Phoenix Overcoming Bad Housing News

Nationalmortgagenews reports from Phoenix, Ariz. as the number of lender-repossessed homes on the market declined 43 percent from Nov. 2011, the median price of previously-owned homes and condos hit $167,500, the highest level since Oct. 2008 when the median price was $175,000. MHProNews has learned, according to DataQuick of San Diego, the November median was 39.4% below the Phoenix area’s all-time peak of $264,100 in June 2006, but it 41.5% higher than the median’s post-peak trough of $118,347 in August 2011. Additionally, the number of existing homes and condos sold in November hit a seven-year high, 8,525 units, down 3.8 percent from Oct. 2012 but up 9.8 percent from the previous Nov.

Positive Housing News in VA

In its wrap-up of good deed events in Franklin County, Vir. for 2012, The Franklin News Post reports two of the stories are housing related. In Jan. 2012, Ply Gem Inc. in Rocky Mount donated the exteriors to seven new homes that were featured on ABC TV’s “Extreme Makeover: Home Edition.” In that episode, seven homes were built in seven days in Joplin, Missouri where the tragic tornado of May 22, 2011 wreaked death and destruction. In addition to the $330,000 value of the materials, Ply Gem sent 50 associates to the site to assist in the project, some from the Rocky Mount facility. The second event, as MHProNews reported Dec. 17, 2012, was the contract with Cavco Homes, Inc.’s plant in Rocky Mount to provide 30 manufactured homes for a foundation named in honor of a fireman who died at the Twin Towers on 9-11. Fifteen of the homes shipped before Christmas to New Milford, Conn. to house Staten Island, NY survivors of Hurricane Sandy who were willing to relocate and have a free place to live. Cavco discounted the homes by $300,000.

The National Association of Home Builders (NAHB)/First American Improving Markets Index (IMI) says the number of improving housing markets increased from 81 in August to 99 in Sept., further indication that the housing market is recovering. Based on employment growth,
house price appreciation, and single-family housing permit growth for six consecutive months, the survey shows 68 metropolitan areas retained their ranking, 31 new metros were added, and only 12 dropped from the list. While noting tight lending conditions continue to slow more rapid growth, NAHB Chief Economist David Crowe says, “More metros across the country are experiencing a sustained uptick in house prices, employment and new building activity as rising consumer confidence in local market conditions pushes more people to consider a new-home purchase.” As MHProNews has learned, the list includes cities in 33 states and the District of Columbia.

Seniors Fare Better During Housing Crunch

Senior Housing News states although household net worth across all age groups fell 35 percent between 2005 and 2010, from $102,844 to $66,740, for 65+ homeowners the drop was only 13 percent, from $195,890 to $170,128. The 35-and-under households median net worth dropped from $8,528 to $5,402, a 37 percent decline. The most home equity of all age groups is the 70-74 range, with a value of $140,000. MHProNews.com has learned much of seniors’ net worth, excluding home equity, is in outside investments.

Euro Debt Crisis Sailing West? Dow Falls, but UFP, Inc. did the Best

CNNMoney reports the Dow Jones Industrial Average dropped sharply as investors worry that the European debt crisis may yet sail west to U.S. shores, falling 248.85 points to 11547.31, a loss of 2.11 percent. The Yahoo! Finance Manufactured Housing Composite Value followed the path, losing -3.43 percent to close at 813.80. Most all tracked housing stocks closed down. Affiliated Managers Group 86.48 -3.38 (-3.78%). Clayton Homes, Vanderbilt Mortgage and Finance, as well as MH home-building, lending and other housing suppliers parent company Berkshire Hathaway 112,055.00 -835.00 (-0.74%). Cavco Industries 43.51 -1.53 (-3.40%). Champion, Deer Valley, Liberty and Palm Harbor were all unchanged. Drew Industries 21.24 -0.68 (-3.10%). Equity Lifestyle Properties 60.54 -1.26 (-2.04%). Nobility Homes 6.51 -0.12 (-1.81%). Patrick Industries was the most volatile of our tracked stocks, percentage-wise, moving down -9.43 percent, -0.25, to close at 2.40. Skyline Corporation 6.18 -0.35 (-5.36%). Sun Communities 34.97 -1.22 (-3.37%). Third Avenue Value Fund (11-18) 41.31 -0.11 (-0.27%). UMH Properties 9.47 -0.03 (-0.32%). Of our tracked stocks, Universal Forest Products, Inc., was the only one in the plus column, gaining +0.27 percent, +0.07, to close as 26.30.

After Choppy Day, Dow Gains 25 Points; Likewise, Housing Stocks Move Little

CNNMoney reports the Dow Jones Industrial Average chopped up and down all day today as investors kept their finger on the European pulse while observing the debt committee. The Dow inched up 25.43 points, or +0.22 percent, to close at 11,796.16. The Yahoo! Finance Manufactured Housing Composite Value fell 1.85 percent to close at 842.70. Tracked housing stocks closed mixed. Affiliated Managers Group 89.83 +0.86 (+0.97%). Clayton Homes, Vanderbilt Mortgage and Finance, as well as MH home-building, lending and other housing suppliers parent company Berkshire Hathaway 112,890 +1,190.00 (+1.07%). Cavco Industries 45.04 -0.69 (-1.51%). Champion, Liberty, and Palm Harbor were unchanged. Deer Valley slid the most of tracked stocks, at -6.25 percent, a loss of 0.03 to close at 0.45. Drew Industries gained the most of tracked stocks, adding 1.95 percent, to close at 21.92, +0.42. Equity Lifestyle Properties 61.80 -0.09 (-0.15%). Nobility Homes 6.62 -0.36 (-5.16%). CNNMoney reports the Dow Jones Industrial Average fell as investors worry that the European debt crisis may spread to other large European economies, dropping 134.86 points, 1.13 percent, to close at 11,770.73. The Yahoo! Finance Manufactured Housing Composite Value followed suit, losing -1.90 percent to close at 858.60. Many tracked housing stocks closed down. Dow Jittery that EU Bug may Infect U.S.

CNNMoney reports the Dow Jones Industrial Average fell quickly at the end of the trading day as concerns were raised that the European debt problems could impact the U.S. economy. The Dow lost 190.57 points, or 1.58 percent, to close at 11,905.59 The Yahoo! Finance Manufactured Housing Composite Value closed down -0.54 percent to end at 875.20. European Debt Fears Ease, U.S. Economic Data Looking Better

CNNMoney reports the Dow Jones Industrial Average gained slightly today as investors’ fears eased about the European debt crisis. The Dow gained 17.18 points, or +0.14 percent, points to close at 12,096.16. The Yahoo! Finance Manufactured Housing Composite Value closed up 1.25 percent to end the day at 879.9.
