Guerdon Modular Picks up where Zeta Communities Dropped

Guerdon_modular_buildings_boise_idaho__pic_of_fairfield_inn_sacramentoUpgrading a post from March 28, 2016 regarding the closing of the Zeta Communities modular building plant in McClellan Park in Sacramento, Calif., MHProNews has been informed Guerdon Modular Buildings in Boise, Idaho is picking up some of Zeta’s unfilled contracts.

Guerdon produced the apartments for Eviva midtown apartment building and the hotel rooms for the Fairfield Inn, both in Sacramento, according to modularhomecoach. The beds, drapes, carpeting, bedding and furniture were all installed at the factory for the hotel; for the apartments, Guderdon delivered whole rooms complete with major appliances, toilets, sinks, counters, beds, bathtubs and vanities in place.

The developer constructed a basement with first floor retail and parking for Eviva. Guerdon then built five stories of apartments up above, 118 units, with rents starting at $2,200 a month for a two bedroom apartment. Each rectangular-shaped module contained rooms for two apartments and flooring for the hallways that separated them.

One of the major advantages of modular construction is the modules can be built while the base or foundation is being prepared, saving valuable time and therefore, money. The other side of that coin is all the specific dimensions have to be determined in advance so the pieces will meld together.

Despite the delay from Zeta’s closing and Guerdon picking up the ball, Eviva will still be occupant-ready two months before the site-built construction would have been completed.

Lad Dawson launched Guerdon in 2001, although he spent years prior educating architects and contractors about the modular method.

Our original article concerned Zeta’s partnering with non-profit BRIDGE to build an affordable modular apartment building in San Leandro, the first of its kind in the Bay Area. The status of that project could not be immediately determined by MHProNews. ##

Modular Builder Hires Pete Murray as President

S. market, building modular multi-housing developments, reports idahobusinessreview. Murray has been vice-president of western manufacturing operations for Welch Allyn, a medical device maker in Oregon.

Commercial modular construction has been considered a niche approach, but as developers, architects and contractors recognize the value of the process over traditional construction techniques, modular is becoming mainstream,” said Lad Dawson, CEO of Guerdon

As MHProNews reported May 7, 2015, Guerdon was recently honored by the Modular Building Institute’s 2015 Awards of Distinction as best-in-show for its 444 luxury Domain apartments in San Jose, California. ##

Luxury Modular Complex Rises in Silicon Valley

As multihousingnews informs MHProNews, the five-story, 444 unit luxury townhouse-style community includes nine-foot ceilings, granite countertops, stainless steel appliances, in home washers and dryers and high-quality finishes.

Located next to Cisco’s campus, the complex is in the heart of Silicon Valley with access to light rail and freeway transportation, as well as nearby shopping, restaurants and a green space across the street.

There is a lot of expertise and planning required to build a complex as large and sophisticated as Domain Apartments,” Lad Dawson, Guerdon’s CEO, told MHN. “We’ve put in the time, invested in the necessary technologies, and now we are seeing our hard work pay off. It is exciting to be in a position to push modular construction into the mainstream for large, complex and high-end builds. For us, this is validation that Guerdon’s work is leading the industry in large-scale modular builds.

The modules were constructed at Guerdon’s facility in Boise, Idaho. The only on-site work needed was exterior shear bracing and siding. ##

Hall of Fame Names Inductees

RVBusiness informs MHProNews the RV/MH Heritage Foundation in Elkhart, Ind. has announced the names of those to be inducted into the Class of 2013 RV/MH Hall of Fame. In addition to five inductees from the RV sector, which includes Lawrence Lippert, founder of Lippert Components, Inc., now a subsidiary of Drew Industries, Inc., the manufactured housing honorees are: Craig M. Bollman, one time largest owner of MHCs in the country from Littleton, Colo. who established the first publicly-traded LLC in the USA; Theresa M. Desfosses, a 45-year manufactured housing veteran and president of HUD-Code manufacturer Burlington Homes in Maine, she is the only woman actively involved in retail, community, and manufacturing. She also serves on the board of the Manufactured Housing Association for Regulatory Reform (MHARR); Thomas P. Meyers of Guerdon Industries in Louisville and a 50-year veteran of the MH industry, he led Guerdon in developing the first significant overseas markets in South America, Asia, and the Middle East; and Claude N. Palmer (deceased), who began providing affordable housing in 1971 to families in south central New York, and began Custom Modular Homes Company to build upscale modular homes. The induction ceremonies will be held Aug. 5 at the RV/MH Hall of Fame.
