Abandoned Manufactured Home Law Passed

The Ohio Manufactured Home Association (OMHA) tells MHProNews that they’ve successfully passed their desired change to state law regarding abandoned manufactured homes.

While several changes have been made to the verification of value, the most important change will be to homes with deceased titleholders,” OMHA said.

Prior law gave us only two options when the titleholder was deceased:

1) file a probate estate as a creditor, which costs were upwards of $2,500 to file and process, or

2) wait one year from the date of the eviction of the deceased titleholder,” the association stated.

OMHA said that neither option was considered practical.

Now,” they say, “when you have an abandoned home in your community and the titleholder is deceased, we only have to run a two-week publication notice in the newspaper of the court’s choice.  After that, the title can be transferred to the community. You will still have to perform the eviction and post notice but at the same time you run your publication notice.  This drastically reduces the time to obtain title from a deceased titleholder.”

A step-by-step guide to applying the newly passed law will be made available to OMHA members in the coming weeks.  ##
