Modular Home Re-development Approved for the Florida Keys

modular under const  dickinsonThe proposed redevelopment of eight modular homes in Marathon, Fla. in the Keys, was unanimously approved by the Marathon Planning Commission despite vigorous protest from a neighbor, as keysnet tells MHProNews.

Melody Aldacosta, who has lived in Marathon 71 years, will have to share part of her driveway with people arriving for and leaving from the homes. “I over-object to this entire plan completely,” Aldacosta said. “First of all, the modular homes, it’s just too much. Most importantly, the traffic that it will put on that driveway and the whole stretch — I would ask that you take that into consideration. The liability if anything happens there is not going to be on me.”

City staff said there’s an easement on the driveway to allow access to the modular homes. Owned by 2264 Overseas Highway LLC, the city’s conditions for approval include access for fire protection equipment and greenery to be approved by the city biologist. ##

Ritz-Craft Commemorates 750th Modular Home

Ritz-Craft Homes of North Carolina is celebrating its 750th home built since it began production at its Hamlet, North Carolina facility in 2005. According to, most of the modular homes go to coastal and mountain markets, with only eight to 12 remaining in Richmond County. Dale Dixon of Ritz-Craft says his 65 employees crank out about 50 homes a year, but the facility has capacity for 200. The company also owns and operates Legacy Crafted Cabinets and Ritz-Trans, for trucking, MHProNews has learned. “Most anything can be modulized. We’ve built doctors’ offices, duplexes and condos,” Dixon said. “We’ve built houses from West Virginia to the Florida Keys out of the Hamlet facility.” ##

Mini-Sinkhole Leads to Damaged Modular Home

A five-foot patch of soil sank from the weight of a crane lifting half of a modular home into place in Marathon, Florida on the Florida Keys. According to, one section of the three-bedroom, two-bath home crushed a boat on adjacent property as it tipped half way over. No one was hurt, says Bill Daniels, owner of Modular Homes of the Florida Keys, telling the other half of the home will be set Friday, March 28, and whatever damage has be done will be remedied by June 1. ##

RV Community and Marina purchased by Equity LifeStyle Properties

Equity LifeStyle Properties, Inc. (NYSE:ELS) has acquired Fiesta Key RV Resort, a 324-site resort and marina in the Florida Keys. Located in the Florida Keys on the Gulf of Mexico, ELS paid $24.6 million, according to, funded with cash. As MHProNews knows, ELS is the largest owner of manufactured home and recreational vehicle communities with 377 properties in 32 states and British Columbia, Canada, comprised of 139,288 sites. ELS, a publicly-traded real estate investment trust (REIT) stock, closed up +0.46 percent at 35.52 in today’s trading.

Old Community Set to be Replaced

KeyNews reports from Key West, FL the 44 factory-built homes that comprise the Old Town community may soon be replaced with two and three-bedroom stick-built or modular townhomes. Southernmost Cabana LLC bought the property from the Archdiocese of Miami in 2009 for $2.4 million and has submitted preliminary plans that must be approved by the city’s Historic Architectural Review Commission before submission to the planning board and then to the Key West City Commission. A builder of modular homes in the Florida Keys, Joe Cleghorn says the residents will be offered three months free rent at one of his other properties. Noting the condition of some of the homes, he adds, “Some are really, really old and they’re going to have to go. They’ve been a great place for affordable housing. In Key West, the days of paying $800-$900 a month are about over.” As MHProNews has learned, the new housing will be owned by the residents.
