“…Recent reports emerging from elsewhere within the universe of organizations representing the manufactured housing industry paint a uniformly rosy picture of almost non-stop engagement, dialogue, meetings, conferences, photo-opportunities (presumably to prove the reality of the supposed engagement, dialogue, meetings and conferences) and other related confabs, particularly at the national level.

This “good news” all the time meme, in turn, is replicated, repeated and touted by those who, for whatever reason, have determined that it is to their advantage to do so. Indeed, an entire new publication has appeared with the apparent mission of wet-nursing this meme.

Meanwhile, others touting and promoting the new meme, urge industry-wide “boycotts” – the intellectual equivalent of book-burning — of anyone who dares question the legitimacy of the meme, or the possible motives of some of its proponents...”

Father and Son, How Often? Common Sense, and Manufactured Housing Industry Week in Review 10-21 to 10-28-2018

1. It can be interesting to observe a father and son.  ‘Whenever you encounter a problem, what do you do?’ father Tony asked 11 year old son Tamas (pronounced ‘tah mash.’) “Goal and solution orientation,” young Tamas promptly said.

 

2. How often do you want your marketing message seen or heard? Once or twice a month? Or would it be better if it was several times daily?

Do you want your marketing message seen by qualified candidates, the right target audience, or by those who might never give you, your product or service a second thought? 

The answers are obvious, aren’t they? It’s common sense.

Relevant background information is important for understanding an issue.

 

To understand why Dave Ramsey’s take on “mobile homes” [sic] as an “investment” for a home buyers matters to the industry and millions of manufactured home owners, Ramsey’s background matters.

Ramsey doesn’t claim to be a journalist, but everyone should care about using the correct terminology.

The Dave Ramsey Show is a three-hour, self-syndicated radio program and podcast, hosted by the eponymous finance author and speaker, that airs Monday through Friday from 2-5 EST. It is primarily broadcast from Brentwood, Tennessee,” says Wikipedia.

Per the Dave Ramsey Show “Fact Sheet,”

  • More than 4.5 million people have participated in Financial Peace University;
  • More than 13 million radio and digital listeners weekly to The Dave Ramsey Show;
  • More than 600 radio affiliates to The Dave Ramsey Show…”

Against that background, is the video from Dave Ramsey, posted below.

Ramsey’s YouTube page says, “Dave Ramsey explains why buying a mobile home is not a wise investment.”  That’s a problem for manufactured home owners, and for the industry, to the degree that it impacts the public’s perception.

 

 

Ramsey’s stock-in-trade is teaching people to get debt free, among other things.

A pair of other Ramsey “Fact Sheet” bullets,

  • More than 25 years of Dave on-air
  • More than 10 million books sold combined

Among his websites milestones,

  • 1992: Self-published Financial Peace
  • 1992: Began The Dave Ramsey Show
  • 1994: Began teaching Financial Peace University
  • 1997: Financial Peace becomes a best-seller
  • 1999: More Than Enough published and debuted a best-seller
  • 2002: The “Dave Says” column is launched in newspaper publications

The point for manufactured housing professionals?

Several, but let’s point to these.

1)    At least during this segment which was posted on  Oct 25, 2017, Ramsey fails to make any distinction between a mobile home, which haven’t been built since June 15, 1976, and a modern manufactured home, though he mentions the terminology.

2)    Perhaps Ramsey is unaware of the HUD PD&R that Manufactured Home Living News referenced several times, which documented that manufactured homes appreciated side-by-side with conventional housing.

3)    Or maybe the talk show celebrity doesn’t know the research coming out of the Pacific Northwest, that documents rising manufactured home values.

4)    Nor does Ramsey note – in those cases where mobile or manufactured homes lose value – why they do.  Industry professionals must know these and stand for the facts. Because they mirror the same factors that limit or cause the loss in value of a conventional house.  2008 wasn’t that long ago, when tens of millions saw their conventional housing drop in value.

5)    Where was the Manufactured Housing Institute (MHI) response to this Dave Ramsey segment?  It is part of the ‘other image campaign,’ that Marty Lavin blasted MHI for in their self-touted campaign.

Since that segment aired, FAU’s Ken Johnson statements that indicate that manufactured homes can be a good investment, even a superior one – using Professor Johnson’s formula.

New University Research Shaking Rent vs. Buy Beliefs in Housing, MH Industry Impact?

 

6)    Their is also the Urban Institute (UI) issued report that claims that manufactured homes appreciate, but at a slower pace then conventional housing. While that UI report has its own issues, that MHProNews has been fact-checking, that point on appreciation is worth noting.

MHLivingNews and MHProNews have promoted the obvious reality that Eric Belsky said.  Ramsey’s an intelligent fellow. Given the opportunity, Ramsey may well see it differently if he understands the combination of factors – including financing – that has limited manufactured homes.

  • Fact-based public education,
  • good lending options,
  • in a healthy economy,
  • with homes in good condition in an appealing location,
  • the law of supply and demand,
  • are what result in appreciation. Each of those are true for conventional and manufactured homes.

It should be the national umbrella association’s task to routinely reply to each and every falsehood.  Or to promote each and every good piece of news.  As MHI member Frank Rolfe noted, they don’t do so.

There’s good reason to believe MHI knows that rebutting falsehood is wise.  Their own prior chairman said there’s a good case to be made for that practice.

So why doesn’t MHI promote useful news that they don’t create?  Or why is MHI piddling-around with problematic advertorials, and videos that focus on only 4 members, that are barely getting watched?

 

As far as appreciation is concerned, it is insightful to see what the lender said in the article linked below.  Because he summarizes the drivers behind gain-or-loss of value in any form of housing, not just manufactured homes.

You don’t have to agree with everything that Frank Rolfe says or does to see the wisdom of having the national umbrella association’s task to include routinely replying to each and every falsehood.  Would that make a difference with widely respected professionals like Ramsey?  Could it hurt?

On the Dave Ramsey Show website, there was an episode where, “Dave speaks out against big taxes on the rich and invites people who disagree with him to call in and go head-to-head. In this hour, Dave argues about why the Warren Buffett rule is a lie and responds to a caller’s claim that many of the wealthy are irresponsible.”

Based upon that, one might think that Ramsey doesn’t seem to be a fan of the Oracle of Omaha.

So does Ramsey understand the role that Buffett’s “moat” plays in depressing the demand for manufactured housing in ways that benefit the widening of said Clayton/21st/VMF et al moat?

That’s a point that Berkshire Hathaway dominated MHI is unlikely to make.

This is another reason why no matter how nice most people or members at MHI may be, the organization itself needs to have their records forensically examined.  Buffett’s businesses need to have the widest possible array of inquiries. Once those investigations are accomplished, any and all legal action that are warranted should be taken.

That’s a key part of how the industry can break free of its still relatively low production and sales levels.  It is also the fact-based, logical key to making sure that manufactured home owners get the maximum value out of their housing investment.

Ross Kinzler on MH Communities, and Marty’s Lavin’s Back to the Cornfields

His remark came in part as a reaction to an in-depth look at the community sector by Marty Lavin, JD.

Tye has argued that public housing projects are ‘warehousing people,’ and cost taxpayers billions, while producing none of the advantages of home ownership. What to do about closing communities?  Redoing infrastructure is very expensive…beyond what future rents can amortize…unless those places gentrify.  Then their purpose changes,” Kinzler said.

Regardless of the cause, in most cases avoiding closures requires reduced vacancies and higher rents,” the award-winning Kinzler said.

MH Activist Group Responds to Manufactured Housing Institute (MHI) Orlando Meeting Protests

I won’t be at the MHI meeting in Orlando,” Dave Anderson, Executive Director of the National Manufactured Home Owners Association told MHProNews in an emailed comment.

NMHOA isn’t planning to participate,” Anderson said. “I don’t know if our state member group, Federation of Manufactured Home Owners of Florida, is planning to go. The state associations make their decisions independently.”

A follow up question to NMHOA on the above has not taken place as of the time this Daily Business News (DBN) post was drafted.

What Does The NMHOA Reply Practically Mean?  Who’s Not (Yet) Talking About Protests?

The Manufactured Housing Institute (MHI) has not yet responded to queries on if they’re taking precautions to safeguard members from the potential negative impact of protests.

MHI board members tell MHProNews that to this point, no formal notice or warning has been detected or transmitted by the Arlington, VA based group to their members.

However, sources say that several state association executives have quietly advised at least some of their key members about these concerns.

But a closer look at Anderson’s reply above may suggest what they may know is being planned by others in the activist, anti-business community movement.

Please return to the quote above, which was emailed by NMHOA’s Anderson. They said that they won’t “participate,” in what?   That could be an important clue, one more confirmation of what follows, below.

The other major activist group, see below, has both replied – and yet dodged the – heart of the questions.

Besides MHI’s silence is MH Action’s – Which are Different.

MHAction has pointedly acknowledged this trade publication’s inquiries.

But they have not yet confirmed or denied the reports that they are planning protests and disruptive activities.

Anderson and his colleague at NMHOA have been contacted about this several times, before the response above came in.  As the photo below – from the NMHOA website indicates – NMHOA features several protests.

NMHOA, and MHAction have both participated in anti-MHC or anti-Industry protests. Sources have advised MHProNews that what’s looming over the Orlando MHI meeting could be far more radical than anything the industry has previously experienced.  Photo credit, NMHOA website.

But sources tell MHProNews that the greater threat of disruptive activity could be from Kevin Borden led, MHAction.

More than one source associated with MHAction have indicated to the DBN – previously and recently – that disruption of the MHI Orlando meeting is on their planning table.

Informed sources have also told the DBN on MHProNews that it’s precisely MHAction, rather than NMHOA, that:

  • disrupting the MHI meeting,
  • capturing that with videos,
  • and posting such protest videos online after the event

as being more of Borden’s style.

Reminder – (Duh…) – Reporting is Not Endorsing

While most who have contacted MHProNews about this looming issue understand that as a pro-industry trade publisher, we are reporting.  However a few who admitted to skimming the news, rather than actually read the reports – had the false impression that this trade media platform is endorsing a protest.

Far from it.

As a prologue to the headline topic, macro trends are often overlooked for their potential impact on our industry.  Further, polarized politics can dim the understanding of an issue.

Let’s draw a bright-line distinction between those voting for ‘progressive’ causes, and their leaders.

There are also leaders who may seem ‘conservative,’ but whose business or political postures are harmful to those whose rights they claim to protect.

It’s necessary to clearly differentiate between the mass of voters – or non-voters – and specific titans or leaders of business, tech, and finance who influence the direction of the politicos of the two major parties.

Thoughtful Daily Business News readers will glean why the distinctions between voters – certain leaders with their spin – and macro trends are all critical to this rapidly emerging issue.

How the following impacts housing professionals will become clear, and will be underscored later below.

Anti-People Business, Policy Practices 

There are business, tech, and political leaders who essentially –  or de facto – are harming, opposing – or one might say, advancing hateful policies with respect to millions of people.

Sam’s Club “Scan and Go” app – like self-checkout – are ways of eliminating human jobs. While some politicos and pundits like to suggest that such tech advances have always resulted in more jobs, there are voices rising within and outside of our industry that suggest this time may be different. The need to create a defense for workers is now.

What all the above have in common is that they eliminate people from jobs.  Other examples could be added, but the point is made.

Previous Industrial Revolution vs. the Current Automated Revolution

On the one hand, in the past industrial revolutions, devices such as sewing machines or bull dozers enhanced the performance of humans.  People were still needed to operate those machines.

But in the current automated revolution underway, people are being replaced.  This is unlike farm workers moving to cities to find work in factories or shops. Now, there are no serious plans for replacing the human roles of tens to hundreds of millions – or billions? – of people.

The moral, business, economic, and political problems with the above or related ‘anti-people’ practices in society are numerous. What will be done with those millions of souls whose work is eliminated?  Will certain elite…care?

While some like Facebook’s Mark Zuckerberg are promoting policies that call for “universal income” – others for a $15 an hour minimum wage – these are among the issues that MHProNews has uniquely spotlighted within the industry’s trade media.  These policies have or could have serious impact on business and investments.

One reason in recent weeks and months the Daily Business News has been demonstrating the fallacies behind those concepts, is  precisely to lead up to points like today’s.  Such proposed plans may sound appealing to many, but so would $100 or $1000 an hour minimum wage.

Most estimates of the AI/Automation/Robotics trend are in the 35 to 40 percent range of human jobs ended. A Baby Step You Can Take, Starting Today

If you told the manager of every store you shopped that you:

  • will not use self-check-out,
  • to bring in the additional cashiers needed,
  • do so politely yet publicly, where other employees can hear,
  • then urge your friends to do the same — don’t you think they would respond?

We know from first hand experience that this can work, because we did so at a local Sam’s Club.  Employees that overheard, thanked us.  Customers also stepped up and did the same.  The next time we shopped, more checkout lanes were open, with humans managing the registers.

Jana Kasperkevic, Tiny Houses, Manufactured Homes & Financing

An early version of the saying, “the road to hell is paved with good intentions,” is attributed to Saint Bernard of Clairvaux,  (1091-1153), and that too remains true.

Jana Kasperkevic is a good writer who recently published an article for the Marketplace.org about tiny houses, and manufactured homes. The headline said, “Tiny homes seem perfect for most millennials, except for one big problem.”

In a catchy opening, Kasperkevic states, “Tiny homes seem like a perfect answer to most of millennials’ problems. They are affordable. They are minimalistic. The[y] [sic] are trendy. Except there’s one problem: Tiny homes are not considered homes when it comes to bank loans, making it hard for potential owners to find financing.”

Instead, they fall into a category with recreational vehicles and mobile homes called manufactured homes — homes that can be made in factory and then moved as needed. Often, they are paid for upfront or bought with funds obtained through a personal loan.”

While the portion of the paragraph quoted above following the “– homes…” is accurate, the first part of that paragraph is problematic.

Perhaps more troublesome to those who believe that facts matter are the two paragraphs she writes, as follows.

But that could change next year.

The Federal Housing Finance Agency has proposed a pilot program that would allow Fannie Mae and Freddie Mac to provide financing for buyers of manufactured homes. According to Bloomberg, the program could go into effect as early as January. And when it does, it could transform the tiny home industry.”

What the above does is represent that a tiny house is a manufactured home.  While it is true that some manufactured home producers are building what they label as a ‘tiny house,’ it is not accurate to say that every tiny house is a manufactured home.  There are other errors and oversights in the above, but let’s focus on mixing the terms, manufactured home and tiny house.

To be a manufactured home, a home must be certified by HUD, and have a HUD red, metal label.

Why Routine Media Engagement is Necessary for Industry Growth

MHI/NCC member Frank Rolfe has said that even since the Manufactured Housing Institute (MHI) has brought on first one, then another full time public relations professionals, he is still getting phone calls from media outlets who tell him that MHI will not speak to them by phone.

That, says Rolfe and others, creates an ongoing series of problems.

A source within MHI told MHProNews that some researchers call, when asked about certain topics, are told that they need to do a Google search for that, MHI couldn’t (wouldn’t) help them.

So, while several producers in the industry are seeking to tap into the tiny house movement, MHI has been less than fully engaged in addressing incorrect information, such as the article by Kasperkevic.

Lindsey Bostick, who is a millennial, works in the industry and owns a residential-style manufactured home, has explained why she believes the homes are a good fit for her generation, as well as others.

For example, she wrote that, “They make it look easy,” said Chris Galusha, president of the American Tiny House Association. “They are like, ‘Ta-da! We’re putting a tiny home here.’ Nobody realizes that behind those shows, there’s a lot of time spent with people negotiating or checking with building officials or taxing authority and stuff like that…”

…“I’m always in favor of having guidelines like building codes and regulations, because that protects everybody,” Galusha said.”

Manufactured homes are built to federally preemptive standards, the nation’s first and still only national building code for housing. Tiny houses aren’t necessarily built to any standard, as Galusha’s words imply.

 

What a Google Search Could Have Revealed

Had Kasperkevic done the Google search shown below, she would have found this article by RC Williams on MHLivingNews.  Williams’ article pointed out that financing isn’t the only problem; zoning is another big hurdle for tiny houses.

It obviously holds appeals to some,” Noffsinger stated, “but they aren’t built to a code, so placement can be a nightmare.”

As a manufactured home lender, Noffsinger added, “And since there is no building code, how do you finance one? By contrast, modem manufactured homes can be very residential, they too can have amazingly appealing features, and placement and lending is easier, because they are built to a federally preemptive building code.”

Tiny houses have received favorable media attention in recent years. But not enough attention has been focused on the fact that many, if not most, are not built to a building code, with some jurisdictions raising safety concerns,” said Mark Weiss, an attorney who is president and CEO of the Manufactured Housing Association for Regulatory Reform (MHARR).

MHARR’s president noted that tiny houses aren’t manufactured homes, as some may incorrectly think. He also lamented the difference in media attention the two housing types tend to bring.

By comparison,” says Weiss, “manufactured homes are built to a federal code which provides not only a safe, quality home, but multiple layers of protection for consumers — all at much lower price per square foot.  Which makes more sense?  And where is the favorable media attention for HUD Code homes?”

In fairness, Kasperkevic isn’t alone in the problems with conflating the various terminologies involved.  But journalists are supposed to be focused on getting the facts, and reporting accurately and without bias. RC Williams’ recent report on schooling the media is thus of value.

The Road Ahead

While several manufactured home companies are investing in providing solid information for customers and shoppers – including the one linked or others shown in the video above – there is still more work to be done. What should be apparent from those who study the issues is that those who invest in getting the facts straight are growing at a more rapid pace than the industry at large currently is, as seen linked here.

The National Association of Home Builders (NAHB) has expressed support of President Donald Trump’s actions to roll back the Dodd-Frank Act.

As Daily Business News readers are aware, President Trump signed an Executive Order to begin the rollback process that will direct the Treasury secretary to review the 2010 Dodd-Frank financial oversight law, which reshaped financial regulation after the 2008-09 financial crisis.

Dodd-Frank is a disaster, said Trump, during a meeting last week with small business owners, including NFIB President and CEO Juanita Duggan

We’re going to do a big number on Dodd-Frank.

We support common-sense regulations to protect American consumers and preserve our nation’s banking system, however, the tight lending conditions created by Dodd-Frank are preventing too many home builders from receiving loans and restricting mortgage financing to credit-worthy borrowers.
