 America is going through a time of upheaval. That’s not news, that’s reality.

 

When rapper Kanye West is making headlines for saying that its time for Blacks to get off the Democratic plantation, that’s a signal for just how turbulent the 2018 midterm elections could be.

Don’t count on a normal midterm cycle.  It’s a jump ball. Which major political party wants it the most, and is willing to work for the votes?

There’s a rising economy, but big time political shenanigans. Still, the landscape is potentially favorable to a manufactured housing comeback.

In MHVille, HUD Secretary Ben Carson has made the news several times this week, as has the U.S. Supreme Court, which will hear an MH related case.

CPFB, MHARR, and MHI are all in the news too.

A new production center is underway, and it’s going to be forged by and for independent retailers.

Another celebrity and her “mobile home mansion” [sic} is a headline on lifestyle and living focused MHLivingNews.

And a brave totter driver pulling a true mobile home in a tough spot on video are all among the headlines in the week that was.  Check ‘em ALL out…

…and then, last but not least.  The national news that impacts us all, in or out of manufactured housing.  The president’s approval numbers are rising.  Perhaps its because the economy has been steadily improving?  Or the various promises kept, with work being done on more?

Since the GOP Convention, the 45th president has had overwhelmingly bad press.  Love him, fear his agenda, or anything else along the spectrum, Donald J. Trump is as much our president as the 44 Chief Executives before him, going back to George Washington.  It’s worth listening to what he has to say about himself, his agenda, unfiltered. Misunderstood.

 

Perhaps no other industry which has a product that boasts 22 million daily users is as misunderstood as the Manufactured Housing Industry in 21st Century America.

At the Tunica Manufactured Housing Show, Darren Krolewski exemplified the problem, when he told attendees that they can ask some adult about a “manufactured home,” and they often have “no clue what that means.”

Krolewski is not alone in that experience.

Part of that misunderstanding can be captured in the irony – the tragedies – illuminated in the routine misuse by media or others of the words, “trailer house,” and “trailer park.”

For millions, those words are synonymous with “trailer trash.” Not many want to be thought of as trailer trash, one of the last acceptable put-downs of the 21st Century. After interviewing many, often on video, it is clearly an emotional trauma for them.

When tens of millions of potential buyers don’t understand the manufactured home product, of course it’s acceptance as a mainstream form of housing is compromised.

There are opportunities that can arise from that understanding. But to tap them, one must take a fresh look, and begin by clearly grasping the cause before the cure can be understood, or applied.

MHVille’s “Trailer House Trauma” is not the only explanation why so relatively few manufactured homes are being sold today, but it is one of them.

 

Lucy and Desi – Flashback to When a Trailer House Was Classy and Cool

If you’ve ever watched the Lucy and Desi comedy movie, “The Long, Long Trailer” then you realize that when you flashback in time to the early 1950s when that film was produced, it was often upscale people who bought a mobile home or ‘trailer house.’

 

 

The reason it was called a ‘trailer’ is because it could be pulled behind many a car, or pickup, as is often demonstrated in the movie.

Note in the chart below how high the sales levels of mobile homes were in the 1950s through the early 1970s?

Image and understanding aren’t everything, but they are a key part of acceptance.

So, “The Long, Long Trailer movie certainly didn’t hurt the sales of mobile homes.

 

Fast Forward to the 1990s.

Now, hop in your De Lorean, and flash-forward from the 1950s to the 1990s.

The manufactured housing industry was hitting its most recent peak. Several problematic challenges were in motion, including poorly underwritten manufactured home chattel loans. 2 decades later, that’s another problem that still haunts the industry with Fannie Mae, Freddie Mac, and Wall Street.

But why?

There was a bigger bloodbath in conventional housing’s varied meltdowns, the most recent and memorable one being the bubble that burst in 2008. Conventional and other lending came back for mainstream homes, why not for manufactured homes?

Part of the reason the Duty to Serve (DTS) Manufactured Housing, rural, and undeserved markets was passed by Congress in 2008 was precisely the “poor paper” image that manufactured home chattel loans unfairly represented. Some independents in the industry realized that they needed Congress to act, to force federally chartered Government Sponsored Enterprise (GSE) lenders to support America’s most unsubsidized form of affordable home ownership.

After all, isn’t it discriminatory to robustly support mainstream housing, and not give equal opportunity for supporting manufactured homes?

But another issue for manufactured housing in the 1990s was the brewing “image issue.”

It was exacerbated when President Bill Clinton’s advisor James Carville, as a red herring on that administration’s simmering sex scandals, quipped “Drag a $100 bill through a trailer park, you never know what you will find.”

That comment by Carville went viral.

It’s haunted the industry ever since. In hindsight, one might ask, why didn’t the industry respond?

Carville’s calculated comment was a clearly bigoted, prejudicial statement that targeted the millions of Americans living in pre-HUD Code mobile homes and post-code manufactured homes (MH) — and by extension — the industry that serves them.  Not addressing the slander was arguably a mistake.

In the 1990s, the RV Industry – which began to separate from the MH industry during the mobile home (MH) era – launched and sustained since then their “Go RVing” image campaign. The manufactured housing (MH) tested marketing campaigns at times and regions, like ones done in California, or the Pacific Northwest. But those efforts were not sustained. Nor was there ever a coordinated, national MH campaign in the days when the industry’s producers were flush with cash.

So, the RV production chart reflects the fact that towable and motorized recreational vehicles (RVs) outsell manufactured homes today by more than 5 to 1. Yet RVs cost far more per square foot than even the higher priced manufactured homes. RVs are for most a luxury item, with many RVs not necessarily used for full-time living.  To rephrase, the Go RVing campaign has worked.

But that doesn’t imply that the same would work for manufactured housing.  That said, doing nothing is also not acceptable.

RVs are but one reminder than manufactured housing (MH) is nowhere near its potential.

 

 

Me Too?” Cures and Opportunities Begin with Understanding

Former Clayton manager and retailer, Ken Corbin told MH professionals in Tunica, “don’t be a me too” seller in the manufactured home industry. To be more successful than others, one must stand out from the crowd.

Ken’s correct on not being a “me too” point — if greater success is the goal — then Ken’s point is true.

But more than that, one must first understand the causes of what’s kept manufactured housing rising since 2009, but still at historically low levels. It’s common sense that the cure comes after a proper diagnosis and treatment. 

This article looks at measurable data points and troubling facts that almost no one in the industry today mentions, much less addresses.

The “Trailer House Trauma” is far from the only challenge, but it is a real one.  Those willing to stand out from the pack are those who are willing to do the research or hire the talent needed to gain a similar understanding that successful investors like Warren Buffett have routinely done.

Give the man his due, Buffett does his home work.  He says he reads 5 to 6 hours a day.

Trailers could be pulled by a properly equipped car or pickup truck. Mobile homes became heavier, wider, and long enough to require special equipment and a trained driver. Manufactured housing is routinely far heavier still, wider, and moving them properly takes heavy equipment and a skilled driver.

As a closing note for today, while being “misunderstood” and the “Trailer House Trauma” is a problem, but it’s also an opportunity in disguise for potentially hundreds of industry companies of all sizes.

Manufacturers, retailers, communities, lenders, vendors and other service providers are all able to benefit from the proper localized, targeted marketing and customer engagement approaches.  Those methods must be based upon reality, as opposed to wishful thinking.  They must be sustainable, or else they will fail.

Hundreds of thousands of affordable homes are needed every year in the U.S. What other sector of the multi-trillion-dollar housing industry has so much upside potential?  Can you name any?

“Starting” Dip in Home Sales, New Crisis Says Housing Experts

 

RV and National Association of Realtors (NAR) data are clear indicators that with the proper capital, planning, team, motivation, and execution, manufactured housing industry professionals can turn their own image around on a localized basis.  RV dealers and real estate firms invest in their success.  Half a million RVs in 2017, plus over 5 million resale housing units for the NAR in 2017 are proof that it pays off.

Sadly, very few understand the connection between understanding the challenges, which can then lead to profitable solutions.  But that too is an opportunity in disguise, for those who reject being another ‘me too,’ and embrace the notion that success requires thoughtful change.

There are those who question some of Warren Buffett’s politics and business practices, but one principle he’s proven for years is that buying and operating a good company allows the investor to control their own destiny, instead of riding a roller coaster with the sometimes turbulent markets. Buffett is a buy and hold guy, saying “our favorite holding period is forever.” on good operations in business sectors that he says are easy to understand. Buffett has bet billions on Manufactured Housing, and Cavco Chairman Joe Stegmayer hails from years at Berkshire Hathaway owned Clayton Homes.

 

A Brief Note on the MH Community Sector

Before diving into this report, there is certainly an ongoing interest in manufactured home communities as one of the more appealing sectors in commercial real estate. Loan performance on manufactured home communities – even during the so-called Great Recession – was better than most.

But the competition for communities has grown quite intense. Portfolios pros tell MHProNews that they are still doing community deals, but the super-bargains are harder to find than 5 years ago.

Retailers, and some HUD Code manufactured home builders report they are supplying more homes going into various kinds of new developments.

Among them are developments geared for rental housing. The returns on that, per sources to the Daily Business News, can be attractive. The cost of developing with manufactured homes can be lower and faster than conventional building of single or multifamily housing.

 

 

But perhaps the biggest gem hiding in plain sight is manufactured home production that’s tied to retail.

There are several possible business models.  As a quick overview there are those HUD Code manufactured home builders which:

  • supply independents,
  • at least one builder that actively supports the establishment of new independent manufactured home retailers,
  • those producers whose operations are entirely vertical,
  • and those which include a mix of vertical and independent companies.

Clayton, Cavco and Champion – to their respective degrees – follow the latter pattern; selling to their own sales centers, as well as to independently owned dealers.

There seems to be an apparent variation between the data cited by Cavco, and that cited by Champion-Skyline during their conference call that discussed their pending merger.

Cavco and Champion have each claimed to be larger than the other in market share. There are several possible explanations, but the Daily Business News merely notes that observation for now, and is taking no position at this time in that intra-MHI member data dispute.

New Manufactured Housing Production Results Report for January 2018

Washington, D.C., March 7, 2018 – The Manufactured Housing Association for Regulatory Reform (MHARR) tells the Daily Business News that according to official statistics compiled on behalf of the U.S. Department of Housing and Urban Development (HUD).

 

Year-over-year manufactured housing industry production increased again during January 2018.

Just-released statistics indicate that HUD Code manufacturers produced 8,636 homes in January 2018, a 10.3% increase over the 7,827 HUD Code homes produced during January 2017,” said MHARR.

A further analysis of the official industry statistics shows that the top ten shipment states from the beginning of the industry production rebound in August 2011 through January 2018,” MHARR’s release stated.

If you are not catching flak, you are not over the target” – is an Air Force maxim. Its reverse is equally revealing – “If you‘re catching flakyou‘re over the target.” – and it means you are likely near the mark or are scoring direct hits.

 

There has been a lot of flak from defenders of MHI and Berkshire this past week.

So there must be some target rich insights in the reports that follow, below.  The real heat is over the ‘new class of homes,’ and the concerns that the Nation has raised about Berkshire and their evidence and claims of monopolistic  practices.  Those are among our headlines below, but of course, there are a number of other topics, such as financing, markets, good news and more.

There will be a new Masthead that will be added to this, later today. An interesting new commentary by manufactured housing advocate, the Rev Donald Tye, Jr. has come in, which we plan to post this week.

 

For accuracy and in fairness, push back can come for reasons of honest disagreement. Accuse someone that is innocent of wrong-doing and you would naturally expect them to deny it. They may even do so in a heated manner.

Attorneys, politicians and professional debaters are taught certain debating tricks. One of them is the “straw man argument,” and it relies on readers or listeners missing one or more important details. Like a scare-crow mimics an actual human, hoping to scare crows away from a corn field, the strawman argument is similar to what was actually said, but has important differences.

What we’ve seen last week included the liberal use of the straw man, and other debaters’ tricks.

There’s a race on between the giant 3 As of the tech world.

Which will become the first trillion-dollar operation?

 

Analysts project that in about 12 months, Apple, Amazon, and Alphabet – the parent company to Google –  could hit the $1 trillion-dollar mark in valuation.

As the Daily Business News has previously reported, several of the tech giants are dabbling directly or indirectly in the world of factory-built housing.

In one sense, their realities give them little choice.

Housing for their workers is a problem. So, of course they will be focusing on solutions for those kinds of issues.

The composite Google search results from this morning – shown below – provides a snapshot of the realities.

With affordability an issue, as the housing news search above demonstrates, the tech giants are both compelled – and will be attracted into – the world of factory built homes.

  • When Apple announced that it will repatriate over $200 billion dollars due to tax reform,
  • with over 200 U.S. companies announcing bonuses and pay hikes to workers, that positively impact millions of Americans,
  • with President Trump’s Davos trip theme of “America is Open for Business” to the titans of international commerce being widely hailed, even by many in an often-critical press,
  • with consumer confidence at or near record highs,
  • with business confidence high,
  • with unemployment is at or near historic lows,
  • with immigration related issues moving towards – yes, hard to believe based upon the political theater – the first stage of resolutions,
  • and housing affordability and millions of housing units need,

those bullets all read like a road map for investors into the universal need for more quality, affordable housing.

That in turn has and will continue to lead investors into affordable factory-built housing. Which has already led some in tech into various kinds of prefab or modular housing, as we reported throughout 2017.

But others will “discover” that manufactured homes are very different than the stigmatized stereotype projects. That’s when the Sam Zell mantra – when others are going right, look left – will take root with a growing number of tech companies, hedge funds, and other deep pocket players searching for smart, sustainable value.

  • production backlogs of HUD Code manufactured homes are several months deep,
  • new plants are scheduled to come online,
  • manufactured housing – which outsells modular, as the example from Skyline below reflects – will doubtlessly get its share of the investment pie.

83 percent of Skyline’s production, per the graphic above, is from HUD Code manufactured homes. 9 percent is from modular homes. The other 8 percent are categorized as “park models,’ which some would see as similar to ‘tiny houses.’ Learn more, at this link here.

The latest announced shakeup at HUD is a signal, Daily Business News’ sources tell us, that the Trump Administration is recognizing the potential, importance and value of manufactured housing in the mix of the nation’s total housing outlook.

Keep in mind that Vice President Mike Pence is from Indiana, which is the ‘birthplace’ of manufactured homes.  Sources there tell MHProNews that VP Pence understands HUD code homes – even our industry’s lingo – far better than most politicos.

As MHLivingNews reported during the campaign, one of President Trump’s family businesses – building – has direct exposure to high-end prefabs.

So the foundation for a federal policy more embracing of factory-built homes exists.

These are among the reasons why MHProNews early, loudly, and proudly promoted Team Trump during and since the 2016 campaign.  The background and policy positions of the Trump/Pence ticket were clearly superior to those of Secretary Hillary Clinton.  2017 and early 2018 economic news has proven that to be an accurate assessment.

While the Manufactured Housing Institute (MHI) paid for two pro-Clinton speakers in the closing days before the 2016 election, MHProNews and the Kovach family supported Donald J. Trump’s candidacy as the best for the industry, small business and hundreds of millions of Americans. One of those stories ended up on the president’s campaign website, plus on numerous news, conservative, and pro-Trump websites.

The Latest Big Deal…

The Skyline-Champion deal has and will cause more investors to take a new, fresh look at manufactured and modular homes.  As last night’s market report reflected, the stock has soared in the wake of the announcement.

The manufactured housing REITs and publicly traded companies that have land-lease communities have had a strong, steady performance, even in the face of the headwinds caused by the Obama-era Consumer Financial Protection Bureau (CFPB).

Big Toe in the Water…

While it’s a arguably a pittance to start, Fannie Mae’s and Freddie Mac’s toe into the manufactured home chattel lending waters has drawn headlines, and that also means, investors’ eyes too.

England’s financial services giant Legal and General has taken a direct dive into modular housing.  Plus L&G has reported investments in U.S. based Cavco Industries (CVCO), the current #3 producer of HUD Code manufactured homes.

Capital has and will seek ways to be deployed in areas of opportunity.  Housing may not be quite as sexy as tech, AI and self-driving vehicles for some.  But it very much fits the mold of a market that is already attracting new capital, and is poised to draw in even more.

Study!  Research!  Facts! Expert Guidance! Understanding! 

Warren Buffett’s success, as Kevin Clayton mentioned, is due in part to the Berkshire Hathaway chairman’s studious ‘professorial’ approach, and ongoing research.

The advantage Buffett has wielded is understanding.

Understanding is what reduces risk, says Buffett, and can lead to maximum opportunities.

The Alan Amy and Mike Harrison videos each make or underscore points that the factory-built housing industry’s current and incoming professionals must grasp.

They are?

  • Alan Amy states the obvious truth that is hiding in plain sight. Manufactured housing is the future. That’s why people like Buffett or real estate/investment mogul Sam Zell are in the business, and why they continue to try to increase their presence.

 

  • Mike Harrison is one of several possible examples of how quickly manufactured housing can be used to develop – or redevelop – properties with hundreds of homes, in a short time-frame.

 

While MHI’s strategic initiative will draw some attention, what is already known about it is typical of their work.  They’re behind, not ahead.

Part of the evidence is Barry Noffsinger with Credit Human fine job of explaining for MHProNews reader/viewers almost a year ago several of the same points – in several ways, better – and certainly for less money.

 

 

The irony is that “the moat” -building Berkshire boys are growing at a slower pace than the industry at large is. That’s based upon their own and MHI’s data.

Further, if you listen to Kevin Clayton’s video and look at their current number of retail locations, one must draw the conclusion that they reduced the number of retail locations in recent years by about 100.

While reducing many of their own retail centers, Clayton Homes purchased others from independents. Among those purchased by Clayton, were operations our consulting side had involvement with.  Most of their profits aren’t from retail, they are from finance.

Facts simply are. None of those are slams.  Rather, they are reality-checks that are precisely the kinds of insights that investors and professionals alike ought to crave.

Clayton arguably would be doing better – and certainly the industry at large would be doing better – if they had not killed off/forced out hundreds of competing companies, as “the Moat” article above lays out and links up in more detail.  Keep in mind that IBISWorld/The Atlantic projected that it would occur.  So these are not mere opinions, they are observable realities that objective researchers will uncover if they but look.

So, while there is a certain ‘tension’ between the elephant-in-the-room (Berkshire’s manufactured housing units, the rest of the industry and outsiders looking in); the behavior of the Omaha/Knoxville/MHI axis could be a case study as to why anti-trust (anti-monopoly) laws exist in the first place.

Anti-trust laws exist because it is overall bad for business, bad for consumers and bad for the economy at large — even if it may seem to specifically benefit a given ‘trust.’

Faster Growth Outside of the Giants

Independent producers, such as Sunshine Homes, have been growing at more than double pace of Clayton and Cavco.

Independent retailers and selling communities – such as New Durham Estates and others – are growing at a far faster pace than the industry ‘leaders.’

One takeaway is clear.

Free enterprise works when its allowed to work.

Taking the foot off the regulatory break – a foot that Buffett and others helped put and keep in office with President Barack Obama – will naturally be good for business.

While people can hate or love his tweets, President Trump – the builder/entertainer/communicator – is reopening America for business.

Housing Hunger…a Necessity That Must Be Fixed

Realtors are hungry for more affordable inventory.

Realtor’s website joined Bloomberg, Fox and HousingWire in 2015 in proclaiming the role that manufactured homes need to make in the nation’s housing supply.

MHI continues to communicate problematic narratives to Washington (e.g.: stressing manufactured housing as predominantly “rural housing” is arguably one of several tactical/strategic errors they’ve made for years).

It’s a complex industry at first.

There are many moving parts.

The politics of the industry and its associations are not instantly grasped.

Too many within the industry’s own ranks are not clear on just how great the upside potential truly is.

None of those claims should be construed as a slam. They are demonstrably true, as sources tell us or admit.

But the reason that the latest ‘big deal’ – Skyline Champion – is a signal to:

  • investors,
  • housing/policy advocates,
  • public officials and
  • those in the industry

is precisely the reasons why the tech giants and billions being unleashed in the America economy will attract billions of investor dollars into factory-built housing.

While no one can say how many billion that will be, the math is clear.

For those who understand or learn about the HUD Code manufactured home industry’s two already existent great laws, it ought to be obvious.

Manufactured homes are, as Alan Amy wisely said, the housing of the future.

Some might call all of the above our opinion.

But it’s the view from a veteran of the industry, not just a ‘reporter.’  That combination of veteran and consulting experiences, combined with our daily research and reports places us in that enviable Masthead perch.
