Posh, Massive New Manufactured Home Community Being Developed

The first phase is 427 home sites, part of a total 1,577 planned lots.

These are not going to be entry level, ‘shade and shelter’ homes.

Rather, according to developers Ronnie Bledsoe and Parker Mynchenberg. they’re planning a residential-style gated community, with garages and amenities available.

The prices are penciled in from the 120s to the 170s.  Site fees are said to start in the “low $700s per month.”

Their claim to fame for the residents they are targeting to attract to this project?

Per the News Journal, Ormond Beach City Manager Joyce Shanahan said, “We’re really excited about this community coming to our area, especially since it’s near the I-95/U.S. 1 interchange. That’s the gateway to our city.”

Oh, What a Difference…

What a contrast to those markets where NIMBY and BANANA have ruled, as MHLivingNews and the Daily Business News so often sadly must report.  That’s clearly a testimony to solid planning by the developers.

The site for Plantation Oaks of Ormond Beach is currently in unincorporated Volusia County. But the developers have an agreement for their project to be annexed into the city, once it’s developed.

It will provide a broader tax base for the City of Ormond Beach,” Shanahan said.  That too is the opposite of what many municipalities fear. Again, a positive reflection of the solid engagement by developers with their city.

Plantation Oaks in Ormond Beach “is probably the first new manufactured home community in Florida in at least 15 years,” said Ormond Beach City Commissioner Dwight Selby. Selby and his wife are co-owners of an 87-lot manufactured home community on Hand Avenue in Ormond Beach called Shady Oaks. He is also the treasurer of the Florida Manufactured Housing Association (FMHA).

I think it’s fantastic,” Selby said of the planned Plantation Oaks of Ormond Beach community. “It will provide a much more cost-effective alternative to much of the new homes that are being constructed today.”

Prices for the “low-maintenance” manufactured homes at Plantation Oaks at said to start in the $120,000s. As manufactured home professionals know, residents will own their own homes, but will lease the land. The lots, which will vary in size but will be a minimum of 65 feet by 110 feet, will be available for lease at rates starting in the low $700s a month, according to the developers. The lawn-mowing service is included in the rent.

FMHA tells MHProNews that Florida offers several consumer safeguards, which should make the appeal of this project even stronger.

The 2- and 3-bedroom homes will range in size from 1,200 to 2,400 square feet and can include custom cabinets, walk-in closets and bathrooms, as well as custom tile, lighting and floor coverings.

Clubhouse construction is planned to begin by month’s, said Bledsoe.

By October, we’ll be constructing models with first homes being available for occupancy in January,” Mynchenberg said.
