HUD and Census Bureau Report, New Housing Sales, April 2018

WASHINGTON, D.C. The U.S. Department of Housing and Urban Development (HUD) and the U.S. Census Bureau jointly announced the following new residential sales statistics for April 2018,” said the joint release to the Daily Business News.  

 

New Home Sales 

Sales of new single-family [conventional] houses in April 2018 were at a seasonally adjusted annual rate of 662,000. This is 1.5 percent (±11.8 percent)* below the revised March rate of 672,000 but is 11.6 percent (±23.7 percent)* above the April 2017 estimate of 593,000,” per their statement.

Sales Price

The median sales price of new houses sold in April 2018 was $312,400. The average sales price was $407,300.  The trend lines are as shown. 

Those prices included the land.

For Sale Inventory and Months’ Supply

The seasonally adjusted estimate of new houses for sale at the end of April was 300,000. This represents a supply of 5.4 months at the current sales rate,” the two federal agencies said.

If they all magically changed their tune tomorrow, one would still have to ask the questions that a good journalists should, like – Why?

Research on affordable housing – including manufactured housing – related issues have been, and are being done by the CFPB, per Congressional and other sources.

The CFPB has already publicly referenced in a report MHProNews as a source.

Website software – which doesn’t know specifically who is on the site – does ‘sniff’ a .gov, .edu, .mil, .org, and other extensions that become data which inform our operations and management that a healthy percentage of researchers are on the MHProNews and MHLivingNews websites daily.

There is an increasingly referenced “deep state” in Washington’s “swamp.” Senator Bernie Sanders, and the President of the United States (POTUS), Donald J. Trump, are not the only ones who’ve spoken about the “rigged system.”

There’s no president who has not invoked God’s name numerous times during the course of their presidency. Candidates for public office do so too.

Some of his opponents have called the president a tyrant, or a would-be dictator. Someone can laugh, but still disagree with the premise of a cartoon. Among the demonstrably (false) claims against the 45th president is that he’s a power-hungry tyrant. In business, he had capable people, and delegated authority. He’s doing so in operating the federal government too. That doesn’t mean he’s hands off, it means he gets expert or good counsel, and then makes decisions.

Manufactured housing (MH) has been steadily rising for years, but is still struggling compared to its historic levels and current potential.  Not always with MH in mind, but the forces inside and outside of manufactured housing that have held the industry back have very much worked to keep the status quo going.

But, the savings in life, limb, and costs will quickly add up.

The True Meaning of the Word, Radical

Some misuse or misunderstand the meaning of the word, radical.  It comes from the word root, in Latin, radix – and the meaning is to get to the root cause of an issue or problem.

Manufactured Housing Facts 2017, By the Numbers

ManufacturedHomeIndustryFactsDailyBusinessNewsMHProNewsThe U. S. Census Bureau recently published data and projections on manufactured home sales for 2017.

The seasonally annually adjusted rate (SAAR) projections suggest that 2017 will finish with some 92,000 new HUD Code manufactured housing units built this year.

Using data from July 2017, the Census Bureau said that the ‘average’ manufactured home sales price was hovering around $75,000.

Seasoned MH Industry professionals and investors know that this average sales price number – a mix of the single- and multi-sectional pricing – has and will climb steadily.

As wages are rising, so too are the prices of the commodities used to build a manufactured home.

One manufactured home cost item that’s held fairly steady this year has been fuel.

Fuel is needed in the transportation of products to production plants, and with finished homes to shipped to retailers, communities, or to so-called builder/developers. GasBuddy reported on January 4, 2017 that “The average cost for a regular gallon of fuel is expected to spike to $2.49, up from $2.13 in 2016.”  But on December 18, 2017, the national average dropped three cents to $2.43. Consider the impact of supply and demand, as growing U.S. energy output has helped keep prices stable.

“Accurate, but Misleading” MHI Preserving Access to Manufactured Housing Act Alert – ‘Weaponized New$,’ Fact Check$

This is a key tenet of S. 1751, the Preserving Access to Manufactured Housing Act, which excludes manufactured housing retailers and sellers from the definition of a loan originator so long as they are only receiving compensation for the sale of a home,” said the MHI alert.  That is a reference to the so-called MLO rule.

The language was passed as a part of S. 2155, the “Economic Growth, Regulatory Relief and Consumer Protection Act,” which is a package of reforms intended to improve the national financial regulatory framework and promote economic growth. S. 2155 was passed by the Senate Banking Committee by a bipartisan vote of 16 to 7,” per MHI.

For many hard-working Hoosiers and Americans, manufactured housing provides the most affordable option available when they look to buy a home. I’m pleased the bipartisan regulatory relief legislation that I helped craft and that passed the Senate Banking Committee includes a provision based on my Preserving Access to Manufactured Housing Act. This measure would help prevent federal regulations from getting in the way of financing that families need as they step into homeownership,” said U.S. Senator Joe Donnelly, per MHI’s statement.

Rephrasing,

  • without spending millions of dollars and years ‘fighting’ for their Preserving Access bill, which still isn’t and may never become law,
  • MHI could have had the final product that their now bragging about; and which is still not a done-deal.

While supporting the Preserving Access measure in principle, MHProNews and our parent company’s management believes that no deception or misleading statements are needed to pass that or any worthwhile bill, or to motivate the honest, hard-working members of the MH Industry to act.

But when these signs were first introduced, top MHI staff claimed it was aimed at ‘outside’ media, not ‘industry media.’ What caused this change toward a dues paying association member? What message does it send to others in the association? What message does it send to the industry at large? Is MHI trying to create a de facto industry trade media monopoly? Are they weaponizing news?

It can be understood as technically accurate, but misleading MHI Housing Alert. It’s arguably a half-truth that is deceptive, and manipulative of their own members,” alleged award-winning industry veteran L. A. “Tony” Kovach in a comment about the most recent controversial contentions regarding the Arlington, VA based trade association.

For a number of years, MHI’s current leadership have engaged in debatably deceptive messages sent to their own members. These messages have at times been like their most recent one. A half-truth, with the unstated facts MHI ought to be aware of not being mentioned in their allegedly weaponized ‘housing alerts’ at all,” Kovach said in comments about the most recent MHI housing alert.

Its tips from other [MHI] members, and/or information obtained directly from MHI staff, that has led to a periodic series of revelations that are arguably harmful to the industry, and is damaging to the reputation of MHI.  That in turn can be construed as harmful to the industry they claim to be acting for in Washington, D.C. They are solely responsible for the harm they are causing to the industry their members, and their own reputation when they engage in allegedly deceptive practices, that they have yet to formally address,” said Kovach, who is a managing member of Lifestyle Factory Homes, LLC – the parent company to MHProNews.

We’ve offered to publicly discuss or debate via video these concerns. We’ve given MHI numerous opportunities to respond in writing,” Kovach said. “They’ve routinely failed to take advantage of those opportunities. If they were correct in their methods, wouldn’t they want to defend their accuracy and reputation?”

National Housing Statistics, New and Existing Home Sales, Manufactured Home Industry Related Insights

The National Association of Realtors ® (NAR) produces housing statistics on the national, regional, and metro-market level where data is available.

In a recent press release to the  the NAR reported that “After three straight monthly declines, existing-home sales slightly reversed course in September, but ongoing supply shortages and recent hurricanes muted overall activity and caused sales to fall back on an annual basis.”

Lawrence Yun, NAR chief economist, said that closings mustered a meager gain in September, but declined on an annual basis for the first time in over a year (July 2016; 2.2 percent).

Home sales in recent months remain at their lowest level of the year and are unable to break through, despite considerable buyer interest in most parts of the country,” Yun said.

Inventory of affordability has been an issue, as MHProNews and MHLivingNews has reported for some time.

While that should bode well for manufactured housing – and there are exceptions to the rule – the industry at large has not yet capitalized on the growing demand for affordable homes.

So why is it that now that President Donald J. Trump is in office, Columbus Day has become a part of the broader assault on American culture, history, and the U.S. Constitutional republican system?

Manufactured housing advocate and centrist Rev. Donald Tye Jr. said of such events that it’s a case of “divide and rule.” Tye explained that while people on the right and left are bickering of such issues, the “powers that be” are quietly advancing their agenda.

Siding With Rahm Emanuel Are…

The Rahm Emanuel quote has been stated in similar words by Secretary of State Hillary Clinton, and President Barack Obama.  But they didn’t invent the notion.

Rather, they based it upon the thinking of Saul Alinsky, who wrote the book Rules for Radicals, that MHProNews has previously reviewed at this link here.

The Austrian Economics Addict, uses the subtitle, Seeing the world through the lens of Austrian Economics.  That group provided the quote that will follow later below.

But to appreciate the quote, it is useful first to understand that Ludwig von Mises is considered by many to be the ‘the father’ of the Austrian school of economics.  

What Did Mises and the Austrian School of Economics Believe?

According to Mises.org, “The Late Scholastics were advocates of property rights and the freedom to contract and trade.” And “…they lived up to Ludwig von Mises’s rule: the first job of an economist is to tell governments what they cannot do.”

4) Paint anyone who opposes your one and only solution as evil, uncaring, not smart enough to understand the nuanced brilliance of your solution, or in the pockets of …. you pick the evil entity.

5) Force the solution on the people by any means, whether legislatively, by executive order, or through the legal system.

Deadline for Nominations for the class of 2018 RV/MH Hall of Fame Closes on October 31

RVMHHallofFameElkhartIndianaDailyBusinessNewsMHProNewsDarryl Searer, Hall president told the Daily Business News (DBN) on MHProNews that, “The deadline for nominations for the Class of 2018 is October 31st, so we are encouraging all those who plan to nominate a candidate to get their paperwork submitted as soon as possible.”

Searer added, “The Hall welcomes nominations from all RV and manufactured housing sectors, such as, manufacturers, dealers, campgrounds, housing communities, suppliers, user groups, trade media, and associations.  Also, the Hall is now accepting nominations from the Canadian RV/MH industries.”

The nominating committee is especially interested in receiving nominations for deserving early pioneers who may have been forgotten…or overlooked in the past,” the Hall’s president said.
