How Warren Buffett Built Berkshire Hathaway Investment Empire, Infographic

Wheat and chaff.  Everyone, and any organization that one cares to study, will have good and ill to be found.  The wheat from Warren Buffett can include his understanding of the need for long-term investing in common sense arenas that have an endurable competitive advantage. The chaff could be could include his support for candidates that run left instead of right, and debatably monopolistic tendencies.

 

Visual Capitalist, in a release to the Daily Business News, spotlighted this insightful infographic by Finder of Warren Buffett’s investment philosophy, and its broad brush origins.

Manufactured Home (MH) Industry professionals know that Clayton Homes, 21st Mortgage, Vanderbilt Mortgage and Finance (VMF), Shaw Industries, and a raft of other companies with interests and ties to manufactured housing are owned by Berkshire.

MH professional veterans that follow the Daily Business News closely also know that Buffett has a sizable stake in Wells Fargo, which makes loans on manufactured home land-lease communities, and on single-family manufactured home land/home mortgage loans. So, the three biggest lender, per HMDA data are owned or have a serious tie to Buffett’s Berkshire.

Berkshire brands in turn has significant influence and/or control over dozens of state associations, and the Manufactured Housing Institute (MHI).

The infographic below does a pretty good job of summarizing key points that Buffett used  to make his penetration into manufactured housing.  Readers should keep in mind that with some companies, Buffett’s Berkshire buys the entire operation, which is what he did with Clayton Homes.  In the section of the infographic below, “Protect yourself from Mr. Market” is a euphemism for the Buffett strategic moat. With Wells Fargo, he keeps a level of stocks that are modestly below the Fed’s 10 percent limit. He holds large stakes in Apple and Coke Cola.

Keep in mind, several of these principles can be applied without any arguably problematic monopolistic concepts being applied.  The reported move by SoftBank into backing modular Katerra is a reminder that factory built housing could be a magnet for the hundreds of billions pouring into the U.S. since the tax cut bill passed.

So, while Clayton now has a head start due to the application of Buffett’s “moat,” the multi-trillion dollar housing market is so big, that it could tempt even more rivals into the space. With a significant body of third-party research that demonstrates the quality of HUD Code manufactured homes, and with some 8.3 million housing units needed, per the National Association of Realtors, the right approach and long-term investment philosophy could spark serious competition for Berkshire at some point in the future.

Drawing conclusions from one industry and applying it to another is always speculative at best.

That said, the settlement of the AZ state attorney general with VW could hold significant lessons for major companies in the manufactured housing industry, and for their preferred trade association.

What are the facts, lessons, and why should MH Industry pros care?

1) When reports emerged, that VW might be cheating, the automaker went into denial and distraction mode.

2) Denials and distractions are the same pattern apparently being used by some in MHVille, who’ve been charged with their own alleged scandal and coverups.

This case has been covered by dozens of media outlets, let’s pick one and read the top lines.  Then, let’s do the math.

Arizona has reached a $40 million settlement with Volkswagen over advertising claims in a nationwide emissions cheating scandal, state Attorney General Mark Brnovich announced Wednesday.

Under the settlement, Volkswagen must pay individual Arizonan consumers who bought or leased qualifying diesel vehicles manufactured by VW, Audi and Porsche from 2008 through 2015 up to $1,000 each for a combined $10.5 million in direct restitution.

Volkswagen will also pay $20 million for state public education funding, with any remaining money to be used for legal costs and other future fraud investigations,” said a report in the Seattle Times.

If you impute the cost per unit for the AZ case settled at roughly $4,000 each ($1000 per vehicle, but $3000 each vehicle in added settlement costs), and applied that to manufactured housing’s 8.8 million housing units, you’d have a $35,200,000,000, or $35.2 billion case.

Given the various allegations and evidence already at work in MHVille related controversies and scandals, that might be a low total, as there are also businesses that would need to be compensated too.

Chilton Raises a Cryptic Concern Over the Recent Market Drop

Former Commodities Futures Trading Commission (CFTC), Bart Chilton said earlier this evening on Fox Business that he suspects ‘shenanigans’ in the recent volatility. That video is not yet available, but he didn’t say much beyond that, saying he’s heard some things that have caused him concerns, perhaps beyond what is said in this video clip.

Readers are reminded that last month Warren Buffett, Jeff Bezos, and Jaime Dimon put their heads together, and made an announcement that caused about a 300 point drop in the markets – the same day as the president’s State of the Union (SOTU) address. Is it a stretch to ask if those 3 made that announcement, knowing the market drop that would follow?  Again, that preceded the more recent, and far more pronounced volatility.

To be sure, there’s plenty of views as to the why behind the recent drop, including a long awaited normal correction.  But Chilton’s cryptic comment may signal that something else was afoot, and it is worth watching for in the day ahead.

The President’s plan to rebuild America 
America has long been a Nation of builders, President Trump told the country January 30 in his first State of the Union Address. “We built the Empire State Building in just 1 year—is it not a disgrace that it can now take 10 years just to get a permit approved for a simple road?”

3)    ‘Whether or not MHI succeeds at passing the Preserving Access to Manufactured Housing Act, the Berkshire Hathaway units benefit.’ Why?  Because either regulatory burdens force consolidation, and if they ever pass it, they can then charge higher rates and fees on their loans.

4)    More than 3 dozen were in the room in San Antonio when then MHI Chairman Tim Williams explained why he didn’t neither 21st nor Vanderbilt provided the GSEs with the data they said they said they needed to more responsibly and robustly enter manufactured housing chattel (home only, personal property) lending.  Yet, MHI claimed to be working to advance DTS.  Really?  When their chairman, and two largest personal property lenders failed to practically support it?  How does that apparent contradiction work in practice?

If MHI had the solutions that they claim, would the industry have seen the kind of slides witnessed since 1998?

Housing is one of the biggest economic sectors, and manufactured housing has amazing upside potential.  While labor challenges are slowing the short-term potential all types of building, a factory-building environment is arguably the most logical way to address it successfully, rapidly, and profitably.

That and other allegedly problematic and controversial patterns took place even during the time this writer was an elected MHI Suppliers Division board member.  As we called for more transparency, correcting inaccurate ‘weaponized’ reporting, and other issues, MHI didn’t reform, they arguably doubled down.

MHI’s response was to threaten this platform’s managing member via third parties, including attorneys, that were arguably MHI cat’s paws.  When that failed, a threatening anonymous package was sent via U.S. mail, which is a potentially criminal act.  Contents in that anonymous package named MHI, plus there’s been another MHI ‘finger print.’

It should be noted that Buffett’s voiced concerns over anti-trust (anti-monopoly) action is reportedly the biggest concern for the future of Berkshire Hathaway after he passes away.

FHFA Publishes Final Evaluation Guidance for Duty to Serve Manufactured Housing, Rural, Underserved Markets by Government Sponsored Enterprises

Almost a decade after the enactment of the Housing and Economic Recovery Act (HERA 2008) that birthed the Duty to Serve and the SAFE Act, the Federal Housing Finance Agency (FHFA) has published “its final Evaluation Guidance for the Duty to Serve Program.

In a release to MHProNews, the FHFA said, “FHFA’s Evaluation Guidance communicates FHFA’s expectations regarding the process for developing Fannie Mae and Freddie Mac’s (the Enterprises) Underserved Markets Plans, the standard for FHFA to issue a “Non-Objection” to the Plans, and the process by which FHFA will evaluate the Plans and report to Congress the Enterprises’ achievements under their Plans each year.”

The Underserved Markets Plans, that propose the activities the Enterprises will undertake over a three year period to support housing finance in the manufactured housing, affordable housing preservation, and rural housing markets, are scheduled to be finalized before the end of the year, said the FHFA’s release.
