It has been some times since the Daily Business News on MHProNews took a look under the hood at Patrick Industries.  Patrick (PATK:NASDAQ) is a supplier to the RV, Marine, Manufactured Housing, and other segments of the broader Housing Industries. Their Investor Relations (IR) package is a useful resource in understanding that firm.  But it is also useful in understanding the true picture of the state of manufactured housing, in the context of a broader view of the economy, and other industries, as they compare or relate to manufactured homes potential.

While RVs and automotive have both taken a dip, there are factors at play in those industries that don’t always apply to manufactured homes. RVs are a ‘luxury’ item for most. While the video below doesn’t mention antitrust, it does specify several other federal issues that Clayton Homes, 21st Mortgage Corp, and Vanderbilt Mortgage and Finance (VMF).  Views on this video have more than tripled since it was first promoted by MHProNews.

 

 

Those in the Knoxville metro and Arlington, VA have routinely declined doing so in the past two years, although prior to that, they used to reply promptly to MHProNews inquiries. Why the change?  Were the questions too uncomfortable?

In 1998, manufactured homes (MH) outsold RVs by some 3 to 2. In 2017, RVs outsold MHs by some 5 to 1. RVs recovered far more quickly from 2008. The facts raise questions. One, is the effectiveness of MHI as the post-production or ‘umbrella’ association in the country. The other question is more sobering. Has Buffett-Berkshire “Moat” strategies kept manufactured home production at historically low levels to allow a few big boy brands to consolidate others at a discounted ‘value’ by MHI insiders?

While MHI in their monthly shipment report doesn’t deny the decline, neither are they addressing the underlying causes, nor have they proposed a remedy via their messages to the industry. Why not?

From the early days of this publication, MHProNews featured content from state associations and both national trade groups.  These sources did not always agree with each other.  That was part of the origin of our phrase, “We Provide, You Decide.” MHProNews provided the comments of MHI, the Manufactured Housing Association for Regulatory Reform (MHARR), and members of MHEC – the Manufactured Housing Executives Council, made up of the bulk of state associations.

MHI, and Berkshire brands were among those that once sponsored this website.  Perhaps due to our questions and reports, they stopped sponsoring and advertising on MHProNews, which is their right. What is not their right are allegations that they obliquely organized a boycott to discourage sponsorship of this site, if true, that could be an antitrust violation.

But as or more important is why would the Arlington, VA based MHI trade group do so, when we were a multiple year MHI member? Why did those who previously praised our work, turn against us? Given that the thrust of our effort for years has been focused on practical solutions for sustainable, ethical manufactured home industry growth, does that provide an insight on the motivations for the Omaha-Knoxville-Arlington axis’ efforts to marginalize MHProNews?

Why doesn’t MHI have this video below, first shown on Fox Business, prominently on their website?

 

 

Rephrased, are these additional pieces of evidence that Berkshire, Knxoville metro based Clayton Homes, 21st Mortgage, and some key MHI members working to suppress the industry’s performance?

Programming note. The forecast for Louisville has evolved, see that among the week-in-review headlines further below.  What weather experts predicted at midweek – just a few days ago – has already changed.  That should make American thinkers wonder.  If climate experts can’t get a forecast right that’s only a week out, how can AOC rely on those experts who think that climate change will destroy the planet in 12 years?

 

Enough of that, now moving onto the headline.

 

Facts are nettlesome things. They are nettlesome to several of those who may or may not be at the 2019 Louisville Manufactured Housing Show. Facts will be nettlesome to the far greater numbers of industry professionals who won’t be at this year’s Louisville Show.

Nettles can sting, but properly used, they can also be medicinal.  There are specific reasons why we’ve chosen that metaphor.  Our MHProNews nettles are meant to prick with the facts, evidence, and truth, and thereby to offer healing.

 

Understand that what follows are facts, not partisanship. Consider and sift the wheat from the chaff, on all things.

 

The most recent IRS tax filings publicly available for the Manufactured Housing Institute (MHI) nonprofit is 2016. Recall that MHI leaders predicted that year that Secretary Hillary Clinton would win victory for president. Days before the election, at a MHI/NCC event in Chicago, they had not one but two paid, pro-Hillary Clinton speakers on their stage.

Nathan Smith, past MHI Chairman was a prominent Clinton supporter. An even more prominent Clinton supporter was Warren Buffett, Chairman of Berkshire Hathaway. Berkshire Hathaway in turn owns MH industry dominant firms – Clayton Homes, 21st Mortgage, and Vanderbilt Mortgage and Finance (VMF).

In 2016, MHI had been ‘fighting’ for the passage of the Preserving Access to Manufactured Housing Act. Photo ops, CSPAN videos, lots of MHI ‘housing alert’ emails, and even click-to-contact your representatives gave the illusion of motion. Mostly Republicans, with some Democrats, worked in Congress for that bill which MHI President Richard ‘Dick’ Jennison promised – publicly promised at Louisville in 2015 – would pass.

Oddly?  Preserving Access never did pass. In fact, MHI’s former VP of Government Affairs, Jason Boehlert told MHProNews readers in an exclusive commentary well prior to that broken pledge by Jennison that Preserving Access wasn’t likely to pass at all. Ever.

So the thinking manufactured housing industry professionals must ask.  Why were years of effort and millions of dollars spent on what MHI’s VP Boehlert said years before it was a non-starter?

The close of 2016 was almost 2 years after MHI’s the Dick Jennison said that 500,000 new HUD Code manufactured home shipments were achievable (see the related reports, further below).

Now, 4 years after Jennison’s public pledge on the industry achieving higher new home sales and thus shipment levels, the industry is still nowhere in sight of that half-million home production mark. Rather, the current question is, will the manufactured home industry cross the threshold of 100,000 new homes produced in 2018?  When an affordable housing crisis is raging, why not?

The possible points or takeaways are many.  When nettlesome facts are laid out like the above – based upon MHI’s own stated goals and claims – and they repeatedly miss the mark, something is clearly wrong.

MHI, on issue after issue, has failed. Time and again, year-after-year, they’ve missed their own targets. When have they last kept a serious promised or pledged outcome?  Do you see why MHARR for over a decade has urged the establishment of a new, post-production association? Or why NAMHCO broke away from MHI, and began what MHARR leaders have encouraged?

So, why did MHI CEO the Dick Jennison or MHI EVP Lesli Goofed, err, Lesli Gooch get paid nice bonuses in 2016? Are they being rewarded for failures? Who made those bonus decisions? Are they automatic bonuses? What are the criteria for earning bonuses at MHI?

For deceivers, facts are nettlesome things. By itself, this may not mean what it does when set in conjunction with the reams of evidence that suggests that MHI is not doing what they claim to do as a non-profit.

As several of our recent Daily Business News on MHProNews reports have reflected, MHI’s own website lacks some of the most compelling information produced by third parties in the last year. So it’s no wonder that they don’t cite Harvard’s Eric Belsky, as they used to do before Warren Buffett took over Clayton, 21st, VMF, Oakwood, others – and thus began to dominate MHI.  The HQs for those are the Omaha-Knoxville-Arlington axis.

Make no mistake. MHI ‘elected’ and salaried staff are indeed leaders. The question is, where are they leading the industry’s thousands of independents?

 

The Biggest Variety of News, Sources and Topics Covered?

There is no one in the manufactured housing industry’s trade media – no one – that produces anything approaching  the wide variety of news that matters to our industry’s professionals.  This once weekly recap, below, reflects that reality.

So the Omaha-Knoxville-Arlington related items are far from the only topic we explore on MHProNews. But it is so vital to understand that key issue, that we do reference it, as needed and when it fits.

The manufactured housing industry ought to be doing 5x more – at a minimum, using the Dick Jennison figure – than it is today. Imagine your sales going up 500%. Would that be useful to your firm’s bottom line?

In an industry that MHI (errantly?) claims has 40,000 full-time workers, the well over ten thousand industry pros, investors, policy wonks, and advocates who’ve been logging on daily to MHProNews seem to think these are important issues.

Trivia: note that the MHProNews home page on Sunday morning looks like that iPad screen, just moments before this weekly recap is published. We get our share of typos, but we do sweat the details, all for thousands of industry readers like you.

Let’s stress again that there are numbers of honorable operators and professionals in manufactured housing.

 

Some of those honorable souls would see “the basics” in a similar way that we at MHProNews would agree with too.

But perhaps in an ironic way, the fact that not everyone understands what “the basics” are illuminates a key part of the factor-built home industry’s problem in the U.S.

For a the next few moments, by “Factory Built Homes,” we’re talking about all forms of off-site built production housing. Manufactured homes (MH), modular homes, other kinds of PreFab homes all frankly struggle with various levels of image and misunderstanding.

Rephrased, it’s an educational issue.

There are training programs in manufactured housing today, right? Numbers of trainers and coaches, some of whom grew up learning and repeating the late Grayson Schewpfinger’s methods. Some of that was fine, he had years of success. So, with no disrespect to the departed, some of that method was also demonstrably problematic.

We won’t run through a bunch of other trainers names, but the following is reality.

If the correct combination of

  • marketing,
  • public relations,
  • sales systems,
  • capital/lending, and
  • lobbying/legal efforts were made,

manufactured housing would arguably be 10 time’s larger than it now is. So too would other forms of U.S. factory building.  When this nation gets the challenges of factory-home building related issues right, the process of acceptance will arguably accelerate in other parts of the world too.  While something like 98.5 percent of our readers are U.S. or Canada, the other 1.5 percent are equally dedicated from other parts of the world.  What happens in MHVille matters.  People from across the globe check in daily here to find out the latest.

 

Proof?

The evidence for the fact that domestic manufactured home production could rise 1o fold, meaning by 1,000 percent, are all around us. One part of the evidence is found in the RV compared to MH report, linked further below.  Or check out the comparisons with the HousingEconomics data, further below.

So, we’ll point you to that and other reports, commentary, and analysis published this past week for more details and specifics.

 

Style, Substance, and Reality Checks

The RV compared to MH Report – linked below – gives a stark reality check for manufactured housing professionals and investors.

There’s a widely held school of thought that advises, “praise in public, correct in private.” That’s a fine norm. But when “private” efforts with the purveyors of the problems have failed repeatedly, a more direct approach is needed.

So that leaves the industry with a need for publicly calling out the problematic behaviors by certain professionals in key places. Where appropriate, that should also lead to remedial legal action, taken by private plaintiff’s attorneys, and/or public officials.

As the Daily Business News has stated for years, we publish reports on various lawsuits and regulatory issues because

1)    they occur,

2)    as a kind of morality tale. Don’t do what caused those people to get in hot water.  By the way, there’s a number of legally focused reports  last week, also found below.

While some are understandably uncomfortable with pointing out problems, what’s the alternative? Allowing another 15 years of the same often avoidable issues?  Again, look at the RV industry, and you’ll see why we’re so passionate about helping manufactured housing achieve what the RV industry has often done quite well.

 

They Did It Before…

Last week, this column asked the question, “They did it before, they can do it again.” Isn’t that obvious?

Reality can be uncomfortable.

Any given professional can make a difference in their own market. So, while collective efforts are useful on some matters, frankly the right “back to basics” protocols will profitably and ethically elevate results in almost any market.

Troubled MH Communities Harming Manufactured Home Owners, Industry

Frank Rolfe and his associates say there are some 44,000 land-lease communities for mobile and manufactured homes in the U.S..

 

There are several indications that the vast majority are well run.

Yet, there are enough troubled properties that draw headlines every year to give good businesses, and honorable home owners, a black eye.  It’s a problem that Rolfe has previously lamented on several occasions.

The latest ‘shiner is found in Zionsville, Indiana. An apparently failing property has attracted adverse legal action by what Fox 59 reports by that state’s health department and the Environmental Public Health Division

Several homes were ordered removed, as sanitation and other problems prevailed.

Court records reportedly indicate that the property owner, Laura Lei, has been in a legal battle since 2015. Fox 59 said, “Lei is listed as owing a restitution payment in the amount of $279,950.00. She’s scheduled for a telephone conference with the special judge in court in May.”

In 2017 more than a dozen residents of the park were forced to relocate after a judge ordered parts of the park [sic] shut down. Now the remaining residents say Lei has made no attempts to make repairs, so they’re concerned the courts will shut the entire park [sic] down.

It’s not if, it’s when, when is it going to go, you know,” Jill Talyor said. Her father is 88 year old Louis Herring, and a 25 year resident of the community.  “She [the owner] could come and tell us or whoever can come and tell us ‘hey he’s got to be out by the weekend.’” Taylor said.

Tayler’s father is “adamant that he doesn’t want to move, but knows there’s a strong likelihood he’ll have to,” per local media. They said the property owner declined to be interviewed, but said by phone she thought that legal authorities had other motives involved in their actions against the troubled community.

And I think that’s the same for all the people, the uncertainty of what’s going to happen,” she said.

Currently, the community is down to about five remaining residents. The rest of the property “is filled with vacant trailers in various stages of disrepair.”

These are the images of a troubled community that are read, streamed, and cable-cast into people’s homes.  It’s what Marty Lavin called the manufactured home “industry’s other image campaign.”

Lavin, is a long-time community owner himself, and an award winning Manufactured Housing Institute (MHI) member. He’s blasted MHI numerous times over issues such as failure to get to the root of issues, such as media engagement.

Back in Zionsville… 

If she’s [the property owner] not going to do anything, and they [the court] are going to do something legally, that’s fine, but get it to somebody else,” said Benny Louden, who’s taken matters into his own hands as far as doing what he can around the community he too calls home. “City, give us a little help, somebody help us out, get her out of here and let’s get this place back to where it was,” Louden said.

What is certain is that like an untreated illness, such stories project an image that lead millions of Americans into an unrealistic view of the realities about manufactured housing.  Q&A’s with industry professionals suggest that it harms business.  When will MHI – which has media relations people and millions in their budget, claiming to represent all aspects of the industry – step up and actually deal with such ongoing issues? ## (News, analysis, and commentary.)

 MANUFACTURED HOUSING PRODUCTION UP IN NOVEMBER 2017

Washington, D.C., January 5, 2018 – The Manufactured Housing Association for Regulatory Reform (MHARR) reports that according to official statistics compiled on behalf of the U.S. Department of Housing and Urban Development (HUD), year-over-year manufactured housing industry production grew once again during November 2017. Just-released statistics indicate that HUD Code manufacturers produced 8,602 homes in November 2017, a 21.1% increase over the 7,098 HUD Code homes produced during November 2016. Cumulative industry production for 2017 now totals 85,657 homes, a 15.5% increase over the 74,141 HUD Code homes produced over the same period in 2016.

A further analysis of the official industry statistics shows that the top ten shipment states from the beginning of the industry production rebound in August 2011 through November 2017  — with cumulative, monthly, current year (2017) and prior year (2016) shipments per category as indicated — are:
