The System has been Rigged,” the 45th President of the United States (POTUS), Donald J. Trump, has said. He understands these realities.

POTUS Trump undertook to break the grip of those who’ve rigged the free markets that harm the opportunities, and diminish the dignity of tens of millions in our Republic.

That’s a worthy topic to consider on Flag Day, which happens to be the President’s, and this writer’s, birthday.

Millions have been misled by flawed education, and agenda-driven opinions masquerading as facts or news.

Dignity flows from many factors, including:

  • the pride of work,
  • rising earnings,
  • maximum opportunities,
  • innovation,
  • enriching human relationships,
  • the spiritual life,
  • a growing net worth,
  • which can be fueled by the security, and pride of home ownership.

The bullets above yields a healthier society, happier people, and offers the additional benefit of reducing the costs for government at all levels.

Someone making a basic wage is unable to buy the typical, conventional house in America.

But millions priced out of conventional housing can buy a manufactured home.

When millionaires and even billionaires own a manufactured home, the rest ought to consider its wisdom too.  For example, POTUS Trump supporter and performer Kid Rock is one of those who owns a private jet, a Rolls Royce, and a manufactured home.

America First, Economic Nationalism are Common Sense

Peace, prosperity and security are all supported by the president’s most recent deal on behalf of Americans, Koreans, the people of Asia, and the nation-states of the world.

America First” is common sense.

Placing one’s homeland first is part of a new geopolitical framework the president is creating. It recognizes the inherent goodness of nationalism and cultural pride.

POTUS’ move away from globalism is a step toward the proven principles of solidarity, and subsidiarity.

Someday, historians may say that pragmatic economic nationalism, personal or cultural pride, solidarity, and subsidiarity are key contributions of what can be called “the Trump Doctrine.”

 

Tariffs and America First

There are elitists across the political spectrum that don’t understand, or won’t admit to, the fundamental common sense of economic tools such as tariffs.

By contrast, the president embraces their use.

When America was a young nation, tariffs protected our farmers and factories. Before the income tax, when the federal government was smaller, tariffs protected American jobs, plus paid much of the federal government’s expenses.

The New York Times and MHProNews surveys both suggested that manufactured home owners were among the once “forgotten Americans” who supported President Trump.

Those home owners deserve the dignity and respect of being manufactured home owners.

A simple president tweet in support of those manufactured home owners could be a useful step to restoring their dignity, often robbed by elitists politicos whos slammed them as deplorables.

Enhanced preemption, education on the realities of manufactured homes vs. the myths, and proper lending access could transform America in short order.

That can be done via enforcement of existing law.  It would cost very little to the federal or local governments.  It would increase the property tax base.  It would increase the net worth of Americans.

God is modest, and the Creator understands the notion of saving the best for last. The American Dream is tied up with faith, flag, family, and fortune.  Hebrew and Christian Scriptures prove that the Ten Commandments protect private property.

God isn’t a socialist.  God’s Word enshrines free enterprise, and private property.

President Trump’s taking action that protects faith communities, defending the use of the phrase merry Christmas, and protect Life, Liberty, and Property are Godly principles.

These are all concepts worth to reflect on this day, and every day.

Clayton Homes’ “Robots” – Automation’s Role in Warren Buffett’s Berkshire Hathaway’s “Durable Competitive Advantage” in Manufactured Housing

The opportunity to change our industry’s image is tremendous today.  There’s never been a better time to change it,” says Keith Holdbrooks, President of Clayton Building Group, in a carefully crafted video, posted further below.

 

Robotics and automation are playing a role in that image and the Clayton reality, as will be revealed in this report.

In a release to the Daily Business News, Clayton identified themselves as “a national home builder and Manufactured Housing Institute’s 2017 Manufacturer of the Year…”

Besides changing the “industry’s image,” what Clayton is striving to do is carefully advancing their own image too.

As MHProNews has previously reported, Warren Buffett’s “the Moat” strategy promote the concept of a “durable competitive advantage.”  Readers can finish this column, and later circle back to the in-depth look at Buffett’s thoughts on the issue linked below, or in the Related Reports at the end. Those reveal what Kevin Clayton, the CEO of Berkshire Hathaway owned Clayton Homes, has said for years about how to get and keep a durable competitive advantage by using and expanding Buffett’s principle of “the Moat.”

Robots and Automation

The soft musical undertones in the video are part of that image crafting, for which Clayton has hired a branding team.  Clayton previously told the Daily Business News via a release that “Clayton Homes has selected Made Movement (Made) to handle strategy, digital experience design and advertising for the brand.” The “Have it Made” campaign, some observers say, promotes the Made agency, as well as Clayton.

Clayton’s recent acquisition of yet another site builder – Brohn Homes of Austin, one of Texas’ largest privately-owned homebuilders – are all part of their drive to “world domination,” as Builder put it, in two different articles.

The key to Clayton’s tech, robotics and automation-fueled offsite-site build business-model bid for world domination of lower-priced new homes,” said Builder, a statement that Clayton’s social media page endorsed by posting it.

 

“World Domination”

About five years ago, leadership called on us to do what it took to make [Berkshire Hathaway unit] Clayton a world class company,” says Rick Boyd, director of operations, working out of the enterprise’s Maryville, Tenn.-based headquarters. “We didn’t know what that was. So we had to define what that meant, and that process gave us three pillars of priority: team member experience, customer experience, and leadership.”

It is interesting to note that in their release, Clayton cited Starbucks and Google as their examples of companies to study and emulate.

Google is drawing fire for being monopolistic, if they’re not already an outright monopoly. Those are the positions governmental actions in Europe and the U.S., as well as civil litigation, are underscoring.  And although Starbuck’s has a history promoting inclusiveness, their president recently publicly apologized for racially insensitive actions at one of his stores. Sound familiar?

Starbucks, Google and Berkshire’s Clayton each arguably have their own moats, in their respective spaces.

Velvet Monopoly?

While the have it made people are crafting one image, another is emerging too, across the left-right media and political divide.

That image is of Warren Buffett being portrayed by some as the creator of a new forms of ‘company stores’ and ‘company towns.’  In those Buffett towns, Berkshire is:

  • earning a few cents a day per households from the sale of Heinz ketchup – with millions of families using their products daily,
  • earns a thousand (+/-) dollars or more annually from millions of GEICO policy holders,
  • wants you to stop at Dairy Queen for Fan Food ®,
  • buy your sweet heart some See’s Candies,
  • and hopes to sell you a home – either through their real estate division, or from their growing footprint of conventional or factory-built homes.

Beneath that velvet glove image they are grooming at Clayton, is another story.  It is told by retailers like “Kevin Carroll, former owner of a Clayton-affiliated dealership in Indiana, as saying that if he steered customers to a Clayton lender, he got “a kickback” in the form of a discount on his business loans. Carroll later went out of business and sued Clayton for fraud, but the case was dismissed,” per Omaha, a Berkshire owned business.

Warren Buffett, say critics, is building a new type of “company town.” Like the proverbial slow boiling of the frog in a pot of water, the placid pace nevertheless has an impact over time. Clayton has gone from an large also ran in 2002, prior to Buffett’s takeover in 2003, to some 50 percent of the industry by 2018. Monopoly?

It was part of a response to the controversial Seattle Times reports about Clayton, which opponents of the Clayton/Berkshire/MHI backed Preserving Access to Manufactured Housing Act used to give a black eye to the essentially the entire industry.

A competitor – a non-MHARR member, that is a MHI member builder – tells MHProNews that Clayton is poised to do even more with robotics.

Because of the new tax law, that senior executive says, Berkshire can pump more money into Clayton.   Indeed, “The Tax Cuts and Jobs Act recently signed into law by the President includes multiple provisions increasing depreciation,’ says KTLIP. And if that HUD Code builder executive is correct, putting more into automation and robotics could more rapidly be expensed.

The result?

A new kind of durable “moat” competitive advantage will be gained by Clayton over their competitors over time.  Velvet gloves, tossing sharks into the moat’s water, that’s the image that Buffett himself has arguably painted, in his own words.

 

 

Will Trump Administration Reforms Fuel More Completion?

But the new tax law and regulatory roll back will work in more than one way.

If there is a change in the makeup of the House and/or Senate after the 2018 midterms, will Democrat Buffett benefit anew?  Will his hand-picked politicos once again promote heavier regulations?

As MHProNews has reported, a long time MHI member told the Daily Business News that Clayton and the other big companies have ‘figured out how to get smaller companies to pay for what they want, using the Manufactured Housing Institute.’

That too fits the use of non-profits by Berkshire and Clayton.

Berkshire’s Clayton benefits during heavy or lighter regulations.  Are they lifting the industry, as Clayton and their incentivized apologists and paid promoters say?  Or are they slowly killing off competitors, via their slow-motion, sharks-in-their-moat strategy dictates?

Warren Buffett has said he won’t attack the president. But Buffett has surrogates. Buffett’s son has sought to undermine President Trump, as have others in the Berkshire orbit. Clayton issued a recent press release that claims to support the president’s agenda. But are Kevin, Keith, Tim Williams/21st Mortgage, or Eric Hamilton at VMF – all Berkshire brands – going to go against Buffett’s public positions?

These are questions that Trump Administration officials will have to answer as they examine concerns over monopoly that are being raised about Berkshire’s manufactured housing (MH) brands, with concerns from voices inside and outside of the MH Industry.

Independent producers, retailers, communities, lenders and others in the factory-built home industry will have to answer these questions about the growing Clayton/Berkshire moat too.

What is certain is that Clayton’s market share has been growing.  Yet, per prior reporting, their own percentage of growth in sales year over year is at a slower pace than the industry at large. Is that a kind of indirect proof that their marketing isn’t working quite as planned?  Are they a beatable monopoly?

There’s a clear disconnect, and that’s one more data point that the MH industry needs to sit up and take notice about.”

Kovach says the need is to get to the root issues that keep the industry from advancing. While MHI promotes Berkshire’s desires, are they ignoring – or undermining – the kind of work that has proven effective in local markets?

Are They Among the Best Advocates for Manufactured Housing and Manufactured Home Living?

Case-Shiller Numbers Release make Case for Manufactured Housing

New numbers released from the S&P CoreLogic Case-Shiller U.S. National Home Price NSA Index this week, show a 5.8 percent annual gain in March, up from 5.7 percent in February.

The numbers represent a 33-month high.

According to Builder, Seattle, Portland, and Dallas reported the highest year-over-year gains among the 20 cities measured. Seattle led the way with a 12.3 percent year-over-year price increase, followed by Portland coming in at 9.2 percent, and Dallas finished with an 8.6 percent increase.

Home prices continue rising with the S&P CoreLogic Case -Shiller National Index up 5.8 percent in the year ended March, the fastest pace in almost three years,” said David M. Blitzer, Managing Director and Chairman of the Index Committee at S&P Dow Jones Indices.

While there is some regional variation, prices are rising across the U.S. Half of the 20 cities tracked by the S&P CoreLogic Case-Shiller indices rose more than 6 percent from March 2016 to March 2017. The smallest gain of 4.1 percent, in New York, was roughly double the rate of inflation.”

Prior to seasonal adjustments, the National Index posted a month-over-month gain of 0.8 percent in March, and after seasonal adjustment, the number showed a 0.3 percent month-over-month increase.

Sales of both new and existing homes, housing starts and the National Association of Home Builders’ sentiment index are all trending higher. Over the last year, analysts suggested that one factor pushing prices higher was the unusually low inventory of homes for sale. People are staying in their homes longer rather than selling and trading up,” said Blitzer.

If mortgage rates, currently near 4 percent, rise further, this could deter more people from selling and keep pressure on inventories and prices. While prices cannot rise indefinitely, there is no way to tell when rising prices and mortgage rates will force a slowdown in housing.”

The Impact… and the Opportunity 

Blitzer’s comment regarding home prices and pressure on inventories presents an interesting scenario.

Numbers from the National Association of Realtors (NAR) last week showed existing homes stayed on the market for less time in April than in any month since 2011, but tight inventory drove a decline in existing home sales over March’s record pace.

Demand from buyers is still far exceeding the available supply, leading to both the decline in existing home sales and the fact that homes are flying off the market,” said Lawrence Yun, NAR’s chief economist.

Demand is easily outstripping supply in most of the country and it’s stymieing many prospective buyers from finding a home to purchase.”

Yun continued, focused on the root of the issue.

Realtors continue to voice the frustration their clients are experiencing because of the insufficient number of homes for sale,” said Yun.

Homes in the lower- and mid-market price range are hard to find in most markets, and when one is listed for sale, interest is immediate and multiple offers are nudging the eventual sales prices higher.”

The challenges referenced by Yun show a site built housing market that is, by all accounts, upside down. Demand for affordable housing is outstripping supply, keeping those who would otherwise be able to realize the dream of home ownership from doing so.

Customers quickly discover that when home shoppers give a good, careful look at today’s residential style manufactured and modular homes, many are saying ‘yes.’

With interest rates rising, and more cities considering or being urged to accept manufactured homes as infill, the manufactured home industry’s opportunities are rising.

As the Daily Business News has covered, the Manufactured Housing Association for Regulatory Reform has made similar points, and is calling for a full implementation of the law – notably the Manufactured Housing Improvement Act of 2000 (MHIA 2000) – as a key way to fuel more industry sales to meet the demands of an affordable home-hungry public. ##

In Penticton, British Columbia, Canada, modular building manufacturer Britco laid off most of its employees earlier this month, in what the company is calling a “curtailing.”

According to Infotel CA, Western One, Britco’s parent company, announced the sale of Britco’s rental and U.S. manufacturing businesses on March 6 to Black Diamond Group, along with a group of investors led by Britco USA’s management team.

Black Diamond Group provides workforce accommodation, modular buildings, energy services, and full turnkey lodging and major project solutions including planning and management, logistics, and catering to customers in Canada, the United States and Australia.

Western One is evaluating strategic options for Britco’s Canadian manufacturing operations, which continue to be negatively impacted by the recent downturn in western Canadian markets,” the company said in a press release at the time.

About one month later, Western One announced an agreement with Triple M Modular Ltd. to buy Britco’s Canadian operations.

The layoffs in Penticton were announced the same day.

I can’t say how many employees are affected by the layoff, but a few employees are still at work reconfiguring production lines at the facility,” said Meghan Cairns, Britco Manager of Marketing and Communications.

We have curtailed our production line at the moment because we’re reconfiguring the plant to build both single family homes and commercial projects.”

Cairns was also careful to point out that the company hopes to bring back employees in the future, based on need.

We’re not shutting the doors, just a curtailing for now. We’re still committed to the Penticton community,” said Cairns.

The intent of the company is to reopen the plant, the future date of which is unknown at this point.”

NAHB Home Builder Confidence Report Released

In the latest report from the National Association of Home Builders (NAHB), homebuilder confidence was down in February, after the November elections boosted the index to an 11-year high.

According to MarketWatch, the index fell 2 points to 65 in February, which puts it “solidly above” the 2016 average of 61 and in what the NAHB calls a “more normal range.

 

Overall, economists had forecast an uptick to 68 in February. Readings over 50 signal improving conditions.

The three sub-components of the index were down in February, with the current sales condition gauge falling one point to 71, while the measure of sales expectations over the next six months slid 3 points to 73.

The component that gauges buyer traffic fell five points to 46, putting it back below the neutral line.

In the near term, we expect a slight moderation in housing activity owing to higher mortgage rates, but the picture for 2017-18 remains one of modest trend improvement,” said Michael Gapen, an economist at Barclays.

Overall, the forward-looking indicators – a good predictor of housing starts activity six months ahead – remain on a strong footing, and we continue to expect a steady, albeit modest recovery in the housing sector this year.

The NAHB index does not sync perfectly with the pace of construction activity, but if builders have more favorable assessments of business conditions, it usually indicates a stronger pace of construction.

Recently, builders have been breaking ground on only about two-thirds of the number of homes as their long-term average even as housing shortages are driving up costs for renting and buying. The NAHB cites more expensive and scarcer lots and labor, as well as increased regulation, for the slower pace of construction.

As the Daily Business News covered recently, the NAHB has been supportive of the moves from the Trump administration, including the proposed rollbacks of Dodd-Frank.

Modular Builder Acquires Retailer, Misconceptions Corrected

Silverpoint Homes, a West Virginia-based company that specializes in the sale and construction of modular houses, is the new owner of the former Nationwide Homes of the Triad in Whitsett, North Carolina.

According to Triad Business Journal, this is the second location for Silverpoint Homes in the state, with the other located in Lincolnton. 

Most of the business will remain the same as it has been for more than a decade. Silverpoint will continue to sell nothing but Nationwide Homes,” said Adam Peterson, general manager of Silverpoint’s Whitsett location.

Silverpoint will retain former employees, including three sales representatives, a site coordinator and an administrator. We hire subcontractors for construction work, which includes building foundations, porches and completing interior work once a modular home has been placed.

Peterson also shared his thoughts on many people not understanding the difference between modular and manufactured homes, which included incorrect statements made by Peterson himself.

Modular homes are built inside a factory in modules, which are then trucked to construction sites. Cranes are used to set the modules on permanent foundations. Construction of modular homes must comply with the N.C. Residential Building Code.” said Peterson.

By comparison, manufactured houses are built on a non-removable steel chassis and are held to a less-stringent building code. They’re typically referred to as ‘mobile homes.’”

Manufactured homes are held to strict federal HUD code for building standards, and they are also constructed in a factory. Also of note, a mobile home has not been constructed in the U.S. since June 15, 1976.

The misconceptions about “mobile homes” are, in most cases, a result of comments like those made by Peterson, which media outlets continue to run with.

Modern manufactured homes, as mentioned prior, are built to strict federal housing guidelines, and in many cases look, feel and function just like a site built or modular home.

Also of note, Peterson said, “the cost of buying a modular home is about 20 to 30 percent less than a similar site-built structure. Both appreciate in value and a modular home can be ready for occupancy in about three-to-five months.

It should be noted that while modular homes offer savings over site built homes, manufactured housing is often 25 to 30 percent cheaper than modular housing, due to the extra costs related to onsite assembly.

Canadian Modular Home Builder Provides Update on African Market Launch

Enerdynamic Hybrid Technologies Corp. (EHT) provided an update this week on their Letter of Intent to build 50,000 homes in Ivory Coast for a branch of its military.

In a story covered by Daily Business News writer Matthew J. Silver on December 16th, Maple Leaf Holdings SA, of which EHT is a shareholder, was slated to construct two, three and four bedroom homes utilizing the company’s sustainable Advanced Modular Housing System for Foundation General Akissi, which provides military housing for the government.

EHT tells MHProNews that it was anticipated that the contract for the delivery of 50,000 homes would be finalized in January 2017 for a build-out of 10,000 home tranches with an update to be provided at that time.

As of January 30th, the company and the Foundation have started negotiations on the contracts necessary to begin the project and anticipate finalizing the agreement by early March. EHT has recently completed the installation of two fully equipped housing units, one off-grid/self-contained unit and the second configured as a net-metering system.

We were several weeks behind schedule in the completion of our sample units and the finalization of the contracts for this opportunity due to the holidays,” said EHT CEO John Gamble.

Tiny Prefab Builder Takes His Show on the Road

Patrick Kennedy, owner of Panoramic Interests, a San Francisco, California based developer specializing in prefab homes, believes he has a partial solution to the Bay Area’s chronic homelessness problem.

Now he’s invited the East Bay city of Berkeley to take a look at that solution with a prototype installed next to City Hall.

According to Berkeley Side, Kennedy, whom the Daily Business News covered recently in his quest to solve the homeless challenge in San Francisco, believes the answer lies in the MicroPAD — a fully furnished, 20 by eight foot steel box, reminiscent of a shipping container that’s designed to house one person, or possibly a couple.

The formula? Stack many of them on top of each other, and they become a building of small housing units.

Homelessness has reached a boiling point, and it’s going to get worse,” said Kennedy.

This is a way of creating fast and effective permanent housing for people without homes. And many people are just one paycheck away from being homeless.

Kennedy hopes to build micro housing in Berkeley and nearby Oakland, with an overall goal of providing housing for 5,000 Bay Area homeless people in the next five years.

The Berkeley city council appears to be open to the idea. Council members Ben Bartlett and Linda Maio put an item on the council meeting agenda recently to discuss the units.

The recommendation is that the city identify public land where such housing could be erected, obtain zoning and permitting approval for a 4-story, 100-unit building, identify a housing nonprofit to manage and operate the property, and establish criteria to determine who would be eligible to live there.

I ran across micro-units about a year ago and I was really excited,” said Bartlett.

Having people on the street is a huge concern for me and my constituents. The waiting time for housing for many of the homeless is over a decade and the funding sources for supportive housing is drying up. This could be a way to build housing rapidly and cheaply — it looks like a silver bullet.

As was the case in San Francisco, Kennedy is aware his proposals will be met with some scrutiny, and perhaps resistance, in Berkeley.

He also believes there is an urgency to address the ongoing housing crisis, and that there are options for funding.

Paying for housing city by city is problematic,” said Kennedy.

Why should Berkeley fund it all? Homeless people are not citizens of any city. It would make sense for the county, or even the state to fund it, to spread the burden, use some creative financing.

At least one member of the homeless community is already scrutinizing the idea.

Me and one of my friends have seen the MicroPAD and it doesn’t look very well built,” said Mike Zint, founder of First They Came for the Homeless.

Zint and other advocates support building “tiny homes” as a solution.

Homeless advocate Mike Lee said that he believes tiny homes can be built for $10,000 each.
