St. Joseph, Michigan Amends Zoning to allow Manufactured Home Communities

mhc__triangle_mobile_home_park___battle_creek_michMHProNews has learned from heraldpalladium the St. Joseph, Michigan commissioners heard the first reading on plans to alter zoning for multi-family districts so they would better blend in with other parts of the community. The planning commission had been directed to review the city’s R-3 zoning for properties that include three or more families.

Although manufactured home communities (MHC) are allowable under the R-3 zoning, there are none at the current time. However, the 12 properties that are zoned R-3 include a high-rise for low-income seniors and the disabled as well as seven apartment buildings and two condos.

The goal of the zoning is not only to provide for multifamily residences but also to act as a buffer between non-residential areas and one and two-family property districts.

City Manager John Hodgson said by allowing the MHCs in, which will require a planned unit development unit permit, instead of a permitted use, it gives the city more control over the community. ##
