Manufactured Housing Facts 2017, By the Numbers

The seasonally annually adjusted rate (SAAR) projections suggest that 2017 will finish with some 92,000 new HUD Code manufactured housing units built this year.

Using data from July 2017, the Census Bureau said that the ‘average’ manufactured home sales price was hovering around $75,000.

Seasoned MH Industry professionals and investors know that this average sales price number – a mix of the single- and multi-sectional pricing – has and will climb steadily.

As wages are rising, so too are the prices of the commodities used to build a manufactured home.

Fuel

One manufactured home cost item that’s held fairly steady this year has been fuel.

Fuel is needed in the transportation of products to production plants, and with finished homes to shipped to retailers, communities, or to so-called builder/developers. GasBuddy reported on January 4, 2017 that “The average cost for a regular gallon of fuel is expected to spike to $2.49, up from $2.13 in 2016.”  But on December 18, 2017, the national average dropped three cents to $2.43. Consider the impact of supply and demand, as growing U.S. energy output has helped keep prices stable.

MHI’s Legislative Fly-In, Turnout and Impact Report

The Manufactured Housing Institute (MHI) recent legislative fly-in reportedly had the lowest turn-out in years; perhaps ever, according to sources who said they were in attendance.

The event was touted by MHI as focusing on two main issues.

1)     HUD Regulatory overreach, and

2)     Preserving Access to Manufactured Housing Act (see that update, linked here).

MHI would not comment about reports that “fewer than 30” attendees came to the event. In recent years, the total number hovered around 100 attendees.

One source speculated that Vice Presidents Lois Starkey and Tom Heinemann alleged “terminations” may have depressed attendance.  But another source pointed out that most plan for such an event several weeks in advance, so the Starkey/Heinemann news likely had only modest impact.

USA Snapshot, the Need for Affordable Housing, by the Numbers

The U.S. Census Bureau says that in 2016, there were 324,118,787 Americans.  With 2.64 people per household, that yields some 122,772,267.

So, when one out of nine move every year, that means there were 13,641,363 theoretical opportunities for a manufactured home professional to serve some person, couple or household.

While they may not all qualify, as credit scores and incomes are rising again, millions could.

With the Census reporting Median Gross Rent, 2011-2015 at $928 and there was 1.2 million building permits in 2016, how is it possible than manufactured housing – in the affordable housing crisis era – only produced some 81,100 new manufactured home units that same year?

Sun Communities Reports Q4 2016 Earnings

Total revenues for the quarter increased $50.4 million, or 30.0 percent, to $218.6 million compared to $168.2 million for the same period in 2015.

Net loss attributable to Common Stockholders was $1.6 million, or $0.02 per diluted common share, as compared to net income attributable to Common Stockholders of $89.4 million, or $1.56 per diluted common share, for the same period in 2015.

For the year ending December 31, 2016, total revenues increased $159.1 million, or 23.6 percent, to $833.8 million compared to $674.7 million for the same period in 2015. Net income attributable to Common Stockholders for the year ended December 31, 2016 was $17.4 million, or $0.26 per diluted common share, as compared to $137.3 million, or $2.52 per diluted common share, for the same period in 2015.

For the quarter, funds from operations (FFO) excluding certain items was $0.91 per diluted share as compared to $0.81 in the prior year, an increase of 12.3 percent.

For the year, FFO excluding certain items was $3.79 per share as compared to $3.63 in the prior year, an increase of 4.4 percent.

Home sales for Sun Communities increased by 27.8 percent as compared to the year ended December 31, 2015, and revenue producing sites increased by 301 sites for the quarter, bringing total portfolio occupancy to 96.2 percent.

Sun’s most recent results demonstrate the ongoing power of our platform. We achieved industry leading internal growth, increased or maintained occupancy for the 20th consecutive quarter and sold a record number of homes into our communities, while integrating our largest acquisition to date,” said Chairman and Chief Executive Officer Gary A. Killam Properties Reports Q4, 2016 Earnings

Killam Apartment REIT (TSX: KMP.UN) has reported its financial results for the fourth quarter and year ended December 31, 2016.

Killam generated funds from of operations (FFO) per unit of $0.21 in Q4 2016, a 5.0 percent increase over Q4 2015.

Similar to the results for the year, growth was attributable to higher earnings from the same property portfolio, lower interest expense from refinancing and the Q3 2016 repayment of $57.5 million of convertible debentures, and growth from acquisitions and developments.

 

Killam achieved same property revenue growth of 1.8 percent in in the quarter, attributable to increased rents of 1.6 percent and improved occupancy levels. The same property apartment portfolio achieved 96.1 percent occupancy during the fourth quarter, up from 95.7 percent during Q4 2015.

We achieved many successes during 2016, reflected in our financial performance: solid growth from our existing portfolio, strong demand for our recently completed developments, portfolio-enhancing acquisitions in our core markets, and interest expense savings. In addition, we strengthened our balance sheet with reduced debt levels and an expanded acquisition credit facility.”

Overall in 2016, Killam generated FFO per unit of $0.86, an 8.9 percent increase from the $0.79 generated in 2015. FFO growth was attributable to a 4.0 percent increase in same property net operating income (NOI), interest expense savings on mortgage refinancings and convertible debenture redemptions, and accretive returns from developments and acquisitions.

Killam also completed $71.5 million in acquisitions in 2016, contributing positively to net income, and their newest development, Southport Apartments, was fully leased by November and also positively impacted earnings in the year.

The benefit of our established development program stood out last year,” said Fraser.

The lease-up of Southport Apartments in Halifax exceeded our expectations and reinforced the opportunity to add value through developments. We are excited about our two current projects and our pipeline of over 1,000 units for future development. Development will continue to be an important part of Killam’s growth strategy going forward.

Buffett, Billionaires Benefit from Trump Market Jump

Namely, that Warren Buffett – who supported Secretary Hillary Clinton during the 2016 presidential election campaign – has seen his net worth jump by billions since the election of Donald J. Trump.  Most billionaires backed the Democratic candidate, and several in the energy and other sectors are seeing their wealth rise thanks to the ‘Trump market rally.’

Buffett’s wealth has soared some $11.8 billion by late December, as stocks in banking and airlines are among the Berkshire Hathaway holdings that spiked since November 8th.

As manufactured housing industry professionals know, Berkshire Hathaway is the parent to Clayton Homes production and retail operations, along with and several lending, production, suppliers and other housing component producers.

MHProNews editorially was among one of the few in media who saw the potential for a Trump win, and supported his candidacy – which this trade publication took precisely because the president-elect’s policy positions were common sense, and pro-growth.

The Masthead noted pre-and-post election that Buffett said that Berkshire Hathaway would do well under either major party’s candidate’s win.  But Buffett and many of his fellow billionaires had strongly supported the Clinton candidacy.

Speaking about Donald J. Trump, Buffett said post-election that the president-elect deserved a chance and everyone’s respect.

Noted economists – and billionaires like Mark Cuban, who incorrectly predicted a 20% drop in the markets if Trump should win – now find their doomsday predictions wrong, and the billionaires are themselves – in some cases – billions richer.

The markets retreated in the closing days of 2016, which no doubt resulted in some give-back. Some market observers believe that the retreat was a mix of year end profit-taking, concerns that lame-duck president Obama’s exiting actions and plans by Democrats could make implementing the Trump economic, regulatory and tax reform agendas more difficult.

Not Just Billionaires, Small Business Benefting Too

As the chart above demonstrates, the Russell 2000 has enjoyed a robust bounce post-election, even more than the 3 major U.S. markets.  Surveys of small business and consumer confidence have surged since November 9th.

U.S. Winning on Jobs, plus Dow Jones Milestones Chart

Fox Business and CNBC were among the networks that carried the news that president-elect Donald J. Trump has been assured by Spring that they will be brining 5,000 jobs back to the U.S. This continues a pattern of other job creating or saving announcements, including:

  • Dec 14, 2016 -SoftBank Telecommunications: 50,000 Jobs.
  • Nov 30, 2016 – could save 1000 jobs Carrier employees in Indianapolis thought were going to Mexico.

Manufactured housing, as is true of all big-ticket industries, benefit by the creation of new jobs.  Besides those shown, are those planned in oil and gas, and other energy sectors, such as the coal mining industry.

The so-called “Trump effect” or “Trump-bump” on the markets has market watchers discussing when the Dow will burst the 20,000 milestone.

Fox Business has speculated that bringing these jobs to the U.S. may signal that Sprint, T-Mobile and the Trump transition team have come to an agreement about a future merger.

Hanukkah or Chanukah is the Jewish Festival of Lights. The word “Hanukkah” means “dedication.”

The festival is observed by the kindling of the lights of a unique candelabrum, the nine-branched menorah (also called a Chanukiah/Hanukiah), one additional light on each night of the holiday, progressing to eight on the final night,” says Wikipedia.

The typical menorah consists of eight branches with an additional visually distinct branch. The extra light, with which the others are lit, is called a shamash (Hebrew: שמש‎‎, “attendant”) and is given a distinct location, usually above or below the rest.”

The origin of the festival is a commemoration of the rededication of the Holy Temple (the Second Temple) in Jerusalem at the time of the Maccabean Revolt against the Seleucid Empire.
