Michigan Manufactured Housing Association Announces Changes

The Michigan Manufactured Housing Association (MMHA) tells MHProNews that it is renaming the organization’s nonprofit foundation as The Tim DeWitt HARVEST Education Foundation, in tribute to his nearly four decades of service to the organization.

Dewitt originally founded the HARVEST Education Foundation in 1995, and to date the organization has awarded $304,575 in financial scholarships to 569 students, some of whom are interested in pursuing a career in the manufactured or modular housing industries, recreational vehicle or campground industries and the self-storage industry.

Renaming the scholarship was the least we could do to honor the leadership and dedication Tim DeWitt gave the organization over the past 39 years,” said Bill Sheffer, executive director of MMH/RVCA and the Self-Storage Association of Michigan.

As a result of Tim’s vision and passion, he has ignited interest in the business to a new generation.

DeWitt also spearheaded a HARVEST fundraising effort in conjunction with the 50th Anniversary of the Detroit Camper & RV Show in 2016, which raised nearly $50,000.

The generosity of our members is wonderful,” said DeWitt. “Their donations are spearheading the growth and development of the RV, manufactured and modular home and self-storage industries.

DeWitt began at MARVAC in 1977, and became executive director in 1984. Bill Sheffer, who has been with MARVAC since 1995, succeeded DeWitt on July 1, 2016.

As Daily Business News readers are aware, the Michigan Manufactured Housing Association (MMHA) is one of Michigan’s oldest trade associations, founded in 1941, and represents the manufactured and modular home industry in Michigan.

Industry Lender Announces Name Change

In a story that we first covered last week, San Antonio Federal Credit Union (SACU)/CU Factory Built Lending (CUFBL)/Mountainside Financial tells MHProNews that they have changed their name to Credit Human Federal Credit Union.

The change of name better reflects the credit union’s commitment to improving the lives of those they serve, regardless of location.

 

We are not merging, being acquired, changing our membership guidelines or management. Our products and services will remain the same,” the credit union told MHProNews.

The people you’ve known and worked with will continue to be there whenever they are needed. We are simply deepening our fundamental focus as an organization that positively affects the financial health of our members and the communities in which they live.

While the legal name change has already taken place, the full transition to the new Credit Human Federal Credit Union branding will be gradual, and is scheduled to take place over several months. Until that is complete, the credit union will continue to do business as SACU/CUFBL/Mountainside Financial using those brands and logos.

County Levies Stiff Fine in Dakota, as Trump Primes XL Pipeline

In a case that dates back to 2014, Williams County, North Dakota officials have re-instituted a $1.2 million fine against Western Petroleum LLC and its parent company, Pilot Thomas Logistics.

According to the Williston Herald, the fine is a result of failing to pay fees and comply with zoning regulations while it was operating company housing several years ago, including modular homes and RV’s.

County commissioners voted unanimously to levy the fine on January 16th, and the amount levies a $1,000 fine per day for each day that the company has failed to pay fees for non-renewal of a conditional use permit, being out of compliance with zoning regulations and operating temporary housing.

Back in 2014, the county commission imposed a $29.6 million fine against Western Petroleum after officials discovered the lapses. That fine was calculated by determining how many days each unit had been out of compliance, at a rate of $1,000 per day.

In response, the company filed suit in district court, where a judge upheld the fine. Attorneys then appealed the decision to the state supreme court, which ruled that the amount was calculated improperly.

In the appeals court opinion, the fine can be assessed daily against a site, and cannot be based on the number of residential units present.

An attorney for Pilot Thomas Logistics pointed out that the company has also filed a suit in federal court, and a judge has issued an injunction as the case progresses through the court system.

It’s our contention that any action by this board would be in violation of a federal court order,” said Andrew Shedlock after recommending that the commission wait to decide on fines.

Commission chairman David Montgomery disagrees, and says the fines are unrelated to the case, as they were levied before the company took the issue to court.

Trump Makes Moves on Keystone XL, Dakota Access Pipelines

President Donald Trump took executive action yesterday, signing orders to advance both the Keystone XL and Dakota access pipelines, reversing Obama Administration actions to stop them.

According to CNBC, the orders will make it easier for TransCanada to construct the Keystone XL pipeline and for Energy Transfer Partners to build the final uncompleted portion of the Dakota Access pipeline.

The executive actions are subject to terms and conditions to be negotiated by the United States,” said President Trump. ##

Clayton Homes Announces New Division

Clayton Homes, one of the nation’s largest builders of manufactured housing and a subsidiary of Warren Buffett’s Berkshire Hathaway (BRK/A), tells MHProNews that they have launched a new division of the company that will deliver homes from home building facilities to retail home centers.

Clayton Home Transport will be a part of Clayton home building group, the company’s home building and manufacturing division.

Our new fleet of trucks will allow us to deliver our homes, using quality equipment, to provide a world-class customer experience.

Clayton held a ribbon-cutting ceremony at its Clayton Appalachia home building facility in Andersonville, Tennessee on December 8th to celebrate the rollout of its new division and the introduction of its new fleet of trucks.

The initiative was designed to better control the process between the Clayton Appalachia home building facility and the retailers it serves. It will also provide additional transportation capacity for the facility.

Now, we can control and care for our homes on the road,” Holdbrooks said. “Our drivers spend weeks of their training in the home building facility learning all the processes and safety procedures before they deliver any homes.

Clayton Homes, a subsidiary of Warren Buffett’s Berkshire Hathaway (BRK/A) has announced its commitment to make the home buying process an outstanding experience for customers during every single step.

With the release of a news infographic, They can now guide the customer through the experience of shopping for a home.

Agency Offers “Mobile Home Improvement Loans” for Communities and Homes

A  Montana and Idaho nonprofit agency has launched a program to help people who live in what they called “mobile homes” to make repairs and improvements without having to resort to taking out high interest loans.

Missoula based Montana and Idaho Community Development Corp. (MICDC) is rolling out the new Mobile Home Improvement Loan Program, per the Missoulian.

As Daily Business News readers are aware, most references to “mobile homes” by publications are incorrect, as the last mobile home was built in the U.S. in 1976.

In this instance, about 20 percent of the homes in Montana and Idaho are pre-HUD code homes, which means that they technically are mobile homes. Missoula resident Laila Huson was the first person to be approved for the program, and took out a loan of 3200 dollars. The amount the borrower pays monthly on the loan is on a sliding scale and based on monthly income and expenses.

Every year, we go up on the roof to try to seal the leaks, but it’s an aluminum roof with the hot and cold expanding and contracting, it’s a regular problem,” said Huson.

Most places where I could get a loan would charge a 36 percent interest rate and require me to use my car as collateral. If I missed a payment due to illness, I could lose my only means of transportation.

Dave Glaser, President of the MICDC, says that mobile home owners tend to have a significantly harder time with financing for home repairs, which can lead to uncomfortable and unhealthy living conditions.

He also decided to take the extra step of having his staff go door to door in Huson’s community to share information with residents about the program. The loans can also be used by communities for things such as playgrounds, lighting, signage, and landscaping.

These are really low interest rate loans,” said Glaser. “The exact interest rate depends on the borrower, but it’s far better than what they could expect to find elsewhere. The idea is to help them afford these upgrades and make them affordable to their cash flow on a case by case basis. We take a look at the family’s income and help them decide upon an interest rate and a loan amount they can afford.

HUD Announces Record $1.9 Billion in Grants to “End Homelessness”

On December 20th, the Department of Housing an Urban Development (HUD) announced that it has awarded a record $1.95 billion to numerous homeless assistance programs across the U.S., including Puerto Rico, Guam, and the U.S. Virgin Islands.

As part of the Obama Administration’s effort to prevent and end homelessness, the U.S. Department of Housing and Urban Development today awarded a record $1.95 billion in grants to nearly 7,600 homeless assistance programs across throughout the nation, including Puerto Rico, Guam, and the U.S. Virgin Islands,” HUD said in a prepared statement.

The awards, know as “Continuum of Care” grants, are intended to “prevent and end homelessness.

Per CNS News, HUD is urging states to spend the grant money on their “highest-performing local programs that have proven most effective” in reducing homelessness.

Today marks another critical investment in support of those working each and every day to house and serve our most vulnerable neighbors,” said HUD Secretary Julian Castro.

We know how to end homelessness and will continue to encourage our local partners to use the latest evidence to achieve success. These grants support proven strategies to end homelessness once and for all.

Among the states receiving grants, California will get the largest share a total of $352,946,617 for 933 local homeless-assistance projects, followed by New York with $195,920,284 for 621 projects, Illinois $104,862,190 for 416 projects, and Pennsylvania $100,357,941 for 515 projects.

Among the states receiving the least in grants are: Wyoming, $291,611 for 5 projects, South Dakota with $1,264,095 for 10 projects and North Dakota receives $1,903,991 for 20 projects.

The Solution for Homelessness, Hiding in Plain Sight

As Daily Business News readers – and forward looking manufactured housing professionals and investors know –  manufactured homes provide a quality, affordable solution to the housing challenges that the nation faces.

A growing number of mainstream media, as well as federal public officials and politicos in both major parties agree on that fact, as is reflected in the Julian Castro video posted below.

MHI and MHARR have both welcomed incoming HUD Secretary Dr. Ben Carson.

Dr. Carson has been invited in an open letter by our publisher to better understand the potential for manufactured housing to save on federal budgets, while offering free market solutions that can cut homelessness and increase independence rather than dependence.

With the U.S. Census Bureau reporting an average manufactured home price of $66,000 (see 2016 manufactured housing fast facts report, linked here), the manufactured housing industry could provide 29,545 homes with the $1.95 billion in grants that HUD has made available. Leveraging that same sum could raise that by a factor of 10 to 20. Using a more modest model manufactured home than the median or average size would further increase the potential impact the total numbers served by such government programs.

Over time, following that pattern, federal and any matching state/local spending could be cut, while dramatically improving the lives of each of those touched.

The solution to affordable quality housing is hiding in plain sight. ##
