Warren Buffett is the well-known Chairman of the Berkshire Hathaway conglomerate. Berkshire in turn owns Clayton Homes, 21st Mortgage Corp, Vanderbilt and an array of other companies, some of which are noted in the link below. 

Buffett shared his take on construction, trucking and labor.  Notice what he didn’t mention?  In this clip, he spoke about their site builders, but not his manufactured housing unit – Clayton – which owns those conventional builders.

CBS this Morning broke the story last week about the first public look at the previously secret Silicon Valley facility where the aircraft called “Blackfly” is being built.

If the reports end up accurate, someone could buy a manufactured home, plus buy one of these VTOLs (Vertical Takeoff and Landing) and still be dollars ahead from purchasing a similar sized conventional house.

 

 

Forbes observes that BlackFly has more of a UFO look to it than other VTOLs and personal flying vehicles out there.

Utilizing eight small rotors spread across two parallel wings, it takes off by sort of rolling on and off the ground via its rounded belly, which makes it look a little bit like an old school rocking horse,” said Forbes.

Opener is the firm that is building the craft. They say it designed BlackFly with “triple-modular redundant flight systems, control surfaces, and sensors” to ensure safety and has flown over ten thousands miles of test flights.

There’s an auto-landing and return-to-home features to add extra usability.

Opener says the single passenger, joystick-operated system requires no formal licensing in the U.S. to fly, but the company will mandate that users take the FAA Private Pilot written examination and complete its own operator training.

At present, the system won’t be useable over a city. But as the technology develops, restrictions are likely to be eased, especially since others such as Google and Uber are developing their own flying vehicles.

The bottom line for industry professionals and investors is this.  It should be obvious that the industry must continue to pursue what MHARR president Mark Weiss said was the full implementation of the Manufactured Housing Improvement Act of 2000.  That would include enhanced preemption.

But that other development – namely that technology could allow more to commute more readily from a more rural to a more urban or suburban locale – is not to be missed.

It is one of several developments that point to potentially brighter days ahead for manufactured housing.

U.S. stocks wrapped a winning week on Friday with the Dow Jones Industrial Average closing above the psychologically significant 25,000-point milestone, a one-month high,” said Fox Business. “The S&P 500, the broadest measure of stocks, reached a 5-month high and the Nasdaq Composite even better, sitting at a record. A string of new records for some big tech names helped drive the momentum as Amazon, Microsoft, Facebook and Google each hit all-time highs Friday.”

 

Outside of tech, the broader momentum on the final trading day of the week was powered by solid earnings reports from a handful of big banks and easing concerns over a prolonged trade war,” per Fox Business.

A growing range of voices are saying something similar to what the White House has said.  They expect revised trade deals to begin to emerge in the days ahead. Germany and others are signaling deals to come.

CNBC confirmed today the report broken last night by Fox Business and spotlighted in our topical curation for manufactured housing industry professionals.

Per CNBC:

  • Justice Department authorized the appeal of the Time Warner-AT&T merger
  • The AT&T-Time Warner merger was “won approval in June from a federal judge, who did not impose conditions on the merger.”
  • The Justice Department argues that the combined company would decrease competition and raise prices for consumers.
  • While there are legal authorities on both sides of this issue, there are those who believe that some of the concerns raised in this anti-trust deal, could apply to Clayton Homes, Berkshire Hathaway, and their associated lending units.

Horton sells more than half the total number of housing units annually sold by the entire manufactured housing industry, and obviously at a far higher average price-point.

A report in Oct 2017, said their sales total in 2016 was $12.3 billion in revenues.

That’s more than double the retail sales total for all of the HUD Code manufactured homes sold in 2017 by the manufactured housing (MH) industry. The latest MH data can be reviewed later, at the link below.

Why does any of this matter to MHVille?

The Site Built Housing Industry Reality Check  #1

ABC News did the following exposé of the host of problems found in the conventional housing industry.

This isn’t new, there are numerous other similar reports.  Check out this short one by a local news report.

 

These are similar to the kinds of problems that caused the old pre-HUD Code mobile home industry’s leaders to turn to the federal government and ask for federal standards.  Problematic pre-HUD Code mobile home builders in the early 1970s caused the builders of better homes NOT to want to be branded by those with a poor image.

The ‘quality crisis’ of the late 1960s and early 1970s led to exposés by CBS’ 60 Minutes and others.  That threatened the credibility of the then-booming mobile home business.  Are site builders heading toward a similar crisis? And will manufactured home producers, marketers and sellers be able to tap into those concerns?

D.R. Horton is far from alone in facing such concerns among conventional, on-site builders.  There have been numerous websites over the years – example, http://www.kbhomesleak.com/kb-home-sucks-1-gone/ – that spotlight these kinds of problems with other stick builders.

The point here isn’t to trash D. R. Horton, nor any other, conventional housing builders.

Rather, it is to make a few points similar to what the National Association of Home Builder (NAHB) official interviewed in the ABC News video above made.

Namely, that housing isn’t perfect.

No product is, and that includes manufactured homes.

So why is it that conventional housing is roaring, and manufactured home shipments are snoring?

Part of the beauty of manufactured homes is that there are third-party inspections. Those avoid many of the kinds of problems being identified by site builders, noted in the videos above.

HUD Code manufactured housing consumers can take comfort in that inspection process. Furthermore, the dispute resolution process that is part of the Manufactured Housing Improvement Act of 2000 (MHIA) gives consumers a level of confidence that is frankly not found in the conventional housing world.  The MHIA of 2000 is found in the article linked below, along with other information that can be read later for greater depth of understanding on a related topic.

Two Great Laws Already on the Books NOW,  Can Unlock Billion$ Annually for Manufactured Housing Industry Businesse$, Investor$

Unlike many conventional builders, manufactured home producers are all third-party inspected. And the review process – per HUD data reveals – so few consumer complaints that it should make all manufactured home sellers proud.

Federal Data Spotlights Manufactured Home Industry Quality, Regulatory Questions

There are so many ways to make the points to consumers that today’s manufactured homes are a good investment.

It should be noted that Horton Homes, a manufactured housing company that was based in Georgia, was not connected with D.R. Horton.

Per References for Businesses, “…the publicly-owned D. R. Horton construction firm, based in Dallas, Texas, is an entirely different company…Horton [Homes] had played a part in improving the industry’s prestige, however. For years, jokes had persisted about manufactured housing–or rather trailers, sometimes nicknamed “tornado bait.” The homes had been considered to be shoddy, unattractive, substandard, and (in the case of a tornado or even of high winds) unsafe. Starting in the 1970s, however, that began to change. In June 1976, the United States Department of Housing and Urban Development (HUD) set new safety standards for mobile home construction. In the wake of hurricanes Hugo (1989) and Andrew (1992), HUD increased its requirements, declaring that manufactured homes should be able to withstand winds of 110 m.p.h. Horton [Industries] decided that his own product should meet even higher standards, and in 1997 the Atlanta Business Chronicle reported that some Horton Homes could sustain winds of 135 m.p.h.”

 

As an interesting side-note, Texas-based Legacy Housing, Inc. states that it purchased Horton Industries manufactured housing production facilities in Eatonton, GA in a January 2016 statement.

The D. R. Horton Takeaways for Manufactured Housing?

There are numerous top-line takeaways for manufactured housing in the D. R. Horton story. The Daily Business News on MHProNews will point to only one this morning.  It’s this.  There is a need for all true leaders in the manufactured home industry to stand up and fight for the reputation of their industry.

D. R. Horton proves you can have significant issues, and still be wildly more successful than those in our industry are today. D. R. Horton’s quality concerns arguably dwarf those of manufactured housing. D.R. Horton aggressively markets their product.

If that is obviously so, then how is it that on something as apparently simple as the use of proper terminology about manufactured homes, the MH Industry can’t get the media to get that right?  How can it be that 42 years after the first HUD Code homes were built, that the industry’s big corporate leaders can’t get many in the media to use the correct nomenclature?

Depending on who you ask in MHVille, the AT&T/Time Warner deal ruling either has little meaning for manufactured housing companies, or it may have real significance. What is now being revealed, is that the Trump Administration DOJ is considering an appeal.  That will be our focus for this evening.

 

Obvious disclosure, we are not attorneys nor are we the even more specialized class of lawyers and legal scholars who work on anti-trust related issues.

That said, in recent years, as MHProNews has covered periodically, concerns about Berkshire Hathaway, Clayton Homes, and allegations of monopolistic practices have been brewing.  The Seattle Time revealed what MHProNews readers already knew, namely, that federal officials are looking at several issues that involve Clayton and their lending related units, Vanderbilt Mortgage and Finance (VMF), and 21st Mortgage Corp. (21st).

As an FYI, there is an unrelated story about 21st and their lending that is brewing, which we plan to bring in the days ahead as the details become more clear.

Against that backdrop, the word that there is a battle within DOJ to appeal the AT&T case loss is noteworthy.  Fox Business’ Charlie Gasparino comments on the developments in this video. That said, the DOJ antitrust division is looking to appeal AT&T-Time Warner ruling, reports Charlie Gasparino.

 

 

Antitrust officials in the Justice Department (DOJ) have privately decided to appeal a federal judge’s approval of AT&T’s planned $85 billion takeover of Time Warner, but are facing resistance from the most important player in the process, the office of the U.S. Solicitor General.

 

The Fox Business Network has learned from people close to the DOJ’s antitrust division that an appeal of the landmark ruling by U.S. District Judge Richard Leon is all but a certainty if Solicitor General Noel Francisco approves the action.

But that approval, which is being sought by antitrust chief Makan Delrahim, faces resistance from the Solicitor General’s office, which must approve any appeal made by the DOJ either in federal courts or the Supreme Court, these people said.

The view in the Solicitor General’s office is that the government has limited capabilities of successful appeals and you don’t want to squander those on cases that are borderline,” said one government official who spoke on condition of anonymity,” said the Fox report.

Gasparino makes it sound like the anti-trust attorneys involved believed their odds are good.

That said, whatever the decision in this particular case, it supports the notion that in the foreseeable future, more anti-trust cases may be heard.  Will Clayton, 21st, VMF and Berkshire Hathaway be among them?  Or what about Amazon, Facebook and Google’s parent company, Alphabet?

Time will tell, stay tuned.

How Warren Buffett Built Berkshire Hathaway Investment Empire, Infographic

Wheat and chaff.  Everyone, and any organization that one cares to study, will have good and ill to be found.  The wheat from Warren Buffett can include his understanding of the need for long-term investing in common sense arenas that have an endurable competitive advantage. The chaff could be could include his support for candidates that run left instead of right, and debatably monopolistic tendencies.

 

Visual Capitalist, in a release to the Daily Business News, spotlighted this insightful infographic by Finder of Warren Buffett’s investment philosophy, and its broad brush origins.

Manufactured Home (MH) Industry professionals know that Clayton Homes, 21st Mortgage, Vanderbilt Mortgage and Finance (VMF), Shaw Industries, and a raft of other companies with interests and ties to manufactured housing are owned by Berkshire.

MH professional veterans that follow the Daily Business News closely also know that Buffett has a sizable stake in Wells Fargo, which makes loans on manufactured home land-lease communities, and on single-family manufactured home land/home mortgage loans. So, the three biggest lender, per HMDA data are owned or have a serious tie to Buffett’s Berkshire.

Berkshire brands in turn has significant influence and/or control over dozens of state associations, and the Manufactured Housing Institute (MHI).

The infographic below does a pretty good job of summarizing key points that Buffett used  to make his penetration into manufactured housing.  Readers should keep in mind that with some companies, Buffett’s Berkshire buys the entire operation, which is what he did with Clayton Homes.  In the section of the infographic below, “Protect yourself from Mr. Market” is a euphemism for the Buffett strategic moat. So, while Clayton now has a head start due to the application of Buffett’s “moat,” the multi-trillion dollar housing market is so big, that it could tempt even more rivals into the space. With a significant body of third-party research that demonstrates the quality of HUD Code manufactured homes, and with some 8.3 million housing units needed, per the National Association of Realtors, the right approach and long-term investment philosophy could spark serious competition for Berkshire at some point in the future.

Today is the 4th day of rising markets, as investors are beginning to shrug of the tough talk on trade wars.  But will the announcement of another $200 billion in tariffs targeting China announced late today impact traders?  Time will tell.   A spotlight on Sun Communities is found, linked below.

But tonight’s focus is West Texas oil.

Texas Railroad Commissioner Ryan Sitton on efforts to boost pipeline capacity to keep up with drilling at the Permian Basin.  Sitton is the Texas official charged with keeping tabs on the oil industry, and he admits that the supply is outpacing oil pipeline capacity.  He says that that will be corrected through construction in the next 12 to 24 months.

 

As crude oil prices rise over a range of issues, including tensions with Iran, and Russia, U.S production will be ever more important. Another item to keep an eye on for the industry will be when activity starts taking place in ANWAR – which was opened up by legislation enacted by the Trump Administration. That might, just might, cause a wave of factory built homes moving “north to Alaska” at that time.
