promotional video] was WTF?????  OBVIOUS to me at least that this was made for folks who DON’T know the real details behind the [manufactured housing industry’s current condition] story.  In a depressed industry, with competition slowly being choked out of existence, they [MHI] come out like we’re back in 1999!  What a joke.”

 

Terrible Idea

It’s a terrible idea,” said another large community owner during a 75-minute phone call to MHProNews,to have communities lumped in” with producers, retail, and other industry segments at the Manufactured Housing Institute (MHI). That pro said he hasn’t seen the MHI video, and said he could care less.

Why?

What has MHI done to alleviate any of the concerns” for communities, was the response.  Examples given by the caller included costly installations being mandated by HUD was part of that community owners comment.

He’s far from alone.

The Government Sponsored Enterprises (GSEs) of Fannie Mae and Freddie Mac and financing issues have sparked several responses from operations of varied sizes, from coast-to-coast.

MHI pays lip service to communities. Sure, they have their community focused events. But in terms of policies, what has MHI actually done? It’s still a retail and production-oriented organization.”

The dues paid by communities [to MHI] are not that bad,” said one. “But there’s no performance [by MHI] either. I’m waiting to see who will step up and do something that will be helpful for communities.”

MHI provides “a lot of sizzle, but the steak’s still kinda tough. We as an industry are still WAY below where all rationale says we should be, IF ONLY NORMAL MARKET FORCES WERE AT WORK HERE.  I have long felt that to NOT be the case, as you [MHProNews] are also verifying through your investigative reporting.”

Put differently, one of the hot-topics include a growing sense of manufactured home market manipulation and monopolistic practices.  There are many who believe that the industry should be performing far better, but that manipulation of the market has kept the industry at far below it’s capability.

 

 

A Wink and a Nod?

I have no doubt that deals are made [at MHI] with a wink and a nod” that benefits some operations at the expense of others stated a partner in a community operation.

Nathan Smith was a name that drew repeated fire. “What a likable guy, who sadly is working every ——ing day to get politicians elected who harm everything independent business people in our industry stand for and need [in order] to be successful.” Without saying so, it is likely a reaction to the report found by clicking on the hot-linked box below.

I just want an organization that helps keep Big Brother off my back,” explained one, commenting about MHI. “We have modest working-class [MH] communities. There are no clubhouses. Having to put in high-cost pads only increases the costs to consumers. MHI’s promos only shows photos or video of freshly black topped streets, that have double wides1, garages, and swimming pools. Hey, that’s great for those few that actually do offer that, but that ignores the reality at over 80 percent of the properties in our industry. It’s like they [MHI] are embarrassed by the reality that millions are happy to have a home that they can call their own, even if it is modest, it’s theirs.”

One mentioned a comment by Kevin Clayton, on an occasion when he said that the industry should “…dance with those that brought them to the dance.” Meaning, the industry should not forget the entry level product.  “But this Clayton/MHI new class of homes absolutely ignores the ones that brought manufactured homes to the housing industry dance.  Not providing them with Fannie [Mae] and Freddie [Mac] lending is another case of leaders doing the opposite of what they’ve said. Their program does nothing for community owners, and all of our industry’s existing home owners. It’s outrageous.”

What’s Next?

There have been questions and comments about the new national manufactured home community organization.

MHProNews has spotlighted the emerging group, and without endorsing it, has noted that at least NMHCO has condemned MHI’s performance failures for communities, which is a hopeful sign that those organizing community owners not only understand the issues, but have plans to address them.

An industry veteran said the need for MHIdea and the new community organization could not be more pressing, saying in part that while most are figuring out how to do more or better business, “SOME in our industry focus on an entirely different goal every morning:  “What can I do today to make my competition go away?“”

One pro said that whatever MHI or Clayton say they want, automatically sparks skepticism.  She gave an example, citing the fact that MHVillage has launched MH Insider, which has praised Kevin Clayton and MHI makes.  That pro now questions not only that publication, but the parent operation too. “If someone is promoting those con artists,” that person alleged, “after the reports we’ve read [on MHProNews], they are either blind, naïve, or part of their con.”

Are Tech and Emerging Trends Threatening to Undermine MH Communities?

An interesting observation has been about the changes on the horizon in transportation. Out West, where Elon Musk and his Boring Company have been doing tests on the hyperloop, there’s a gnawing concern that in conjunction with other trends, that hyperloop could in time undermine community values in or near metro areas.

Some of us [in the community sector] have thought about or sell properties to big box stores or multifamily housing redevelopers. But as technology like hyperloop develops, it may become ever-more important to be resident satisfaction focused. While today, communities have great stability and lots of exit options, that may not always be the case. If so, that could be [a] good [development] for residents, and the industry, in the long run.

More people work from home than a decade ago,” observed another. “Their [a home owner’s] location doesn’t have to be near downtown, or even in a suburb. Where is there any drive [by MHI] to attract that [home buying] audience?

The fact that MHI used Nathan [Smith] to attack the new communities association in their so-called newsletter is [a] clear reason to believe that they know that there’s unrest among many NCC [National Community Council] members.”

Anyone who has gone to a few Congress and Expos knows that they have very low actual attendance at most of their breakout sessions,” said one. “They have a few keynotes [that get better attendance], but beyond those, most [community professionals] take off and talk business with others or are handling calls and messages.”

 

Regarding MHI/NCC meetings:

> Education could be better and more relevant, as often low attendance at actual sessions underscores.

> Lobbying on behalf of actual needs and concerns of communities is almost none-existent.

> Some argue that MHI is undermining communities, by favoring initiatives that tilt toward clients of what previously was known as Clayton Bank, 21st, Vanderbilt, or other Berkshire Hathaway brands operating in manufactured housing.

Some – as was indicated earlier – used choice, blunt words.

Nathan is a disgrace to our industry,” is one example. “How can he be in a leadership role? I wouldn’t be surprised if he helped that d-mned Richard Cordray in his Ohio campaign for governor [the comment came from several states away, Cordray was prior head to the Obama Administration CFPB]. Nathan’s whole schtick is like a carnival barker, an embarrassment to those of us who try to run an honest business.”

I wouldn’t mind supporting more than one association, if a new group actually wanted to do something real. Once they [a new organization] proved themselves, dropping out of MHI would be no problem.”

Other who aren’t in MHI – but may or may not be members of state associations – are hopeful too.

I’ve been told that the mixers and events [for MHI] exist for two main reasons. They want independents [retailers, communities] to come which raises money for MHI, but it also gives the portfolio operations a chance to —ing schmooze us into selling [to them]. That video you guys have of Nathan [Smith] laughing while he says he wants all the communities for himself says it all. You guys [MHProNews] need to use that Monopolistic Housing Institute logo more, because that’s like a meme that captures what they [MHI] are all about.”

 

 

 

Anger Over GSEs and Financing

 

While community owners like the rates and terms they get on refinancing a property with one of the GSEs, when the topic turns to lending on actual manufactured homes, they often get angry.

It’s worse than an insult to promote this Clayton [Homes] backed ‘new class of homes,” said one. “It undermines what the HUD Code stands for and has accomplished. MHI has essentially helped the GSEs avoid supporting 95% of what consumers want to buy, in favor of something that is totally unproven.”

A concerned producer and MHI member indicated that the lower rate offered by the GSEs on that new class of homes is cancelled out by the far higher cost of the product. That same producer soberly said that the majority of producers couldn’t build such a home the way they are configured.

Put differently, that professional was explaining why most of the 130 some plants producing homes in the U.S. are being undermined by this Clayton/MHI initiative, that they purportedly got the GSEs to buy into.

Another MHI only member producer stressed that modular homes already qualified for GSE lending. “This [new class of homes] was just unnecessary.”

There are clearly conflicting interests at MHI, and they always tilt toward what Berkshire Hathaway wants.”

The two most heard or read words?

Thank you,” with an example from one who added, “for giving voice to those of us who’ve been abused by a train of lies and broken promises.”

You [MHProNews] are smart to be mixing in those videos and reports that teach the basics of what made America great,” because “what the reality of what is happening to our country could cost everything we hold dear if we don’t change [the trajectory of] the culture.”

Let’s start with some facts.

 

There’s a shortage of construction and other workers. 

That worker shortage impacts manufactured housing, and other builders too.  There is also the cost and consequences of incarceration.

According to Wikipedia,In October 2013, the incarceration rate of the United States of America was the highest in the world, at 716 per 100,000 of the national population. While the United States represents about 4.4 percent of the world’s population, it houses around 22 percent of the world’s prisoners.”

When did that surge in incarcerations begin?

According to Reason in a 2015 post, “…neoconservative academic John J. DiIulio Jr. warned Weekly Standard readers [in the 1990s] that “These monsters weren’t entirely inhuman. “Under some conditions,” DiIulio allowed, “they are affectionate and loyal to fellow gang members or relatives.” Though “not even moms or grandmoms are sacred to them.” 

All this fear-mongering would eventually be debunked. Over the next two decades juvenile crime, like crime in general, would sharply fall instead of surging. DiIulio himself eventually recanted the superpredator theory. But not before it was adopted by a number of prominent and powerful Americans, such as this woman,” said the libertarian-leaning Reason, which posted the following video. 

 

Rephrased, then First Lady Hillary Clinton made the remarks reflect in the video along with others in support of President Bill Clinton’s sentencing guidelines program.

It was a Democratic administration that led the U.S. into the highest percentage of inmates in the world.  While there were voices on both sides of the aisle that wanted that, why is it that some Democrats try to make it sound like this was a conservative-created issue? That’s simply untrue. Without President Clinton’s buy-in and Hillary Clinton’s leadership and support for that cause, it would likely have died in Congress.

Closed Minds?

There are regrettably millions of Americans who are reflexively anti-Trump.  But the 45th President’s son-in-law, Jared Kushner, has worked with a bipartisan group to craft legislation that may well cross the finish line.  Who says?

Another left-of-center media outlet, USA Today.

 

President Trump Embraces Bipartisan Criminal Justice Reform Legislation 

The ‘First Step Act,’ developed by [Jared] Kushner and a bipartisan group of lawmakers, is designed to improve rehabilitation programs for former prisoners and give judges more discretion in sentencing offenders for nonviolent crime, particularly drug offenders,” David Jackson, Deborah Barfield Berry, and John Fritze report,” said the USA Today. 

The industry and the nation can benefit from the right type of bill. 

MHProNews is not taking a position on the specifics of this legislation.  Rather, we are spotlighting it as one of several topics that a good post-production national association should be objectively paying attention to, and so should savvy manufactured housing professionals, owners, investors, and all others who care about people and justice. We also applaud those businesses that provide prudential second chances to those who want to start over after incarceration.

Before the recap, further below, and today’s industry-connected commentary, we will begin with a programming note.

 

There is a local post-production issue that is brewing. It is part of a national pattern. The topic is classic efforts to zone out current and future manufactured homes (MH). It is a big issue, one that both national MH associations has noted. But it falls in the self-stated area or interest for the mission of the Manufactured Housing Institute (MHI). Rick Robinson, MHI General Counsel and Tom Hodges, JD, who sits on the Executive Committee for Clayton Homes have been contacted by MHProNews. We’ve documented the contact with MHI and Clayton’s attorney. The local officials involved, plus a number of other attorneys and other interested MH parties have also been contacted.  

MHProNews will let you know who does what.  

An initial report on that hot button, local issue that could impact communities, retailers, residents, and others is drafted and awaiting publication early tomorrow morning here on the Daily Business News on MHProNews.  

The draft can be changed if/as parties respond. Actions speak louder than words. That’s tomorrow’s sneak peak. 

 

Shift One

We will shift gears twice before getting to our headline news recap. Here’s the first shift. Our focus is Texas, and MHVille. But first this disclosure.

This writer has witnessed first-hand politics in three different nations. Iran, Hungary, and here in the U.S. In all countries, you can find candidates who can say or promise anything to get elected. As someone who loves her native land, as someone who went to medical school in the noble nation of Hungary, I can tell you that we were happy to support candidate-now-President, Donald J. Trump in 2016. Fair minded people agree that like his style or not, he has been working day-by-day at keeping his campaign promises.  

That’s why millions love President Trump. That’s also why so many hate him. There is nothing more dangerous to the left wing of the U.S. than a businessman turned politician like POTUS Trump. Recall that 21st’s Tim Williams observed that the progressive movement is at the top of the threats to manufactured housing.

President Trump has also threatens several in the “establishment” or “RINO” wings of the Republican Party. He has made enemies. One might say, he’s made the right enemies.

Now look at the history of Senator Barack Obama, who was previously an attorney and community organizer for ACORN.

On October 18, the Wall Street Journal (WSJ) wrote: “We’ve written about them for years, but Acorn is now getting more attention as John McCain’s campaign makes an issue of the fraud reports and Acorn’s ties to Mr. Obama. It’s about time…”

FactCheck is a “Project of The Annenberg Public Policy Center.” It is funded by the Annenberg Foundation, and has received major donations from Facebook. Follow the politics, follow the money. Facebook founder Mark Zuckerberg is pro-Democratic, and admits he and his many of his companies people are left-leaning. This is what Tim Williams notably said is a threat to MH.

Inside Philanthropy reported about FactCheck that “The organization’s biggest funder is the Annenberg Foundation, which has given over a million dollars to FactCheck.org in the past two years. We can’t resist pointing out the irony here: Walter Annenberg, the newspaper magnate behind this fortune, was not above using his publications to slant the news to advance an agenda.” 

This is part of how “news” is shaped. This is why we’ve shared Sharyl Attkisson’s media chart, and the video documentary, Shadows of Liberty.

This is why it pays to “follow the money,” as Marty Lavin, JD, has said.

At the same time as the WSJ quote above, part of what Fact Check wrote is this, quoting from a McCain-Palin ad.

Announcer: Massive voter fraud. And the Obama campaign paid more than $800,000 to an ACORN front for get out the vote efforts. 

Pressuring banks to issue risky loans. Nationwide voter fraud. Barack Obama. Bad judgment. Blind ambition. Too risky for America.” It is part of a longer message that included, Senator McCain saying, “I’m John McCain and I approve this message.”

Left-leaning backed FactCheck claimed there was no real evidence ACORN. Here’s a key part of how they said it.

On Oct. 16 The Associated Press quoted two “senior law enforcement” officials as saying that the FBI is investigating ACORN seeking “any evidence of a coordinated national scam.” The following day the Obama campaign’s lawyer, Robert Bauer, sent a seven-page letter to the attorney general claiming that federal law enforcement officials were being improperly used to help McCain by suppressing the vote through “unsupported, spurious allegations of vote fraud.” He asked that the investigation be transferred to the special prosecutor investigating the U.S. attorney firing scandal. The McCain campaign issued a statement in which spokesman Ben Porritt called Bauer’s letter “outrageous” and “absurd” and a “heavy handed tactic of attempting to criminalize political discourse.” 

But so far ACORN itself has not been officially charged with any fraud. Aside from the heated charges and counter-charges, no evidence has yet surfaced to show that the ACORN employees who submitted fraudulent registration forms intended to pave the way for illegal voting…”

But here are two kickers, all of which impacted manufactured housing, but part of which continues to impact manufactured housing, most notably the community sector. 

Less than 18 months after FactCheck said ACORN was ok, the Week reported Scandal-plagued community group ACORN is formally disbanding. It will reportedly reorganise all of its local and state chapters as independent, non-affiliated organizations…”  

And one of those radical spin-off groups from ACORN is connected to MHAction!

Wikipedia notes that in 2009, Project Veritas used an undercover sting operation to help expose the corruption at ACORN. Here’s how Project Veritas described it. “The Power of Citizen Journalism. This Investigation didn’t just expose the corruption at ACORN. It also stunned the corporate media organizations by bringing to light the power of citizen journalism.”

We’ve shown Project Veritas videos before, and can to this point recommend them. They do the work real journalists ought to be doing.

The New York Times reported on October 10, “Mr. Davis said Mr. Obama had worked as Acorn’s lawyer and conducted training events for its leaders. He also noted a payment the Obama campaign made in February to an Acorn affiliate…”

PolitiFact came to a similar conclusion about the McCain ad against ACORN, and then Senator Obama’s role in ACORN, as did FactCheck.  

Who funds PolitiFact?

Per their own website, major donors include the Ford Foundation, which Kevin Clayton has spoken about. It also includes the Bill and Malinda Gates Foundation, which Warren Buffett has made big donations to, and both Gates and Buffett supported Senator Obama and Secretary Clinton for president.

That’s a tiny example of how ‘the game’ of politics and businesses are played in the U.S. This is why following the money, and following the history, are important.  

Don’t be revolted or turned off, vote against those behind the scenes donors who seek to manipulate voters.

Mr. Obama was and is charismatic. But his history is quite like how Dinesh D’Szousa’s video documentaries portrayed him. As president, what the Obama Administration did was harm the independent interests of manufactured housing communities, retailers, producers, independent lenders, and the majority of professionals. He doubled the federal debt in 8 years, after hypocritically condemning President Bush for his lavish spending.  

It may not be politically correct to some, but these are all demonstrable facts. Your ability to advance depends upon acting upon reality.  No one else in MHVille gives you this kind of background, evidence, checking of fact-checkers – all of which impact businesses like yours. 

 

Shifting gears again to Texas and MHVille

That’s a long lead-up to this short commentary. The number one state in manufactured housing for new HUD Code homes is Texas. Texans sell the most new manufactured homes. Texans build the most new HUD Code manufactured homes too.

So what happens in the Texas Senate race could be huge, as a recent Daily Business News on MHProNews report further below outlined.

The contest is between Democratic Party candidate Ted Cruz and Beto O’Rourke, who faced off in their first televised debate.  

 

We favored Donald J. Trump over Senator Ted Cruz (R-TX) in 2016. In this contest, MHProNews asks you to support Senator Cruz as better for our industry than Congressman O’Rourke (D-TX).

Senator Cruz has taken positions useful for manufactured housing, like the passage of tax cuts, and S. 2155, the “Economic Growth, Regulatory Relief, and Consumer Protection Act.” That’s the bill that rolled back some of Dodd-Frank, that former President Obama promoted and signed into law.

It’s an epic battle by a populist president and “the swamp” he pledged to drain.

Thousands upon thousands of people are in the arena 2 years after the election because he’s keeping his promises. For once somebody is keeping their promises,” said John Happy in a posted comment on YouTube.

Trump is renegotiating bad trade deals creating jobs and bringing back companies who were over seas because our over taxation of business. I used to be a job creator and hired 100s over the years but it’s tough and the tax laws were especially bad for small business like I was. He is bringing back the middle class. He’s shaking things up and frankly the Media along with the Powers that have been behind the Attempt to destroy him and it started in 2016,” Happy said.

President Donald J. Trump flew to Montana yesterday to support “Matt Rosendale, the Republican challenging Democratic Sen. Jon Tester. This is Mr. Trump’s second visit to the state to support Rosendale, the state auditor,” said CBS News.

 

Proud “Deplorable”

Jerry Silver, is a self-described “proud deplorable,” a reference to Secretary Hillary Clinton’s put-down of the tens of millions who supported Donald J. Trump in 2016.  Silver said the following in a post. “Haters are jealous as they DO NOT have anyone to run against Our President with any chance to win! They have Booker, Harris, Warren, Pelosi, Waters, wow, what a group of nothing!! Boycott Democrats, VOTE REPUBLICAN!! MAGA PROUD DEPLORABLE.”

MAGA” of course, is the acronym for “Make America Great Again.”

Michael Gordon said, “Two scoops. Two Terms.”

 

President “Trump is draining the swamp,” wrote Cheryl Ruder. “He has upset the corrupt DC applecart. He connects with the American middle class workers. He is making progress and keeping his campaign promises. The country is doing great and economy is booming now. He is a fighter despite all that hate him and back stab him. Bless this man and [G]od1 keep him and his family safe!”

AmeliaG simply said, “I. WAS. THEERRREEE.”

Happy observed that Secretary “…Hillary [Clinton] couldn’t even get 500 people to her campaign tea parties…” an exaggeration, but not far from the point when some performer(s) were not present a her campaign rallies.  At least Senator Bernie Sanders was able to draw his own crowd during the 2016 campaign.

And that’s the point that much of the 2018 midterms will hinge upon.

Because like it or not, much of the energy in the Democratic Party today is found in self-proclaimed socialist candidates. Like Sanders, they are promising “free college,” or “free healthcare,” as if they could somehow suspend the laws of economics and gravity just by making the claim.

It’s the kind of false promises that have turned once a prosperous Latin American Venezuela into a nation of starving citizens, after only a decade of socialist rule.  Millions have fled the nation, looking for food and work for a currency that doesn’t lose value, day by day.

 

Small Business, Pro- and Con Mobile and Manufactured Home Residents

As the Daily Business News on MHProNews reported, manufactured home residents in groups linked to NMHOA and MHAction are openly embracing Democratic policies.  Yet, a close look at their own statements makes clear that the policies they support have failed residents.

Only 3 Choices

When it comes to the midterms, there are going to be exactly three groups in two months in MHVille, along with the rest of the nation.

1.)   Those who support the Democratic “resistance,” who are anti-Trump, routinely anti-business, support higher taxes, or more job- and small business killing regulations.

2.)   Those who turn out and support pro-Trump candidates, precisely because he is supporting policies that are creating wage growth for the working and middle class, and more profits and opportunities for businesses.

3.)   Those who for whatever reasons will sit on their duffs and won’t vote at all.

Low voter turnouts in certain primaries is what has allowed self-proclaimed Democratic socialist candidates like Alexandria Ocasio-Cortez to compete in November.  In Florida, the number 3 manufactured home selling state in recent years, and one of the top states for manufactured home community owners, Mayor Andrew Gillum is yet another socialist who promises more taxes, and more regulations.  He’s backed by billionaires like George Soros and Tom Steyer.

Epic Battle for MHVille Mainstay Looms, With “Not the Most Popular Guy” and His Rival

Thousands of residents in manufactured home communities are being misled by people who for whatever reason are supporting policies contrary to their own interests, and certainly opposed to the interests of the business owners and investors that make up a huge part of the manufactured home industry today.

As a reminder/disclosure, this writer was featured on primary candidate Donald J. Trump’s campaign website for months for a pro-Trump article first published on MHProNews. That article – and others from the campaign – came down once the campaign turned into the transition and now the president’s website.  But the Google screen capture below recalls the facts.

While the Manufactured Housing Institute (MHI) paid for two pro-Clinton speakers in the closing days before the 2016 election, the Kovach family supported Donald J. Trump’s candidacy as the best for the industry, small business and hundreds of millions of Americans. One of those stories ended up on the president’s campaign website, and hundreds of conservative and pro-Trump websites.

Not unlike what some of those quotes from YouTube above reflect, the facts are what they are.  The president is working day by day at keeping his promises.

Black- Hispanic-, Asian-American and women’s unemployment rates are at all time or multi-decade lows. Unemployment claims yesterday were reported at a 49-year low. Wages are rising faster than inflection for the first time in about 2 decades.

There’s a clear bias against the president’s agenda by a media that per several third-party reports is about 90 percent negative in their coverage.  It may be the biggest smear campaign in modern times, yet “Teflon Don” keeps shedding the charges, as his popularity in the last six months has rivaled or exceeded that of President Barack Obama at the same tenure during his administration.

The president also spoke about “common sense.”  He tied several of his points to common sense policies that were pro “growth,” but that prior administrations on both sides of the political aisle had often neglected.

She said “Based on 2016 latest data, the median household income among manufactured homeowners was $43,900, about half the median household income among all homeowners.  The median household income of manufactured homeowners is about the same as the median income of all renters, at $42,500. This indicates that renters can transition to homeownership without significant change in housing expenses via ownership of a manufactured home, if other factors that homebuyers look for are also met (e.g., accessible transportation, presence of a good school, other neighborhood qualities).”

Let’s start with the age of multifamily housing rental units, which many may find surprising.

By contrast, there is obviously no equity in an apartment rental.  So there’s about 225 percent more apartments than manufactured homes. Since turnover is steady in apartments, that’s a vast market opportunity.

There is a need for every kind of housing that exists.  Some need or want a short- to medium-term rental. But with hundreds, if not thousands, of manufactured home communities offering rentals, that too could be a market for the manufactured housing industry.

When Bloomberg, NAR and others are increasingly featuring positive news about manufactured homes, that should make investors sit up and take notice.

These homes are typically the least expensive option when it comes to unsubsidized housing, serving households with a median annual income of about $30,000,” wrote Hallie Golden, in a new article for CityLabs.

It’s frankly a common theme in academia, and in mainstream media reports.  That point about “insecurity” for manufactured home owners in a land-lease is often played up by Prosperity Now (formerly, CFED), or resident activist groups such as NMHOA, and MH Action.

Golden cites Jim Wallace, a resident in a community who she says is “now a 71-year-old retired manufacturing engineer.” “I was doing some pacing on the floor,” said Wallace, when the community he lived in for years was about to be sold by its owner.

Per CityLab’s account, “Wallace and the other members of the 25-home community had a plan. For years, the residents had wrestled with the fact that they have little to no say in the park’s long-term future. So in July, they wrote a letter to the landlord, expressing their concern. “We wanted assurance that our homes would be safe for us to enjoy in the future,” said Katy Bowen, president of the Duvall Riverside Village’s board of directors and one of its residents. The next month, the landlord sent them a letter offering to sell them the property.”

They formed a co-op, got a loan, and bought the 4.5-acre land, about 25 miles northeast of Seattle, for $1.18 million,” said Golden. “With that, they officially became Duvall Riverside Village.”

Golden’s story references the Manufactured Housing Institute (MHI) on a factoid that’s likely accurate. Namely, that the average income of a mobile or manufactured home owner hovers around $30,000.

But her CityLab report also references some other claims, including from Apartment List, which published a report that’s a mixed bag of accurate and problematic data. Golden’s figure on the number of communities comports with no known source, so perhaps she split the difference between what MHI and a source like “Frank and Dave” use.  As she put it: “an increasing number of approximately 40,000 mobile home communities1 in the United States have opted to take landlords out of the equation.”

That may be technically true, but if someone reads that as if there is a wave of ROCs, that’s not true. ROC USA’s president, Paul Bradley, has told MHProNews that they can convert roughly 15 communities a year as they are currently configured.  Would they like to do more?  In time, of course.

By the way, Mike Bullard told MHProNews today that they attempt to educate those they speak to about the proper terminology.  He also said that crane’s are obviously rarely used in the moving of a HUD Code manufactured home.

Here’s part of how Golden reported, “Owners [of manufactured homes] also must be able to afford the $5,000 to $15,000 price tag that may be needed to move the structure. Bullard said the process involves a crane and a truck, and often additional vehicles to escort the oversize load.”

 

Why the ROC Articles Matter, Lessons Learned?

The industry faces a real image issue that MHI and thousands of others in our industry have arguably only put their toe in the water on addressing.

Consider the comment below, posted on Golden’s article:

Gary_Gilmore: The housing solution that no one wants. No developer wants this – no profit. No architect wants it – no glory. No neighbor wants this – too much drain on the tax base.”

Almost every word of the above is demonstrably inaccurate.  But there’s plenty of evidence that there are millions who believe similarly.  Until MHProNews posted a reply, that statement went unaddressed.  Why?

Moving on, ROC USA has for years had overwhelmingly positive media. While they are at times misunderstood within the industry, that’s perhaps due in part due to the action of groups apart from ROC – like NMHOA or MHAction. When they demand ROCs, people believe they must be in cahoots with Bradley’s group.

There’s evidence to the contrary, like Bradley’s reply to the rent control issue.  As the commentary linked below from Bradley to MHProNews reflects, his view on rent control is hardly the position of NMHOA or MH Action.

 

Fair and Balanced on CFED – plus – Another View On Rent Control

So beyond the industry, where some totally get Bradley and company’s vision, and others don’t (joke – welcome to that club), ROC USA is widely admired.  Try to find a negative article in mainstream media that includes ROC USA.

You’ll be hard pressed to do so.

ROC isn’t the only one that gets positive media, but consider how often the industry gets negative media. Each one of those stories – good, bad or meh – are wake-up calls for manufactured housing professionals.  Just consider the series of largely negative stories on Clayton Homes in the Seattle Times, Buzz Feed and others.  While Clayton gets positive media, those are often fawning fans of Buffett who are bragging about their latest acquisition of a site builder.

The bottom line is that ROC USA is a bright spot for the industry’s story, but they shouldn’t be the only one.  There are, as Bradley has told MHProNews, numbers of good community operators who safeguard resident interests.

Bradly has also encouraged that the industry clearly define land lease communities that protect resident tenancy, and those who may sell out for redevelopment.

Promoting Manufactured Home Ownership – With “Only 1 in 100 Eaten by a Lion”

It’s the kind of advice that professionals should consider, because it comes from a voice that has carved a positive name for their brand in an often unjustly dismissed industry. Perhaps the new communities association that is being formed will take on this issue? Horton sells more than half the total number of housing units annually sold by the entire manufactured housing industry, and obviously at a far higher average price-point.

A report in Oct 2017, said their sales total in 2016 was $12.3 billion in revenues.

That’s more than double the retail sales total for all of the HUD Code manufactured homes sold in 2017 by the manufactured housing (MH) industry. The latest MH data can be reviewed later, at the link below.

Why does any of this matter to MHVille?

Fair question, let’s look.

 

The Site Built Housing Industry Reality Check  #1

ABC News did the following exposé of the host of problems found in the conventional housing industry.

This isn’t new, there are numerous other similar reports.  Check out this short one by a local news report.

 

These are similar to the kinds of problems that caused the old pre-HUD Code mobile home industry’s leaders to turn to the federal government and ask for federal standards.  Problematic pre-HUD Code mobile home builders in the early 1970s caused the builders of better homes NOT to want to be branded by those with a poor image.

The ‘quality crisis’ of the late 1960s and early 1970s led to exposés by CBS’ 60 Minutes and others.  That threatened the credibility of the then-booming mobile home business.  Are site builders heading toward a similar crisis? And will manufactured home producers, marketers and sellers be able to tap into those concerns?

What was accomplished previously in sustainable shipment levels, can clearly be done again.

D.R. Horton is far from alone in facing such concerns among conventional, on-site builders.  There have been numerous websites over the years – example, http://www.kbhomesleak.com/kb-home-sucks-1-gone/ – that spotlight these kinds of problems with other stick builders.

The point here isn’t to trash D. R. Horton, nor any other, conventional housing builders.

Rather, it is to make a few points similar to what the National Association of Home Builder (NAHB) official interviewed in the ABC News video above made.

Namely, that housing isn’t perfect.

No product is, and that includes manufactured homes.

So why is it that conventional housing is roaring, and manufactured home shipments are snoring?

Part of the beauty of manufactured homes is that there are third-party inspections. Those avoid many of the kinds of problems being identified by site builders, noted in the videos above.

HUD Code manufactured housing consumers can take comfort in that inspection process. Furthermore, the dispute resolution process that is part of the Manufactured Housing Improvement Act of 2000 (MHIA) gives consumers a level of confidence that is frankly not found in the conventional housing world.  The MHIA of 2000 is found in the article linked below, along with other information that can be read later for greater depth of understanding on a related topic.

Two Great Laws Already on the Books NOW,  Can Unlock Billion$ Annually for Manufactured Housing Industry Businesse$, Investor$

Unlike many conventional builders, manufactured home producers are all third-party inspected. And the review process – per HUD data reveals – so few consumer complaints that it should make all manufactured home sellers proud.

Federal Data Spotlights Manufactured Home Industry Quality, Regulatory Questions

There are so many ways to make the points to consumers that today’s manufactured homes are a good investment.

It should be noted that Horton Homes, a manufactured housing company that was based in Georgia, was not connected with D.R. Horton.

Per References for Businesses, “…the publicly-owned D. R. Horton construction firm, based in Dallas, Texas, is an entirely different company…Horton [Homes] had played a part in improving the industry’s prestige, however. For years, jokes had persisted about manufactured housing–or rather trailers, sometimes nicknamed “tornado bait.” The homes had been considered to be shoddy, unattractive, substandard, and (in the case of a tornado or even of high winds) unsafe. Starting in the 1970s, however, that began to change. In June 1976, the United States Department of Housing and Urban Development (HUD) set new safety standards for mobile home construction. In the wake of hurricanes Hugo (1989) and Andrew (1992), HUD increased its requirements, declaring that manufactured homes should be able to withstand winds of 110 m.p.h. Horton [Industries] decided that his own product should meet even higher standards, and in 1997 the Atlanta Business Chronicle reported that some Horton Homes could sustain winds of 135 m.p.h.”

 

As an interesting side-note, Texas-based Legacy Housing, Inc. states that it purchased Horton Industries manufactured housing production facilities in Eatonton, GA in a January 2016 statement.

The D. R. Horton Takeaways for Manufactured Housing?

There are numerous top-line takeaways for manufactured housing in the D. R. Horton story. The Daily Business News on MHProNews will point to only one this morning.  It’s this.  There is a need for all true leaders in the manufactured home industry to stand up and fight for the reputation of their industry.

D. R. Horton proves you can have significant issues, and still be wildly more successful than those in our industry are today. D. R. Horton’s quality concerns arguably dwarf those of manufactured housing. D.R. Horton aggressively markets their product.

If that is obviously so, then how is it that on something as apparently simple as the use of proper terminology about manufactured homes, the MH Industry can’t get the media to get that right?  How can it be that 42 years after the first HUD Code homes were built, that the industry’s big corporate leaders can’t get many in the media to use the correct nomenclature?

I hate politics,” say millions, including some industry professionals. “I hate history,” say others, who simply don’t get it. That’s music to the ears of savvy politicians, and even some businesses and investors, who know that historic insights and political influence can be worth millions to billions annually. 

 

That “I hate politics and history” also begs for a response, because those who loathe those two topics could legitimately benefit, given the proper understanding. 

Why do politics or history matter to manufactured housing professionals? 

For the thousands who logon daily to read MHProNews, they instinctively know that local, state or federal policies – which involves politics – are a key to unlocking hundreds of thousands of more new manufactured home sales annually.

Two highly successful men, two distinctly different styles and politics, and both embrace political and historically significant issuesThat’s wheat.

   privacy,

   or a range of political or judicial issues,

politics and who sits on the bench are important topics that every prudent manufactured housing industry pro should want to know about.  

Politics and the law impacts your business daily.

Failures to engage on those issues only guarantees more of the same. For America and our industry to progress, thoughtful understanding is required.

 

Importance of Clear-Eyed Understanding

Often, only the history of an issue can unlock the underlying understanding necessary to advance on something critical for profitable progress. 

Once clarity exists on hot topics involving politics or history, then those insights can be more effectively and efficiently dealt with. As the best-selling  7 Habits of Highly Successful People author Stephen Covey said, one must seek first to understand, then to be understood.

Then, whatever they say, for even further understanding, ask, help me to better understand, why do you think or say that?’

 

The Investment of Time

There may be a small percentage of individuals who can only spare 30 minutes in daily reading about their industry here on MHProNews. But if each post or article is carefully examined, tens of thousands could be learning more, to earn more. Each subject published is curated with the industry professional, advocates, or investor in mind.  

There are no throw away topics on MHLivingNews.com, nor on MHProNews.com. Our view or understanding may evolve on an issue, but that’s also a reason why history matters. Thinkers ask, ‘why was there an evolution on that issue?’

A few weeks ago, a competitor messaged to say that while ‘onlyMHProNews is covering certain hot-button or controversial manufactured home industry issues, he said that a thousand pros are discussing those same topics.

It was a backhand compliment, as he admits he won’t touch the same issues raised on the Daily Business News or elsewhere on the industry’s largest and most popular trade media site.

But what that competitor may not realize is that it’s more than “a 1,000,” it’s thousands daily. For an industry of the modest size of manufactured housing, it’s an achievement.  But the purpose here is to support the growth of the industry, so that tens of thousands more are proudly serving well in this crucial profession.

The reason so many industry pros read here is we curate meaty, useful topics for industry professionals to chew on. Want muscle?  Get some intellectual protein here. 

Part of the proof comes from professionals who may agree or disagree on an issue, but they come daily to MHProNews either way. An industry attorney, not the one that will be quoted below, called recently to say that he realized after reading several articles on the same subject, that our motivation was sincere.  

That’s a long way to set the table for what we’re dubbing, Bedford Watch.”  But we teed it up a step-at-a-time, because we seek to engage ever more deeply with you, our readers, in a meaningful way. The goal, once more, is to fuel industry growth.  The industry’s success is our mutual victory, as the 7 Habits calls “think win-win.”

The President of the United States (POTUS) Donald J. Trump will reportedly be meeting at his Bedford, NJ property meeting with some of his short list for potential nominees for the Supreme Court of the United States (SCOTUS).

There are informed sources that tell the Daily Business News why they think that nominating the “right” justice could be a sea change.

Predictability in law is the key to a prosperous Republic.  Laws must be interpreted based on the language in them first and foremost. Only, when the language is unclear, should a judge seek evidence on related legislative discourse and legislative intent at the time the law was passed to help interpret it.  Otherwise, law risks becoming whatever a particular Judge or powerful person/group wants it to be,” Kelley said. 

This was the consistent judicial philosophy of former Justice Antonin Scalia, and often adopted by Justice Kennedy,” Kelley noted. Note the attorney’s nuance on Kennedy?

 

Seeking Justices who interpret the laws based on their personal conclusion of what culture wants or what one Legislator said about a law, or what the law means in another country, results in the creation of different law created by the Judicial Branch, the branch of government neither elected by nor accountable to the people.” 

Kelly shared a recent example of a hot-button topic.  

Supreme Court “Justice Sotomayor’s recent dissenting opinion regarding the “President Trump Travel Ban” is an example of the danger of violating Scalia’s decision formula.  She [Sotomayor] based her emotional opinion on what she viewed as President Trump’s intent as evidenced by select things President Trump said while campaigning, versus what the law specifically said in plain English.  Justice Sotomayor concluded the law was a ban on all Muslims entering the United States.  However, the “Trump Travel Ban” neither states this nor is it applied in such fashion by Border Control.”

UMH CEO Sam Landy Touts and Tempers Manufactured Home Operation’s Expectations

UMH Properties (UMH:NYSE) has both touted and tempered the results and expectations that investors may have with respect to one of the largest players in the manufactured home community (MHC) sector.

 

To provide a balanced view of the latest reports on the manufactured home (MH) community REIT (Real Estate Investment Trust) – UMH Properties – to MH Industry Professionals and investors, one must take a step back and establish some context.

The Daily Business News is the only MH Industry trade media that tracks their and other stocks connected to manufactured homes.  We’ve done so for years. The closing numbers on the UMH stock last night are linked here.


 

 So MHProNews and MHLivingNews.com has directly engaged with UMH Properties for years, as well as tracked reports about them by others.  MHProNews has interviewed UMH President Sam Landy a number of times.

 

The videos posted are both from 2017, but are revealing and relevant precisely as background.  They reflect their leadership’s thinking and company facts in brief.
