Plans Move Forward on New Canadian MH Community

canada_bc__Sage_Creek_MHCFrom eaglevalleynews in southeast British Columbia, Canada MHProNews has learned Sicamous, BC developer Darrel Trouton is seeking municipal approval to site manufactured homes in an area targeted to affordable housing, but requiring rezoning from R1A, urban single-family home to include CSA-approved Z240, which is for manufactured homes (MH), but would include single-family.

Community planner Mike Marrs said the R1A zone was created to provide smaller lots for affordable housing, part of the conditional exclusion the Agricultural Land Commission (ALC) agreed to in 2009. The proposal was then redesigned with 102 home lots and a site for a 45-unit apartment building.

Coun. Jeff Mallmes expressed concern over the inclusion of MH. Marrs replied that is not under the jurisdiction of the district, that usually the developer or property have restrictions and standards that must be met.

Town Planner Evan Parliament, noting some conditions would have to apply to maintain an R1A zone, said, “That’s why you have first reading tonight. You have to go to the referrals, but we also want an opportunity to sit down with the owner and our legal team to bring in some tools to insure the integrity of the R1 is maintained, even though we’re adding this permitted use – so the form and character, the feel of the subdivision meets the integrity of an R1A.”

The council voted in favor of the first reading with one councillor opposed. Sicamous is in southeast British Columbia. ##
