There will be actions that are seen, and others that aren’t.

During the next 48 hours, there will be some important pre-show items to consider in the Daily Business News

 

Tomorrow – odds are good you’ll be off.  Take Warren Buffett’s and Donald Trump’s advice. Invest the time in yourself, and your career to learn as much as you can about the forces that drive and impact your location, and your industry. We now know from then Democratic National Committee Chair Donna Brazile that the primary contest between Sen Bernie Sanders (I-VT) and Sec Hillary Clinton was “rigged.

There are new revelations coming out, for those who follow the details, that the Russia/Trump collusion story is a huge diversion.  They have, so far, what are called ‘process crimes,’ but nothing related to collusion itself.  As the Daily Business News reported almost a year ago, legal experts like Harvard Law professor emeritus, Alan Dershowitz (who supported Democrats) has said that even if the allegations were true, they are not a violation of a law.  It’s a huge nothing burger, as a CNN producer admitted on camera to Project Veritas last year.

“If You’re Not Catching Flak, You’re Not Over the Target”

Ratings are good, advertisers like it, so they keep it going.  It’s a terrible reflection on the state of the media, which Pew Research said in a recent report is the worst in America among some 20 countries they surveyed. Ouch.

No one should embrace being deceived, or conned. We’ve all experienced the pain of betrayal, and many are in denial over being betrayed.  Who says? Among others, an independent retailer, numerous corporate executives, community pros, and more than one president that speaks, messages and interacts with MHProNews.

Home building in the United States skyrocketed to a 12-month high in October, going by the Commerce Department data released on Nov 17,” commented an analysis by Nasdaq.

The feat was achieved after the effect of the two devastating hurricanes ebbed. Most of the gains came from the South and the Midwest. Texas and Florida, especially, reported gains, most of which were backed by repair and rebuilding in the hurricane-ravaged areas,” their report said.

Manufactured Housing Latest Shipment Data, Trends, Compared to Conventional Housing Growth

USCapitolBuildingWashingtonDCLatestManufacturedHousingIndustryHUDCodeShipmentReport“…according to official statistics compiled on behalf of the U.S. Department of Housing and Urban Development (HUD), year-over-year manufactured housing industry production grew once again during September 2017,” said the Manufactured Housing Association for Regulatory Reform (MHARR) per official statistics compiled on behalf of the U.S. Department of Housing and Urban Development (HUD).

Just-released statistics indicate that HUD Code manufacturers produced 7,580 homes in September 2017, a 3.5% increase over the 7,322 HUD Code homes produced during September 2016. Cumulative industry production for 2017 now totals 68,419 homes, a 14.2% increase over the 59,889 HUD Code homes produced over the same period in 2016,” said the release to the Daily Business News on MHProNews.

A further analysis of the official industry statistics shows that the top ten shipment states from the beginning of the industry production rebound in August 2011 through September 2017  — with cumulative, monthly, current year (2017) and prior year (2016) shipments per category as indicated – are,” as follows, per the MHARR statement.

The latest information for September 2017 results in no changes to the cumulative top-ten list, the release stated.

In a response to an inquiry in a separate but related statement to MHProNews, MHARR’s president, Mark Weiss, JD, noted the growth trend for the MH Industry since hitting bottom in 2009.

HUD Code Recovery Post-2008 Compared to Single Family, Multi-Family Recovery

While manufactured housing professionals are widely encouraged by the gains made since the industry hit bottom in 2009, there are also areas of concern that become evident when compared to the recovery in the conventional housing industry during the same time frame.  Note the far more rapid recovery of single family home starts, per U.S. Census Bureau data. 

Using the MHARR compiled data above, the industry has grown some 63.3 percent from the 2009 baseline to the close of 2016.  Using Census data, shown below, during that same time frame, single family home starts have increased some 75.56 percent. To rephrase, the industry is growing at a slower pace during the affordable housing crisis than far more costly conventional housing is.

Thousands of the manufactured homes being shipped are going into land-lease communities to be used as rental housing there.

Recent research reported by the Washington Post and Business Insider verify those instincts.

The charts below provide an interesting context to a statement made by HUD Secretary, Dr. Ben Carson, when he said that home owners have an average net worth of some $200,000, while renters have an typical net worth of only $5,000.

May 2017 HUD Code Manufactured Housing Production Report

USCapitolBuildingWashingtonDCLatestManufacturedHousingIndustryHUDCodeShipmentReportWashington, D.C. – The Manufactured Housing Association for Regulatory Reform (MHARR) tells MHProNews that according to official statistics compiled on behalf of the U.S. Department of Housing and Urban Development (HUD), year-over-year manufactured housing industry production experienced double-digit growth once again during May 2017.

Just-released statistics indicate that HUD Code manufacturers produced 7,882 homes in May 2017, a 16.25% increase over the 6,780 HUD Code homes produced during May 2016,” MHARR stated in their release to the manufactured home industry’s Daily Business News.

Further, MHARR says “Cumulative industry production for 2017 now totals 38,450 homes, an 18.05% increase over the 32,570 HUD Code homes produced over the same period in 2016.”

A further analysis of the official industry statistics shows that the top ten shipment states from the beginning of the industry production rebound in August 2011 through May 2017  — with cumulative, monthly, current year (2017) and prior year (2016) shipments per category as indicated — are:”

One of the founding principals of our country, freedom, is surprisingly limited in government today, says thinkers like former Congressman Ron Paul, when compared to the government we started with over 250 years ago; and it’s probably not something our founding fathers would be pleased to see.

It’s grown significantly with the country, which was to be expected. Unfortunately with that growth we’ve also seen more government interference with things they shouldn’t and don’t need to be involved in.

Writing in a column published in Newsmax and elsewhere with 4th of July reflections, Paul notes our government is involved with everything from our schools and housing, to tracking our income and keeping records of all our electronic correspondence. Take the IRS for example. One of the things that finally caused the American colonists to say enough was enough was when Great Britain started to excessively tax everything from sugar to eventually tea. Yet today we are taxed not only a flat rate on specific purchases, but are also taxed a large sum each year based on how much we earn in a given year.

The more you earn, the higher you are taxed. While this may seem fair to some, it can feel like a punishment for success.

Why are we not entitled to keep the money we earn in full? Why must we be forced to give away a significant portion of our hard earned income to a government which steps in and restricts our lives in so may different aspects?

Yes, that income tax pays for many important things – like keeping our government services up and running, keeping programs to help low-income families get ahead, and much more. But rather than forcing everyone who succeeds to pay for it all, why not find a more fair way to collect this tax?

Perhaps that might convince more people to work harder and strive for success. No one really wants to live on a small government assistance check each month – but when they start earning just enough that they no longer qualify, then they are punished by being cut off of government help without the means to obtain affordable housing, or healthcare.

No one should be punished for success, and no one should be forced to live in poverty because they cannot afford to live through the transition from poverty to success. Lower tax rates, fairer tax principles, would be a step in the right direction for economic success for all Americans.

A flat tax for instance, would be a potential solution and has been considered.

Right now, in the words of Walter Williams, we’re the victims, and Congress are the thieves. This is unacceptable – and yet we do nothing but comply, year after year.

Our founding fathers left their King and their country over a tax on tea; and yet we’ve allowed the government they stood up for and created to do the same thing to us, on a significantly larger scale.

Michael Geller, Making a Home for Manufactured Housing, a Vision for America

That same exercise is useful in reverse.  It’s helpful to understand what other nations do that may prove to have valuable insights for manufactured and modular home builders here in the U.S.

Geller on Factory Home Building

Architect Michael Geller shared his experiences of the recent 2017 Manufactured Housing Association of British Columbia’s annual conference. Geller’s column in the Vancouver Sun began with the headline, “Making a Home for Manufactured Housing.”

Geller’s thoughts will be explored below, after context is provided.

Snapshot from Canada’s Versions of Factory Building

For those not familiar with Canada’s version of manufactured housing, they have a code known as Z240 that their homes are built to, roughly analogous to the HUD Code for manufactured housing in the U.S.

As in the states, Canadian modular are built to the same standards as conventional housing, which like Z240s, are built in a controlled environment.

Specifically, the Canadian Manufactured Housing Institute (CMHI) says, “Regardless of how or where a building is constructed, the authority having jurisdiction (e.g. the municipality) where the building will be located has a mandate to confirm that the building is built to code requirements. A certification label, indicating compliance with Canadian Standards Association (CSA) standards, is the building inspector’s assurance that the factory-constructed parts of the building meet local requirements.”

Code References to Z240 MH Series Manufactured Homes

Some building codes state that homes constructed in compliance with Z240 MH Series are “exempt” from the code. In effect, this means that homes constructed to the standard are deemed to comply with the code. Local authorities rely on the Z240 MH label to confirm acceptability.”

If you look at the statistics in the CMHI statistical reports document, linked here, and adjust for the population difference between the U.S. and Canada, it seems that the Canadians could be doing better than their U.S. counterparts.  Their annual report has more data than their U.S. counterparts typically do.

As you consider Canadian vs. U.S. shipment totals, bear in mind that Canada’s population is about 11% of that in the U.S. So, to get a comparable, apples to apples sense, multiply their shipments by 8.91 and you’ll see that their shipment totals look to be higher percentage wise than HUD Code manufactured housing is here in the U.S.

Imagine if cars were built like houses,” says Geller.

I thought about the differences between building cars and houses on a recent tour of a Kelowna manufactured housing factory organized as part of the 2017 Manufactured Housing Association of British Columbia’s annual conference,” he said. “I was invited to offer the perspective of an architect and developer on factory-built housing to an audience comprising manufacturers, dealers, transporters and government officials,”

Geller explained his history, and the interest than – and now – with homes that could be relocated if needed, but typically would stay in their original location once sited.

I have had a longstanding interest in manufactured housing dating back to 1970 when I was one of seven architectural students from across Canada to win a CMHC travelling scholarship. Our travels took us across the U.S. with guide Warren Chalk, one of the founding members of Archigram, an avant-garde 1960s British architectural group, with projects that included Plug-in-City, a massive framework into which modular dwellings could be slotted and removed.”

Back then, Geller spent weeks learning and promoting the early days of factory built housing.

For six weeks,” he said, “we toured mobile home parks and housing factories on a government initiative to promote manufactured housing on a major scale.”

As part of his thesis years ago, he proposed concepts he believed would be good for the industry and Canadian society.

In my university thesis,” said Geller, “I focused on a factory-produced relocatable housing system, and proposed that just as schools set up portable classrooms, governments could install modular housing on vacant lots. This could then be relocated when the property was needed for redevelopment, effectively eliminating the cost of land.”

He gave examples of past projects and plans, then said, “In recent years, BC Housing and the City of Vancouver undertook a feasibility study of a concept to promote relocatable modular housing as an alternative to housing people in shelters.

In British Columbia (B.C.), “today, thousands of attractive permanent homes are being built in factories. Companies such as Triple M, Moduline, SRI and many other manufacturing plants are constantly improving assembly-line procedures to build complete homes in days, rather than weeks or months,” he says, using points familiar with professionals south of the U.S. Canadian line.

By building in climate-controlled settings, workers are not dealing with rain or snow,” he said. “Waste is considerably reduced, and consequently factory-built homes are cost-effective, environmentally smart, and able to be customized as on-site construction. For this reason, many of the PNE show homes have been built using modular construction.”

At the Kelowna conference, I learned there are two basic types of factory-built housing: manufactured homes and modular-built homes.”

What follows would be wonderful if American public officials and media reported as accurately as did Geller.

Manufactured homes are typically constructed on a steel frame in one or two sections and are virtually complete when they leave the factory. Thus, they are ready for move-in the same day or a few days after arriving on the site. These homes can be installed on simple foundations and even relocated, although most are never moved from their original site,” he wrote.

He notes that the homes can be placed on crawl spaces or over a full basement.  Many in the U.S. tend to forget that concrete slab construction can be harder on the body. So the type of building that manufactured and modular homes produces is not only more economical, it can be healthier too.

Modular-built homes do not have a steel frame,” (Editor’s note to American readers; in the U.S. you can have on-frame as well as off-frame modular building). Geller said, “A typical bungalow consists of one or two modules, while multi-storey homes or buildings are created with multiple modules. These homes are typically set on full-perimeter foundations with a crawl space or even a full basement.”

Geller wraps with surprise, but a prediction for future acceptance and growth.

While I am surprised that factory-produced housing is not more popular in Canada, expect this to change, since it is cost-effective, energy- and resource-efficient, and well suited to a variety of housing forms. It could be an affordable solution for infill and laneway housing, and multi-storey apartments.”
