Manufactured Housing, High Winds and Tornado Video Tops 100,000

August 27th, 2014 No comments

A basic desk-top video production posted last year on ManufacturedHomeLivingNews.com anticipated some of the key findings of the recent IBHS hurricane wind study test. Frankly, the NBC News video has certain advantages and was of course done by big time news pros. But the two videos and related articles make a potent 1-2 punch for Manufactured Home sales professionals who are trying to win over someone 'on the fence' about our highly durable homes.

You can see this video, plus one that shows a
conventional house swept away in less than 10 seconds
by a tornado, both on the page linked here.

The comments back and forth that have come in as a result of this video have also been useful, some from people who thought we were full of it. We incorporated some of those into the video commentary on the NBC News broadcast of the IBHS hurricane wind test, along with facts from other research.

In market and sales, emotions compel, but reason is used to justify a decision. How many times have you had someone 'sold,' application, deposit and purchase order in hand…

…but then they went back to their place, told their friends or family that they were buying a 'mobile home' and all of a sudden, they are ready to back out? When you got them to open up, how often does the myth that 'manufactured homes blow away' in a tornado hit you in the face?

Hey! We train MH Pros and have done/managed MH marketing and sales personally for years, so we know what you experience!

“Whether you Think You Can or Think You Can’t, You’re Right” – Henry Ford

July 30th, 2014 No comments

You know the drill. First, it's “that sounds too good to be true.” Or maybe it's “okay, that might work in XYZ's market, but that would never work here.” When I hear that, pardon me, but I can't help but think about all the similar stuff Henry Ford must have heard about his automobile! Or the Wright Brothers before they made that first, famous airplane flight at Kity Hawk, NC! Any number of things sounded “too good to be true” before someone actually did it.

Whether You Think You Can or Think You Can't You're right.png

Isn't it Obvious?

To get different results, you have to do things differently. Duh, right? At the same time, it is interesting how often a possible new client – in B2B or B2C marketing, sales, web, advertising, etc. – says something like: “I've tried that before with XYZ sales trainer and it didn't help us.” Or “I tried advertising with ABC, and it did nothing for me.”

5-dutch-champ-207-mc41-foyer-posted-manufacturedhomelivingnews-com

First of all, the failure of one is not the failure of all!

Next, even those who've failed before, may succeed the next time. Sometimes failure leads to success – like Thomas Edison's famous 10,000 failures before he succeeded at making the light bulb – when a sound plan is followed by persistence.

Manufactured Housing is a great product! Communities are a good option for many! Advertising is something that millions of companies do successfully, are you telling me that only Manufactured Housing ads can't work?

A man who stops advertising to save money is like a man who

stops a clock to save time.” – Henry Ford.

End Self-Doubts or Self-Limits to Advance

When you first start a new sport, game or job, you may initially get a poor or even a terrible result. It feels uncomfortable and you or an associate may feel awkward, self-conscious or embarrassed. Don't sweat that small stuff. What separates the men from the boys and the women from the girls is maturity! You have to keep doing what you are trying to master, precisely until it IS mastered!

I'm good with selling manufactured homes at almost any price point. I've personally never sold a million dollar MH, but we've successfully marketed and sold many in the 6 figure range, while in the same market someone else might be trying to give away a lower cost house and is having trouble doing it.

Want to sell more entry level manufactured homes? Okay, there is a way to do that well.

Want to sell more upscale, residential style manufactured homes, well, there is a process for that and it means you have to attract and sell the site-built buyer who has cash or good credit. You don't sell the well qualified buyer – let's say shopping for a Mercedes Benz – the same way you do a Yugo or today's lowest cost Chevy, Ford or Dodge.

We've worked with operations in many states and markets, and when the right resources and attitudes are put into place, you will get the right results. That may take some time, just like learning a new sport or game may take some time to master. But it is worth mastering!

When you don't get the right result at first at a doctor, do you quit, go back or find another MD?

We all need partners, mentors, coaches and experts. If you have a financial planner for investments, but don't have an industry marketing and sales pro for your business, something is wrong! Remember, what the can do genius types say…

“Whether you Think You Can or Think You Can't, You're Right” – Henry Ford. ##

Content Marketing World!

May 4th, 2014 No comments

We've quoted Sunshine Homes President, John Bostick's memorable saying, “Easy doesn't pay well.” There may be 'easier' ways to market, if you have a big budget than using 'content marketing.' But content marketing has tremendous advantages when it comes to getting organic Search Engine Optimization (SEO). So we have been believers in Content Marketing for years.

Did you know?

content-marketing-world-ad-cleveland-ohio-airport-terminal-cutting-edge-marketing-sales-blog-mhpronews-comContent Marketing is so big, they have their own events. In a recent trip to Cleveland OH, I couldn't help but notice the banner ad which promoted their upcoming Content Marketing World event.

What is Content Marketing?

The Content Marketing Institute uses the following definition:

Content marketing is a marketing technique of creating and distributing valuable, relevant and consistent content to attract and acquire a clearly defined audience – with the objective of driving profitable customer action.

Let's be candid. Industry News, Tips and Views Pros can Use can be seen as a form of content marketing, just as Fox News, MSNBC or other media platforms are a way of attracting certain target audience.

In our case, the content we deliver here on MHProNews.com is specifically designed information for the manufactured housing professional, investor or other aficionados or experts keen on our topics.

Does that mean that the news and views are not real? Not at all! In fact, it is precisely because we share relevant information on MHProNews.com that you and thousands more like you log on daily here. The featured articles on our home page often provide business building tips, inspiration or more.

One example is our website builder/designer, Joe Karn's, who this month sounded off on Creating Marketing Plan.

How can YOU Use Content Marketing?

If you have a website, you should be keen to create relevant content for your target audience!

Did You Know?

Did you know that some websites are better than others at maximizing the SEO power of content marketing? It's true!

For example, there are some 'freebie' websites out there that better for them then they are for you. When you consider the value ofmens_brown_derby_leather_shoes-wiki-commons-posted-cutting-edge-marketing-sales-blog-mhpronews-com your time, you don't want to waste time on a website that could cost you in the algorithms that Google, YouTube, Yahoo or Bing use to decide what ranks higher in an unpaid or 'organic' search result.

Put Yourself in Your Target Audience's Shoes

woman's-red_shoes-wikicommons-posted-cutting-edge-marketing-sales-blog-mhpronews-comBefore you type the first word or take the first photo, or create the first video, think about your desired target audience. Is what you plan to share of value or interest to them? Once you can formulate a message that is meaningful to your target audience, then you are on the path to good content marketing.

For example, our target audience are the MHPros and investors. What do they need to know?

Legal topics –

Marketing/Sales – Brad Nelms, Joe Karns, Scott Stroud, Tim Connor, LA Tony Kovach and more.

featured-articles-mhpronews-home-page-cutting-edge-marketing-sales-management-blogCruise the home page, center column, and you'll see the featured articles for this month on topics ranging from events, interviews, management and more. See the graphic from our home page, to see where the featured articles are every month.

Remember, content marketing isn't just using key words to 'trick' a search engine or reader into coming. The idea is to provide REAL Value to the reader, so they will keep coming back!

Certainly, there is more to content marketing than what's noted here, but that's why people charge the bucks for attending the seminars at Content Marketing World.

Think about your target audience(s), and try to provide not just content, but routine content that is of relevance to them. Then, get that message in front of that audience. When you do, over time, you will build an ever larger – and given quality, a loyal – audience that is a win-win for the audience and you too. ##

Selling $2,000 – $20,000 “Mobile Homes” vs. Selling $40,000 – $200,000+ Factory Built Homes

January 5th, 2014 No comments

It is amazing that so many in the manufactured housing industry are stuck selling homes priced under $30,000. Don't get me wrong! Any sale that fills a vacant home/site or moves another home out of a street retailer's inventory is good. But until the majority of communities and retailers learn how to selling homes priced from $40,000 to $200,000 plus, our industry will continue new home production levels at historic lows.

Is there a way to sell more “residential” style homes without abandoning the pre-owned and entry level VOG homes most sell? Yes there is!

We know from real world experiences from coast to coast and border to border that factory built homes can compete head to head with conventional construction. Nor are we or are clients the only ones! There are operations that 'get good' at attracting customer who have good credit or who can write the check for a nice 'residential style' manufactured or modular home.

Bottom Feeding or Going for the Gold?

The Harvard study on rental housing, 10,000+ baby boomers retiring daily and the need for 20,000,000 new housing units by 2030 are all factors that point to a huge opportunity for a manufactured housing industry slowly coming back up to some 60,000 new home shipments per year.

Our experience shows that by reaching out to a broader mix of customers – not abandoning the lowest rungs on the housing ladder while reaching out with appropriate marketing to the better qualified customers – can work!

In his exclusive interview MHProNews.com, A Cup of Coffee with…Rick Rand, the award winning community owner/operator referenced 'bottom feeding.' This was a reference more to credit worthiness, and was not meant to be a put down to anyone, but rather points to the fact that so many in our industry fail to attract the more credit worthy customers. As more CFPB regulations kick in during January 2014, the need for retailers and communities to attract better credit customers or those who can pay cash becomes ever more clear.

In the interview with Hall of Fame inductee and highly successful independent retailer Mike Evans, training is part of the key that makes for their success.

At the 2014 Louisville Show, a number of seminars will be presented that are geared towards introducing communities, retailers and builder developers to facts and systems that work today to improve image, attract better qualified customers and sell more homes.

The traffic on the Louisville Show website tells us that the #1 page being accessed after the home page is the seminar page! Industry pros are pre-registering to attend the show in record numbers post 2010, and the seminars are expected to be robustly attended.

Sparks Wrap up the Discussion of the Future of the Land Lease Business Model, National Communities Council 2013 Fall Leadership Forum

October 20th, 2013 No comments

Each of the panels and presenters at the 2013 National Communities Council (NCC) inaugural 2013 Fall Leadership Forum offered multiple take-aways which properly applied could have been worth more than the price of admission.

/randy-rowe-r-green-courte-partners-chairman-gary-mcdaniels-yes-communities-joe-stegmayer-cavco-stephen-bruan-hometown-america-mhpronews-cutting-edge-blog- (1).jpg

Randy Rowe (l), Gary McDaniel, Joe Stegmayer, Stephen Braun (r)

For this column, we will focus on a very focused segment of the final panel discussion – The Future of the Land Lease Business Model – which featured Randy Rowe, Green Courte Partners (GCP), Gary McDaniel of Yes! Communities, Joe Stegmayer, Cavco Industries and Stephen Braun of Hometown America.

Don Westphal commented during the discussion that manufactured housing is “….the only industry that succeeded in spite of itself.”

Joe Stegmayer commented on the importance of sales training and product knowledge.

Since marketing, image and branding where among the topics at the NCC Fall Forum, certainly Don's and Joe's comments could have easily been applied to what is often the lack of a proper implementation of marketing and sales training in our industry. Does this cost our industry and land lease communities business?

A number of Industry Voices guest blog posts last month answered that question with a strong “yes.”

The subject of national MH Industry image campaign came up near the end of the panel discussion. Cavco Chairman and CEO Joe Stegmayer stated that “We would be willing to support” such a campaign.

Randy Rowe is a long time proponent of an image building and other professionalism enhancing efforts, as is showcased in this exclusive interview, linked here.

Green Courte's Chairman underscored that ½ of a percent or somewhat more of industry new home shipment revenues could fund a campaign that would rival the size of the highly successful GoRVing campaign, which is about $18 million a year.

Gary McDaniel said he disagreed.

Such a campaign, he argued, “Won't do much for us.”

McDaniel's offered up a common argument made by those who oppose such an effort, by saying that local, community level marketing and good business practices would do more for our industry than an image building effort would do.

Yes! Communities McDaniel's went on to say that if someone wants to call our homes a “mobile home,” then “God bless them.”

“A clean, affordable and safe place to live,” said McDaniel, “rather than respectability,” is what our industry's traditional home buyers seek.

To this comment Randy Rowe dove in with the comment, that while respecting McDaniel's, “I strongly disagree.”

Rowe pointed out that just getting around the “trailer moniker is huge.” “These are great homes,” Rowe said, built in a “temperature controlled environment.”

GCP's Chairman Rowe clearly expressed his conviction that we as an industry would attract more customers including those who are financially more affluent customers by improving our industry's image.

Beyond the NCC Fall Forum thinking

MHProNews has long supported the need for enhanced professionalism, including image building. This includes sales training which GMHA's Jay Hamilton said in this guest column was crucial, combined with image building.

Drew Chairman Leigh Abrams took a position very much akin to that of Randy Rowe in his interview, linked on his name above.

While we would whole heatedly agree with Randy Rowe's position – that a full fledged image campaign has strong merit and value to build the future of land lease communities and the industry at large – the nuance noted above has an echo in Gary McDaniel's call for sound professional performance at the local level.

We'd also take the editorial view that manufactured housing doesn't have to invest 10 million or more to get some benefit from image building. Image can be improved subtly but surely and at a low cost via online efforts, which other presenters at the NCC forum pointed out.

It is precisely with that thought which motivated the launch last summer of ManufacturedHomeLivingNews.com. We are already generating leads for pros via that platform that attract customers who may not have considered the manufactured housing option otherwise.

The Industry In Focus Report on the study by NAR and Google on Why You Should Target Home Shoppers Online clearly underscores the value of doing such online image building efforts.

Sam Landy of UMH Properties fame stated in his interview linked on his name that he sees how the industry could rise to 300,000 to 400,000 shipments again. Image building is part of the key!

UMH and CU Factory Built Lending are among those early supporters for this online image building effort.

Until the industry is willing to invest millions, a small fraction of that and the 3 easy steps found on the download linked at the end of the article here would turn ManufacturedHomeLivingNews into a significant force fueling more sales, could improve our political clout and improve the image for communities and our industry at large.

It is better to light one candle than to curse the darkness. Those interested in “lighting candles” are encouraged to sound off or contact us at the number or email below. We are better off when we advance our image and professionalism together. ##
